    My husband and I have been trying to find a rental that will accept our multiple pets for awhile…read morenow and have experienced that majority of the agents with other companies do not reply to any of our calls, emails, and/or texts. They don't even acknowledge that we reached out or applied. When a rental became available with Royal Realty, I immediately called the agent listed for the rental expecting no answer. However, he answered the phone immediately and was very pleasant and helpful! I was shocked! I told him, "Wow, thank you for even answering your phone! Most agents completely ignore my emails and calls." Rodney has consistently communicated with me throughout the viewing and application process. He has been the ONLY agent that has done so throughout our three months of hunting for a rental for our family. Just about when I was going to give up on finding a rental, we met Rodney today in person to view the rental and he was so kind and thorough. He explained every part of the home and even took us around the property to show us where the shared units were located, ones that we were not applying for, but that we would be sharing the space with. He took the time to get to know us as people and made us feel seen and welcomed. Most agents we've seen in person unlock the door and just tell us, "Okay you can go look inside" and never really talk to us or show us around. He was very transparent about the application process and the owners needing time to decide if they would be willing to accept our multiple pets. I told Rodney regardless of the outcome, I truly appreciated his timely and consistent communication with us and meeting him today. We are hopeful that the owners will accept our family and multiple pets, but even if not, our experience with Rodney makes us want to find a rental with this company since we know they will take care of us and our needs.     Renter Beware: Avoid This Property Management Company…read more I rented through this agency for over 4 years, always paid on time, and left the apartment in better condition than when I moved in. Despite this, they withheld most my security deposit and tried to charge me for furniture that was never even provided in the unit. This wasn't an isolated incident of poor service -- I had requested replacement curtains after mine fell apart, and it took the agency over a year to follow through. Communication was consistently unresponsive and unprofessional throughout my tenancy. What makes this worse is that I now own a rental property myself. Having seen how this company treats tenants, I would never use them -- not as a renter, and not as an owner looking for a property management company. They seem far more interested in squeezing every dollar from deposits than treating good tenants fairly. If you're considering renting from this agency, think twice. And if you're a property owner considering hiring them to manage your property, look elsewhere.

    Thank you to my sister for recommending this team because they were an absolute dream to work with…read more As a first time buyer I had no clue what I was getting myself into, and doing my own research/ talking with friends and family only made me more confused. But after taking with Sean and Raullen, I was able to take the first steps and felt like I was finally heading in the right direction. Their team was in contact with me basically everyday from the initial calls to viewing, step by step they explained everything, and anytime I had questions or needed recommendations they were always there to answer. They work with the purpose of supporting you, and communicate so well between each other and the other key people it takes to close on home, that within a month or 2 I was signing and handed my keys!! It's been about a year since then, and I'm so thankful to them for being there and basically holding my hand through the whole process. I'll be sure to contact them again when the time comes! And then retaliate charging for normal wear and tear of a house falling apart. We have pictures too. Shameful No damage was done on the property, as stated on the invoice this is normal wear and tear. Also this is a two unit property shared garage cans. With another tenant who also used the garbage cans, where we even helped our senior lower unit tenant dump her garbage the day we moved out, And when we moved in the cans were full and we had to request it to be removed. We have emails showing the cans were full and removed with rental company. Returning property as it was found, no damage done to the property. Normal wear and tear on the invoice and some are not even real. Duck tape so rodents don't go in the house.. wear and tear! And all health issues gone since moving out Security deposit can not be deducted for no damage and just wear and tear, as seen on invoice to the property. The towel bar was like 40 years old! Sean and Cathy can kick rocks with slippers on. Extremely unprofessional and unethical.

They are very professional, quick to respond to inquiries, and the best part, only contact you when it is necessary. We couldn't be any happier and more at ease leaving our property to be managed by this team! When we moved 4 years ago, we left our property in the hands of the Honolulu Management team. They are very understanding of our concerns of our property, but also respect our decisions when it comes to increasing or maintaining rent prices based on the market value. These discussions are always professional, keeping the renter, the team, and our financial needs as the core of our talks- Ensuring we are not over pricing but also being cognizant of Hawaii cost of living for our renters. We have had a total of 3 families rent our home in Hawaii since we moved to the mainland 4 years ago. For those who own, you know how stressful upkeep is on a monthly, semi-annual, and yearly basis. Renting your property adds to that stress, because as the landlord you are responsible for any fixes and damages that need to be done while your home is occupied. Of the 3 families that rented, all communication ran through the Honolulu Management team. Within the 4 years, we have had issues from repainting, patching, cleaning, A/C repair, water leaks, Appliance replacements, and the annual property checks. Through all these issues, the team handled all the logistics, communicating to us only the financing required and or approval of work orders. Let me tell you, that I'm more than glad having this team look out for my property while we are 4000+ miles and 4 time zones away! The cherry on top is that they use reputable vendors for work orders that need to be completed on property. It's great when invoices are transparent with a list and pictures to confirm issues. Their working relationship with these vendors also provides a quick response as needed, allowing our renters ease of mind when in need of a fix like plumbing or appliance repair. I firmly believe the price we pay to utilize their services to manage our property is money well spent on this team. If you do not provide them receipts, they take it out of your security deposit. $6/month to use their app to pay rent. The house was FILTHY when we moved in, we spent about a hundred hours working on it throughout the year and it still felt gross. They painted over roaches, rat poop, every light switch. There was a 1/2 in thick layer of grease and grime on the stove, the floors were caked in dirt. Then we spend all this time making the house liveable and we have to pay someone to do a move out clean on our own dime.

Back in July 2021, when places in Oahu were just starting to show in person again, I called Shannon. I let her know upfront that I wasn't looking to buy for about 5 years. She treated the same as if I was buying that month. She was very knowledgeable but always kept my interests as her first priority. I flew out, and we looked at a number of houses and condos in Kailua. A few days later, based on what she learned of my interests, we looked at another condo outside of Kailua that she felt matched my interests fairly closely. She really helped me refine what I was interested in as well as the process that would take place. And when the perfect place came up for sale in 2023 right when I was doing great financially, I flew out and we put an offer in. Shannon was on top of everything every step of the way, and we successfully closed. At that time, Blue Cove was not doing rental management, so I had to choose another company. They were awful! The tenants were unhappy. I couldn't get the management company to get anything done right, and they were tough to communicate with. When Shannon started the rental management aspect of her business, I had her take over the management of my property. Shannon made an appointment with the tenants and came out in person to see what issues the tenants had. She listened to what they had to say and show her. Then she contacted me on the best courses of action to take. I approved everything she recommended. She then executed the plan, and the tenants were happy for the first time since they moved in! Unfortunately, I had some financial difficulties and had to sell my Hawaiian hale this year. So, of course, I called on Shannon Zerfas again. We came up with a game plan. She recommended being aggressive, so we listed it for about $150K more than I thought it was worth. Within 2 days, we got a cash offer for over asking and closed in just under a month! Granted some of that was luck, but I credit her for a lot of it. I looked her ad and the staging that was done, and I wanted to put an offer in with the furniture included. I will be buying a hale on Oahu again in a few years, and there is no realtor I will use other than Shannon Zerfas with Blue Cove Properties!

    Such desirable listings, too many applicants applying that they often have to close their listings…read moreprematurely - one cant help but wonder how they are picking the best tenants out of the batch. They have an option to join waitlists for these properties but dont get your hopes up if you find a beautiful property at an amazing price - it might just disappear before your eyes.
