I lived here for 4 years, in a 2-bed and a 1-bed. The property is beautiful, and very well maintained. The gym has a great variety of equipment, plenty of treadmills, and a yoga studio! The pool is spacious and quiet now that they've banned speakers (thank god). My favorite part of this property is the Amazon Conroy locker, it keeps my packages safe. I also highly recommend using Fetch for packages so they don't get stolen. I never had a package stolen or misdelivered, but it can happen. The 2-bed apartment is really spacious, make sure you take a tour. Never heard my neighbors below or sharing a wall. However, in the 1-bed apartment I swear my floors were made out of paper. I could hear everything my downstairs neighbors were doing, and it sucked. My AC unit also broke 2 summers in a row, which poured water all over the floor and caused quite a bit of stress for me, but it was fixed multiple times. My water heater also broke and caused mold in the outdoor closet, but the walls were removed and the pipe was fixed in a timely manner. Maintenance within the last year has started responding a lot faster and more effectively to requests. The leasing office actually answers the phone and responds to your voicemails quickly, and they also respond to emails within the day. It sucks that you can't actually go into the office anymore without an appointment, but they do respond fast electronically. Never had an issue with my cox WiFi. If you get an apartment facing west, you WILL experience hotter temperatures in your apartment because the sun bakes your windows and walls all day. My room was around 10 degrees hotter than what my AC was set at. Overall I really enjoyed living at San Sonoma and I do recommend it to friends and coworkers! My partner and I have been residents at San Sonoma as of Aug 30, 2024. I was actually a previous resident a couple years back to and wow, this place has drastically declined. Upon move-in, our dishwasher racks were rusted, the bottom shelf of the fridge was unusable due to mis-matched parts, there were paint chips on the floor, holes and paint-boogers on various walls, the vinyl kickplates were painted with matte gray paint, there was gum stuck underneath the kitchen island, exposed electrical sockets with wiring, scratches on all the cabinetry and pieces hanging off, dents in the walls, scratches on the fans, sticky fixtures in the guest bathroom from previous tenants, glass chipping on a medicine cabinet, and I got blackfeet from just walking around. Our apartment looks like a SLUM with its botched repairs. Our original tours of several of the units was an inaccurate representation of the unit we moved into. It was a complete bait-and-switch, and property doesn't have the decency to fix things in a timely manner. We documented the damages, submitted them in our move-in inspection, and waited a week to hear a response. Turns out, due to whatever reason, the office's system did not translate our complaints into service requests and staff had to re-submit requests. Office staff also has the constant audacity to minimize our complaints (SHOUTOUT: Tiffany, Dyana, & Reegan),"This is all just 'normal wear and tear', and we confirmed that the property manager completed a thorough inspection of the unit before you both moved in". Well, we'll just attach the photos here for the internet to judge. We were patient and waited the month though so as not to get off on the wrong foot. That patience has run dry (SHOUTOUT: Tryana, Miguel, Landon, and Amanda for at least being decent characters). To this day, our issues have not been entirely resolved. When requesting to speak to the property manager, we are told we need to schedule an appointment online and are constantly linked to the unhelpful assistant manager (Dyana) who doesn't follow-up when she says she will. We are escalating our complaints to corporate and are encouraging all existing tenants do the same. Leasing agents have really been slacking off since moving to remote and it shows. You can't enter the front office for help. Every day this week, I have called and left messages on their voicemail because I can't reach an actual human. I have no choice but to assume they've blacklisted my number and are avoiding me. Finally, I managed to reach Reegan today who stated that voicemails are answered daily and that staff is on top of their game, but that isn't reflected in my call logs nor many of these online reviews sooo... Needless to say, office agents and management are delusional, rude, unhelpful, and really require a wake-up call. Tenants who are also suffering- you are not alone. The outdoor property itself is beautiful but don't let that fool you, prospective tenants. I usually don't give 1 star as I know personal experience varies. However I feel obliged to share my story with every current and prospective tenant for the safety of everyone. This community is NOT SAFE. My family lived in this community for almost a year. While calling itself "Luxury" and charging high rent, the apartments are old and are not well maintained. It poses a serious safety threat to the tenants, especially the kids. One day at 9pm, we heard a big "bang", it was so loud and all of us including my 16-month old baby were so frightened. The filter cover of the air conditioner suddenly FELL from the ceiling and hit hard on the floor. Without any sign of it being loosened. It just suddenly hit the floor. The filter cover is pure metal, and it is very very heavy with very sharp edge. I attached pictures showing what a crack it caused on the hard wooden floor. When the cover hit the floor, we were just a few feet away. The loud noise left our eardrum painful. We can't imagine if we were hit by the heavy metal, not saying that we have a 16-month old toddler who is running around the apartment all the time. It is extremely DANGEROUS. The accident traumatized us. We don't trust the structure and maintenance of the apartment anymore. We felt everything on the ceiling could fall. We constantly looked up to check for threats, we tried to stay outdoors and we did not feel safe anymore living in the apartment. What is further unacceptable is, the management team tried to categorize it as a general maintained issue and a random accident. They refused to make any remedy except nailing the filter cover back in. They also made very inappropriate remarks. The management staff said "it can happen, if you go to the next apartment, something from the ceiling can also fall." The service staff even said "This is an accident, like you go outside, you get hit by a car." Such remarks are offensive and inappropriate in any circumstances. What mostly shocked me is that the service team told us such a dangerous issue had happened a few times before in the community. Later I also learned from other tenants that their filter covers also fell before. It scares me so much that such a life threatening concern is constantly existing in the community. It is not properly maintained or fixed to be prevented from happening. It is clearly not a "random accident". Moreover, we had experienced other maintenance issues that we never encountered in other comparable apartments, such as the glass sliding door of the bathroom loosened, the microwave burned and smelled unhealthy, etc. These all happened suddenly without signs. I highly doubt the safety and quality of these apartments. We ended up moving out of the apartment early and paid 2 month rent for the penalty. We urge you to think carefully before choosing your home in Phoenix. P.S. You find more truthful reviews on this rental property on Yelp than other places. read more

I lived here for 3 years and it has unfortunately gone downhill since I moved in. Time for me to move. This apartment brands itself as "luxury rentals" but they are not quite there. For starters, the community here is less than ideal. Inconsiderate dog owners let their dogs poop all over the complex, so expect to see dog poop every time you walk around. Some dog owners also don't bother with leashes, so be prepared to have random dogs chase you and jump up on you. I even had an off leash dog attempt to run into my apartment when I opened my front door. Management is unfortunately unable to solve this despite it being against the property rules. The pool and gym look nice, but they are misused by the residents, and management doesn't do anything to enforce the rules. Be prepared to not enjoy the pool, as there is always somebody (often multiple people) with a Bluetooth speaker blasting music despite this being against the rules, but there is nobody there who will actually do anything about it. The unit itself is not bad. It was in good condition when I moved in 3 years ago. Maintenance is unfortunately hit or miss. I had a few issues where I had to submit multiple requests before somebody actually fixed the issue rather than slap a bandaid on it. Recently my AC broke and it took a couple days for them to even come look at it. Less than ideal dealing with the heat. My window frame was warped as well, letting wind and dust blow in, and maintenance didn't fix it because it would require a new window. Guess I was not worth it? Nevertheless, this request was marked as "complete". That said, most minor issues were fixed quickly and professionally, often within 24 hours. Also, there is a little bit of petty crime here. A couple car break ins and stolen packages have been reported. Nevertheless, the gates are left wide open all day. What is the point of even having gates? Parking is also another sore spot, there often seems to not be enough parking around my unit. Other than the rampant dog poop, the grounds are well maintained and there is constantly landscaping service here to keep the plants looking nice. Given the layout of the buildings, it's generally not too noisy here which is nice. Overall, It's just an "okay" apartment for what they are charging, but would greatly benefit from actual community guidelines being enforced so everybody can enjoy the amenities. Just know that you shouldn't expect a luxury living experience. It's also very hard to get ahold of anybody in management since the office is always locked and they don't always answer the phone or respond to emails. After move out, they charged me almost 400 dollars to replace the carpet. The carpet only had normal wear and tear in my opinion considering I lived there for 3 years. read more

DO NOT MOVE HERE!!! I've got several reasons why but my main reason is not being able to get inside the gate!! For nearly 2 years, this has been a problem that I've complained about several times!!! Upon move in, you're given a gate code in addition to your key fob and sticker. The gate code has NEVER worked, so when you have people over you can't buzz them in-same applies when you have food deliveries. However, tonight was the last straw for me!!! I pull up to the entrance and my sticker doesn't work, I then try my key fob-that didn't work either!!! Finally, some rude ass security guard comes out and tells me to calm down!!! Then, he not only refuses to give me an explanation on why I can't get into the gate but has the AUDACITY to treat me like I don't belong here!!!! It's after midnight, I just got off the plane and I'm definitely not in the mood for this shit!!! I pay $1800 ON TIME EVERY MONTH!!!! And, just like my bank account works EVERY TIME you run it-SO SHOULD THE ENTRANCE TO WHERE I'M PAYING TO LIVE!!!! DO NOT STAY WHERE YOUR MONEY IS NOT RESPECTED!!! There is ABSOLUTELY NO REASON why a paying customer should have to deal with this shit--EVER!!! In response to the community manager-you do realize that the situation has not been rectified! By far one of the WORST customer service received. San Sonoma DOES NOT live up to the quality of the Mark Taylor brand. We canceled our application due to lack of communication. From not returning calls, after applying when wanting to get an update on my application for 3 weeks. To not responding to emails nor acknowledging when important docs such as bank statements are sent. Still waiting on a response from an email sent 7 days ago. Robert the manger is rude, treated us like just another number instead of a family looking for a home, didn't make us feel at home at all. I've lived here for two years. Whenever I've needed maintenance requests, they may take from 1-4 days but they've never been urgent things. The one time it took four days, they told me they had a lot of urgent requests going on at the time, which I didn't mind since mine wasn't urgent. During a seasonal change, I saw ants in my room for a few days. By the time I decided to pick up the phone to report it, they were gone. They do a good job at keeping bugs away. Apartments and everything in apartments is so OLD and when it breaks maintenance teams comes up with random excuses not to replace anything , or work orders get closed without ever fixing or repairing any issue...washer and dryer had many tickets its never been fixed for last 12 months . dishwasher it so old when you touch racks and all inside it's gummy and worn off - disgusting. residents pay for trash,vallet, service electrical bills outside apartments but lights don't work for Months , trash not picked up, dog poop all over complex, San Sonoma adds some extra service to our bills but "services provided " are down negatively 10000 % . well reality is , I have choice to move out and I can , however only reason I am still dealing with this place is due to school is near for my kids But I can't wait to leave this horrible complex . San Sonoma, also you should not control authorize every single posts internal Henri app - create a open "survey"to hear from your residence and share with community - so you can truly have how we all feel about your services and work on your improvements- face it .... I remember driving by here thinking I wanted to live here because it looked like such a nice place. Let me tell you I was very wrong. Trash pick up never comes so garbage bags are left outside peoples apartment in the heat smelling. Gates never work. Office staff locked the doors and never answer the phone so only way to communicate is by email. The ceiling was badly done when we moved in and this area broke open during rain and started flooding my apartment. You can see to the left the lower ceiling area is also moist. We have been sick continuously since moving in often requiring antibiotics and specialists which never had that experience. I work with pulmonologists and would likely suggest possibly linked to mold exposure. The total cost in rent is $2250 a month. NOT worth it. The pool is claimed to be heated year round which is a lie so we havent even used the pool for 5 months which is the best feature of the complex. read more

There was a short time where I had a different perspective, however, the leasing office certainly addressed initial concerns regarding the quality of the valet trash service. Worth the money to rent at San Sonoma. For Example: Recently, I was driving home from work there was a vehicle in-front of me unable to get into the secured gates. I stopped 20 to 30 ft behind the vehicle the vehicle hit me and drove off. I would have had to take the liability and responsibility of the damages caused by the other driver if San Sonoma did not have security footage of the entry gate. The video footage assisted me on getting the driver located and contacting the drivers insurance to aid in putting in my claim. read more

I moved into the apartments almost 3 years ago and I LOVED IT. Now, the quality has just TANKED. I am an essential worker and I wake up at 4am. The parking lot is always busy with loitering and weed smoking. My upstairs neighbors were so loud, I complained constantly. Nothing happened for 3 months.. I was on sleeping medication to attempt to drown out the noise and the crying babies.. the stomping.. the dogs. I cried actual tears from exhaustion, begged and pleaded for a solution and was ignored for 3 months. I submitted an enormous amount of evidence. Nearly DAILY, I was sending the noise levels. I finally called Mark Taylor's main office and complained. Neighbors were finally relocated. Things were quiet until recently.. new neighbor is just at loud, owns an obnoxious pit-bull that barks and runs through the apartment all hours of the night and day...and the music. All hours of the night.. I'm afraid they're going to knock down the shelves off my walls like the last neighbors. . I don't know if the rule no longer applies but quiet hours are supposed to begin at 10pm. It sounds like it's no longer applicable. Security NEEDS to step it up and patrol better. I am so tired of complaining. For $2300 a month in rent, you would think the patrolling would be top notch. I feel like I'm back at the ASU campus.. It's like a frat party every night. I'm tired and exhausted.. I'm on the front lines of COVID, I work nearly 15 hours a day on average. Please remind everyone of the quiet hours and having respect for others. Suggestion: Use the trash valet money for extra security guards to patrol and regulate the music from cars, the arguing, the dogs left on porches at night, the MARIJUANA smoking in groups outside windows, particularly mine. The one security guard that hangs out in the security box by the FRONT GATE-- isn't cutting it. Pleaseeeee.. I'm back to begging.. this is so sad. I just want a full nights rest without the chaos. I will GLADLY update my review/rating once patrolling is back to how it used to be. I appreciate the attentiveness of the site manager in discussing the matter in a future phone call/meeting. We recently sold our house and moved to apartment living. We couldn't have picked a better place than San Sonoma. The staff here is incredible, efficient, gracious, and knowledgeable. When we had a late night water leak, service personnel was on site within 10 minutes to take care of the problem and then proceeded to cleanup the water spill. Early the next morning a service person was here to assess the need for repair and took care of necessary details. The office staff is gracious and helpful and the service personnel efficient and pleasant. A great place to live. read more

Beautiful grounds, pools and gym but Mark Taylor is definitely not customer friendly. This is a company that is out for the bottom line and does not care about their customers. Don't rent a third floor, west facing unit because the A/C can not cool the whole 1000 sq foot unit (2 bedroom/2 bath.). You will need to close the vents in the rooms you are not using in order to feel cool in the rooms you are using. And someone else already mentioned it, but if your lease ends and your situation is up in the air, be ready for no short leases being available so that you will need to pay a $300 fee to rent month to month. The majority of the maintenance workers have an attitude and seem to go out of their way to not help you (the minority are very nice and helpful.). Beware if the pool and finishes sell you that the company will not be there for you, their customer. read more

I absolutely love living in San Sonoma Luxury Apartments. The pool area with lush palms and flowers lull you into a relaxing vacation feel. The fresh sand volleyball court and the gym are more of the wonderful amenities they offer. The office goes above and beyond in their customer service and maintenance is spot on. We are LOVING our new apartment home at San Sonoma. We moved here a few weeks ago and everything has been great. The office staff is super nice and responsive. The clubhouse is the perfect place to work (and get tea and coffee). The swimming pool is like a resort and I look forward to the fall when it's cooler and I can enjoy the pool and flowing water amenities! They have trash valet Sunday - Thursday which is an awesome service. They have Amazon lockers if you order Amazon a lot:) They also have larger mail areas for larger packages which is nice. The grounds are well kept and the few maintenance items we had when moving in were handled within 24 hours. They have an app that includes the ability for residents to chat with each other. I love that they offer free spin classes and yoga classes here too. The fitness center is absolutely amazing! We haven't really met neighbors yet but the people we have seen around are nice. The energy of our new place is absolutely night and day from our previous place. The upscale look and feel makes a huge difference for us. The floor plan is perfect and so adaptable. I love the natural lighting from the living room. The porch is a nice size too. The *only* thing we have noticed is that after 8pm, there can be a line of cars waiting to be let in from someone who lives here. My daughter has experienced this a few nights after work. Not sure if people just aren't able to get a hold of friends they are visiting or just what but that's really the only thing we've observed. Sometimes, the line up of cars gets in the way of the scanner and we've had to ask people to move so the scanner can read our car and let us in. We are SO happy with our new home and hope to be here for many years. It's worth every penny. read more

The leasing office does not do their due diligence, depending on who you deal with. I'm convinced purposely does not to make everything a little more difficult. Prior to the March rent due date, I notified the leasing office spoke to (Nya) that I was going to be late on rent by 2 days. On the 5th, I brought by a cashier's check for the rent amount plus 2 late fees plus a little extra. So in my eyes I made a promise to pay "payment arrangement" and fulfilled my arrangement. I have lived here since June 2016 and I have loved every moment. My neighbors are great, the community is beautiful and that office staff are on another level (and I've had some issues where they have gone above and beyond). It's on the pricey side but I keep telling myself that it's worth it haha. I don't think I will ever have the same experience at another complex. I'm sure I'll look back and hate San Sonoma in my basic and dark apartment. Like, who even goes to the pool in other apartment buildings? It really feels like you are on a resort here. And one thing I have really noticed is the amount of natural light I can get in my apartment. I love that. Sunshine is wonderful, makes your soul and sunbathing dogs happy. On top of that, the sun blinds are really good so you can block everything pretty well if needed. I came from California and was looking for apartments specifically in the Ahwatukee area, and omg, have you seen the scorpion pictures on yelp???? Like, people have pictures of them on shower curtains . And no lie, I was scared because a) I'm close by Ahwatukee and b) it's a new complex so the dirt is stirred up. No scorpions here! Or any other pests really. Was seeing silverfish when I first moved in but they have disappeared... my dogs also kept getting ticks (which I have never had an issue with before (maybe find 1 a year, if that)) but might just be an Arizona summer thing). I'm just adding this note due to the fact that pests were my only deal breaker and I was using yelp to investigate this, prior to moving here. San Sonoma is a great place to live and one of the nicest Mart Taylor Apt complexes in the valley. I've been a resident since it was first opened. It has resort style living with a beautiful pool, a large gym and clubhouse area and 5 star amenities with a great community feel! The property seemed to downgrade (in my opinion) at the end of last year. However, there is a very helpful and competent new Manager named Stephanie, and a Great Asst. Manager Laura who have been able to make the property beautiful again very quickly. I am approaching two years at San Sonoma and would certainly recommended you to take a tour. You will definitely see why they call this a luxury property. Great amenities, helpful maintenance, useful online community or, well kept grounds, clean and friendly. read more

Horrible complex. Old apartments that they make look nice on the inside but are actually still dilapidated. My roof has leaked 3 separate times and they still can't manage to fix it. My kitchen is flooded and they said they won't be able to fix it for days because rain is still in the forecast and that I will have to put a bucket under the leak. When I asked them for the bucket they said they cannot provide one because they don't have one...hard to believe maintainer doesn't have a bucket. Asked if they had a large blanket or towels toe clean up the kitchen and they said "no". No concern for their renters. My garage has also had a water leak and that is obviously on the bottom level...have seen tiles fall off the roof...complex is a pierce of poop--and i pay 1700 AFTER promotional pricing for a two bedroom--DO NOT RENT HERE!! I've also had my AC go out multiple times and my garbage disposal multiple times. it just keeps adding up. I expect the structure of the apartment and the required features to work as they should. We still pay the same rent when it doesn't and it's not as though they are giving me a credit for any of the many and frequent inconveniences. Im a very chill easy going person but there have been multiple issues with the correct discounts being applied, office staff being rude completely out of the blue and for no reason. More concerned with power plays and not doing anything than providing the service they are hired for. Go anywhere else because you will get a better apartment for less and be treated better. We toured here for the first time in June of 2015. At first we were a little concerned about the price. But after looking at other complexes with a 10 mile radius, we quickly came to realize that the extra cost was well worth it. We finally moved in at the end of December and haven't regretted it! The amenities and grounds speak for themselves. There are so many floor plans to choose from so there is definitely something for everyone. The details and finishes make our apartment feel like a home. From the beautiful pool to the incredible fitness center, this is truly resort living without the room service! Having worked in the retail and member service industry for the past 20 years, customer service is critical to me. The staff at San Sonoma are very professional and friendly. Just moved in, so far so good. It's a beautiful complex and will be even better once the rest, including the dog park, is finished. I wish that the entire complex was non smoking, but it's not. The security walks on some nights, that's nice. It is a little loud some of the early mornings with the gardening staff, but they keep it beautiful. Do not move into this community unless you are a conservative racist who wants be be surround by negativity in the community 24/7. Racial encounters everywhere. The front office workers are all the same way, and they DO NOT treat people fairly. I haven't had one positive encounter with management front office workers or even neighbors around me. Nothing but poking their nose in the air and giving you dirty looks. They will also pick and choose when they want to cite people in violation of the lease as well as not site elderly white folks smoking, but charge teenagers $150 for the same reason. Great place to live with all the amenities you want. My boyfriend and I have lived here since December 2015 and couldn't be happier with our choice. The pool area and volleyball courts are awesome! San Sonoma is definitely resort style living. This is my 2nd year and I must say, the service is what will keep you. The place is beautiful, granite counters, under mount sinks, 24 hr pool and gym. I love it. Holden is top notch when it comes to customer service. The entire team is great, always professional and friendly. I must take a moment to say Holden understands customer service. I really love living in San Sonoma apartments. My only complaints would be... 1. I dislike having to pay for trash service. That should be an add on, not a necessity. And 2. The pool area can get a little overrun with unattended children. However, management is very good about sending out notices and doing their best to tell people they need to follow the rules. read more

If you are looking for section 8 housing you have found the right place. If you are looking for a more upscale place to live keep looking, or come visit this place on a Saturday or Sunday afternoon (after management is gone) to see that it's filled with people that don't live (or do live) here and act like idiots. It's only a place to relax during the week when everyone is working. There is no security around to make sure the environment is relaxing and under control, it feels like a trailer park! I had higher expectations! Update: I have contacted management and unfortunately the manager doesn't resolve any issues that happen after hours. She says to contact security patrol and when you call them you are lucky to get someone to respond without waiting at least an hour. Management here needs to care more about residents concerns rather than just getting numbers in the door! read more

I am not yet a resident of San Sonoma and concerns have come to the forefront of my experience with the leasing agents. I will say at the beginning of the process, leasing agents Kara and Laura were extremely pleasant and helped with a sense of urgency. With a little over a week left until moving into my apartment unit, I have not received my lease agreement. What is even more alarming is that upon speaking to Sherrie, she came across both combative and unsympathetic to my concerns. She was condescending with her responses as to why I have not yet received my lease. I can only hope that my second experience with Mark-Taylor will be better than the nightmare I've experienced at my current place of residence. read more

We just moved here on SAT. I am so far extremely disappointed with management and the so call luxury rentals. The apartment floors are so dirty that it made all of our feet black. We took my 2 year old son wipes and wipe the floor with it and we did believe how dirty the wooden floor is. My son and 1 were coughing from most likely inhaling dust, that we decided to get our sleeping bags and left to our old rental to spend the night. We didn't even unpack and just left everything there. If this is what mark taylor calls luxury, then what a shame! I understand that these rentals are newly built and construction is near by and that might have lead to more dust. BUT there should be no excuse for this (I wonder if MARK TAYLOR EXPECT ME TO SPEND 1/2 a day CLEANING THIS EXTREMELY DIRTY WOODEN FLOOR). I should at least get a clean rental to move in. Also the girls upfront are very unprofessional. They need to do a better job explaining in details what MARK Taylor is offering (almost seems like they are driven by commission and they don't really care for customer service). Also, It was very sad to hear things like third party/it has nothing to do with MARK TAYLOR. At the end of the day, you are selling me a brand, not the third party. Except from the negatives above, San Sonoma is a beautiful place, location is great, very close to many restaurants, shops. I've been living at this complex for a few months and absolutely love it. It's in a great location. I'm less than five minutes from work and have a beautiful view of the mountains. The pool area feels like resort style living. I'm in a 1-BR that has plenty of space with modern amenities and styling, great storage, hardwood floors and washer/dryer in unit. The leasing office has been incredibly receptive if I've had questions or any issues. Matt in particular is extremely friendly and makes the residents feel taken care of. As with any place, there are a few bad eggs, people who don't pick up after their dogs or bring glass into the pool area. But the apartment leasing office has done just about everything they can to make this a great place to live. read more

Great apartment complex and friendly staff. Only downfall is the windows aren't that good at blocking sound from traffic driving by. If they used better sound proof windows this would be 5! read more
