Our kids loved the pools and activities - Indoor pool is a plus for bad weather - Our room was clean and updated -Music/ entertainment on some nights -You can use the sister resorts for activities as well Cons: - The onsite restaurant is terrible. We were hoping it would be better this year since they said they were revamping but the food wasn't good. Most people leave the resort for meals. You can also get poolside service but took over half an hour to get 2 drinks - Our room was next to a hallway and people were slamming the door coming in late at night which woke up my kids a couple times. Would be nice if they had soft close doors - upon arrival we didn't know our card had been locked due to suspicious activity and initially declined. Front desk employee seemed very annoyed. We simply used a different card and figured it out but were not greeted by friendly staff

The only great part? Nature: the beach, flowers, breeze, and bunnies. The "Resort" Reality: * Parking: $25/night--no spots when we arrived (on a Monday night). * Room: Looked like the photos, slept well. * Coffee: 1 used pod, 1 hazelnut. * Breakfast: Buffet nearly empty at 9:30 AM. Ordered à la carte--raw eggs, missing toast, slow service. * Atmosphere: Chaotic. Screaming kids, crying babies, coughing, spilled food, no peace. * Beach: Towels require 1 card each--only given 2. No beachside service. * Food/Drinks: Few options, overpriced. $17 for a plain burger, $15 for weak mixed drinks. * Pool: Packed with kids. Cabanas are rentals--no casual use. * WiFi: Gone by Day 2. That was the last straw. We left early. Some staff were nice, but overall service was inconsistent. This place leans on location and nostalgia, but the experience doesn't justify the price. Maybe worth $250/night--maybe.

From Dennis we could see all the way to Monomoy Island, which made the whole evening feel special. Olivia, our server, was fantastic--attentive, friendly, and thoughtful. She even brought Keith a complimentary birthday toast, which was such a lovely touch. We started with the Crispy Point Judith Calamari, perfectly fried with bright pickled peppers and a great lemon aioli. So tasty. My husband had the Pan-Seared Cod Loin with Thai khao soi and soba noodles--he absolutely loved it. I ordered the Maine Lobster Ravioli with butternut squash purée and tarragon Newburg sauce, and it was rich, balanced, and delicious. A gorgeous setting, memorable dishes, and genuinely kind service. My friend and I were there for drinks, but she ended up getting clam chowder before the kitchen closed for the afternoon. Unfortunately, it came out barely lukewarm. I assume they don't make the soup from scratch each bowl, so they really only needed to warm it up to the right temperature. The women's restroom only had 2 stalls and 2 sinks. One stall had no toilet paper and one sink had no soap. I get that the soap dispenser might be broken, but there's no reason to have no toilet paper when there were exactly 4 people standing around talking at the host stand... The table service from Karlo was attentive and polite. I went back with 3 others on Sunday as we had a brunch reservation for 10 AM. This was nothing short of a disaster. We got there on time and put in our orders quickly. The food (mostly consisting of various kinds of eggs, toast, avocados, and yogurt) took nearly an hour to come out. We asked twice and were told that the kitchen was backed up. They should have staggered reservations and seating if they couldn't accommodate a full restaurant near the time of opening. The rest of my day was rushed because I had to wait an hour for scrambled eggs and an english muffin. While the service was friendly, they even charged us for an iced tea refill and took the coffee cups away instead of offering more. If you're making us wait an hour for breakfast, maybe do a solid and offer a free refill of the non-alcoholic beverages. [Or even the alcoholic ones!] All in all, the service is decent and the view is great. The food and the wait leaves much to be desired. If I come back, it'll be drinks-only.

The unit can be rented by regular guests like any hotel or used by Richard and Laurene based on an availability calendar. The hotel has a two parallel building format with the front desk facing the main road...there is a nice green space inside the U-shaped property making the place look very roomy and green. Unit D has a nice living room with a dining table, bedroom, kitchen and bathroom. The place is very nice and clean and it has that Cape Cod seashore feel. There is a balcony overlooking the beach and the water, making this a favorite hang out place. The lobby is only open from 9a-5pm...so anyone checking in outside those hours need to pick up their keys at the unit or make special arrangments. There's wifi and a TV in every room. Overall a nice vintage property.

However, there were a couple of issues that need to be fixed. First, the air conditioning Is very tricky. We stayed in June and the weather was hot. There Is some kind of unit in the bedroom. I was in IT for 40 years and I couldn't figure out how to get this to blow cold. Finally on the third day here I saw some little tabs. I started to press them. First it started to send heat. i kept pressing tabs until it started to blow cold. Still don't know what I did. The other issue was the Internet was awful. It kept cutting in and out. We tried watching a movie and the interruptions were so annoying that we had to finish it on my iPhone. There were other small things. For example, I've never stayed anywhere were they didn't leave Kleenex. We had to go out and buy our own. They need to fix the Internet and leave instructions for the air conditioning.

But then were able to help there after. The place is beautiful and clean. Indoor, outdoor pool, outdoor bar is great. Only if I can stay there forever. The food from the restaurants were awesome too. Room turnover needed to be requested several times and all they did was change out the towels. We needed to place a "special request" to have the sheets turned over ONE TIME! One of the pillow cases had blood stains on it and we had no idea where it came from (not us...disgusting!). Food options at the "restaurant" were minimal and the quality was poor! Walls are paper thin can hear everything our neighbors do both on our floor and upstairs/downstairs. Overall, cannot believe how much they charge for this place compared to how little they provide. Their only selling point is location. Would give ZERO stars if I could!

    As a traveler, my business partner & I live on the road. Staying primarily in Airbnb's and on…read moreocassion, Hilton's. We have logged roughly 10,000 miles in 5 months. Staying in a particular locations anywhere from 3 through 30 nights at a time. From the street, it's everything that you can imagine a quaint Cape Cod cottage to be. There was a "Welcome" basket from the manager with all things Cape Cod, such as taffy, cranberry beverages, Cape Cod chips and a welcome note. Soothing beach themed colors and decor throughout. The cottage (#97) is small, but the layout flows well and didn't find myself tripping over 2 dogs and another person. Other nice amenities is are the grill, the picnic table on the front porch, well as on the side yards. The back of the unit is semi private, which I found nice to store my bike and kayaks. The details! When entering a new place I always do a walk through inspection. Walking into this cottage was no different. Upon entering I found the unit to mirror the pictures I had seen on online. There was no disappointment with this. Upon entering, the first light I attempted to turn on was burned out. This is extremely minor factor on the grand scheme of things. However, when combined with the addition thick dust on the fan and trim, a filthy coffee pot and feces on the toilet in more than one place (absolutely unacceptable). This is bothersome for several reasons: 1) We pay a cleaning fee with this place! Therefore I should expect to walk in to a clean place. 2) My business partner due to her is extremely sensitive to dusty and moldy environments to her health issues. 3) Feces is just plain gross and unacceptable! Other issues outside of the cleanliness factors were the broken down futon in the living room, broken, loose porch railing and rungs. This is a major issue for the elderly and those with children. physically broken burner, the rust sprinkled baking pans, the TV remote didn't match the TV, busted screens, a pile of wet charcoal on the the back porch, which was a small issue, but should have been cleaned up before guest arrival. The worst of these other issues was the guest bed. This unit had two, a single and a queen (?). I took the single bed. The mattress was the worst I have ever slept on in my life! Sunken in the middle down to the bed springs. After a few nights in this discomfort and replaced the mattress with the pull out beds mattress. This was better, but not much. I didn't feel the springs, but this mattress was nearly as worn out. With sleep being one of the most important things in one's life, as well as being here for work. I need good rest. Moving to the worn out futon in the living room was the next best civilized option. However, I ended spending the next 4 weeks sleeping on the floor, which wasn't ideal when we are paying lodging. We asked for cleaning supplies and never any or any response. Therefore, brought in my own supplies and did my own cleaning. Moving on to the next issue. Water hammering! Pipes slamming against the walls, all hours of the day or night. So much so, I was able to get several solid recordings of this issue. Two other, much smaller issues, were the spotty WIFI connection (which was needed for work) and the outdoor shower, as this place boosted these amenties and were factors in booking this property. I have a 45lb Aussie and bathing him inside the small shower, was one heck of a chore. By the time they did come to turn on the shower, we were a week and a half from leaving. Our shower ended up having a rupture valve and never worked, which was disappointing, as it would have been nice to not have to rinse all my paddling gear inside the place. Again, details matter! Overall...this place is in a wonderful location with a just a short walk to the beach front, as well as 4 restaurants. Dennisport is centrally located on the Cape makes it easy drive in any direction. Dog friendly and two assigned parking spots are also great features. The cottages are close to one another, but far enough apart that you're not in your neighbors space. All the guest, some here on work and most on vacations were all (mostly) respectful and courteous. If a little time and minimal effort were put into this unit, it could be a solid 4 to 5 stars. As the potential is here. With the cleaning issues, rusty cook wear (we actually cook when we have the option), broken down furniture, especially the bed...in this condition, is only worth a 2 star review. Other sites have better reviews, however, the owner/s massively failed with us! 5 weeks of this place and I will never be back!!! If you must book here, email and confirm that the amenties described are in good working order and that the place is clean upon your arrival!

We…read morereturned this year for the same amount of time to make the same memories but we were greeted with huge disappointments... When we walked to the patio we saw a very deteriorating picnic bench which with a little work could be as good as new. The front door needed a manly push to open, again with some maintenance work could be easily repaired. Inside there were many other things which are as below: wobbly fan which I thought it was gonna come off the ceiling any second, bathroom door didn't lock for private use which may I say it was the same as two years ago, old beds/ couch which looked like they were picked from some one else who left them for curb side pick up, exposed wires on top of the stove. Not to mention that we had to fix our own screen because some maintenance guy said it would be days before he can come. Overall I agree with the previous review where it said that this place needs to be touched up and not let run to the ruins while the money still flows in. To wrap this one up don't get fooled by the pictures! On a second note the public beach needed a lot of clean up which added to our disappointment.
