My stay at the office building enabled me to meet other tenants and I found most of them to be pleasant, everyday ordinary people just going about their business. There was only one person who was loud, obnoxious, and rude: Tony! I had never met anyone like him before, and at first I was empathetic, as I know it's not easy to run a business because of the pressure, especially when dealing with shortcomings. Then I realized he might be an impossible case, and I had to accept the fact that he might not be able to change. You don't go around yelling and shouting at people, especially grown men and women in the office building! His anger is out of control, and he needs mental health support as soon as possible. Recently, I heard that his company is being asked to relocate and will leave the premises, and I'm not surprised at all because any normal person wouldn't tolerate his behavior. He must be a terrible boss to work for every day.. I'm glad the new tentants won't have to deal with him anymore, and I wish them all the best!

If you have an issue, they will tell you they will look into it or call you back, but in our experience, the follow-through simply does not happen. Ever since we moved into our condo, it has been extremely difficult to reach our assigned property manager, Alice Wu. I have emailed her multiple times and received no response. I have also called the office repeatedly and left messages with Pi Ti, the receptionist/accountant, who told me she would make sure Alice received my message and called me back. I have NEVER received a callback from Alice. For example, I emailed Alice on July 8 regarding maintenance of a common-area walkway. It is now August 23, and I still have not received any response. This happened again recently when we had an urgent issue with our AC leaking water onto our exterior wall. Because the issue potentially involved the exterior of the building, I emailed Alice and asked if someone could come take a look. I received no response. I then called the office and left another message. Again, I was told that my message would be passed along to Alice and that she would call me back. She never did. Because this was an ongoing water issue, I called Candet again the following day. I received the same response: that Alice would be notified and would call me back. Guess what? It still didn't happen. When my husband called the office a third time, someone finally answered and told him that they had already assigned a vendor and that we could contact the vendor ourselves. This was extremely frustrating. If a vendor had already been assigned, why were we never told? We received no email, no phone call, and no information about who the vendor was. We only found out because we called again ourselves. We are not asking for special treatment. We are asking for the bare minimum: basic communication and follow-through from the company responsible for managing our HOA. This is the same company collecting thousands of dollars in HOA fees every month, yet residents are routinely left without responses or follow-up on legitimate concerns. After two years of living in our condo, I have never been able to reliably reach our assigned property manager. Repeatedly being told that someone will call back, only to never hear from them, is NOT acceptable. Based on our experience, I would strongly recommend doing your research before choosing Candet Properties. Communication, responsiveness, and follow-through have been major problems for us.

But it was 2020 and I was more concerned about Covid than the reputation of a property management company. So I skimmed the reviews and though "meh, these sound like personal problems" and rented with them anyway. Little did I know I would be adding to their heap of negative reviews. Things can feel fine at first, but if a real issue ever comes up, don't expect support. If it's a leaky pipe, sure, they'll usually fix it fast. But when it's serious, it's a different story. They seem to ignore it until you give up or leave. And by "they" I mean the owner of IC Property Management & Investment, Ivan Campana. Several incidents involving violent tenant behavior have been documented with police reports and video. Ivan has been notified multiple times about each event (including by US mail). He'll say he'll handle it, but nothing changes. Nothing meaningful gets done, so you're left hoping the problem tenant leaves on their own. Otherwise, your only real option is to move out and find a management company with more integrity. It seems like Ivan avoids serious issues in hopes that the concerned tenant will just stop complaining or the problem will go away on its own. But it doesn't work like that. It may keep his inbox quiet, but it doesn't make anyone feel safer. Even his own employees say, "you can tell Ivan, but he won't do anything," and he's the owner. Those are HIS initials in IC Property Management & Investment. Meanwhile, rent keeps going up while you deal with erratic, drug-using neighbors, often in common areas. At times it feels more like a halfway house. This isn't the experience I expected moving to Alhambra. On top of that, here are a few other issues I've run into: - Poor ventilation in bathrooms - Old AC units (expect a high electric bill in the summer) - Extremely thin walls (I can hear my neighbors sneeze) - Rent goes up every single year - Water gets shut off randomly (often with just a text once it's already off) - No additional maintenance for long term tenants (peeling paint, falling hinges/knobs) - Bug issues
