Over the last 24 months alone, management has shut the water off more than 25 times, sometimes for days at a time. This property is operated by Essential Management, and they show little to no concern for their tenants. Rats have been found dead not only in the parking structure, but even in the pool, YES, the pool!!! The hallways and walls are filthy, and communication from management is practically nonexistent. I have sent emails and written letters repeatedly, yet they never respond. Despite these ongoing issues, they still expect tenants to pay full rent, even when there is no access to water or hot water. By law, rent should be prorated when a unit becomes uninhabitable, and lack of running water or hot water absolutely makes a property uninhabitable. Save yourself the stress and frustration. Stay away from renting here.

The old managers still live in the building, and are always pleasant to see and talk with. The new managers are some of the most terrible apartment managers I have ever had and could learn a lot from the previous managers. Here are a few examples of the issues: They are extremely difficult to get a hold of. When you call them, they usually don't pick up the phone, or if the phone is picked up, it is picked up by their children. When you report an issue to them over the phone they act extremely dismissive and rude. They act as if you are bugging them. The managers have dogs (along with other tenants) and neither of them pick up after their dogs after their dogs have defecated on the grass (this is illegal). It can take a very long time to get issues taken care of. The water is constantly being shut off without proper warning, the water heater has had to have been repaired dozens of times rather than getting a new one, their are holes in the walls where the pipes are exposed, the "secure" gates have holes in them, the carpets are heavily stained from water leaks, etc. The water issues in particular happen about once a month. The cost of rent was increased by about 20% for everyone in the complex recently, and yet the conditions have gotten even worse. I believe the management company puts extreme restrictions on the managers, and gives them very little leeway for repairs/improvements. So because of this I cannot completely blame the managers, however, their attitude and communication could be much better. Because of all these issues tenants are constantly looking elsewhere to live. Newer complexes are being built down the street and are looking more and more attractive. If they want to be competitive there are little things they can do to make tenants happy like having an after hours emergency number, have better communication of issues, possibly consider having a meeting with the tenants to discuss their issues and vet them, etc. We don't expect luxury apartments, but having basic things work is helpful. I don't recommend anyone rent here.

The houses are very pretty and look upscale. However, when buying a home, be sure to check all cupboards, drawers and flooring in kitchen to make sure they were installed well with sturdy screws. My mom has had a lot of her cupboard doors and drawers fall apart within the first 3 months of living in the home. The door knobs are the cheapest kind they could possibly have put in, the cover part that attaches to the door is constantly falling off. We have called many times to the new home sales people to have these things fixed and gotten no replies. I have recently called and threatened them with legal action based on our home warranty, so we will see where this goes.

That's how long we've been on the waitlist for a parking spot, in a community where empty spots sit unused everywhere you look, and visitor parking has never come close to full, not even on holidays. Whatever criteria they're using to manage that list, it isn't math, and it isn't urgency. Ask them a question about the community they're paid to run and you'll get irritation instead of an answer, and silence instead of a timeline. If doing absolutely nothing while acting inconvenienced by your own job were an Olympic event, this office would medal. The in-community staff have picked up the new management's habits well, with one notable exception, who actually seems to remember what the job is.

There is a swimming pool, laundry, and bbq grill on site. Street parking can be packed but tenants get a parking spot so it wasn't an issue for me. I also had a storage unit in the garage, which came into great use. Ralph's grocery store and many restaurants are super close to the building. The landscape is well taken care of and everything is kept very clean. You can expect a pleasant stay here with an awesome manager like Jennifer!

The move in processes is super smooth too, because she gives you a folder with everything you need..from bath tub cleaning instructions to some food places she recommends! I no longer live here anymore, but one day one of my package got sent there by accident. She helped me collect it and kept it save in her office until I came to pick it up! She's legit the sweetest. The only downside living here is if you have two cars in your family, there's only one parking space available, so you'll have to find street parking for the other car/cars (which can be a real pain since there are so many apartments tenants fighting for the same street parking) All in all, nice apartment complex with a nice on site manager.

The leasing office--Oksana, Carla, and Omid-- the magic trio makes you feel like family from day one. They truly care, and their warmth is unmatched. Since my last residency, the complex has only gotten better--there are even more amenities now, including a fantastic dog park and a beautiful bamboo forest on the grounds, coworking spaces, cinema, etc. The entire territory is amazing, and I love living here. While the company could improve in some areas, the staff and this community make it truly exceptional.
