I started planning my visit one year in advance for 20+ family members. I tried to be a considerate and patient guest when attempting to communicate with my host, especially since it was so far in advance. I understood she probably was busy handling current affairs. As you read, I included specific time period details to fully appreciate the wait times. Using the VRBO site to contact my host, responses to my questions were either delayed extensively or non-existent. For example, I asked 3 questions over a 6 month period - 2 were the same - without any response. One question I started to ask for information on was a floor plan/layout of the home so we could break out the rooms conveniently for the different families attending (especially those with children). After the 6 month wait for a response, all I received was a one liner that she didn't have a floor plan of the property. Still no response to the other question, which was inquiring about a chef for breakfasts to be prepared (since the VRBO listing indicated that breakfast is available) - now for the 3rd time. I finally received a referral for a chef 9 months after I initially asked. When I was told there was no floor plan, I asked for either a) some kind of hand drawn layout to get a feel, b) my family member that lives nearby the property to be granted the opportunity to do a quick walk-through and get a video or c) that I be allowed to do a quick walk through sometime over a 2 day period I'd be in town. Those questions were asked over a 6 week period before finally receiving a response, which was only to option (c). She offered to have one of her team do a walk-through video for me. Jump ahead to another 5 weeks when I follow up again on the video. This time I included a question about my final payment. Surprisingly, I got a same day response about the payment. Then, I asked again about the video. I was told she would remind her inspector to get the video the next time he was on property. Skip ahead another 5 weeks and I follow up because I'm now within 60 of my trip. No response. I wait 2 more weeks for a response before following up. At that time, I'm told that videos have been taken and she's trying to find out where they are stored from her inspector. No other communication received for another 2 weeks before I follow up yet again - now within 4 weeks of arrival time. I received a response that while the videos had been taken, they were taken on an old phone that is no longer used. She stated that they would be taken again the next day and sent to me. Skip ahead a week with no communication and I follow up. Nothing. Skip ahead another week and I follow up again, now within 2 weeks of arrival. Three days later I received a response that the videos had been emailed to me. For anybody keeping track, that was 6 months of delays to get this one request addressed - including my offers for either me or my family member doing it ourselves. One week before check in, I sent a few other miscellaneous questions. Five days later, after no response received and 2 days before arrival, I followed up. She replied she's been out of the office and will look into my questions and get back to me, which didn't happen. After I checked in, I sent her the answers to my final questions. Some of the negatives included: a) The pool and hot tub lights didn't ever come on - especially after dark. The first night I was told the timer had apparently not worked and it was fixed now. They didn't work on the 2d night or thereafter. I never received a response to my follow up text during the rest of the trip. b) Hot tub never got any warmer than the pool. c) Door handle inside the garage entrance to Casita came off in my hand when we arrived. They did send somebody out to look at it but we had already temporarily fixed it. d) The glass of a light over the gas fed table fireplace was shattered. e) There is a basketball rim set up behind the casita, however it's placed right at the wall that surrounds the property. Any shot missed is likely to go over the wall, forcing you to go outside the property to retrieve it. Along those lines, there were 2 basketballs but they were both flat. f) There were a significant number of tiles, particularly outside, that were cracked. This is somewhat understandable given it's definitely an older property. The home itself is a beautiful property, as you can see from the pictures on line. My family very much enjoyed our stay. The positives included: a) Paper goods requested were taken care of quickly. b) Ample refrigerator, freezer, cookware, glassware and silver. c) Rooms were all spacious, comfortable and beautiful. d) Near to shopping and parks.

Some of those are disclosed in the listing, while some are not. That should have been our first warning sign to find another property, but we decided to be patient and give things a try. We didn't have to wait long for things to go south. In full disclosure, we didn't report all of the issues below during our stay because we got tired of continually dealing with the host. This was supposed to be a relaxing vacation, and this property and the hosts made it anything but. Just go take a look at their responses to some of their reviews if you want to get an idea of the type of hosts you're dealing with (can anyone say condescending?). Check-in: Showed up promptly at 4:00 and the door code didn't work. Called the host's customer service number - no answer. They text us back saying they can't speak and to text them. I let them know the issue. They say the code we received is the same one they have. Nothing for about 20 minutes. I finally contact the host directly and they give me the correct code which they say was changed recently. So now we're 35 minutes late getting into the house after driving 11 hours, and we have a car full of groceries as we stopped at the store before checking-in because early check-in will cost you $300. Pool: We stayed 5 nights in mid-February, so paid the $300 a night fee for the propane pool heater. The pool heater was never turned on before we arrived and the pool and. spa were somewhere in the high 50s. We inform the host, someone comes out and turns on the heat and says everything will be up to temp in a day. The next day the spa is up to 85 degrees and the pool is still somewhere in the 60s. Turns out the propane tank ran out! They have a 120 gallon tank that can only be filled to 80% (96 gallons) and the propane heater uses about 5 gallons an hour according to the propane delivery guy that had to show up twice to refill the tank during our stay. The pool temp was up and down throughout our stay as the propane heater kept running out of fuel and the electric heater can't keep up in the colder weather. Also, the heater will only heat the spa or the pool, but not both at the same time. There is a separate hot tub that we were not told about until a few days into the stay that smelled musty. Cleanliness: Shower curtain liners were filled with mold or mildew.A child in our party found a fake eyelash in their bed. We stripped our beds at the end of our stay (as you typically do at any other VRBO we've stayed at), and I wish we hadn't because there isn't enough soap in the world to make me feel clean again. Several of the pillows had mold/mildew on them, and the mattress in one of the master suites was covered in stains, including mysterious large yellow stains. The mattress in the other master suite was only slightly better. The host's checkout instructions tell you not to strip the beds. I wonder why? General: All of the furniture in this property is CHEAP. Most of the mattresses are so soft that they're uncomfortable. A full-sized pool table is crammed between the kitchen and living room, and you can't even play properly because the table is too close to the wall. There was something about a ping pong table in the listing, but that was no where to be found. The handle for the shower faucet in one of the master bathrooms was missing. The interior door handle on one of the secondary bedrooms was not secured to the door. The exterior steps and walls around the property all have bricks that were not secured. One person from our party slipped when the bricks leading to the back door came out from under their feet and scraped his leg. Later in the stay, one of the kids had the bricks come out from under them on the steps to the hot tub. The bricks on the wall surrounding the sports courts were also found to be loose when someone leaned on the wall. Avoid this property and host like the plague. Despite the hosts constant reminders of how much this property costs and that only 1% of the population can afford this property, this is at best a subpar house barely worthy of 2.5 starts if there weren't any issues. I'm sure the host will clap-back with a snarky and BS response saying how we were horrible quests, or that we're too poor/low class, that their property is amazing and none of this ever happened........so for your viewing pleasure you can check out the reel of our experience at this dump on Instagram @VRBOHorrorStories. DO NOT USE THIS COMPANY on Airbnb or otherwise. The pool was leaking immediately upon our check-in...which took 3 days to fix. We were told to "Google" the solution as to why the hot tub wasn't hot. Numerous other issues too long to list. The host "tries" to be helpful during your stay, but if you don't give them 5 stars on their review, she turns into a 15 year old girl and tries to berate you for not being "thankful" they let you stayed at their "Shit"-grala of a property.

We heard gun shots the first night and 2 days later we saw 5 bullet holes in the building not 20ft from my daughters window. The wifi is very spotty and slow and they started construction from 6.30 am through 10.30 pm. I have a 1 and 5 year old and as it was retiling the floor above it was extremely noisy. We sent pictures to both rental company and the owner of the property "Padzu" and we got no response. The rental company recommended that we book an alternative place but because the owner of this unit did not communicate, the rental company keep double rent after the booking was done. Find any other of the wonderful rental companies in the area ( if you need some ideas just message me). Worse stay EVER!

    I just came across my file from when I used this company to rent my properties. In my files I have…read moredocumentation that he doctored agreements and actually rented my condos and charged additional (not agreed upon) fees for more than what he told me he accepted. This of course seems to be fraud... but I'm guessing he counted on it being a hassle to file a complaint. Not to mention the aggravation. And, by now I think the statute of limitations may have run out... I'll have to check. My place was gorgeous when he started renting it, brought in many horrible tenants running my place into the ground due to terrible housekeeping and maintenance. And then as time went on used videos and pictures of my place to market with, yet put tenants in units he owned. I don't know if a property manager is legally allowed to do that, but I do know you have to be or have a licensed broker employed to manage properties and he is/does not. The straw was when a widow contacted me that Ryan would not give her money back when she cancelled due to her husband's death. When I approached him about it, I caught him in several lies, but was able to get her money back to her... that's when I discovered the doctored rental agreements. By then he'd run my place into the ground and was barely renting it anymore. I took my place back, did the needed repairs that had been neglected or improperly repaired by his person and had it booked up quickly. There was no reason it should have sat empty so long with property management representation... but he simply did not have my best interest in mind. I was taken advantage of, lied to, aggravated with lack of follow through and ultimately lost money while he made it. I only wish I had made it a priority to file suit for the damage he did... and at the very least to keep him from doing to other rental owners what he did to me. I would not trust him under any scenario; neither to manage nor to rent from. BEWARE.

Other than the…read more"Cave house" in Grenada, the "On The Rocks" house in Phoenix is the coolest house we have ever seen, much less rented. The house is also immaculately maintained. The quality of the finishes and the upkeep are second to none. Holiday Rentals, the Management company is the most professional, most organized and efficient management company we have ever experienced. The house was spotlessly clean and extremely well stocked. We could have lived there for 2 months and never run out of supplies. We also had 10 people and there were enough towels for several weeks, without doing laundry. Our direct contact was Kyle and he was amazing. He spent the good part of the first afternoon showing us the property and how everything functioned. He also called several times just to check-in and make certain we didn't need anything. He was also extremely responsive. Anytime we called to ask a question he was Jonny on the spot. One time I got his voicemail and I did not leave a message, but within minutes he recognized my number and he called me back. I would absolutely seek out Holiday Rentals and I look forward to visiting the "On The Rocks" house again.

I am a Marriott Bonvoy member booked our family travel in late 2022 because I trusted the Marriott brand. We rented a house to attend my cousins wedding in Phoenix. I thought it would be nice to have the aunts/uncles and kids in our immediate family together for three nights. Keep in mind, one night would literally be just to sleep and recuperate. It looked NOTHING like the images shown in the listing. The reservation was a disaster from the moment we arrived. The house was a project still in play. Outlets exposed, not working, doors not fully aligned. It appeared like they "did the best they could" to get the house available. Again, it looked NOTHING like the images shown in the listing. The prior cleaning crew did a horrible job. There was feces on the floor in one of the bathrooms, no towels, dirty dishes, etc. Images were immediately sent to customer service. The customer service hotline was horrible. They were unwilling to help; however, did send another cleaning crew after I continued to call and pester them. There was ZERO consideration for my Marriott status (at the time it was high). We spent hours going back and forth and their agents were extremely rude, continuously questioning what, if anything was really wrong and reiterating there were no other options available. I requested a refund of the cleaning fees. I thought that was a reasonable accommodation given the issues we experienced. Also, being unable to use the residence when the second crew came back to "clean it." That outcome was not great either, but we could accept it to make it through our time. I never received a response or call back. In total, I spent over 4 hours on the phone between hold times, explanations and return calls. Four day trip, booking was around $2,000. I'd say there was a negative value. It was not worth the time invested dealing with rude customer service agents, and missing out of quality time with our family. I recently came across the emails from the service provider and decided it was worthwhile to write a review. I'd give them zero stars if I could. TRUST ME - BOOK A HOTEL, VRBO or AirBnB. You'd have better options and resolution if needed. p.s., I'd be happy to add images should anyone be interested.

Next thing we know, the fridge in unit 2 was not working. At this point it's not acceptable. I sent another message and got an automated response that they would be in touch. A rep stopped by the next day (we were not there and she left a message with our daughter in law) and said they knew about unit 1, but not unit 2. They offered no solution for only having 1 unit with a working fridge for 5 days. Value for this property was not great. With what they charge, they should have replaced the fridges immediately or offered a partial refund. Yet not even an apology for the situation. Locals all said that it is common for Casago and that they would not recommend them. We will not use them again. It's a shame, as the view is gorgeous. A few small upgrades to the units like replacing games and puzzles that are missing significant amounts of pieces as well as screens, windows, and doors should be in better working order. But overall, it was the customer service or lack of that made this a deal breaker. We should have read reviews before booking. This is the only negative review we have ever written.

Made loud clanking noise in spite of my efforts to locate the manager to report issues and request a late check out, I never saw a person once the cleaning lady left When someone from Expedia or Verbo finally was able to get a response to my request for a late check out due to their delay when we checked in, the company refused my request. I have had better service at a Motel 6 and did not pay over $1,000 per night. I wish I had researched this company prior to renting. I have now found that sites like Yelp and Reddit show poor reviews regarding maintenance, cleanliness, frustrating communications and broken items. Check it out, and believe what you read! Although the setting remains beautiful, the property no longer felt consistent with our expectations of a luxury resort. We noticed limited upgrades and signs of cost-cutting, which should not come at the expense of guests' comfort or safety. Our room thermostat could not be lowered below 72 degrees. I have a medical condition that makes a cool sleeping environment important, and we explained this to staff. I normally keep my home at 66 degrees, but I did not ask the resort to reach that temperature; I mentioned it only to explain why 72 degrees was uncomfortable. The resort provided fans but no extension cords, so they could not be positioned effectively near the bed without creating a potential tripping hazard. When we raised this concern, a front desk employee suggested placing a fan in the living room, which would not have helped while we slept. My husband was also told that guests bring their own fans and extension cords. We found that response concerning, particularly after explaining the medical and safety issues. We felt dismissed, including regarding our accessibility and ADA-related needs. The thermostat limitation itself was not the most disappointing part. I understand that equipment, budget, or energy policies may limit what a property can provide, and I can accept being told that a request cannot be accommodated. However, guests should still receive respectful, empathetic assistance. A simple acknowledgment and effort to find a safe, reasonable solution would have made a meaningful difference. Instead, we felt treated as an inconvenience and were later told that staff had complained about us to the Royal Holiday Vacation Club. Management's response further clarified my concerns. Rather than acknowledging that the situation could have been handled differently or expressing regret that returning guests were dissatisfied, it placed responsibility primarily on us. I am also aware that other guests have raised concerns about accessibility and ADA accommodations at this property, making the response particularly disappointing. The location remains attractive, other staff at the property were WONDERFUL, but based on this stay, the administrative and desk service did not meet our expectations for a high-end resort. Readers can review both my comments and management's response and decide what level of customer service to expect if they encounter a problem. Based upon my review of others, this is a consistent issue. When a problem arises, it's NEVER their responsibility.
