ive recently got out of a 12 month lease with them. landlord is extremely unprofessional and embarrassin. Alicia Sullivan thinks she is better than everyone she rents too, she is extremely racist! and she is possibly one of the worst landlords there is. my home was tested for mold and came back positiv. there was a water leaks from the building. ms Sullivan would turn off hot water and not give notice , flooring was cheap and not installed correctly. lightbulbs did not work, AC DID NOT WORK ALL SUMMER, I asked n asked to get it fixed and nothing got done about it. boiler kept shutting off and I was told to mess with it , putting the burden on me on fixing it (as the tenant). only time ms alicia would respond was when she needed her rent. This lady is just money hungry and does not care about any living conditions her tenants might experience while being ther. I would continue looking and not settling for this place! take it from someone who went to court to get out of a lease do to healthy reasons and she is still trying to charge me way more in damages that were already there before I moved in. She was extremely unprofessional, consistently failed to communicate effectively, and often ignored messages and calls. I recently applied for a rental property through Sky Management Abq and had a highly disappointing experience due to their lack of communication. After submitting my application, I promptly received an email, call, and voice text from Alicia, informing me of additional steps needed for approval. As I work graveyard shifts, I couldn't respond immediately but replied to her email the same day in the late evening. Receiving no response, I followed up again the next morning. It has now been over a week with no reply from Alicia or anyone at the company. Whether the property was rented, they chose not to rent to me, or someone is out of the office, a simple update would have been professional and courteous. This lack of communication is not only frustrating but also a waste of time for applicants. I feel like I was ripped off for an application fee. I expected better customer service from Alicia and I am very disappointed with their unresponsiveness. I would caution others to be prepared for potential communication issues when working with this company. I tried leaving a review elsewhere but Google oddly has no option for it--very frustrating! Did you know that in the state of New Mexico, it is not the tenant's responsibility to pay the water bill? It is the landlord's responsibility. Sky charged us for water when we rented with them. If they're charging you for water, they are breaking the law. I've never had a worse landlord. I'm surprised Sky hasn't been sued out of existence. They scam their tenants and squeeze every last bit of money that they can get out of them. Alicia would show up and enter our property unannounced- she even walked through our backyard and woke us up by yelling into our home once. We repeatedly submitted maintenance requests for them to fix our AC... nobody ever came, so we ended up having to fix it ourselves in the middle of summer. When Covid hit, we had maintenance working on fixing a leak in our extremely old pipes. While they were in the middle of fixing our leak, she called them and told them that they were all being layed off. Fortunately they were nice enough to finish the job for us. I wouldn't recommend Sky to my worst enemy. If for some reason you do end up renting from them, PLEASE take pictures upon moving in. They WILL try to charge you for "damages" when you move out, so it will help to have proof of what your rental property looked like when you first moved in. I've spoken to multiple other tenants who've shared the same experience of being accused of damaging the property, and Sky has tried to charge them hundreds of dollars for "damages." read more

Never speak or read English. The units are less than upgraded or not up to pass a code inspection. Unless they get paid under the table. This company is the worst manager company I have ever worked with. Because of them my water bill got so high. I went to the water authorities in rio rancho and did all the paperwork months ago and sky management didn't bother to call them back to confirm we were renting here so I couldn't get it switched over. They finally confirmed it three months into my lease and I had to refile the application with the water authorities and I still have to pay for it even though it was their fault. It is also like pulling teeth to get them to come out and do any work when something breaks or to get anyone to answer their phone or call you back! I highly don't recommend. read more

I can't speak to how the rentals are or the quality of the properties but I can certainly say they don't have their act together. I scheduled an appointment to view a property on a Saturday, went through the website to get directions to get the keys from the lockbox on the property, etc. I get to the property and follow the directions that were sent to me ("locate lockbox on front door"). Umm...there was no lockbox. I looked everywhere else it might be- gas meter, garage, gate, etc. nothing. I call the number on the sign out front and fortunately someone answered. Apparently the agent for the house had taken the lockbox off for some reason (the lady I talked to had no idea why- not her fault, she was actually very nice) but that it would be put back on Monday. Of course no one was available to show the property because they close early on Saturdays. Huh? Why on earth would you take the lockbox off over the weekend AND when someone had an appointment to view? I live out of town so it's not easy for me to just stop in. While I really wanted to view this property, the lack of coordination and consideration for potential clients really put me off. I fear it's a sign of things to come and I'd rather not deal with it if this is any indicator how they run things. read more

This company is absolutely horrible. Do not rent with them. My partner and I rented an Airbnb from Alicia, the CEO of Sky Management. She rents out Airbnbs through Sky Management as well as regular apartments. When we first met her she seemed nice enough, asked us what kind of apartment we were looking for and got us in to see a unit that she had for rent. It was a nice unit so my partner and I submitted our applications with my mom as a co-signer and we were accepted. Over the next few days as we were receiving the lease and sorting things out, my mom was asking for information from Alicia and another agent there named Brittany, who outright refused to give her information such as the original listing or amenities. As my mom does not live in state and did not see the unit in person herself she of course wanted to know where her money was going. They not only refused to give her the information, but called her at 7am to tell her she was being difficult, and then illegally removed her from the lease. We were deciding what to do and the next day before we had a chance to call her, she then SHOWED UP TO THE AIRBNB UNANNOUNCED to ask us if we still wanted the apartment as now we could have it without a co-signer. Completely unprofessional. We said no, we don't want to rent it, as obviously this woman has shown us she is unstable and the other agent was rude as well so we wanted nothing to do with this company. We were at the Airbnb until the end of the month and during that time she showed up unannounced a second time and tried at least 3 times to get me to join her niece's gym. Save yourself time and money and avoid them at all costs. Also, the Airbnb we stayed at was barely finished, had a German cockroach infestation, nails sticking out of the roof above the shower (it was a converted attic) that you would hit your head on if you accidentally stood up in the shower. The wifi barely worked and the dresser was falling apart. If an Airbnb which is supposed to be fully furnished and habitable is in this state, I can't imagine what actually renting with them is like. read more

They took care of my heating and cooling conversions in a timely manner as well as worked with me on my move out date. Terrible, unreliable. I live with my significant other who rents one of their properties, we got burglarized, and have never spoken to a live person about it, we called the emergency line but never got a follow up phone call from a real person. We still have plywood as our window, but zero communication on when it will be replaced with a new window. We pay the most I think in albuquerque $1700 for a 2 bedroom in not that great of neighborhood, but we don't get the customer service for this kind of price. Our mailbox is exposed and can be accessed by anyone walking by which means half our mail doesn't get to us. The place we live in was quickly put together and many things are poor quality, easily break. It is terrible, and the worse part is there is no human to interact with its just a corporation of individuals who could care less, but do care about getting their money. read more

These folks are hard to communicate with. They have threatened to evict us over having weeds in our yard. The weeds have been cleaned, but is this seriously necessary? The city sent us a notice (which is crazy because several houses on our street have weeds taller and more dense than ours) and we complied. These folks feel the need to threaten a tenant that has always paid rent on time for over a year with eviction over some weeds? Wouldn't it be cheaper for the rental agency to just clean the weeds themselves, and keep the rent flowing? I suppose it is actually cheaper to go to court and go through all the paper work required to evict us by those means (sarcasm). When our lease was taken over by this agency, we were never contacted by them, and we actually didn't even know what company was taking over our lease, let alone where we need to drop rent off. Well, 16 days into the first month that rent was due to Sky Management, they finally stopped by our home when my partner and I were home (Around 6 PM) and taped a notice on our screen door with a threat of eviction if rent isn't paid in three days and so on. Was this really necessary? This was the first communication we ever received from this group. A simple phone call or letter when they took up our lease would have sufficed. The previous land lord did notify us of a change, but we were not about to call some random place or drop off our rent based on a google result. An official communication to the tune of "Hello, we are the new agency,, drop rent off here, blah blah blah, ITS NICE TO HAVE YOU" would have sufficed. My partner and I really feel as though we mean absolutely nothing to this agency, and that we really are not even worth the rent check to them. I'm tempted to look up the owner of this house using public records and send them a very candid letter to let them know what this agency is like; if they care that is. We have previously lived in apartment complexes with different land lords, and not once were we ever threatened with eviction. Whenever there was an issue while we stayed at The Enclave on Eubank and Osuna, for instance, the rental folks would simply call us on the phone and let us know what was going on. Never before have we had aggressive and threatening (and quite frankly, silly) communications taped to our door for the world to see until Sky Management. The fact that they post these communications while we are home without ringing the door bell or knocking on the door is absolutely astonishing. The gentleman stating you should ignore all low ranking reviews of this group has got to be off his rocker. I would be more than open to discussing my concerns with a manager from Sky, but I seriously doubt they would ever reach out to me unless it was to tell me I'm at risk of or are being evicted. All in all, if you are looking at a rental by this company and have another option through another agency, you know what to do. Rent from somewhere other than Sky. read more

We called ahead numerous times-not getting any answer....to ask if the rent would remain the same price when we renewed our lease. When we finally did get ahold of them they said it would stay the same. Entered my property without giving me notice per N.M. Stat. Ann. §§ 47-8-24, 47-8-34!!! Didn't even know they were ever in my home until the homeowner notified me because she received a charge and asked me if they completed the work! Besides worrying about missing property, or my dog running out the door or biting someone BUT what if my child was home sick that day?!?!?! Not safe nor professional and against the law!!! Then when I sent an email of my concerns to the manager (Alicia S.) she asked me what my deal was then terminated my lease 2 1/2 months early and immediately without a 30 day notice! Umm against the law again! Wow! What a scary boat to be in when you have a family! Luckily the homeowner and I had a great relationship due to the constant communication between us because of this management company making constant mistakes with my file that we were able to sign a lease between us both and got rid of the company but not all tenants are fortunate to known the homeowners so please beware! I've lived in Aspen Springs for 6 months and since day one it's been terrible. My neighbor upstairs weighs about 110 pounds but every I can hear every step, like she's stomping. I can hear all the neighbor hood kids running up and down the stairs and I can hear conversations being had in the back yard area. The lining of all the doors and windows have cracks so I have to put down my own towels to block the wind. The window in the kitchen and the bedroom comes off the track when opened. The waters not constantly hot. So I wanted to move. I had to pay for an extra month to stay two weeks untill my new apartment gets ready. I DO NOT recommend this complex to anyone!! This was a terrible experience. Once I was moved in the problems started and almost didn't stop. For starters, they failed to mention that no one had lived on the property for over a year and so the water had been shut off for lack of payment, rendering all faucets, toilet, tubs, etc. useless and absolutely disgusting. It took almost two weeks for me to get the water turned on and it was because I finally went straight to the water company and just paid the past due amount. Then I got locked out by my backer because they never gave me a back door key and failed to mention that it was a weird door that automatically locked unless a tiny switch on the side was flipped the right way. When I called them to ask the combination code for the key lock box that was attached to my front door, which would have a key to the front door, they told me that the lock box wasn't theirs and they didn't know who it belonged to. After calling their maintenance line and being told I would have to wait until the next day, I called another locksmith, who let me in to my house and removed and opened the lockbox for me. Sure enough, some stranger had put a lockbox with my own key in it. That cost me about $200, which sky management did not reimburse me for, nor did they ever produce a key for the back door. The smaller, but continuous, issues while I lived there are standard enough. Having moved out as soon as possible, a month before my lease was up so I could spend the month making sure everything was good to go, I just received my check for the deposit. This only happened after calling a couple of time as my lease ran up in September (should have been August, but because they didn't give me a key and shut down for the weekend on what was supposed to be my first month last August-I had to squat at a friend's house for four days with all of my belongings in a Uhaul outside-they were able to say that my lease was Sept-Sept with a "couple of extra days") Then they sent the deposit to my old address, the one I just vacated, even though I gave them a new address. The deposit took almost $300 for "yard cleaning" even though I left it perfect and had spent two days upon moving in getting it in order. Overall, they are a very untrustworthy company. The only reason anything got done I need done was because I would call the handyman directly, and he was efficient. I would steer clear of them at all costs, unless you would like to be swindled out of your savings. They are unresponsive and rude and are a vile company. read more

We still don't have hot water. Maintenance guy never showed up when work was taken off to meet him.
