While the spots are ok ish. Their wifi isn't secure enough to hook up my tv, the washer and dryers cost a bit much they had been charging 6$ a load "swearing" it's a 3.00$ refundable something or another I've not once got a refund since getting. We had the owner from Oregon saying she" doesn't like the way my shirting looks" so we are supposed to take it down, but I'm sorry Colorado winters are so cold and it cuts down on my propane bill.. Well I don't like watching drug deals every day. I don't like my money not being returned. If I knew of another place to go I surely would. Let me start with all of the GREAT stuff before I go to complaints! JANINE!!! How wonderful she is! Anytime you go into the office she is ALWAYS welcoming, smiling, HELPFUL!!! The grounds keepers are always friendly and working hard to keep the grounds beautiful. Complaints.... There are signs everywhere to CLEAN AFTER YOUR PET, PEOPLE PLEASE CLEAN YOUR PUPS POO! I think I was possibly the only person who did. Dogs chained outside without a human Unfortunately I did some investigating as we always do being full time travelers and found some disheartening news about a full time resident. From the time we checked in everyone was so nice and helpful. But it gets better on our trip back to the campground our check engine light came onstopped and got the reading it was a oxygen sensor and it's a Saturday night nobody to fix it but enter Curtis, he's the man he got us up and running and down the road we went I highly recommend this place!! read more

I can't attest to the infamous manager. I have a suspicion she may have had the night off because I could see and hear kids enjoying (yes, having fun!) at the pool until it closed. From what it sounds like, that is quite uncommon. I did see an impressive amount of older people walking dogs that you could fit into a purse and they really seem to enjoy staring at the "new people." I always had this eerie feeling that the regulars were scoping us out. Honestly, it was creepy. I can't help but wonder though if having literally ZERO lights anywhere but on the public building (sparse at best) is on purpose to prevent people from enjoying the outside. I almost tripped about five times just next to my motorhome and I'm not accident prone. It's a lawsuit waiting to happen. My son and his cousin used the facilities and said they were mediocre at best. This is coming from 16 year olds. So if teen boys rate it low, that has to be a bad sign. I didn't see many kids and it is clearly meant to be used by campers without children (which is fine by me because screaming kids all day annoy me, but people do seem to take families camping. Gasp! The humanity)! ;) The wifi is HORRID! DO NOT USE! It is free but makes you log into some site, register, and give them your name and email. I can only imagine the spam afterwards from that random internet company. Granted, it's camping and I get that, blah blah get back to nature. Well, it's 2016.... Get better wifi. For the love of God put up some lights throughout the grounds! They don't have to be hugely bright but I've seen more lighting while spelunking. Seriously. It's not only inconvenient, it's straight up dangerous. The pull through sites are nice but I reiterate earlier posts, SUPER close to your neighbor. Super close. The grass is nice in between the sites that don't sit close enough to kiss and the sites are even so we didn't need to level much and great paving. I didn't use the pool but it seems adequate enough for kids to be enjoying it. I have to attest that it was nice enough for a one night stop but it sounds like we lucked out that the manager with a nasty attitude wasn't seen that evening. I base this solely on grounds as it doesn't seem fair for me to personally rate it lower just because there is a horrid staff member but I didn't see them personally. If you're a quiet person and love quiet around you, it's great. If you have a family and think that letting them have fun is good (which it is) then it seems this may not be the best. Side note: we were there on a night there was a man performing folk music.... No. Never. Never. Sing. Again. I am not sure how that is ok but not any other sound. Never sing again dude. read more

We love it here! this will be our second summer at this clean and picturesque park. staff is beyond helpful. Never a problem checking in. Level, spacious, shaded, padded sites and lots of soft green grass. We have a favorite site in the park and upon request we were allowed there for an extended stay with no hassles whatsoever. Showers are very CLEAN, and I am super picky to say the least. Plenty of hot water. Didn't smell at all, as a previous poster stated. Park is not too big and not too small - which is important to us. The owners take pride in this park by enforcing the rules diligently. 2 enclosed pet run areas which is a must for us. Wonderful kids playground and sparkling clean pool. We were allowed to store our RV over the winter here too! We consider this well maintained campground our second home when in the area to visit family. ** one additional improvement I might add is to have some extra loungers / chairs and a couple umbrella tables for shade in the pool area ** read more

We spent 3 nights in a cabin in late April 2013. The cabin was new or freshly varnished and the smell was rather bad. Same type of cabin as KOA so rather good as a cabin if it didn't stink. Eventually this smell should go away but they shouldn't be rented yet. The restrooms smelled of sewerage the first night, propane the next day, but either we got used to smells or it didn't smell the 3rd day. They are clean and functional. They are a fair hike from the cabins. The park is clean, quiet, and the cabins and camp sites are well shaded. The staff screwed up the dates of our reservations but since most of the cabins were unoccupied this wasn't a problem. The reservation staff seemed a bit lost each time I talked to them. We will probably choose KOA in Grand Junction or the RV park in Fruita with our next visit. read more

Staying here for work purposes only (long term 50 amp). Moody management. A handful of 50 AMP spots in the back had to move because they do not have the proper electrical to carry all of the campers that they are letting in. With that being said, we were allowed to park our work trucks in the empty spots as they could not be utilized anyways. Today, one month later, we were told some people were complaining and had to move them (weird and unlikely). I have a dog I travel with and naturally I need to leave the AC running for him, a couple of times our breaker has been flipped and I have come home to a hot trailer. This park is amazing if your just overnighting and leaving. The owner lives out of state and I'm not sure he is aware of how the place is run. On a good note, we have great neighbors on either side and have had no break-ins or disruptive children. Only other complaint is not a lot of people mind the speed limit, but our trucks parked in empty and non-useable spaces seem to be a bigger concern. read more

I have been here 8 months. March Rent was raised without notice. Then 2 days after I pay monthly rent they start a remodel next to my space, tearing out cabins and building more camper spots. Flying dirt/dust. Backhoes. Hammers. Trucks. Etc....Today I am told it will last at least a month. And nope, no mention of this when I paid rent for March. Discouraging. read more

Nice, clean campground with spacious, level sites. When arrived just after 5 pm was a bit miffed that office person directed me to night arrival board outside rather than assist. Checked in next morning efficiently though. Restrooms and showers are clean and in excellent condition. Lots of long termers who were very nice. read more

This is a large, multi-sized site RV Park. There are lots of long sites for pull-through, also tent spots and camping cabins. We stayed for one month, and had a nice site with small patch of grass and patio, as well as a tree for shade. We were at the back of the park, so much less traffic than up front. No problem with loud neighbors, or loud music. Rental includes free wifi and cable. Wifi actually wasn't bad most of the time, only late evenings it was bogged down, but during the day it worked well. Nice outdoor pool, friendly staff, and the Park is well-kept. Maintenance folks are always working on areas of the Park, and there is a large covered group picnic area where they have live music on Saturday nights. There are two off-leash dog parks and people share the time there nicely. Driving access is tight if you are trying to come in from the Interstate - not the Park's fault, just have to make a more than 90 degree turn from the busy intersection. It's doable, I've watched lots of large rigs make the turn, but just beware. Very close to grocery shopping, restaurants and some general shopping. Not as much shopping as the other end of the Grand Junction area, but close to the wineries of Palisade Colorado, and peach orchards. read more

Although the camp is very nice and clean, the staff (especially the manager) is exceedingly rude. We will not be staying there ever again! We have over the past 30 years had many nice family reunions there and family always stays there when passing through. Unfortunately those memories will have to be left to the past and will be staying in the Fruita or Grand Junction park for now on. We have let our family know as well that this is no longer a prudent choice for RV'ing. It's too bad they don't just fire the old bag who manages the place... read more
