    I lived there for two years, during which they cycled through seven maintenance employees--yes,…read moreseven--and not one of them was ever consistently on the property. My work orders were routinely marked as completed, yet nothing was ever actually fixed. When I brought this up to the assistant manager, Patsy, she always acted surprised, as if she had no idea why the requests were closed without being addressed. At one point, I had multiple leaks in my living room ceiling. It took them three weeks just to patch the holes in the roof. Meanwhile, mold began to grow in several spots on the ceiling. I'm not claiming it was black mold, but it was definitely mold. I submitted several work orders about it, and each time Patsy and whoever was handling maintenance at the time would promise to bring in a contractor--but that never happened. I ended up living with that mold for over a year. And that's not even mentioning the roach infestation and the rats. Ask the other residents. They don't speak out for fear of eviction or non-renewal. They cannot find anything else affordable. Most residents stay silent because they simply can't afford to move anywhere else. It's heartbreaking. Shame on the management company and the owners for allowing people to live in such conditions--and for being dishonest about move-out costs. Shame on the owners and management company for making people live like that.

We come from the woodlands where everything is nice so finding this gem was nothing short of a miracle! I mean NO CARPETS! Top of the line amenities it's always clean. (At least aside from when PEOPLE DONT PICK UP AFTER THEIR PETS) but that not the complex fault. The staff has been great, they remember us, they're happy to help and answer any questions. The gate ALWAYS WORKS! Unless there's an outrage but they go above and beyond to prepare all tenants for all of this! The maintenance is incredible, super quick, respectful and kind! Even change your lightbulbs if you need it! I'm alone sometimes and I've never felt disrespected or as if I'm a bother when I need something fixed. It's safe, my children love to play in their balcony it's actually roomy enough for them to get some chalk and play outside! Don't get me wrong. I've complained about noise and I mean that's also not the complex fault! It's just the Inconsiderate people that don't have any respect for others. I mean if you want to party or rearrange your entire furniture or even play video games and scream at the top of your lungs don't do it at 3 am when others are sleeping. That's not good apartment community behavior. The staff has handled everything in a timely manner and also in a profesional one. For those complaining about the pool and bringing extra people I mean cmon if you had a pool would you like random people coming Into your yard to use your things. Come take a tour, come see for yourself, nothing is ever perfect. But not everything is horrible like some make it seem!

My apartment has been infiltrated with gnats, ants, and roaches, and I moved in a few days prior to September 2025. I am now escalating this to Harris County Environmental Public Health / Neighborhood Nuisance, in addition to the Texas Department of State Health Services's Public Health Sanitation. The so-called General Manager, Stephanie Sellars, is a complete joke. I almost slipped on trash in the hallway in front of my own doorstep due to the filthy neighbors. They do nothing to adhere to their own lease agreement. Perhaps, enforcing this in court will be my the next steps. I have photographs to substantiate each statement. It's ridiculous. It's mentally draining, and it's time a court steps in because taking my time out of the day when I finally decide to address the same issues over and over takes its toll, and they should be liable. Also, the resident parking garage often resembles a mechanic shop rather than a residential parking garage, with cars and large trucks regularly being repaired there. This creates unnecessary safety concerns, including the potential for oil spills, debris, and other hazards. As an example, on Friday, July 10, 2026, I reported a vehicle that was elevated while repairs were being performed. Although I was advised the matter had been addressed, the vehicle remained in that condition more than four hours later.

Residents are required to sign an agreement permitting pest control to enter units without prior notice due to ongoing building-wide roach and rodent treatment. While I understand the need to address pest issues, unexpected entry into occupied apartments can feel invasive. A neighbor shared that she once exited the shower to find a pest control worker already inside her unit, which understandably caused distress as she was only wearing her towel. The pest situation itself appears to be ongoing. Although treatments are performed, the issue does not seem fully resolved. I have personally heard activity inside the walls at night, which has been unsettling. Safety and communication have also been concerns. There is a noticeable police presence on the property at times. In one instance, police vehicles were blocking my assigned parking space, and that caused confusion and led to my vehicle being towed when I parked mistakenly in the wrong parking space. This resulted in a $500 expense that could have been avoided with better coordination and understanding among residents. Additionally, there was a serious incident involving gunfire inside one of the units. Residents were not proactively notified afterward, which was disappointing and felt like they were purposely keeping that information from us to not break lease sooner for feeling extremely unsafe. Communications involving safety is essential for maintaining trust in a community. The current management and front office staff have not demonstrated the level of professionalism or responsiveness I would expect from a property that markets itself as luxury. The atmosphere overall feels inconsistent with that branding. I believe transparency and improved communication would go a long way in rebuilding confidence. Prospective tenants should visit in person, ask detailed questions, and carefully review policies before SIGNING A LEASE. There's dog feces all over Tweakwood and nothing can be done to stop it.

I complained numerous times and even pinpointed the apartments it was coming from. Staff would give them a warning but would keep happening. There were two nights when it was so bad I had to go sleep in my vehicle. I gave my notice to vacate and was told one amount to pay then when I went to pay I would get a different number. Paige in the office tried billing me over $1500 after I moved and when confronted she tried to guilt me and talk to me like I was stupid. The head manager then adjusted it down to where it needed to be and I paid it in full. I get it that the utilities are ONE MONTH behind in billing which I paid in March but in April I get a "final statement" saying I owe another $400+. Including rent and MORE utilities. If you do business with these people beware because they will nickel and dime you. I called and spoke to Judy and she gave me more bs as to why I owed them still. They are NEVER upfront or honest on anything. Get everything in writing!! Other reviews are saying that nobody cleans up after their pets and the walkways become slip n slides every time it rains these are all true as well. Avoid at all costs.
