S+H Construction: A Short-Lived Name, Even Shorter on Quality If you're considering S+H Construction in Belmont, MA, do yourself a favor and don't. Their work is as short-lived as their name, riddled with defects, shortcuts, and zero quality assurance. We've unfortunately hired them for three different projects--and each one came with its own disaster. From structural flaws to finish failures, not one job held up, and not once did they show up to take accountability. Their field director doesn't respond on time, their project managers act like failed lawyers, and their idea of customer service is throwing around legal threats when you question their made-up charges--like inflated debris removal fees with no documentation. It's playground behavior masked in contracts. They will NEVER SHOW UP TO FIX THEIR WRONGDOINGS, SUCH A NASTY BUSINESS Don't be misled by their "woman-owned business" label either--it's just branding. S+H operates like any C-grade contractor: unresponsive, unqualified, and uninterested once they've got your deposit. Guess all it takes these days is heels and a permit to call yourself a contractor. This used to be a wonderful construction company before the owners retired and sold it to Ms Lawson. Now you can't even get a call back for a quote. I referred this company to friends because as a previous client, I always had a great experience and first class workmanship. They never received a call back or a response to their emails. I recently called for a quote and was put through to Jackie. Her voicemail kicked in, and yes, I never got a call back. This type of service is such a waste of people's time. read more

We used this company to renovate our house, and it turns out to be a disaster. Super slow and everything cost money and project manager sucks at managing budget. It ran out of budget and the whole project doubled the cost we planned. They promised to finish it in couple months but it took them a year to finish, Garbage company. Don't use them. read more

I hired S+H Construction to do a major addition. They took about a year to do the job. That is from breaking ground until they were finished. They did not do a professional job. They did not do a good job. They did not do a quality job. They did not do a poor job. It was much worse than that. It was complete disaster! I do not recommend them. I paid $70,000 to another contractor to repair the damage S+H had caused. S+H had constructed the roof improperly, and so I experienced many years of water entering and causing rot to the house structure, without there being any externally visible signs of such rot. I gave evidence to S+H from licensed professionals, explaining the cause of the damage, as well as, the details of the problems with the S+H construction. The S+H construction did not meet minimum roofing standards and was obvious to professional roofers that it would result in severe water damage to the house. S+H did not dispute this, but simply wrote that "there is nothing we can do". It is beyond belief that they remain in business. It is no wonder that S+H is not BBB accredited. We hired S+H Construction in 2013 for a major renovation and small addition to our 100 year-old house in Arlington. The work was completed in 2014 and we were completely satisfied with the results and process. The scope of work included a complete renovation/addition to the existing kitchen, a complete renovation of the 2nd floor bathroom and 3rd floor bedroom plus the addition of a bathroom and study. A new heating and air-conditioning system was installed serving the 2nd and 3rd floor. In the kitchen and 2nd floor bathroom, the existing radiators were removed and replaced with a new sub-floor hot water heating system providing more space for cabinets and storage. During the entire pre-construction and construction phase, we were impressed with the level of detail and attention we received from S+H's project manager and construction superintendent. The sub-contractors were experienced, professional and responsive to any issues that arose. We would highly recommend S+H and hire them again should the opportunity arise. read more

Caveat Emptor! S & H erected a metal, spiral staircase on our back porches, fabricated by another firm. The ultimate product was satisfactory, however the process was a disaster almost from beginning--when we got a verbal estimate from their estimator which, when we got the estimate in print had doubled--to end. The company apparently gets no respect in Boston, as we waited and waited and waited both for the initial permit and for the final inspection--both of which might not have occurred yet had our city councillor not intervened. Some of the workman are clearly disaffected with their supervisors and are not reticent about voicing their disaffections. The most competent and experienced workmen are not supervisors. Our impression is that the company is top-heavy with the latter for whose supervision customers are charged at intervals even though, as in our case, when it was our initiative and the intervention of our city councillor that kept the process moving; yet, we paid for the apparent inertia and inability to get things done by supervisor Ed. Communication throughout the process was abysmal, virtually always requiring initiation by us in order to determine the reason for this or that delay. When we brought this to the attention of the owner of the company, she responded, suggesting a conference, but did not follow through, or respond again, when we wrote a follow-up reminding her that the buck stops with her. In sum, S & H knows how to charge, knows how to maximize its profits, and understands much less the fundamentals of communicating, is unable to secure permits with dispatch and, hence, unable to expedite the process to the satisfaction of the customer. You can, most likely, do better. read more

Unfortunately the company was sold and the new owners have no sense of quality or customer service. Stay away from these guys if you have an expectation of quality or support. When I complained about the quality of their on-site supervision and requested a new on-site supervisor they unilaterally abandoned the job and I was required to get a new building permit. The new owner does poor work and seems incapable of understanding how to deal with customers who demand quality and service. Avoid them at all cost. read more

I have been using S&H Construction since the 1990's. At first, it was for small jobs, then eventually a kitchen and bath remodel. Eventually I bought a new home and I didn't consider anyone else to undertake the major renovation that the house required. They did a complete , top to bottom renovation. Their work was superb, and their integrity from start to finish made the process smooth, effortless, even enjoyable! They were great partners in overseeing this major renovation, and remain my absolute "go to's" for all my jobs, large and small. We engaged S+H for a range of modernizations to our home, including windows, lighting, plumbing, insulation, and cabinet refacing. We have a large home and this was a complex project as we wanted to minimize disruption and ensure things blended well with the design of the home while making some significant updates. We are very pleased with the results and highly recommend S+H for anyone contemplating a complex project. The onsite project lead (George) was very thoughtful and did independent research to help us with some key decisions. We came to value his insight and made a number of changes to our plans based on discussion of options and his advice. Some of the changes we made based on advice were higher cost and others reduced cost - the advice always seemed to be what would be best for our home and preferences. Overall this complex project was managed well to minimize disruption (given that it touched more than half of our house), with high quality subs who were well-coordinated, and excellent advice from the S+H project leader who seemed to care for our home as if it was his own. We are very pleased and having used many other companies for projects through the years we will be using S+H for our next project. read more

Over the years, there have been too many projects both large and small that were handled for us by S+H Construction of Cambridge. The most recent involved retrofitting and upgrading our kitchen, installing a deck, gutting and totally remodeling our 1/2 bath, and overseeing the removal of our antediluvian heating system and replacing it with a compact and much more efficient one. Thanks to S+H's in-house range of building skills and and access to highly experienced and reputable sub-contractors across the full range of the building trade, none of our projects required services of an architect or a designer. As the general contractor, S+H skillfully and efficiently guided the subs to expedite the project and to minimize the intrusion of the project on our lives. However, nothing was more awe-inspiring than watching the up-beat atmosphere that reigned on the site day in and day out. All workers showed mutual respect and trust as could be expected of people who worked together in the past and therefore understood the need to subscribe to common goals and objectives in order to bring the project to completion on time. We were almost sad to see the project come to an end, end, punch list, final clean-up and all. read more
