Even now there are still things that they need to let us know about but they re taking their sweet time. They re never late to post any chargers though. And now that we're threatening to sue they finally decided to reach out to and I finally talked to Cheryl. Turns out when I went to visit them that wasn't alarming enough. She denied everything that we talked about. Giving wrong address twice, not following up with attorney and court, not keeping us updated. Turns out the hoa gave them the wrong address??? And we can prove that that's a lie because the address that they put is not at all the real address it's like they posted a completely different property. Turns out the attorney wasn't returning their calls? And she blamed us for hiring our own attorney instead of using theirs... well we don't trust them anymore. And that is a lie to because they were the ones who filed to the attorney, so they are the ones who would be contacted by Attorney not even my parents them. They were even sent the bill, but for some reason, Attorney wasn't returning their calls like there's some strangers when I called the Attorney He answered all of my calls and always returned them, and I was always able to reach someone and I'm not even in the case. I am an outsider. I am nobody they still talk to me so that's another lie. But then, what about calling the court and the sheriff she actually never answered those questions. She changed the subject. I was the one who called the sheriff and the court almost every week and actually until I called the court. They weren't even looking through the cases from that date, but after I called, they immediately looked through it. That's why it's important to keep up and push everyone to do their jobs. Also, the attorney send those property managers the bill but before they sent the bill, I actually called them and they sent me the bill to my email so I know what the actual bill looks like and what they showed us what the Attorney gave them does not match. They're missing the bill From when the case was denied. Why? did they do that on purpose because they were trying to hide the fact that they made a mistake? There are two bills. There were two cases. I got two bills from the attorney. They only sent us one. that's a little weird. Trying to think what they did this whole year and other than collect my parents money and post notices when we told them too, I can't think of anything. Worst property managers ever!!!!! My parents decided to trust this company with their rental property because they wanted to do things the right way and find good tenants without any headaches. It was their first time renting out their property and they know nothing about it so they thought property managers would be a great idea. Cheryl and Tristan were "managing" their property. Took them 2 or 3 months to rent it out because they took too long to post the property and then included a wrong address so people couldn't find it . Then they decided to rent it out to the worst tenants ever. I don't know what they were thinking when they looked at those peoples background checks and the fact that they barely made 3x the rent. I'm sure they didn't call their employers and former landlords to see if they were good tenants. They didn't do their due diligence at all. Because in the first month they struggled to pay rent they were sending $500 every week and in the first 30 days they should've kicked them out for that so we didn't have to evict them for a year but they did not. Why? Because every time tenants pay even few hundred bucks of the rent, the property managers get their cut first and then they don't care about the rest. It should've been until full months rent is paid they don't get anything, this way they'd be more motivated to work. After that I went to see Tristan in person at their office to to explain to them how worried we are and what could be done about the situation. But that didn't do anything. After 2 months tenants stopped paying rent and it took them like another 2 or 3 months to post an eviction notice. Throughout this whole time Cheryl and Tristan did not keep us updated about anything going on while my parents were loosing their mind. They messed up with the attorney too, gave them the wrong address AGAIN. And of course they didn't have the guts to tell us they made the same mistake again. Instead they said nothing and left us in the dark having to deal with the whole situation on our own. We called our attorney and found out they had the wrong address. We had to call the court, attorney, the sheriff so many times on our own to find out any information. Now finally after 6 months it's over but could've been over so much sooner if THEY DID ANYTHING. Now we got the bill from our attorneys and in the beginning we were told that the retainer should cover the whole process. So we were shocked when we were received an outstanding bill. Turns out because Cheryl and Tristan failed yet again to give the attorney the right address in the beginning, the first case was denied by the court. SO THEY HAD TO FILE A NEW CASE. And charge us again for doing the same thing twice. This is outrageous. How can a "professional" company handle such an important matter with this little care???? And we did not know about this until now. Until we got the bill and called the attorney to find out what Cheryl and Tristan have done. They didn't let us know. And this makes perfect sense now. Now I understand why they've been avoiding us so much this whole entire time. And now we contacted them again 2 weeks ago to peacefully resolve this situation and they are not answering us of course. They know they messed up and. When we manage do reach to them and ask questions, they don't really answer them. I don't understand what is wrong with them but looking through all the emails, there's not one properly answered question that we got from them. I own a rental property and Chase Pacific Property Management has been my company for over the past year. I have nothing but good things to say about this group. They have been excellent in terms of communicating with me and keeping me updated on any issues at my property and, unfortunately, there have been quite a few through no fault of theirs. Cheryl, who is the head of the company, clearly sets the tone for how things should be run, and she is great. But the person who I have dealt with countless times throughout these past months has been Jacob Stillwell, who works incredibly hard and seems to always be available. Jacob is very responsive and has continued to keep me apprised of any issues that have occurred and he and I have worked well together to resolve any problems and address each situation. Jacob's assistant Ellie is wonderful too. I am so grateful that this company was recommended to me and that they managed my property and I didn't have to deal with the tenants and issues directly. I'm going to break my review down from two perspectives; As a tenant and as a owner. As a tenant; You want to live in a place that is well kept. Weekly yard maintenance and when something breaks (garbage disposal, washer/dryer, smoke alarms); You want it fixed NOW! The 7-years that my wife and I leased through Chase have been truly care-free; Their "Handy-man" is awesome (always responding within 24-hrs and fixing the problem), the yard-maintenance team "kept our world neat and tidy". Unfortunately the new property owners have elected to end their contract with Chase, and the property is now falling into disrepair (I can't recall the last time I saw a yard maintenance worker; weeks? months?). We'll be vacating the property ASAP. As a property owner; You want maximum return on your investment! You want tenants that enjoy living in your rental and take pride in their ("your") community! Everytime a tenant vacates your property it's going to cost you! Long time tenants do not see their home as yours; They see and respect your property as if it were their own. Received too many complaints from tenants about Tristen who was the maintenance coordinator. We cancelled the management contract with Chase but parted in good term. If you have a very clean and nicely landscaped family home for rent, make sure to ask Cheryl to rent it to only responsible, low maintenance and appreciative tenants. read more

Chase Pacific is the WORST, most dishonest managers I have ever dealt with. They managed the home I rented. They were difficult to respond to repair matters. One day the ice maker (which they refused to fix) started leaking water into the freezer, I called them right away. No one responded for hours and when someone finally came at 8PM (10 hours later), my freezer was an entire ice block, could not close and water running everywhere. Well the guy who comes isn't an appliance repair person and won't touch the freezer. At lease he was a plumber and cut the rear wall open and finally shut off the water. What a mess and poor service. Not to mention when I moved out Chase stole almost 1/3 of my deposit for nonsensical reasons and over charged for everything they supposedly did. I would never rent a place they managed nor advise anyone to use them. All these other negative reviews are true, I had all the same issues, plus, incompetent venders when they finally came and issues that never got fixed, because, they simply do not care. read more

Horrendous. Multiple calls and emails to Tristan and Cheryl go unanswered. When they finally do respond the only ever answer one of several questions or part of the email. When the roll up garage door for our condo complex broke, it took four full months to get it replaced and that was only after hoa board members themselves arrange for the repair. Inept and dishonest don't even begin to describe how bad the practices are of this management company. This company (including​ Cheryl, Ryan, Donna, ​and Tristan) is a wolf in sheep's clothing and is malicious, malevolent, and damaging. Our nightmare began with them from the beginning when it took them NEARLY A MONTH to list the newly renovated property. Chase lied to us time after time stating that the property had been listed on "several websites" but when pushed to see the online listing we were given the runaround. "I don't have that information available - let me get back to you." When we were finally given the websites - the property was not listed. They INTENTIONALLY mislead us about listing the property and tried to underprice the units so they could rent them to friends. The property photos Ryan took also appeared intentionally bad. A crooked photo of room with no lights on zoomed in on the ground. It was like a bad joke. We had to take our own photos and list the property through Craigslist - and provided Chase's number. Chase called us SCREAMING that they were inundated with "too many phone calls!" and demanded we "take the posting down!" I thought the WHOLE POINT was to gain interest and attention, no? Ryan continued to mismanage everything from there - from missing at least 50% of showings, listing incorrect prices, to telling tenants misinformation. We ended up doing many of the showings ourselves. It was only through our work that ALL the units signed within less than 2 weeks. Chase Pacific managed a town home I was a tenant for 2 1/2 years until the owner decided to sell. Upon seeing other reviews I was concerned and paranoid that I'd be nickled and dimed and receive an outrageous deduction from my deposit, which was a few hundred dollars more than the rent. However I was only charged for cleaning services which was expected and less than the upper limit I thought was reasonable. Outside of issues with parking enforcement they had little power to do anything about, the only other time I really needed service was during a flood which was an ordeal for all involved. I'd like to especially mention Donna, who helped coordinate the remediation and repairs. She was very responsive to any issues and concerns I had during and made sure I was taken care of even when those things weren't part of her normal duties. That is still very much appreciated. Online services are available and seemingly preferred for signing documents, maintenance requests, and automatic payment, which is also my personal preference as well. I felt in all things they were cost effective without cutting corners. Overall I had a very positive experience. read more

The initial experience seemed to go well with the first tenant who occupied for a year. My issue is that it appeared that the managers weren't even tracking the dates that the leases were expiring. At one point it sat vacant for three months due to the manager's lack of posting its availability. The following two tenants who each occupied for 1 year is when I started to receive bills for repair work. This is where my problem regarding honesty begins. I was told they washing machine had stopped working so I had it replaced. Then 6 months later I the manager assigned to my property had changed And I received an email stating that the washer was not not working and needed to be replaced. I questioned this because the washer was less than six months old and was told that 'oh yes we made a mistake the washer is working'. Next I was contacted regarding the air conditioning not working with a bill for repair, I again questioned this asking are you sure they replied 'oh yes' I then informed them that my property does not have a/c. They simply dropped the topic. Finally long over due I changed property management companies due to concerns over the honesty of chase. When I started renting the property out with chase it was in pristine condition, had new floors laid and it had recently been repainted and I had ceiling fans installed in the bedrooms. The new rental company sent me the outgoing inspection report with photos from the last tenant which showed, damage to the walls, kitchen cabinets and sliding patio door. Now this damage had been documented on their check in inspection so was due to the previous tenants, so Chase was aware of the damage, however, no action had been taken to repair it. The place looks absolutely run down compared to its condition when I first entrusted its management to chase. In all I think over the three year period I used Chase they billed me over $2000 in repairs, I don't know what that money was used for because it didn't go towards keeping the property maintained because its beaten up. Disclaimer: I have not rented a property from this company. I saw an advertisement posted online for a property from Chase Pacific and inquired via phone and email to set up a showing within minutes of the ad being posted. I was given a time the following week to view the house, and was told there would be a few other interested parties there (not uncommon from other properties in the area that we have viewed). My partner and I showed up to the viewing to find a note on the door explaining that the viewing would take place 30 minutes later - in short, Ryan had forgotten the keys to the property and needed to grab them from the office (20+ miles away from PB - how would that only take 30 minutes?) Forty-five minutes past the hour that the viewing was to start, there was still not a property manager in sight, but there were THIRTY EIGHT other people waiting on the street to view the house. I've never seen such a complete disrespect for people's time from a management company. Forgetting the keys to a showing is one thing (I guess), but telling that many people to come to a house viewing is absolutely ridiculous. My S.O. and I are capable renters, as explained in my first communication to Ryan, with excellent credit scores, great rental history, and tremendous jobs. Had it been made known that we were viewing the home with as many people as we were, we would not have taken the time out of our busy workday to attempt to make the showing. I understand the concept of an open house, but we were misled to believe that we were viewing the home with a handful of potential renters (not 35+). What a joke. We didn't have the pleasure to meet Ryan face-to-face, as he never showed and I had a meeting to attend, since this was in the middle of the day during the week. They are never available to handle issues in the moment. My tenants complained about the way they were spoken to by the manager back then. I have money missing that I never got an explanation as to where my money is (still don't). Most recently I was told by the owner herself that they would take care of the utilities as they have to make the calls to switch them over but that has not happened. Very unprofessional. They were quick to make the promises and sell themselves when they wanted the business but after they got my business it all went downhill! I'm so disappointed as I paid so much money to have them take care of my house. I've yet to receive reports I was promised including the final walk through report. My husband and I rented a two-bedroom apartment through chase pacific for one year. Chase pacific is not a trustworthy company and lied to us a few times. They charged us almost $400 dollars after we already cleaned the apartment and during the move-out inspection Ryan said it looked really clean and wouldn't need a lot of cleaning ! Linda case lied to about about when the next tenant would move in which caused us around $1000 dollars in extra spend .... etc. I would not recommend this business, and they lost us as customers for sure ! read more

We had high hopes for Cheryl and her team when we hired them after a downright terrible experience with our previous property management company. All I can say is that they lasted four months before we fired them for basically doing nothing. We gave them some buffer room to get onboarded, but no matter how much time we invested in getting them up to speed, laying out things that needed to be done, our expectations, etc. they just "never showed up". Literally. Issues on the property went days/weeks without any action. Tristan ALWAYS has an excuse for why things are delayed, despite her very vocal "I ALWAYS have my phone on me" outbursts. When we asked what the back-up plan is for emergencies (in the event Tristan doesn't answer), the response from Chase Pacific was that we won't need to ever worry about that because Tristan is always available - day or night. NOT. When our garage door broke (a serious security issue) the calls to get it taken care of went unanswered. The residents on our property actually took care of organizing service calls, bidding, etc. UNACCEPTABLE. Not only that, they were consistently late to our HOA meetings because of traffic. Their handyman was non-existent. NOTHING in four months ever got fixed. Lots of talk and NO action. Do yourself a favor and don't trust that this company will properly manage your HOA or your property. Do not use this company. They do an awful job, they are unprofessional, rude and down right spiteful. I had them manage my multiunit property in South Park for two years, I had nothing but complaints from the tenants, I had to show and eventually rent out 3 of the 5 units on my own because they didn't list the units on any well known sites for rentals. Ryan, their showing agent was often late, didn't show up at all or brought the wrong keys to showings. He also told me to take my ad off Craigslist as he was being "flooded" with calls about the units. Most recently, and I feel the most important to mention issue to mention about is when I changed management companies. We had 1 unit move out on the 1st of June, it took Chase 14 days to get cleaners into the unit and this was after many e-mails and calls. I then went to inspect the unit only to find holes in walls, door nobs missing, no removal of wall anchors and the unit in desperate need of painting. I called and said we need someone to come out ASAP to take care of this. Did they? No! Chase sent someone who put some paint over some holes. Once I again I called and e-mailed how unsatisfied I was with the work and heard nothing back. Now, 20 days later I have to hire my own handyman to fix the unit and their mistakes. I am also out one months rent from their laissez faire attitude and horrible communication skills. During that period of time I have found them to be professional and to deliver their services in a timely manner. They have implemented new technologies (owner portal and others) that have made obtaining tax related and other information very easy. Chase Pacific has been my property management for about a year now. After kicking us out of the first house we rented from them due to the owner wanting to sell the house, I understood that but put a ton of stress on my wife, daughter and I, we cleaned the place up and had it inspected by them and they raved about how great the place looked and offered to waive the "professional" cleaning fee for us and the new application fees in writing via email. We were excited about that as we spent hours cleaning the house once the house was empty and really needed the money. We rented another place from them "big mistake" and when it came time to receive our deposit back from them they decided to charge us $180 for the "professional" cleaning and $60 for the application fees. When I questioned them about these charges, they started quoting the rental agreement and completely went against the waiver they promised us. I resent the email that was sent to me that explained they were going to waive the professional cleaning fee and application fees but they still would not honor their word. This was incredibly disappointing especially since they claim to be a Christian company and quote scripture on their website and in their office. Where do I begin? I was renting a home for two years. We were exemplary renters. Treated the home like it was ours. I called the Property Management office when I saw water coming into the home through the windows (after the rains) This was in January 2017. They did call in someone to check out the windows. Nothing was done for 6 months till I was moving furniture around the room and moved a bookcase away from the window and saw BLACK MOLD! Called immediately again.....no one came out for 2 weeks! After another call wondering why no one has come out. After tearing up the house when the restoration company removed everything --- everything sat again. No response from anyone. Once we decided to move since our lease was up -- I told them to wait on the construction - since the Holidays were approaching, we were having friends in town and I was in the middle of packing the house. That is when Donna was nothing but rude. The communication is extremely poor --- promises are made and are never followed through. Moving out -- Ryan was professional -- he said the house was fine....Donna called me and asked me questions, which I told her Ryan approved the move out and to talk to him if she has any concerns. They also wanted a receipt of the cleaning company I used -- after they said the house looked very clean. I even received an email from the owner saying we left the house "pristine". This was after two week after we moved out they were asking these questions. I told them I wanted our deposit back.....if the house was fine....they can send the deposit. They keep using the statement they "Legally have 21 days to return the check". I was also told the bookkeeper was "Out of Town". Hmmm how convenient. I called Linda and told her I didn't appreciate Donna calling me and being accusatory regarding the cleanliness of the house....I did the walk through with Ryan. Was never notified that I would need to answer to anyone else regarding the completion of the house. Once again, we had been out of the house for two weeks. After the owner contacted them to return the monies before that time.....I was promised it would be mailed out on a Thursday. Checked the mail, Friday, Saturday, Monday & Tuesday. Monday, I called the office and the bookkeeper said she mailed it on Monday. Lies again. Of course they waited for me to get the check on the 20th day. We, as homeowners, have rented our home with Chase Pacific since 2014 and have been more than satisfied with their service. We had an unfortunate incident of a broken water line shortly after the tenants moved in, and the Chase staff, Donna in particular, went above and beyond the call of duty in overseeing the repairs and working with the tenants. The tenants were understandably unhappy with the inconvenience and we felt very fortunate to have Donna on top of the issues. They listened to the renters' requests and brought them to us, trying to come up with the best solutions for both during the time of repair. Since that time, there has been need of minor repairs, which the Chase staff have handled very capably, getting estimates when needed. I have been with Chase Pacific for about 20 years as a landlord. I have found them to be very reputable. They have taken great care of the property in Penasquitos and expedited any repairs including replacing a Ramparts Chimney. Their accounting and statements are top notch. Cheryl Berkstrom, the owner of Chase Management gets involved if I suspect any problems. Donna on the staff goes out of her way, including sending pictures, of any damage and repairs in progress.
