Full disclosure: I don't live here. My cousin does, but I have visited her at her apartment…read morecomplex. This review is based on what I have seen, and what she has told me. What I've seen: They have many amenities for the people who live here. They have a nice gym, a conference/work room with a very nice coffee/cappuccino maker. They have a "hangout" area complete with tv, shuffle board (I think that's what it's called) table, Pool table, poker table, kitchen area, and possibly more that I'm forgetting. They of course have a pool. They are also situated over a private parking garage. I was very impressed with everything I saw and definitely feel that this would be an ideal place to live if you want to be downtown. My cousin's apartment also has a great view of downtown. From what my cousin has told me: It's quiet. The people are very friendly. They have gatherings for people who live there so you can get to know your neighbors, and also have a great time. You can rent out the hangout area for parties. You are allowed to have pets there if you pay a pet fee of course. She has a cat and a dog, so I know this to be true. My cousin loves living there, and I certainly can't wait to visit her more often.

I moved into these apartments in Jan 2022. I like it here and just renewed my lease for another…read moreterm. Even though there is alot of new construction nearby, all simular rental units, with comparable prices, we decided to stay here. 2023 moving is expensive, it's 100 degrees outside, and inflation is high on renewals, and don't want to deal with that. Our lease renewal rate was reasonable, so we decided to stay. I see very outdated ratings on Stonewood, which are irrelevant, in my opinion. Here's what I think. I find the apartments as quiet, clean, and a decent basic place to live in the city. Maintenance is great & responds quickly. The property, for it's age, is in pretty good shape, units interior is small, basic, no granite, painted beige and white, basic black appliances, overall in and outside of property is fine. The porter picks up trash, and regulary empties the dog poo cans. YEAH! I like being around responsible pet parents, which is a big deal to me. Nobody wants to smell 100+ degrees of poo! Stonewood's maintenance guys keep that cleaned up and tidy. Lawn service is regular, and does good job keeping the property groomed. The sprinklers come on regularly, and that keeps the plantings lush. The courtyard is pretty, and quite clean. The pool is small, and has needed some serious TLC, and apparently they are still struggling getting the pool properly repaired, cleaned, and properly serviced. That pool issue is reflective in my star rating above. The pool is the most important amenity to me. I will keep complaining, and the PM will eventually fix it. I would say the pool furniture needs some TLC, as well, mainly getting the webbing replaced. The Amazon boxes are great and I really appreciate that my orders are secured. The mailbox room is locked and gated, another secured area. We do have gate access, which is great. The apartments do not have security cameras, and just like in any place in Houston or metro city, you gotta lock, secure, and put your stuff out of sight, and be aware of what's around you. The gym is small, basic, but it free, and if its raining, the gym is fine. My neighbors, that do chat with me, are nice and I have enjoyed conversations around the pool or when they walked their pets. My neighbors above are pretty quiet, and work & sleep same hours that I do, so I am so grateful for that. It's really quiet at night. Once in a while I hear the train next door, but it's nothing unsettling. Bonus is location, close to fun stuff, food, bars, downtown. Commuting location wise is great, as you have a few different freeways to jump on/off, very close by, and that is worth every $. Bayou trail is across the street, bike or walk, and Memorial Park is a really close drive or bike. Overall, I enjoy living here.

The management team has been incredibly responsive and friendly, always willing to help with any questions or concerns I have. Location-wise, The District is unbeatable! It's close to great shopping, dining, and entertainment options, making it easy to enjoy everything the area has to offer. Plus, the sense of community here is strong; there are regular events and activities that encourage resident interaction. Overall, I highly recommend The District on Greenbrier to anyone looking for a vibrant and comfortable place to call home. It truly feels like a perfect blend of convenience and luxury!

I've finally moved out and my move out statement was ridiculous, which was expected but annoying…read morenonetheless. They charged for the carpet to be replaced, which they really should do between residence anyways. Just shampooing it is gross. I usually pay for a professional carpet shampooer but was unable to do so this go around due to living on the 4th floor. $252 to replace 1 bedrooms worth of carpet $101 to replace one cracked fridge storage drawer -__- I was also billed for a full clean when I paid for a move out clean with the company that THEY ARE CONTRACTED WITH. The cleaner just did a horrendous job. Additional $95 on top of the $295 I had already paid the cleaners directly. Anyways, glad to be gone.

We lived at Waterwall a few years ago, and it was one of the best apartment communities we had ever…read moreexperienced. The management was professional, responsive, and genuinely cared about the residents. There were community events, the building was always spotless, maintenance requests were handled quickly, package notifications were reliable, and if there was ever an issue, it was actually resolved. The pool was always clean, the common areas were well maintained, and the entire property reflected the standards of a true luxury complex. Last summer, after moving back to Houston, we decided to rent here again because of how incredible our previous experience had been. That turned out to be the biggest mistake we could have made. This place has completely gone downhill. The current management is, in our experience, completely ineffective. Emails get polite replies, and staff members are friendly when you speak to them in person, but nothing ever gets done. Problems are acknowledged, then ignored. It feels like residents are being brushed off instead of helped. Maintenance is the worst we've experienced. The property is dirty, common areas are neglected, and the overall condition of the building is unacceptable for a community that advertises itself as luxury. Package notifications are gone. The pool is frequently dirty, furniture is poorly maintained, and the seat cushions were removed from the outdoor seating area over a month ago and have still not been replaced. The BBQ grills might as well be decorative because they're not working, only half one is. What shocked us even more was talking to other residents at the gym. We met several people who shared the same frustrations. More than one person told us not to waste our time sending emails or writing reviews because, in their opinion, nothing changes. Whether or not everyone feels that way, hearing the same message from multiple residents says a lot about how little confidence people seem to have that management will address ongoing issues. The difference between the old Waterwall and today's Waterwall is unbelievable. The staff used to be professional in every sense, they looked professional, acted professionally, and most importantly, they got things done. Today, there seems to be no accountability. Whether this is the fault of the on-site management or the company that oversees the property, it certainly feels like they no longer care about maintaining the community to the standards it once had. It's incredibly disappointing to watch what was once an outstanding community deteriorate so badly. We came back because of the excellent experience we had before, and instead we've had the worst apartment experience we've ever had. We're counting the days until we can move out. If you're looking for a luxury apartment, look somewhere else. Based on our experience, I would not recommend renting at Waterwall.

We toured extensively and even spend the night with our friends that live here. Didn't work out. It's because of what happened with our friends about 2 weeks later, won't be too specific so as not to get any individuals who work for this building or our friends, in trouble. It was a huge melodrama mainly around money, which I tried to help resolve, and directly due to that, we ended up not moving in here. I don't want to get accused of defamation or get into an argument like some of the other people who wrote bad reviews did, but I will say that the good reviews don't seem very legitimate. It's still an absolutely beautiful place which is white made it to our top 5 but I do have issues with the company and the fees they charge. I'd have at least given 3 stars for the amazing luxuriousness here but knowing that hostile responses can be easily forthcoming from this company, I'll pre-empt that by taking off another star. However, I've had problems with my downstairs neighbors since the day I've moved in and the management team has condoned their atrocious behavior; I'm sick of paying money to let them all gang up on me. I cannot wait to move out. The way the rules are written allow my neighbors to have a say in what I do at any hour of the day. This past week, the manager called me for working out in my apartment at noon on a Friday. He told me that any excessive noise is warranted of a call (I was placing my weights on the floor between lifting sets- no jumping, no throwing, etc) Since the gym has been closed since March, the solution offered to me was to carry all my equipment OUTSIDE IN THE TEXAS SUMMER and get my workout in outside. I've had a police officer to show up at my door because of music or my tv. If you know me, you know I'm no afeel targeted and harassed. It's honestly a shame since these people will drive away other tenants. You've got lots of options in Houston- pick elsewhere. Our neighbors have since moved out, however I still wouldn't recommend living here. We lose water, power or wifi at least once a month related to a "block outage." The elevators go down often. Aside from location, I can't see a reason to pick here over many other locations.
