The property itself is absolutely stunning -- beautifully maintained, peaceful, and designed in a way that truly feels like a resort. From the pools to the walking paths, everything has that "Waldorf-style" atmosphere that makes you exhale the moment you step outside. What really sets this place apart, though, is the people. The residents here have been incredibly warm and friendly -- it's the kind of community where people smile, say hello, and actually make you feel welcome right away. And the staff? Truly exceptional. I have to start with the café team -- MJ, Jesse, Anna, and now Jordan. From day one, they've made us feel at home, almost like family. They go above and beyond in a way that's rare to find, and it doesn't go unnoticed. And a special note about Anna... I may have to retire from making my own soups, because hers are honestly some of the best I've ever had. You can tell there's real care and talent behind everything they serve. The head chef deserves major credit as well -- even though I haven't had the chance to meet him yet, the quality speaks for itself. The maintenance staff has also been outstanding -- professional, polite, and incredibly responsive. Saeed helped us recently, and it was honestly one of the best maintenance experiences we've ever had. Concierge Chuck is another standout -- always helpful, friendly, and on top of everything. We're also really looking forward to more of the community events, which already seem thoughtfully done and a great way to bring people together. I had to come back and add that the security team and the front gate crew are outstanding! Well, now I have to come back and add that the people in guest services are fantastic! I want to mention Mark and Pedro and hope the Irvine company knows what an amazing staff you put together! So far, living here has exceeded our expectations in every way. It's not just a beautiful place -- it's a genuinely welcoming community, and that makes all the difference. Well done, Irvine Company!

    UPDATE -- July 2026…read more After posting my original review, Irvine Company contacted me. Their communications were consistently polished, sympathetic, and customer-service oriented. Unfortunately, the substance of their response was the same as it had been throughout my residency: acknowledgments and reassuring language, but no meaningful remedy, accommodation, concession, or lasting resolution. For months, I documented recurring noise from the apartment directly above mine, including heavy footfalls, banging, slamming, dropped objects, and early-morning disturbances that repeatedly woke both me and my son. Even the operation of the Irvine-installed window covering above my bedroom was transmitted loudly enough to wake me, often between approximately 5:30 and 6:30 a.m. I understand that multifamily living includes ordinary noise, and I did not complain every time I heard my neighbors. I complained only when the noise became prolonged, unusually loud, or disruptive enough to awaken us and interfere with the use of our home. Management contacted the upstairs residents, who said they were engaging only in ordinary daily activities. Irvine then accepted the position that the sounds were simply "daily living." At no point did anyone from management come into my apartment to hear what I was experiencing, reproduce the window-covering noise, inspect the sound transmission between the units, or evaluate whether the landlord-installed components were functioning as intended. More recently, I was awakened by sustained banging and dragging noises beginning at approximately 7:00 a.m. on a Sunday, consistent with furniture being moved during an apparent move-out. The Resident Handbook states that furniture may be moved only between 9:00 a.m. and 6:00 p.m. unless different hours are approved. I still received no meaningful explanation as to whether the early move was authorized or whether the community's own rule was enforced. This reflects my broader experience with management's selective approach to its rules. During my residency, a staff member confrontationally accused me of not picking up after my dog--an accusation I denied and believe was unfounded. That incident was especially upsetting because management was willing to confront me aggressively over an alleged violation, while repeatedly declining to meaningfully investigate or enforce rules that affected my sleep and enjoyment of my home. I also had packages stolen from outside my front door. While I understand no apartment community can guarantee that theft will never occur, it was another disappointment during an already frustrating residency. The sound transmission between units has been the single most disappointing aspect of living at Villas Fashion Island, particularly at a monthly rent exceeding $8,000. Footsteps, impacts, furniture movement, and even window coverings should not be transmitted into a bedroom at a level that repeatedly wakes the resident below in a property marketed as a premium luxury community. After living here for more than a year of my 15-month lease, I recently had an opportunity to move a few months early. I asked Irvine Company to consider my documented experience and allow a reasonable early release. The community manager, general manager, and Corporate Customer Care all responded with sympathetic and carefully worded messages, but refused any waiver, reduction, custom resolution, or goodwill accommodation. The only choices offered were the same standard options available under the lease: pay a $16,380 lease-break fee or remain responsible for rent until the apartment is re-rented or the lease expires. My takeaway is that Irvine Company's customer service sounds caring, but in my experience it has largely consisted of empathy and platitudes without meaningful action. Management appears to decide which rules it wishes to enforce and which it does not. Prospective residents should not assume that repeated, well-documented complaints--or the rules in the Resident Handbook--will necessarily result in investigation, enforcement, or a practical solution.

On the before breaking my lease and…read morethis due for many reasons, first one all when in lease this place I didn't get a single phone call nor email from staff until 1 hour before the day of moving which I found out when I was already inside the property with movers and just there found out they don't have an actual leasing office on the premises which was weird, so I had to drive to another property to get my keys while my workers are waiting and charging me by the hour!! Then when I got the keys I was supposed to be happy with the quality of the unit, dishwasher was rusty, air vents were rusty and old, paint was only touched up with a similar color not the same color. Also you could see dirt and human hair throughout the walls. I submitted everything via move-in sheets. I also mentioned on the paper to send someone to double check which was ignored by the office. Other issues that made me break my lease was because this is a very old building and they didn't take care of it, walls and floors are super thin and you can hear everything your neighbors are doing, including when they take a shower or do laundry or even go to the bathroom, not mentioning all over the property is covered with parking and people's alarms go off in the middle of the night because of the wildlife around the property. Also, if you like cockroaches you are more than welcome to walk through the property and they are everywhere inside and out. They are usually very large and I believe this property had a lack of management. In addition, most of your neighbors are doing Airbnb and they don't care about it, even though it's forbidden by the Irvine company. When I moved out they charged me $350 plus for the paint and I was only here for 6 months. I reached out to the office and they sent me a paper from somewhere for $220 showing me the apartment was painted before I moved in which is not true because my move-in sheets show otherwise. So save yourself and check out other Newport Beach properties, this one definitely needs new management.

Having to travel to Newport North for inquiries is inconvenient, particularly because it is often difficult to reach the office by phone. Given the premium rent prices at this community, I believe residents deserve better accessibility and a more responsive management presence on-site.

Living alone as a young girl I was very worried about feeling safe, but I'm happy to share that I have never once felt unsafe at One Uptown. Their amenities and staff were all 5 stars. Maintenance teams were professional and timely. Seriously could not have asked for a better experience. I never once had a noise complaint or any issues which is incredible given that I work from home! All neighbors have been kind and kept to themselves. It was a dream experience, especially coming from an Irvine property previously! I've recommended a lot of my friends move here since it's been so pleasant. Would highly recommend!! I have complained for months that my thermostat is out of order. They promised to replace it repeatedly for months. Final I was notified that a tech was supposed to replace it and received an email that it was replaced. I had previously marked the thermostat because I did not trust management to replace it and sure enough it was not replaced. I spoke to another residenet who also complained to me that her that her thermostat did not work at all. I wished her good luck with that. The traffic noise on the side facing Jamboree is unbearable. When I complained that the shower in my apartment was not safe or about the traffic noise, I was given a 30 day notice to inform management I was moving. I needed to go month-to-month a for a couple of months until my next residence was ready, so they raised my rent 25% which is over $1,000 more per month. My suggestion is to find another place to live.

I had my bike stolen and car broken into which was parked in the 'gated' garage. The 'gated' garage is never locked & the doors are broken so they allow easy access to people. I have a hunch some of the neighboring apartments are rehab centers... There are no community amenities, and it is extremely loud (traffic)-I had to sleep with ear plugs every night. If you're on the first floor you can hear everything above-water in the pipes, showers, restroom, music, ect. The complex is just okay. I would save yourself the hassle if you're looking for a long term community and look elsewhere (which I've done), but if this is a short term move, or you won't be home much it'll be just okay for a while. PS the photos they're showing are of the couple renovated apartments and do not reflect the condition of the whole community. The cost of the apartments is on the lower side as it should be seeing there are no apartment amenities. A bike rack would be nice since I've had 2 bikes stolen, but its not the end of the world. I always joke and say that the outside of the complex and the courtyard reminds me of a La Quinta Inn and Suites lol, but, the outside appearance is something they could work on. I live in an upstairs 3br, 2.5 bath, with beautiful vaulted ceilings. I think I honestly have the best unit in the complex. Aside from my neighbors downstairs, I love this apartment, the location, Chela and the property management. Ive never had any issues and plan on being here awhile. A few cons: Theres a halfway house located directly behind the complex.. & they tend to have bonfires/ people up late each night. It doesn't bother me but its worth mentioning. The street is always busy Theres quite a few stray cats and raccoons that seem to hangout around the garbage dump..and although they can be cute, they make quite a bit of noise, and seem to get in scuffles with he neighbor cat which have woken me up - theres also a handful of bums that dig through the dumpster.
