    We have enjoyed vacations at the Blue Water many times in the past however has gone off a cliff in terms of cleanliness and service. We asked for clean towels and trash to be removed which they told us is done on a daily basis - was not done. We asked for room cleaning services and were told it is only done once every three days and to request it the following morning. To top if off, we found a used bandaid attached to one of our pillows. Absolutely disgusting. Reported it to front desk and was basically told "oh that's too bad". Prefer staying at the nearby Red Jacket.

    This fan sounded horrendous and did not work what so ever.

    We stayed September 5th-10th for a birthday/anniversary trip and were extremely isappointed with our stay and the service team. Just a few of the issues; our room smelled like paint and every single window was painted shut, so we could not even air the place out. Additionally, the bathroom fan was broken so any shower we took left every item in the bathroom sopping wet from condensation. It sounded like a broken jet propeller. The shower did not drain, leaving standing puddles of water during and after showers. There were no curtains or coverings of any kind on the large window facing the parking lot. There was no working WiFi(they state that they have WiFi) . The pillows were dirty and ripped. The walls were also so thin the street noise and neighbors kept us up. Honestly seems like a motel that was painted up mascaraed as a beach front resort. We saved up hard earned money to take this vacation and blue water resort was an absolute waste of money and detracted from our trip greatly. We went to discuss these issues with the customer service desk during our stay and they were rude and did nothing to remedy the situation. So many better options on the cape. Such a rip off.

    We enjoy this place alot. Complimentary towels are a hit. $7 virgin pina coladas are expensive. Nice beach view. Clean pools. Good place for families given the reciprocal resort access. OUTDOOR POOL: clean, good temperature, not too busy while we were here. Deep end clearly marked with ropes. INDOOR POOL: heavily chlorinated. Very humid as the hot tub is located nearby. Location not in easy proximity to outdoor amenities. The one restroom that we have found is in this area. Not a great location and generally always a wait to use. BEACH: plenty of chairs with umbrellas of you so choose. Sea water a bit murky, some seaweed. Parasailing or banana float rides. Choppy waves, not great for boogie boarding. FOOD: beach side bar with food choices. Expensive. We generally bring our own lunch and drinks. There are vending machines for snacks and soda which are also over priced. The resort does offer water stations for guests to have a drink both at the front desk and outdoor bar.

    Accommodations were simple, super clean and thoughtful. Everyone on the staff was friendly and very helpful . What a lovely stay!

    Just checked in and headed to the room, pulled back the sheets and found a bunch of body hairs and stains from the previous guest. WTF.

I had very high hopes for this "resort" but sadly they did not come to bear. The pools were great 1 inside and 2 outside pools all heated which was needed with the unseasonably cold weather we experienced. The outside amenities were good but sadly they close at the first sign of rain or clouds. The staff was a mixed bag, had one man who worked very hard to find my 3 year old a Popsicle and then some of the pool staff were too busy chatting with other employees to be helpful and seemed annoyed when asked to do something. The room had a great view and had some updates but for the most part was pretty dated. This was a family suite, the room my daughter slept in smelled like vomit and no matter how much frebreeze I used would not go away. The location and the beach would challenge any spot in the cape with plenty to do nearby. Overall it was a nice spot but may look somewhere else next year.

No beachside service. * Food/Drinks: Few options, overpriced. $17 for a plain burger, $15 for weak mixed drinks. * Pool: Packed with kids. Cabanas are rentals--no casual use. * WiFi: Gone by Day 2. That was the last straw. We left early. Some staff were nice, but overall service was inconsistent. This place leans on location and nostalgia, but the experience doesn't justify the price. Maybe worth $250/night--maybe.

The room was bright and clean. We always found a parking spot near the room. I typically shy away from accommodations with direct front door access to the exterior but this was fine. The beach was clean, chairs taken care of and the staff was attentive. Pay close attention to the check in directions as we were confused initially. We arrived on a Sunday and left on a Friday. Best days to arrive and depart the Cape in my opinion. The central location of Riviera Beach Resort is ideal for day trips. We would love to go back!

As you lie awake in the night, among the grains, your mind begins to wander. Why are all the staff golf carts armed with insecticide? Why does everything smell like chemical mold treatment? What exactly happened in the bath tub? Mesmerized by these mysteries, you'll drift off to the sound of an ominous and distant alarm emanating from an ancient ice machine. In the morning, you'll notice that your room is tilted. Sinking? Your inner ear will detect the imbalance while you stumble across the unswept floor to the bathroom. Once there, you'll face the Puzzle Lock of Agamotto, which will imprison you in that damp cell until you tickle the doorknob in jusssst the right direction. When you escape you'll be a certified locksmith. That's free of charge. Unlike the parking, which - SURPRISE! - is an extra $25 a day. On top of the $50,000 a night you have already agreed to. But that's because you sprung for the pool view room. And if you step out onto the balcony and really lean over the rail while forcing your torso due South, you can indeed view it. The beach is super nice though.

    My family has been coming to the Red Jacket Beach Resort for six or seven years now but this was…read moreour first summer since the property, together with the other five hotels comprising the Red Jacket Resorts group, was sold by the family-owned Davenport Companies to New York City-based EOS Investors in November 2021. For those not familiar, the Red Jacket Resorts portfolio comprises the Red Jacket Beach Resort, Blue Water Resort, Riviera Beach Resort, Green Harbor Resort and Blue Rock Resort in Cape Cod and the Red Jacket Mountain Resort in North Conway, NH that was badly damaged by fire in May of this year. The new owners took the opportunity to immediately and dramatically increase the pricing at all of these hotels. Our stay at the Red Jacket Beach Resort was more than $150 per night more expensive than last summer. I state this fact because in the past we have always stayed at the Red Jacket because it offered reasonably good value relative to the alternatives. This hotel/motel has long been tired and in need of significant investment and repair (since we've been staying) but the price point was reasonable enough that we were willing to accept its shortcomings. Unfortunately, that is no longer the case. The Red Jacket Beach Resort was built in the late 1960's and shows it. Although we have not stayed at the other "Red Jacket group" hotels/motels our understanding from various friends is that these hotels are in similar states of neglect. I took some pictures during our stay and plan on posting these alongside this review so everyone can see for themselves what I'm referring to. Specifically, take a look at the condition of the hot tub which is located next to the indoor swimming pool. Frankly, I can't remember the last time the hot tub was actually open during one of our stays. Although in retrospect looking at its dirty and filthy condition in these pictures I'm glad that they had it closed down so that no one in our family was actually tempted to get into that thing. Also, have a look at the tennis court and basketball court. They might as well take a Bobcat to these things and demolish them. These "amenities" look like they have been left untouched ever since the hotel/motel was built 50+ years ago! If you or your kids were interested in playing tennis or shooting baskets during your stay at the Red Jacket Beach Resort you'd better find something else to do as these courts are essentially unusable. Frankly, it's amusing that they even continue to show these "amenities" on the resort map. It's very misleading. I have also attached a few other pictures of our room and the hotel/motel's common areas so that you can see for yourself about its general condition. I was almost willing to let all of this slide when I got out of bed our first morning there and walked into the lobby/restaurant where in years past I would be able to grab a quick self-service complimentary cup of coffee to go and then go take a walk on the beach. This summer, however, they had moved the coffee urns behind the bar. No more complimentary coffee! "That will be $3.61. Would you like that put on your room?" the girl asked as she handed me the coffee. It obviously wasn't the $3.61 that bothered me. It was the fact that, on top of the significant increase in room rates they were now also nickel and diming me for my morning coffee that I used to be able to get for myself. For something so small, it was a big turn off for me. Lastly, during our stay we learned that at least two other guests had booked their stay at the last minute and at a significantly lower rate. So, that was also frustrating to find out. To the extent that, (notwithstanding all of the other recent negative reviews) you are determined to stay at one of Red Jacket Resorts hotels/motels and you have some flexibility it may be worth your while to wait for a lower rate. I certainly felt like a sucker for booking early. For the record, I do not begrudge the new ownership for jacking up the rates at these hotels. I more or less knew what we were getting when I made the reservation because we have been there before. Unfortunately, I was caught by surprise by the rate increase and was too busy at the time to look into other options. However, I also think it is important for other travelers (in particular, potential first time guests) to understand what they are and are not getting for their money at the Red Jacket. This is a very tired, 50+ year old, two-star hotel/motel that happens to be a good location. If that's what you're looking for at this price point then great. Otherwise, look elsewhere. In our opinion, the Red Jacket is no longer the value proposition that is used to be under the Davenport family's ownership. There are too many other options these days, including AirBnB properties, to have to settle for sky-high prices and a very mediocre and tired product.

Especially Stefan with the check-in process. Pool was a nice temperature for mid-Sept. The only thing lacking was there were several times when there were no towels available at the pool. A few things to note: 1) One of the queen beds in our room caved in and sagged in the middle causing sleeping with another person in the bed very uncomfortable. 2) The vent on the top of our room ceiling was peeling and extremely dirty. 3)There was black mold on the ceiling of our bathroom and the room smelled like mildew. 4) The bathroom shower faucet had more water pouring out of it than the spout for the shower causing the tub to fill while you showered. 5) We got to our room after checking in and the trash in our room under the sink was full of trash still from the previous guests. We called the front desk to come take it. 6) We were provided with 3 towels for 4 people. And no facecloths. We had to call to bring us up more. 7) There were no sheets, blankets or pillows left to use the pullout couch in the loft. We had to call to get some. That should be basic and kept in the upstairs closet. 8) Deck balcony lights were burnt out. 9) Several light switches didn't work. 10) Old pop up tents and trash were on the beach directly in front of resort. A few things to improve on before we try or recommend this resort again. Location was great but resort room basics and upkeep were definitely lacking.

There is nothing luxury about it. They claim the rooms are redone, but that is laughable. The loft room was large, but that was the only thing it had going for it. The rug was frayed near the sliders, the walls were scratched up, the kitchenette was tiny and pathetic, and the bathroom looked neglected. The tub had exposed holes where the safety pole was missing, which is completely unacceptable. The ceiling fan looked like it was ready to fall off the ceiling. The common areas were disgusting. Dirty stairwells, dirty hallways, steep stairs going up to the second floor rooms, and an overall grimy, worn out feeling everywhere. For the money they are gouging out of customers, this property should be spotless and updated. Instead, it feels tired, neglected, and badly managed. The staff was no better. At a 4:30 PM check in, they told me my room was not ready. Then a manager had to come over and correct the mistake. So not only is the place overpriced and rundown, but the staff does not even seem to know what is going on. The location is the only decent thing about Ocean Mist, and even that does not come close to saving it. The beach is small and unimpressive, and the outdoor pool is basically the size of a kiddie pool. Calling this a resort is a stretch. Calling it luxury is flat out insulting. For what they charged for a loft room, I could have rented an entire house and had a far better experience. Ocean Mist is an overpriced joke. They are charging outrageous money for a dated, dirty, poorly maintained property that does not come close to matching the price tag. Never again.
