    Great service, pleasant staff, easy access. Sites all appear to be level and fairly good size. Very quiet, except for the occasional train (our dog did NOT like that). This is the DELUXE site we rented, and we are not allowed to put anything down (mat / carpet) as they are TRYING to grow grass. Live and learn. Happy Trails!

    From booking to checkout, the entire staff does a superior job. Cute store with the necessities, refreshing pool and luxurious bathrooms! The showers were so clean, NICE, and functional- loved the water pressure! Loved the dog run, quiet walking path along the river, and the giant lawn behind our cabin. Shady, quiet and the lush grass made the lawn so enjoyable and relaxing. Highly recommend the cabins. Clean, cute and spacious. The AC unit was a win! The staff went above and beyond to make everyone stay so enjoyable. Thanks for keeping everything well labeled and organized- we are will see you next year! Our parents have been here a few times and y'all are consistent. Keep up the good work!

    We used to be an rv family for two years until we bought a house in CO. My husband had a spontaneous idea to buy a pop up camper and we stayed at Basecamp. I don't agree with the bad reviews I've seen on Yelp. This place is underrated! We had a great time, lots to do for kids like cornhole, Jenga, pool, walking along the river, and shade provided under the picnic tables in the common area. We will definitely be back! The gift shop/store also provides alcohol, snacks, merch, food, and other goodies. The staff is incredibly friendly/helpful, and the land is well maintained. You'll often see workers in their golf carts picking weeds from the gravel, and watering their plants. They planted some young trees and in a few years they will provide more shade. We will definitely be back. Our kids loved seeing the stars at night, and yes; even though the sprinklers woke us up, it was only once. & if other people don't like the noise of the train, pick a different location! We loved the grassy fields, and seeing the peach orchard. Great location right off the 70, and walking distance to an amazing winery!

    Book ahead!!! This super clean, locally owned RV, cabin, tent and dog friendly resort is spacious, right on the river. You can't beat the view! Covered spacious group area with twinkle lights at night! Full hookups! Locked shower and bathrooms! Family bathroom (ada compliant!) Laundry is 2.50 to wash and 2.50 to dry. Store on site has everything you need! Complimentary hot coffee! Frozen treats and kid friendly!

    There were great views all around. The water tabs had a defrost unit and were insulated to prevent freezing in the winter. Well-maintained grounds.

    Great place to stop for camping. We hit the river bottom camping spots. Tucked down by the river , surrounded by trees. It just doesn't get better than this!!! The bathrooms are super clean and so nice!!! Jim and Maria are great camp hosts. Super knowledgeable about the area so ask them if u are looking for something fun to do! Only drawback is the bugs. Bring some deet or candles to keep the blood suckers away!! It's a must stop if staying in palisade!

    July 19, 2026 - Clifton, CO…read more RV Ranch at Grand Junction (in Clifton) is a bit of a mixed bag. We stayed for a week, and overall it was a pleasant stay. The rates are reasonable, the park is well maintained, and the staff was exceptionally helpful and responsive. The laundry room was spotless, and all of the machines worked well. The only frustration was the credit card payment system. One day it worked perfectly; the next it repeatedly gave me "card read error" messages before timing out. It may have been a Wi-Fi issue, but it made doing laundry more difficult than it should have been. We had a premium back-in site, which was level and included a small grassy area, trees, a picnic table, and full hookups. Unfortunately, our site backed directly up to a busy car wash. If possible, I'd avoid sites 118-127. They're adjacent to the frontage road along I-70, so there's a fair amount of highway noise, and the nearby railroad tracks meant train horns woke us up every night. Before booking, take a close look at the campground map (I've included a photo). Also note that some sites are "double-parked," meaning you're parked directly beside another RV with usable outdoor space on only one side. The grounds are attractive and well cared for. Amenities include horseshoe pits, a volleyball/badminton area, a playground, two fenced dog parks, and a swimming pool. The pool was welcome during the hot weather, but it is fairly small and was often packed with people and oversized floaties, making it feel crowded. There are quite a few long-term residents, and everyone we met was friendly. One thing that did confuse me, however, was the park's pet policy. The reservation information specifically stated that outside pet fences and exercise pens were not allowed, yet many long-term sites had pet fences set up. It would be helpful if the rules clarified whether there are exceptions for extended-stay guests. In the end, I gave RV Ranch at Grand Junction 4 stars. While the noise and a few inconsistencies kept it from being a five-star stay, the clean facilities, well-maintained grounds, reasonable rates, and especially the friendly, responsive staff made it an enjoyable place to spend a week.

Towards the end of my visit, I went upstairs to the rooftop and purchased a bottle of Big B's organic lemonade. Organic ingredients include lemon juice, cane sugar, whole lemons and apple juice, along with filtered water and natural flavor. What I loved about this lemonade is the citrus essence was great, it was not cloyingly sweet (more moderately sweet), and the apple juice gave it a welcome, totally different taste not found in most lemonades. Drinking this delicious lemonade was a great way to cap off an enjoyable visit to the museum. On a different note, I didn't realize Hotchkiss, Colorado is actually closer to Utah than Denver. It's about 236 miles away from Denver. But if I'm ever taking a road trip, I would like to visit Big B's Delicious Orchards.

Things have been changing over the last few years here. It was good to see they now have signs in different areas around campsites as where to walk, and where not to walk. They had a special program at the amphitheater on the Saturday that we were there, but they did not allow dogs, so I was unable to go. (I think different national parks and monuments handle this differently, as in Capitol Reef, in Utah, we have been invited to their night events when camping by the presenters themselves.) On recent trips, we have seen some strange things. But this past weekend (during an early and cool part of summer,) we were left stunned by some of the fellow campers. Originally, we booked on recreation.gov to camp for several days. When we arrived, we were able to move to the C section, which is no generators, and is generally more peaceful. Usually, most people are very respectful of other campers. There were young boys at the campsite next to ours who were very loudly discussing how they were killing ants with charcoal briquettes. Later, the father tells them to bury the briquettes in the dirt. The charcoal thing was a bit worrisome with the dry branches all around the campsites. Another night, at 3 AM, a young child is screaming and crying. A few minutes are understandable. This went on for over a half hour. While this campground and area will always be very special to me, camping in my own backyard in the suburbs is more peaceful than camping here during the summer.

There are 15 campsites (FCFS) plus a small parking area for day use. CR 12 and FSR 706 are not paved, but any vehicle can travel the roads. The highlight of the campground is Lost Lake, a pristine alpine lake at 9600' elevation. The Beckwith Peaks are in the background. If you paddle across the lake (SUP or kayak - no motorized water craft) you get a stunning view of the Ruby Range. (No Ruby Range photos since I didn't bring my waterproof phone case this trip). The lake is dammed and is filled with snow runoff. Even in midJuly, the water was COLD. No chance in h e l l I was going to let myself fall off that SUP! But midJuly was prime time for the wild flowers. Lupine. Queen Anne's lace. Wild rose. Pentsemon. Sneeze weed. Cow parsnip. Fire weed. Absolutely stunning. I'm told the lake is stocked twice annually with rainbow trout. But I don't fish so can't verify. I did see lots of fishermen though.

The day before our planned arrival, my husband was admitted to the hospital for emergency open heart surgery. I understand that parks have cancellation policies but this park already had my money for the stay, they would not be losing revenue on the site. Their policy is to keep the one night's fee and charge an ADDITIONAL $30 for short notice cancellation. I was told that if I'd have given them more notice it would not have been charged. I called them an hour after my husband was admitted. An emergency can't be foreseen 48 hours before arrival. The staff was friendly by not very understanding of the situation. No other park we have ever stayed at has this policy. Usually a cancellation fee is deducted from the deposit and the balance is refunded. I am pursuing action through my credit card company, will never stay here in the future, and plan on leaving reviews on every website I can find. Every other park I had booked for this extended trip was understanding and compassionate about my husband's emergency surgery.

Unfortunately, summer is the hottest part of the year, and the on site water park feature for the kids, was out of order. In addition, the pool hours are cut off at 8pm. This is not convenient for people who are on vacation, and paying for the use of such amenities. Not impressed at all.

It was super easy to check in and they were kind enough to let us check in early (11:45am) They do offer cabin rentals, RV sites and tent sites. Our Site: We got a tent site and it was pretty big. A bit bigger than the rest and it was perfect for our party of 4. You can only bring one tent and it has to be on the tent pad so extra tents or any tents placed other than the tent pad are not allowed. Which was a huge bummer. We were 2 couples with 2 tents and had to purchase a bigger tent to fit all of us in it to fit on the pad. All in all we made it work. Parking: You have to register all vehicles that are staying in the campsite and only one car is allowed per site, which is somewhat of an inconvenience. Any extra vehicles are $5 more. We were told to park the extra vehicle in the extra parking spaces that were far away from our site. Bathrooms and Showers: They only have Male and Female bathrooms and showers an no gender neutral bathrooms or showers, so it can be very uncomfortable for masculine presenting women to go to the bathroom. They did say they had just remodeled the entire place so they completely missed the opportunity to be more inclusive. However, the bathrooms were very clean, and the showers were really nice. We did bring our own bathroom tent to avoid any type of uncomfortable encounters when having to use the little girls room and were told we could not have it bc they were trying to grow grass and any bodily fluids would be harmful to the soil. So we had to put our toilet away :( Each site has a fire pit and the camp ground offers wifi and a little convenient store. They do come around every other hour or so on their golf-cars selling fire wood and making sure everyone is following the rules. I honestly loved this place and would come back. The town's nearby are gorgeous and the staff here is super nice.
