This is tbe 4th yr weve stayed here, about 18-21 days each Sept. This yr they did a roofing project and gave us 1 day notice. Of course, by then it was too late to find another place or get our money back from VRBO. 12 or 13 days of the 18 days, was loud banging and drilling during the morning (so you couldnt sleep in on your vacation). Its unbelievable they would do a month long construction project in the middle of prime rental season. We came back more stressed than we left. I spoke to the office and mgr. They said they had to do the project when it wasnt raining. I told them they should only rent rooms on the weekend then, or mark them half off or let ppl know early so they can make other plans. She had excuses about ppl canceling when they didnt know if it would be loud. How can a brand new roof be anything but? We fought w them and VRBO for months to get a puny $900 off a $6K+ rental. I recommend a dozen other options on the prom w higher ratings. Always ask if there is any construction planned or any on the bldgs next door. The year before, the pool was closed the entire 3 weeks we were there (Sept - prime vacation time). In addition to the roofing project, one elevator was down the whole time, making for extra long waits since 1 working elevator was shared by 6 floors. This place has worn out its welcome. Loved our room 404. Spectacular views of the sunset and the ocean front. The only down side is no AC during hot weather and no fans. The pool was closed. Looks like it's been closed for over two months. They only let us know 3 days before. When I called the next day they said it was fixed. I checked in and it was still closed lol. Very bad on that part. Fix your pool or say it is closed! Our windows in the bedrooms were very dusty and dirty. The vents in the bathroom didn't work so on a hot day we would take showers and humid would linger for two days in the bathroom. They need to lower the price since it's not what it seems. Overall it was a good stay but wish they didn't lie about the pool. Donnamae, she was at front desk when we checked in. Amazing customer service. She went above and beyond. Always have a great time here. Feels a bit run down in a couple areas but the people are always nice, and it looks clean.

We stayed in unit 412. The unit was bright and clean. The unit does not fully face the beach, but does have beach and territorial views. My only criticism is the lack of working fans in the bathrooms. read more

Housekeeping staff and front desk personnel do a bang up job, considering how short staffed and over worked they are. They are friendly and do their best to meet the needs of the guests. Be kind and leave tips for them, especially if you don't want to clean up after yourself. read more

I stayed in #516 in Sand and Sea and it's so nice! It's been completely updated, is spacious with 2 large bedrooms and 2 bathrooms. It has a kitchen complete with everything you need: dishes, pots, pans, salt & pepper, spices, coffee maker, etc. The view is gorgeous and you can see the beach. The patio has an outdoor living room concept with 2 chairs that rock and a loveseat that swings. The decor is modern and the gas fireplace really warms the place up while looking beautiful. It's walking distance to Broadway, with shops and restaurants. We parked our car when we arrived and walked everywhere. I highly recommend Sand and Sea! read more

We had a two bedroom suite, room 514/515 for one night. Was glad it was just one night actually, despite loving Seaside and having a great time at the beach, etc. The location of the condo was fabulous, right on the prom. The living room was large and the balcony off the living room had a great view. The layout of the condo was very nice. Having a full kitchen and in-room laundry was a huge plus. The indoor heated pool was great too. However, our non-smoking room smelled of cigarette smoke and mustiness, there was notable water damage in the ceiling of the living room and in the bathroom, the carpet was very dirty and stained in numerous places, there was mildew in the bathrooms, and the mattresses in both bedrooms were worn out. I expected bed bugs, but thank goodness, there were none. While there were good things about the condo, the bad things far outweighed the good. Although other rooms may be nice, we can't imagine coming back to risk another stay at the Sand and Sea again. read more

Our unit 602 is filthy and outdated. Worn cabinets, peeling paint. Really substandard. The entire complex is tired and needs upkeep. If I were an owner, I'd be mortified to see the state of the building. The views are great, but I can't wait to get home and take a shower to clean off the filth I feel. The unit doesn't really look like the one advertised. I won't recommend this to anyone nor will we stay here again. The place feels like a really cheap motel. I don't understand the parking situation. All the covered parking says owner, yet you have to park in an uncovered stall when you rent..... Doesn't make sense. Two stars is generous. read more

Last year we stayed in a different unit and loved it so much we decided to come back but stay on the top floor instead of the bottom. I will never come back. Please note- significant construction is going on all day long and when I called to see how long the jackhammer/saw noise would continue - I was told 'months'. Unit 602 is miserably worn down and gross - I paid almost $700 to stay for two nights - NOT WORTH EVEN HALF OF THAT. read more

We left my husband's watch that is very special to both of us, as it was a 28 year anniversary gift, somewhere in the condo and called the next day and the friendly and honest staff were holding it for us! We stayed in 204 and loved it. They and in the process of remodeling a few of the rooms but the noise was tollerable. The room was clean and tastefully decorated. I think out unit must have been updated recently because the kitchen was newer as well as the bathrooms. The matresses weren't amazing but the were clean. I would recomend this room to anyone. read more

I have stayed here many times over 20+ years. Every summer as a kid, my family (mom, dad, brother, grandma and grandpa) would get a room or two and stay for a week. This place is great because although it says Condominium, you can also rent, thus making it a hotel. Full kitchenette with everyone getting a view of the ocean is boss. There is a room here that we have designated as "Guido's." This room is red, from the floor to ceiling, with the most goddist stuff ever. read more

We love staying here and have for many years. However, now that Vacasa has taken over, things are just not the same. Prices have jumped up, no longer offer the discounts that the previous owners offered and now,NO daily housekeeping, and they charge a $70 "cleaning fee". What is up with that? We did not expect full service, but we had to go to the office for more coffee and no garbage pickup for three days. The room was clean, everything worked and the view is nice. Yes, we plan to return, just inform us about all your new rules, never saw or read about the "no housekeeping" rule. Not cool Vacasa. read more

My husband and I stayed the last few nights, looking forward to a quiet holiday break. The last two mornings we have woken to pounding hammers next door due to remodeling. We respectfully asked for a 1 hour late check out tomorrow to get a little extra sleep. The person at the desk said he could not help us even though many had complained about the noise. It is sad that Sea & Sand does not give their employees the latitude to allow guests a check out 1 hour later then normal due to construction noise. It also would have been nice to know that construction was happening prior to us booking our unit. read more

My Friends and I stay here every 6 months as a get away. I have never been disappointed until this St. Patricks Day Weekend 03/17/17. Room 310 should be shut down. It smelt old, musty and moldy. We had no maid service, even with a phone call to desk for more towels, toilet paper and coffee. The beds were from (kid you not) 1975!!!! There was mold on the wall in the bathroom!!! Very disappointed!!!! I felt like I was at the Bates Motel!!! read more

It breaks my heart to give them a bad review as before Vacasa bought this place, it was me and my husband's favorite getaway. Unfortunately, they have unreasonable fees, the customer service depends on Vacasa and who is on the phone, and the beds are so bad, you can't get a restful sleep. We have been guests for 2-3 years and will not be returning. The location is prime for venturing on the boardwalk and downtown area. But as for me and my husband, we prefer Cannon Beach and only stayed here because the location and the customer service were amazing. Unfortunately, that is not the case anymore. read more

A lovely property if it were managed competently! We arrived at check in time of 3 pm but were given excuses until we finally got our room at 4:30 pm. We were told we were lucky since they often postpone checkin until 6pm Of course, there was no apology, no offer of moral or other compensation, just the attitude of someone who was used to this. The room itself was excellent, but the wifi did not work. I had to reboot the router twice, and fiddle with it and my computer and phones to finally get it to work. The view from room 508 was simply breathtaking! The best view I've ever had in Seaside - great deck and windows that span the length of the living and dining room. Gorgeous. HOWEVER - and this is a big however: The exterior of the place is so incredibly outdated and unmaintained, you feel like you are literally walking into the ghetto when you pull in. Even my 11-year-old son said, "Mom, why is everything here so terrible?" I thought we were going to have to find another hotel and it stressed me out and got our vacation off to a terrible start. This place MUST do something about that - it's amazing they get customers with the lack of attention to the exterior. I'd give it a zero for that - but the room, while slightly musty and reasonably updated (not new by any stretch) was really comfortable, roomy, clean, amazing amazing amazing view!! read more

Our first time in the area. This condo need major upgrading. Very disappointed. The exterior needs to be upgraded. It looks old and outdated. The inside of the unit we stayed at needs to be upgraded too. Wall papers on the MB bathroom - so yesterday! Fan in the MB bathroom don't work. Mold is starting on the ceiling above the shower. This place isn't half worth the price we paid. Very disappointing. Will definitely not recommend this to anyone. The only one star it deserve is the location. read more

We were in Unit 514. This unit is sorely in need of a new front door with locks that work. It appears as though the door has been kicked in at some point. The door does not close well and out of the three locks that are on the door, only one works. The one that works is in the door handle. It is very hard to get the door closed (and at one point, we found the door wide open because we hadn't gotten it properly closed). In order to get the door to latch, my husband had to put his full weight into pushing it. The property manager appears to be Vacasa - who by the time they got done putting their fees on top of the other rental fees, rent, cleaning fees, etc., makes the rental fairly expensive. The property doesn't live up to it. read more

Arrived at property mid afternoon on a Monday and staff did not give us room key until 5pm. Found the property poorly maintained with rusted outer hallways and paint falling off.There were roofers hired by property owner that dropped paint and debris down on our car which damaged the paint. When I complained about it to staff they denied responsibility and told me to "take it outside" and to deal directly with roofing company. We were then threatened by the roofing company owner who also denied responsibility. Also found out roofing company was un-licensed and un-insured. Contacted Vacasa, the building management company and they denied responsibility. Filed complaint with BBB, state licensing boards and workmans comp. read more

We stayed at Sand and Sea several years ago and were very satisfied with our stay. This time I was hosting a couple and was very embarrassed by condo 604. It was so outdated with old, run down/worn furniture and very poor quality maintenance and repairs. The second bedroom had an old plastic mattress pad that "crinkled" every time I moved. There were many problems with this condo. I do say that the view and location were wonderful but when I think of the cost of 2 nights here, I am very disappointed. I replied to Vacasa when I received a HOW WAS YOUR STAY? email but did not receive a reply from them. I personally will never go there again and probably won't rent from Vacasa again, assuming other properties would be of the same caliber as Sand and Sea. read more

Vacasa (the rental management company) confirmed our reservation on the 17th. We called to add 2 more people on to our reservation a day or two before our arrival. Vacasa and Sand and the Sea front desk both okayed the additional people and noted the reservation. We drove from out of state to reach our destination, only to hear from the front desk that our reservation had been cancelled 3 days earlier (not by us). This "cancellation" was odd since we never received an email, refund or notice even when we called to add the 2 additional people to our reservation. The front desk staff made reference that they had extended the prior guest stay because our reservation was "cancelled". Rather than resolving this issue with Vacasa, the front desk staff had Vacasa call us directly on our cell phone to solve the problem they created. The front desk staff told us they couldn't give us another reservation and Vacasa wouldn't help us find another place to stay anywhere in Seaside. Bottom line is they made a mistake and didn't make it right. Wouldn't ever stay here. read more

My husband and I have been staying at this property for 25+ years and each visit we see the property in more and more disrepair. It's becoming real obvious that profits are not being reinvested into property maintenance issues. With the price to stay, it is unacceptable to arrive to peeling paint, rust, mold and other basic deferred maintenance issues that are commonly displayed around the property. And each unit we have stayed in has been seriously outdated, circa 1960-1970's. The location is highly desirable and therefore the property probably enjoys full occupancy regardless of the condition thereby not feeling the necessity to maintain to attract business. Personally, we felt as though we were staying in substandard conditions and with newer properties and/or better kept properties with similar accommodations, we will most likely consider alternatives for our next stay. Additionally, Unit 604 was permeated by ethnic cooking smells and spices. We found this to be most unpleasant and the use of candles, air freshener and keeping the slider door cracked for our entire visit, provided little to no relief. With that being said, the new management was very friendly and enjoyable to talk with and the location and view can't be beat. Highly recommend Sea Star Gelato...it's a must! read more
