Other attendees for my inspection were my husband, the realtor, and both sellers. It didn't matter to Monica. I was her client and my interests were at top of mind. Usually people overlook me and just talk to my husband. Not Monica. Eye contact, detailed explanations, pulling me aside and showing me exactly what to look for...she did it all with patience and the utmost respect. Timeliness She was a few minutes early to our appt. I didn't have to wait around for her. She got there before I did and intro'd herself to the homeowner/got us ready for inspection. She also had a quick turnaround on the quote as well as the paperwork. She got an inspection on the calendar for the next business day. THIS IS HUGE WHEN DEALING WITH AN INSPECTION CONTINGENCY OF 10 DAYS! Every minute matters and Monica was mindful of that. Market Knowledge She has knowledgeable and responsible sourcing of third party vendors. The termite guy she brought was just as professional and just as thorough. She also referred me to an electrician who appears to be trustworthy. She has connections with HVAC people in the area too. She sets you up for home ownership success with these connections. She has a high standard and impeccable work ethic and I don't think she'd recommend someone who didn't match that. Quality of Work Speaking of workk ethic. On to the actual inspection. Monica was thorough, did not cut corners, identified all deficiencies and even gave details on what level of work needed to be done in order to satisfy any follow up inspections. She cared about our safety and our wallets. We are putting all our money into this house and we can't afford to have a costly problem after we close. It's a scary time and Monica took that very seriously. Follow Up We had an inspection report in hand within hours of inspection completion. It laid out in detail every bit of information we could possibly need about the state of our home. The seller contacted her directly and she handled the interaction professionally, reiterating her findings and all acceptable fixes. She stayed in touch with me well after the inspection to relay any dialogue that occurred regarding the property with the realtor or seller. We will be ordering a follow-up inspection with her to ensure the work is done in a quality and responsible manner. Spending the extra money for the peace of mind is well worth it, even when we are counting every penny for closing. Overall Don't hesitate. If you have questions, call or email her. She will put your mind at ease.

For prospective customers reading this, here is the verified context: Fraudulently advertising yourselves as a "James Hardie Elite Preferred Contractor" to secure the job, only to systemically violate the manufacturer's strict installation guidelines, is not a "punch-list" oversight--it is deceptive marketing and a material breach of contract. Puncturing an internal PVC plumbing pipe, illegally wrapping it in black duct tape, and immediately hiding it behind the new siding is not a 'punch-list' item - it is active fraudulent concealment. The 'Fraudulent' Financing: We authorized the payment because they claimed to follow actively concealed the duct-taped plumbing. Inducing a customer to authorize a loan by hiding severe damage is the legal definition of fraudulent concealment. Contradictory Public Statements & The BBB Complaint: JP Exteriors is using public platforms to feign cooperation. On our active BBB complaint, they claim they are waiting for our independent inspection report before taking action. However, their own written record proves they inspected the property themselves on June 11th and issued a superficial patching offer on June 22nd. The very next day, they explicitly stated in writing they were not willing to expand their scope to a full replacement, formally refusing to cure the hidden defects before our third-party inspection was even conducted on June 24th. The 42-page independent inspection report, which we received on June 29, definitively confirms that the widespread, concealed code violations and structural deficiencies cannot be resolved through superficial patching. The report details systemic failures, including improperly installed weather-resistant barriers, missing flashings, overdriven fasteners, damaged boards, unsealed wall penetrations, and an internal PVC plumbing pipe that was punctured by a fastener and actively concealed with black duct tape. The Manufacturer's Involvement: James Hardie is indeed involved, to the extent that the manufacturer offered to provide free replacement materials to JP Exteriors so they could execute a proper rework. JP Exteriors leadership actively refused this offer. We stand entirely by our documented evidence, our 42-page forensic inspection report, and our active fraud dispute with the Texas Attorney General's Consumer Protection Division. The video proof of punctured plumbing remain on this review.
