Very large outlet mall with plenty of parking & stores. Just make sure you wear comfortable shoes. I had on flip flops, so I wasn't able to walk the entire mall. I saw some good discounts but with any outlet you have to know the reg price of items so you won't be paying more. Customer service was pretty good @ each store I entered with the exception of one. Stayed in the store for about 20mins & was never acknowledged by the salespeople. Glad I didn't find anything I wanted. Overall I'll be back & next time I'll be wearing comfortable shoes. read more

San Marcos Premium Outlets is a wonderful place for some decent to great deals. I noticed some stores that have closed down or have moved locations since the last time I was here. They tend customer service ranges from decent to great depending on the store. The stores that I love going to are Coach, Victoria's Secret, Kate Spade and Watch Station. I checked out Aerie recently and liked the store as well. These stores tend to have great deals and the customer service is usually good. I appreciate that they have a food court and a couple of stands available for a snack. I tried taquitos and greens in the food court which had yummy food. Their Aunty Annie's stand is one of my favorite spots. I look forward to returning to the premium outlets. read more

San Marcos Premium Outlet mall is not a bad place to check out if you are in the need of a shopping spree. It has alot of nice stores depending on what you are looking for. Shoes, purses, clothes, jewelry, and a bookstore. Prices are reasonable. Parking can be crazy depending on the time of year or if it's a weekend. Just a massive open air outlet mall. The most important thing I can tell you is make sure you wear comfortable shoes!! Holiday shopping probably isn't the best time to go because this mall, that circles its own parking lot, was packed with shoppers. It was fun to see people shopping IRL, as oppose to the convenience of online. Eateries and food carts made the experience enjoyable I wished their Xmas tree was lit though. First time visiting this outlet malls! I heard the rumors of this place as the biggest outlet malls in Texas so I always wanted to come by and finally I made it! I was amazed to see the variety of shops lining up the streets!! We went to store one by one and found awesome stuffs! I was able to find two pairs of shoes that I liked and four new t shirts!! I love that these outlets are a close enough distance to come often, more than I probably should lol. Every time I come I find great deals, it's not too crowded, and most stores the service is great/friendly. There is so much parking and a huge selection of stores for whatever you are looking/shopping for. read more

It's a nice place to stroll around, though I do miss some of the familiar shops. The fresh air is a welcome change from being cooped up inside. They've got a decent selection of places to grab a bite, which is always a plus for an old timer like me. It's a pleasant enough spot for an afternoon outing, I suppose. read more

I LOVE this place, the selection is greater than any other of the other outlet malls that I have ever visited. Outlet malls like this one are hit and miss. The selection at the shops is minimal, but the prices are great. The service is also not the best, but you get what you pay for. We visited the Versace, White House, Black market, and the Jimmy Choo store. Be prepared to do a lot of walking or look at a map ahead of time so that you can strategically find the stores that you want like we did. Hope this helps! read more

Kinda disappointed. Visited here for the first time as we were driving back from Salt Lick. We found as we were walking in and out of stores, most merchandise were priced at msrp. Did not notice any deals. Many stores had large clearance banners, but when we walked in, the clearance items consisted of a a very small rack with a few items. Very deceiving. Our best outlet deal store was Adidas. Most everything was marked an extra 50% of retail. Plus FYI first responders and military get an extra 20% off! This is a big place with some very select stores. The shopping area is a large circle with all of the parking inside the center. There isn't much in the way of handicap parking, so if it's needed, it may not be available. This will required a lot of walking, so wear comfy shoes. There is a good selection of high end shops like Jimmy Woo, Kate Spade, Downey and Bourke, etc. Some stores offer some really good discounts, there are others that are only a small bit off retail. This is definitely a stop when we pass through town. read more

I visited this Outlet with my husband while we were in the area. The Outlet is like an outdoor mall. There are a lot of stores you can choose from to shop in. We went into the Converse store, the Adidas store, and the Lucky Brand store. The Adidas store had shoes and clothes as well as other things. The Converse store had a wide variety of Converse shoes to look at and try on. I ended up buying 2 pairs of shoes there. Luckily when the line to check out got long they called another person to the front to help with people checking out so we went through the line quickly. The Lucky Brand store had jeans, t-shirts, and dresses as well as other things you can try on and buy. They had a sale and I found a jacket that I really liked and bought for half price. When we checked out here the people working the register were really friendly and talkative. We visited during the week and there was plenty of parking but I'm pretty sure that it's more crowded on the weekends. From our experience you can park and walk around from store to store or you can drive and park near the stores you would like to go to. There are public bathrooms that are clean and stocked with toilet paper but there were no paper towels. I also saw vending machines located in different areas. It's a cool shopping outlet to visit if you are in the area. read more

There are so many good shopping stores! I always try to come to these outlets when I'm out of town in the area. I don't know other outlets that have this many name brand places to shop. I can rarely find a Dooney & Burke outlet so it's always a treat to come here. Lots of sales on sales. I bought some Nike shoes for $40, Champion shorts for $10, and Adidas running shorts for $7! There are plenty of parking spots and restrooms. Of course the weekends are super busy, if you can try go during the week for a better experience. read more

Very large outlet so prepare to get your steps in. It's honestly great if you come early. Get there at 10 am when it opens and you are golden. You'll be surprised that it's packed basically every day of the week but woof do not try this on weekends. Some stores literally get so packed you have to wait in line to get in. Personally I like to come post Christmas shopping and I like to visit Lulu, Nike and a few other stores. Wife and family seem to buy lots of bags and other niceties. Easy way to entertain them for a full day. read more

Ok, we really didn't need anything but took a ride just to see what this place is all about. Lots of stores and of course a Lululemon outlet. We also found other outlets and picked up stuff we didn't need but absolutely had to have. Tip- arrive early as parking can be challenging on the weekends. The outlets are so nice. It's about an hour away from San Antonio and totally worth the drive. All the stores are fully stocked and have really great deals. Only downfall is that they do not social distance here. All the stores are crazy packed, long lines outside as well. Michael Kors was an hour and 45 min wait around noon on a Friday. Everyone is wearing a mask like they should but that's about the only covid regulation that's being followed. With that being said, I love the options this place gives you as opposed to the tanger outlets across the street. If you want good parking though, come early. Also wear your walking shoes. You could kill a whole day just walking around here. read more

Honestly I've been coming to this outlet mall for years and it used to be a go-to. I don't shop in person all that much these days, but occasionally when friends are in town we will pay a visit. There really aren't a lot of "crazy" major deals compared to the regular retail stores tbh, but sometimes you can find something! My favorite places to hit are Victoria's Secret and bath and body works - I think chances of finding a deal there are relatively good. The old navy is also a winner, and I've gotten some nice sale items at the gap outlet for a really good price. The outlet has a lot of really nice/luxury shops as well, so if that's your thing you could probably get deals on Gucci, coach, etc type products. They have a huge parking lot too with lots of space, and a couple restaurants if you need food. Overall despite this place being here a long time (ever since i can remember) it's been a best friend/sleepover party staple, and I like that it's still around if you really are looking for something specific at a discount. read more

Lovely outdoor outlet mall located in Austin TX. This was my first time shopping here and I absolutely loved it. Many of the shops were very welcoming and friendly. The designer shops didn't have long lines which was great! The shops that did have lines to get in didn't even take that long. In my opinion, this is one of the best outlet malls I have gone too. It has so many cool stores and my most favorite Lululemon! Thank you Ally at Lululemon for your friendly and amazing customer service! She was one of the sweetest and friendliest employees in that whole mall and I went to a lot of stores! Today they offered 20% off if you bought 7 or more items, which was easy to do at their prices. They had men's Fundamental Ts for $15! That is unheard of for Lululemon . The store had pretty good deals compared to the regular retail store . As for the rest of the mall....Victoria's Secret had a could supply and sizes of bras. But their prices and service was not that impressive. I got pretty good deals at Lacoste, Nike, Under Armour, Tommy Bahama and Adidas. Polo Ralph Lauren was my only disappointment. They have Jimmy Choo, Burberry, Brahmin, Prada, Psycho Bunny and so much more. Next to the Premium Outlet is a Tanger, which has in my opinion, less exciting stores. I wish I could return for the National Outlet Shopping Day on June 11-12! If you are in the area, and like outlet shopping, this is a must stop! If you go June 11or 12, I suggest you go early because while they have a lot of parking, this place get packed. read more

This is one of the better outlet malls I've been to, and probably the largest. There are enough types of stores that everyone in the family should find *something* to interest them. Prices are on the high side of moderate, so be prepared, but there are also clearances sales, post-holiday sales, etc., if you take the time to look for them. Several stores seemed priced *higher* than retail stores, which was odd, but in between those items we found some good deals. The major downside is parking, which you will drive around for quite a while to find... As far as I can tell, the parking lot is 100% full, 100% of the time. (And because the mall is so large, you might end up parking two or three times unless you also enjoy walking multiple miles per hour.) All staff we dealt with, at a variety of stores, were friendly and competent. read more

Wow! This place is gigantic. I thought it might be a bit bigger than the Round Rock Premium Outlets but dang I was blown away at how big it was. We walked down the entire side of it and were already worn out. We didn't even go to the other side of the mall. There are a lot of stores here but be aware they are the higher-end stores and so things even on sale were a bit out of my reach. Still though, if you're looking for a good workout and you don't mind walking outside, then this is the place for you. We did manage to get here when Papaya was going out of business so we got a huge sale on those items. read more

I'm a pretty picky person when it comes to shopping but this place is awesome! Basically there's 2 big outlets in 1 location (just across the street from each other) and they have your basics as well as luxury brands. I was super happy to hear that they have not only your Tory Burch, but also Saint Laurent (newly opened), Prada etc. Expect traffic for parking despite the large parking lots they have (we came on a Black Friday haha), and it probably took us about an hour to find a parking spot. But if you look aside from that, there's a large variety of shops/brands here and I would totally go back again! read more

Over the summer, I went here with family and friends and we are lucky that it wasn't packed at all. This is probably one of the best outlets I've been in. It's huge and tons of parking as well. I live in Austin, but happily drive to San Marcos to visit this outlet location. There are a huge variety of shops and lots of parking. My secret trick is to park behind the food court area and walk through. There is always a lot more parking back there and you're just as close. If you are trying to avoid some of the crowd on the weekend, go later in the afternoon/evening. My top stores: Victoria's Secret, Vera Bradley, Nike, and GAP. If I am looking for a deal on something I might not otherwise buy: Le Creuset, Lululemon, and Cole Haan. read more

Prime Outlets is huge, there are stores o'plenty, and the options are endless - from home goods at William Sanoma to Nike Shoes to Gucci to perfume. But where are the deals? Where are the massive savings? You know, the ones you drove hundreds of miles for, splurged on a hotel stay and woke up early, had an extra bendy morning stretch and even packed snacks and bottles of water (because there ain't shiz to eat in this strip center.). A few stores did have sales on top of the "outlet mall" savings - like the 50% savings at BCBG - but at some other spots, l had to question: Would I really pay $40 for a Tommy Hilfiger baby jumpsuit for my adorable niece? I mean, she's just gonna spit up on it. I could find the same thing at Marshall's in River Oaks for $15 bucks. I would come back again, but it would have to be during big holiday shopping seasons (Thanksgiving, back-to-school, Easter, Labor Day, etc.) to really make all the hassle worth it. Other than that, not too impressed with the Outlets. If you do make it out here, I rec parking by the Crate & Barrel and working your way - facing C&B - clockwise. This is the largest outlet I've ever visited. There's over 120 stores but the food court is dismal. Most of the places didn't look appetizing. The lady at the visitors office told us there is a Johnny Rocket next to Starbucks. The parking lot is large but I couldn't believe how many cars were already there when we arrived in the afternoon. We didn't find anything we wanted or needed at the stores we visited, Nike, Coach, North Face, Asics, Banana Republic Factory Store, Sperry. We were so tired and couldn't cover the entire outlet as it was so big. There are higher end stores further away like Prada, Gucci, Carolina Herrera and Jimmy Choo. read more

After going to the Tanger Outlets next door, I popped over here. Premium lives up to its name with outlets that are bit more "high end" like Tumi, Armani, DKNY and Prada. Sadly, the prices are not outlet prices but are still solidly high. Tip: Try to park in the middle. This gives you a base so that you don't have to lug your shopping clear across the plaza (it's HUGE). Also, DON'T LEAVE ANYTHING IN SIGHT. Bad guys will break into your car.
