Seriously, this review is LONG overdue. After living here for about a year now, I can write a more "accurate" review of this complex. It strictly says in the lease contract that a certain percentage of the floors must be covered by a rug because the floors are SUPER thin. But nothing is being done to enforce this policy. Neighbors that get noise complaints should get fined for not adhering to the policy because it causes other people to suffer. (ME) I hear the people above me walking, rolling, and sometimes stomping ALL morning and ALL night. Our dishes and dining room lights rattle. After making a complaint, the noise only got worse! I have concluded that the people upstairs either are 1) extremely overweight and have mutated into elephants. 2) wear lead shoes while doing the hokey pokey. 3) turned their unit into a bowling alley, in which case, i'm pissed that i didn't get an invite. (i love bowling) and if it's not any of the 3 above, I'm tempted to throw eggs into their balcony on a hot day... Parking has been an issue lately and people that are supposed to park in their tandem spots are taking other 'single' spaces and nothing is being done to regulate this. It's been over a year now, and they JUST started enforcing parking and towing cars that don't belong in the lot. There are other little tidbits that are annoying about this complex, but that's what happens when you rent. The flip-side: The staff is amazingly awesome. Removing a star from my previous review because of some experiences with the front desk staff. In particular, a case where we tried to assure that a pet sitter we had scheduled to arrive would be able to pick up keys. We double checked that this wouldn't be a problem and were given several assurances. The day the pet sitter was supposed to arrive, the front desk person had no instructions on key handoff, so our pet went without food for a day. They apologized, but there was no offer to recoup the money we had spent on the pet sitter for that day. Still, it's a great apartment. Overall OK facilities, which attracted me to this building originally. But the noise levels on the S San Pedro side are just unacceptable!! The garbage truck wakes up the whole neighborhood at 7 am, and sometimes as early as 5 am. If you want to sleep past 7 am, you must find another building. Have been suffering living in this building since December 2015, cannot wait to leave. UPDATE: After multiple conversations with the management about the noises from both outside and my neighbour from above (beware, apt. 319 resident likes to walk on heels and do laundry after midnight, not to mention snoring), I decided to break my lease and pay the 1,5 month penalty. It was a big expense, but well worth it for me, couldn't stay there any longer. The customer service in this building is quite bad, they are sometimes gone for hours at a time. One time I asked to use a spare key (my wife had THE ONLY KEY they give you in her purse), and when returned it, the concierge was gone till lunch, and the security guy had no idea where to find my driver's license. Searched for it together for 20 minutes, and couldn't find it. Ended up driving without it all day at my own risk. One night came down at 2 am to complaint about the horrendous snoring from my neighbour above, and they said there is nothing they can do, as it's a natural noise. I woke up with my earplugs in. Great! The building sound isolation is EXTREMELY POOR, beware! Also, when moved out, they took almost my whole deposit for various things, like the cleaning fee and painting. This is just ridiculous, as I left the apartment in the mint condition. AVOID THIS BUILDING AT ALL COSTS, you've been warned. I ignored the bad review before moving in, and thought they were just unhappy people, but now I know they are right. Here are the highlights: Horrible noise level Bad customer service Hidden fees when moving out Hope this helps someone to stay out of this evil place. Update 2: After not hearing anything for almost a month after moving out about my deposit, called the leasing office and left a voicemail. Moved in April 2013 after touring this and various other downtown buildings in the same price range. Leasing and front desk staff are very polite and helpful. Excellent move in experience. Here are some highlights based on my experience so far: PROS Location- Close enough to downtown and all it has to offer with less traffic and easy access to highway. Amenities - Rooftop clubroom, theater, pool and hot tub, gym with variety of new/clean equipment, clean and attractive common areas that are never crowded and a dog green +++. View - View of downtown skyline on west facing units. Safety - Always feel safe with a key fob required to open most doors and operate elevators. Also, evening front desk staff and graveyard security guard +++. Maintenance - have had to place one maintenance request and the handyman showed up about 2 hours after the request was submitted, problem solved on the spot. CONS Parking - Only one parking per unit with tandem for two bedrooms. No option for purchasing extra spaces is a bummer. Apartment Temperature - Over the past few months, temperature inside my apartment hovers between 76-78, can get uncomfortable so I do have to use the AC most of the time to bring down to a comfortable 72-74. Construction/Noise - With three construction sites around the building, make sure you can deal with noise level between 7am and 5pm. It it not a big deal for me, but might be for some. Dual pane windows help and I seldom hear noise from neighboring apartments. I will update if any thing changes and on lease end experience. read more

I love my Apartment beautiful view of the Street and dog park. The leasing staff (Maricar, Julia, Nielco and Leo) is extremely helpful whenever I have any questions. My move in was the smoothest move in I've ever had in years. The maintenance staff (Bryan) is very knowledgeable and are always willing to go above and beyond. What's awesome is the experience when you're taking the tour. Its a super hip place in a great location with awesome ammenities. But I moved in, and reality sunk in. To be fair, there are some things that I loved about this place, and also some things that suck. What's good: - Location. Its in the mix in Little Tokyo, walking distance from a ton of restaurants. Just don't turn down the street to skid row. Trust me, you'll know if you made the wrong turn! - The upstairs grill and patio is pimp status. Having a view of the city when you're grilling outside or having drinks was a plus. The 6th floor was the perfect pre-party area! - Security. Not sure if Mike's still there, but he was awesome to talk to in the front. What sux: - Wood floors with thin walls, so you can hear everything! Had to try to be quiet to not disturb neighbors below - Its hot. Maybe cuz i was on the 5th floor, but it was super hot in the apt. I would need to run the AC all the time since it was so uncomfortable - Fire alarms. These would go off ALL the time. One day it went on for hours until 3am. I had to go to a restaurant down the street to get some peace and quiet. - The pool area looks great, but its not useful.... the sun only shines for a couple hours mid-day because the building covers the sun!! Overall its okay. But from people who's lived there, I think most people say the initial impression sets their expectations higher than they should be. read more

I just want to say I have been here 2 years and this is the best community I have ever lived in. The customer service is unsurpassed anywhere I have lived. The concierges are amazing. Janae J. is my favorite. She knows everyone by name and any and every resident I see walk by here says hello and she knows their name and greets everyone. I rarely see this level of service. She's really amazing at her job, a natural super star people person! Joel is incredible. he really goes the extra mile and loves his job and does not finish until the resident is happy. He put up my curtains and shower head filter today in my new unit I upgraded too. He is so nice, professional, and remembers my name and everything I have told him getting to know him and a the other maintenance team over 2 years. He's a great leader. Jose, I believe that is his name has helped tremendously in a timely manner more than once and has great communication and work skills in his job. I really liked his work that he has done for me more than once. The leasing office I cannot say enough about. Brian has picked a great staff. I am so sad to have seen Sophia and Dale move up and move on, but Alana, Andy, Fabio, and Erica are great. They really are super professional and really helped me move into my new unit with ease without such chaos, as moving can be. They have taken care of any issues I have had in the past as noise issues, getting a storage unit close to my apt, protecting my privacy with my guests coming to visit. They throw events and get togethers with their residents every so often as a treat. I am so happy here, not to mention the amenities, as the pool, fitness center, theater, and club room. Brand new apartment. I love it here! People at the front desk are ultra nice and so are the maintenance people. The complex also serves as a dormitory for some sci-arc people. I don't know them all. I've been living here for about 10 months now and have really enjoyed it. I would recommend it. Biggest Pros: 1) The staff is friendly (especially Mike!) and will go out of their way to help you out. 2) The sound wall/wall between units is totally blocked. You can shout, play loud music, have barking dogs... can't hear a thing. 3) The amenities are great. My family uses them all. 4) The location is amazing. 5) The units are nice and have great views (at least quite a few of them do). 6) The subterranean parking is really nice and convenient. Biggest Cons: 1) The sound between unit floor/ceilings can be heard (footsteps with high-heels or a heavy foot fall, but nothing else really) depending on who is living above you. In my unit, it's rare to ever hear anyone above. 2) They need to figure out their fire alarm system... it's pretty sensitive and they have trouble turning it off in a timely manner. They are getting better though. 3) Some parts of the units could have been nicer... there are electric stoves instead of gas, there are door handles instead of knobs, etc. 4) Related was awesome management, the new management is not as good--not bad either that I can tell, just not quite as good. read more

Lived here for a year and it was the most pleasant staff we have known throughout our many DTLA apartments, Julia is great and deserves all the promotions possible. The maintenance staff was amazing and kept the grounds in great shape and always fixed things right away, they are seriously the best I have ever come across. The apartments are a little older but seem to be holding up better than some of the newer DTLA building units. I knocked off one star not because of any fault of their own but because the surrounding area is really deteriorating. If you need to be in DT due to work and otherwise this is a great place with competitive lease pricing. Oh and another con was the limited parking space but that is to be expected with all DT buildings, if they have the space they make you pay $150, at Sakura it's slightly cheaper. read more

Be prepared to lose at least 300$ from your security deposit. It's unfortunate that this place tries to nickel and dime the tenants at every turn. Originally I was going to renew my 1 year lease only to find a 150$ price increase for the following year. Knowing this price increase, I found another place and decided not to continue. While signing my end lease papers, the staff mistakenly put the end lease date as a month earlier than that day. This lead to 500$ early termination fee despite the fact that the actual date was within the last month of leaving. The staff was horribly unprofessional in handling this and blamed me at every turn for a lengthy 4 month period while I emailed, called and visited nearly every day in order to get help resolving my problem. By the end, they would ignore my phone calls to the office and I could only reach them through my girlfriend's phone. They charged ridiculous carpet cleaning and wall painting fees when there was no visible damage (they claim it wasn't professionally cleaned). They charge the maximum california state law allows them for ordinary wear and tear, knowing full well it will cost people more money to take them to small claims court than to pay for this extortion. I did eventually get my 500$ back for the incorrect moveout date charges and rest of the deposit (-300$ of course from the extortion) after a stressful 4 months, hounding them nearly every single day almost like a part time job. They even sent a check with the wrong amount in January (3 months after I moved out) and cancelled it without giving me notice (amazing incompetence). I was just on the verge of suing Equity Residential as the deposit came well after the 21 day California state limit. Hopefully these crooks will eventually be met with justice and a class action lawsuit, at the very least for the ordinary cleaning fees they pull out of hard working people's deposits (look up the other reviews). Overall, If I did not persist and fight constantly I would still not have my money back. read more

Sakura Crossings Property Management during my lease: Related Property Mgmt Disliked living at Sakura Crossing from start to finish. It's noisy, gym floor is dusty/dirty with hair balls on the floor, dog crap outside, cheap materials (door handles, thin walls, thin doors, cheap laminate, cheap low quality carpets). Fire alarms went off about 3-4 times a month and many of them occurred in the middle of the night. So on average, fire alarms went off about once a week. The worst part, however, was at the end of my lease. They re-rented our apartment unit without telling me. The way I found out was when I called to re-extend to a monthly basis. When I called to re-extend, that's when the leasing agent said it was impossible because they re-rented the unit already. The strange thing is, no potential tenants had come to see the apartment. So how did they lease it without showing it? My lease was expiring in 6 weeks and that was the first time hearing about my unit being re-rented! When were they going to tell me that my apartment was already rented out? I even have in writing (via emails) that the reason they rented out my apartment so quickly was because they wanted to act fast before the winter season since the holidays are the most difficult time for leasing. So essentially, I got kicked out of my home without proper advance notification so they could achieve leasing goals. Other tenants had told me Related did this to them too. But the tenant decided to take another unit in the building to avoid expensive moving costs. This tenant had also mentioned that he heard there were others as well but they decided to just leave the building. On move-out day, the closest service elevator had already been broken for 7.5 weeks. When it was time to move out, the next closest service elevator was about 240 feet away. Consequently, the movers (who are paid by the hour) had to walk about 450 feet from our unit to the truck downstairs. Note: the length of a football field is 360 feet...I wound up paying DOUBLE the max moving estimate due to a service elevator that was down for almost two months by that point. The pessimistic side of me says that Related intentionally did not want to fix the elevator since they knew they were selling the building to a new owner and just wanted to push off the problem. I hated my time at Sakura Crossing from the beginning. But I was really screwed on my way out. The only good part about the building is Mike the security guard. He takes his job seriously to protect and look out for the residents. He deserves a promotion. The next good thing is the location. Little Tokyo is an ideal urban neighborhood with late-night restaurants, coffee shops and even clothing stores. Bottom Line: Don't live here. Related treats you like crap. This has left a bad taste in my mouth for all Related Managed buildings. They sucked me financially dry and treated me like garbage. They didn't care that these places are "homes" and not just income-generating assets. read more

I stayed here a year and couldn't wait to get out of here. 1) One of the three elevators is always broken. If they had told me there would consistently be only two elevators servicing the entire building when I was looking at the place, I definitely would not have moved in. Out of my year here, i think there has been only two months where all three elevators were up and running. 2) The staff at the front desk is either rude, unresponsive or nonexistent. I once waited half an hour for somebody to show up at a pretty normal time (6 PM--so not like midnight or 3 AM) only to have the staff roll their eyes at me when I pointed out how long I had been waiting. There was another guy waiting with me who had even called to make sure someone would be there. He got frustrated and left after about 20 minutes. read more

BEWARE! in the final month of your lease they can take people into your apartment and show them around whether you are home or not. For example, In our final 30 days, after posting the 24 hour notice to enter our apartment, 20 hours before the scheduled time, the leasing agent knocked on our door 20 minutes late and expected to walk in. When I said she was late she proceeded to, not apologize, but whip out with attitude, "only 10 minutes". Classy. I lived here for the past year. Mike the night guard is awesome! He is the only reason why I gave this place more than one star. The two bedroom I lived in was spacious and nice. The gym is just OK. Pool sucks, it is so small I can jump over it. The upstairs clubroom is nice, but residents can only use it after paying $50, but the kitchen inside the clubroom is unusable even with the paid fee. Also they don't have enough parking spaces to accommodate all residents. My main gripe is the leasing staff, they are cold, fake, and greedy. If there is an issue they just shuffle you off to someone else or ask you to "email them the issue", then proceed to forward your email to someone else. They are robots with absolutely no empathy.The most recent issue was with the leasing manager when I moved out. It was regarding a parking permit. Here is the my email and her email. Leasing manager: "We are still missing one of your parking permits... Can you return it today. If you misplaced it, there will be a $50 fee." Please let me know. My email: "My roommate was in car accident that totaled his car while we were living at Sakura. He wasn't able to recover (the parking permit) since he was injured for a month. Can you please let us slide on the $50." Leasing manager: "We would love to be able to let it slide, but unfortunately we can't especially on deposits. Our policy on deposits is pretty strict. We can't elect to charge some residents while letting others slide. I hope you understand." Apparently, my roommate's unfortunate circumstance, that put him in the hospital, will also cost him $50, for a dinky piece of plastic! I understand rules are rules and it was stretch to ask them to let the fee slide, but the situation was unavoidable! Kind of goes on the list of "let me see what I can do". We were never late on rent, and never had a single complaint against us. Ideal tenants. So if you are reading this review and are thinking about living here. Keep in mind that these are the type of people that will be handling your home for the duration of your lease. read more

it was good here for a while until some fatty moved in above me. if someone with a heavy foot is living above you who likes to clean and move furniture at 11pm and do p90x 7am, then you are screwed. i can hear the person even just STANDING without moving above me (the floors creak a bit). even if the building, apartment, parking or whatever else about this place is good - it doesn't matter. it's like dating the hot girl who's a total bitch. read more

We stayed here in a 1 BR/1BA for 2 years (Nov 2012-Nov. 2014), during which time there was a serious decline in overall quality and staff responsiveness / friendliness, and a 6%+ rent increase two times. The second time we were told that the general manager had authority to negotiate, but he refused to budge despite the two brand new apartment buildings that just went up next door (AVA), and a third in progress that completely eliminated guest parking and made everything really dusty and noisy even from our courtyard unit. We told him that the rent increase didn't make sense considering we could get a 2 BR/2BA that was slightly bigger for just $160 more per month. He agreed that this deal at AVA was a "great price" and basically said we should move if we wanted. So we moved. Now we have 2 BA/2BA at AVA in a beautiful new building with fantastic amenities including a even more gorgeous rooftop and luxurious 2 story gym that is so nice it seriously makes me want to exercise everyday (and I hate exercise). We probably would have stayed if he had kept rent the same or even slightly lowered the increase, but obviously Management and Equity Residential doesn't care because they can just find someone else. That whole experience soured our previous generally positive feelings about Sakura Crossing, so be warned about the non-negotiable yearly 6% increases and know what you're getting into. Aside from that nonsense, the location is great, amenities are nice enough, and the maintenance crew are great people (but next door, it's way better for not that much more). The downsides are that the hallways are always unbearably HOT and muggy (the staff told us the hallways have no vents, which is crazy, but we later saw some vents, so maybe they're just trying to save on costs in common areas), and parking at Sakura Crossing is a giant mess if you want an extra parking spot. They haven't been able to figure out their parking for the 2 years we were there. I WANTED to pay monthly parking fees for an extra spot and they kept saying they first had to figure out how many parking spots they had left before they could do that -- but there are clearly plenty of open spots every day at almost every hour, despite what they say. I ended up having to go to the trouble of renting a spot from various residents who weren't using their spot -- had to figure it all over every time someone was moving out. PS. I feel bad for even referring our friends to live here -- their car got towed right after they moved in because Sakura Crossing's system hadn't updated their records or something like that! This is for anyone considering to move to Sakura crossing. I've lived here for a year and my lease is up and when I tried to renew they had zero nego option and my rent has gone up by$136.00. Usually they would have option for tents that are trying to renew to prevent one from moving but the sales office does not care for the existing tenants. ON TOP OF THAT, sales office came back with an attitude and their only reply is "NO" So more like take it or leave it. They will not hear you out. Secondly, they talk about market price for their property as an excuse for no nego, however the apt is literally half block away from skid row and concierge is almost nonexistent to a point concierge do nothing, not even sure why they have concierge. All their amenities are not up to date compared to the other DT condos that they compare themselves to. As for the facilities, elevator is always out of service with no signage notifying the tenants, concierge sits there and when there is deliveries they do not open the door for the delivery, meaning unless you are there to receive it, you will not receive it even with prior notice to concierge that I am expecting furniture delivery. Also there are many issues with their intercom, so if you try to get food delivery and the intercom isn't working properly, the concierge will not step out to aid them.. you literally have to come down to receive. This is just a one of the many problem this management has. So if they are claiming and listing their apt value to DT condos, well then they need to get a reality check, and realize that their apt is half a block to skid row meaning it is not the safest to walk ur dog nor comparable to all the other "NEW" condos that are available in DT. I think anyone considering to move here should reconsider and look else where cause after your lease is up, you may end up moving again which will cost more money in moving cost. BUT IF YOU JUST decide to stay, it is not worth the raised rent amount they offer. Lastly, if you keep an eye out on Sakura listing, their price is not consistent to a point where it makes zero sense. I've seen same studio (sq ft bigger) listed for much cheaper than my unit so I questioned why renewing tenants are paying more .. they said it's market price and when I went back to check the listing price had changed again. . Meaning their listing price changes DAILY. So with all this being said, if u decide to make this place a new home, just expect to pay much more than what you initially moved in for. GUARANTEED price mark up after your lease is up!!! read more

This place is a living hell. My upstairs neighbor has parties that START at 2:30 am, and I get the privilege of hearing every drunken yell, every single foot step, furniture moves....everything. The front desk can't do anything about it...tonight, in fact, the party went til about 4:30. I complained to the front desk twice. This happens on week days as well as weekends. If you like to sleep and you're thinking of moving to Sakura Crossing, I would find somewhere else to live. You never know who you're going to be living under. And the walls here are paper thin. Brand new complex. Pretty nice here. Prime location. Staff (front desk, maintenance, Etc) are all great people. Some neighbors not so friendly though. Dog owners need to pick up their poop. There is a poop bag provided and still they don't care to pick up. Also, walk your dog on a leash! Don't blame your dog from running away or getting in to a fight with other dogs. It's all on you. FYI look into LA County for dog regulations. Might want to think about keeping your dog on a leash, keeping them quiet, and getting them registered. Anyhow, been here for 3 years. Related management was cool. New management, not so much. Neighbor above has uncontrollable kids so I informed management. All I got was, "you should buy a fan. That way you won't hear the stomping". Are you serious? FUZAKENJYANEYO! Secure parking but people park their car illegally. Residents have their friends/family park their car. I pay $90 for an extra space and they want to increase it? Management definitely needs to be more proactive and check the parking for illegally parked cars. Also, residents need to break down their boxes when they throw them away. Common sense people! I think it's a good idea to take your name/address off the boxes too. We know where it's coming from. read more

If you are a deep sleeper, you will be fine, otherwise look elsewhere. The apartment is very nice in general. Leasing office staff are very friendly, Nielco and Julia help me in time when I need help. There is no need to worry about the safety of the community. I feel very comfortable to have security guards patrolling downstairs at night. read more

-Location: I thought it was safe ntil a homeless was knocking on my door one night asking me to open it. I called the front desk. The security guy wasn't there as always, no one answered my call. I was freaking out!!!... Finally, he left but still, is scary just the fact that a crazy homeless went in to the building and can be running around anytime. I called the office the next day, tell them my complain and all they said was: Oh yeah, we called the police and they got him. Although, what can you expect if the skid row is right next to the building?" It is perfect for those who have no problem sleeping hearing the siren of ambulances, police or drunken crazy people walking outside. I lived just above the lobby, I do NOT recommend that apartment at all. You would hear internal and external noises all the time. Right now, they are currently doing construction next to our building and the noise is horribly strong, it would be ongoing from 6:30 am until 5pm without stopping. -The walls are so thin you can hear absolutely everything that your neighbors are doing or even when they're watching TV. I've had a neighbor who slept with the TV on all night, so you can imagine L. -The streets are often closed over the weekends because there is always some activity going on. -Alarms go off all the time, mostly at night. At least once a month, that's for sure! -The pool is only 3 feet deep and if you're tall like me "5.5 feet" you'd look ridiculous in there. -The theater is always available, but that's because it doesn't work. It has no internet and DVD system is missing some parts, so you can't even watch movies there. -I only rent the club house like twice, first on Christmas and the second time, everything seemed fine until an old man come in and started grilling fish outside and the whole room was filled with smoke of strong wired smell. I argue with him and told him that I paid to used the area and that he can't cook there, he insisted and stood. I called the front desk, as always no one answered. Besides that, the building has park for your dog, never really went there cuz I don't have a one and it has the gym, that for sure I used, it was very clean the machines are good and is was never crowded. read more

Every apartment building has its issues. I have to give it 4 stars because I have all my basic necessities. If I ever have a complaint the front desk concierge is always quick to respond. Theres also a nice gym. My only complain is the 500lb gorilla that lives above me makes a lot of noise. I am not sure if he's bowling, doing P90X, Zumba or something else. I've been here almost 6 months now. It's a beautiful apartment, and the leasing office/staff are wonderful. It is a bit closer to the not so nice nice area of downtown; but then, that's how all of LA is. Sakura is also on the edge of Little Tokyo, which I think is the safest part of dtla. Two blocks from the big police building and walking distance to grand park. After looking at all the comparable apartments, sakura is a great value, with great amenities, and good people...even with construction going on next door, I highly recommend. read more

After having lived here for a year, I guess it's time to review Sakura Crossing. This is a great building: lovely amenities, attentive staff, nice apartments. For a while, the fire alarms (one approximately every 3 weeks) were terribly annoying, but they seem to have solved that problem. As others have noted, some of the dog owners using the grassy patch on the west side of the building seem to be unable to pick up after their pets (though other, non-resident people use this grassy lot, too). But when dog waste is the biggest thing one has to complain about, life is pretty good. read more

Honestly! How hard is it to fix the fire alarm system!!! At least once a month, in the middle of the night, blaring fire alarms go off and rattle everyone's nerves. I'm tired of it!!! Also, the walls, floors, and ceilings are thin and you can definitely hear your neighbors even though the staff would never tell you that. Other than that, Mike is definitely the Best! read more

Was good. Then new management took over last year. Was such a cool place to live before. Staff was so friendly and great. Customer service was amazing. If there was an issue they took care of it right away. Now they dont care. They are there not to help you anymore but to earn a paycheck and it shows. The previous staff actually cared about the residents and the place. I really feel like the place has gone to hell ever since the new staff and comoany came in. The old manager Mike and his competent staff were so much better and attentive and i felt my rent payment was worth it. Not anymore. Issues with noise, payments, maintenance were taken care of right away. Now I feel its less than a 50/50 shot if my concern is addressed. On the flipside, Mike the front desk dude is still there and he is great. The location cant be beat. read more
