FWIW, in my line of work we nit-pick over details & craftsmanship. I bring those expectations--for better or worse--to maintaining my house. Unsurprisingly, I tend to find some level of fault with any contractor. [Communication] The project manager (Danny) and front office (Melissa) were quick to answer the many questions I had via email, text, and phone. They were patient while I took my time selecting a contractor. They also coordinated directly with my solar contractor so the rooftop PV system was off the roof for no longer than necessary. The PM was out briefly each day to check the work and collect payment. [Availability] I didn't need the work done urgently, but Smart Roofing did start work within two weeks of signing the contract and finished within 3 days. [Warranty] One reason I chose this company was their standing as Owens Corning Platinum Preferred, which gets a workmanship warranty backed by Owens Corning (except the solar penetrations in our case), should the contractor ever go out of business. [Workmanship] Crews (separate tear-off and install) were on-time, respectful, and cleaned up each day. Overall, the work appears to be done well, though I'm no roofer. The way some of the holes in the roof were cut and flashings set did seem to be rushed, but so far it's watertight and that's what matters. The original sheathing had large gaps, which I asked to be fixed, although they may have done so without my asking, that wasn't communicated one way or another. They handled the addition of an exhaust vent flashing, relocation of a vent flashing, and removal of an unused vent flashing as per my request. [Issues] At some point, the furnace b-vent was pushed into the attic, breaking an elbow inside the attic. I ended up getting the part and doing the repair myself. Similar as well with the water heater b-vent: it was pushed down and crushed a section, but wasn't caught by the crew. Plus, the vent was reset at an angle so it's now pressed up against the house. Finally, while cleanup went fairly well, there was still trash and a few handfuls of nails scattered throughout the property, roof, and gutters--a small complaint and probably par for the course. Slightly-related... at no point did a Simi Valley building inspector come onto our property. For both inspections, a truck appeared across the street, yet no one got out. No looking at the back of the roof, no rooftop inspection, no check that sheathing was sound and work done correctly. What a joke, that $560 payment to the city. Decided to do a full roof underlayment replacement, searched on Yelp and received 4 quotes with almost identical materials from 4 different licensed roofers. Quote from Evi at Smart Roofing is the lowest with a bit more coverage, and Evi always answered my questions in a timely manner. Eventually signed a contract with Evi, project started in March during the hottest week. Evi kept me posted on a daily basis, and their crews are friendly and hard working, cleaned up before leaving every day. 1st day to demolition, 2nd day for city inspection and material delivery, then it took 3 days to complete the installation of Westlake Royal TileSeal HT underlayment. Smart Roofing offers unlimited plywood and tile replacement as needed, and they do not subcontract, all crewmembers are employed by Smart Roofing. Evi brought company's insurance document along with different underlayment samples when coming for an estimate, my project is backed by 10-year labor warranty and 30-year underlayment manufacturer warranty. During the actual work excellent service continued (thanks Alex) they have a project manager (Alex) that comes every day and update you and you can go up and check the daily process on work with Project manager. Epic handles all aspects of the process such as city permits etc. The 25 year warranty certainly a piece of mine and any leaks within the first 10 years they'll fix for free. I also had Epic remove and reinstall my solar panels and they did an excellent job (thnks Fernando). All a one stop to shop. I'm recommending to my neighbors.

When they started working everyone was wearing shirts and had trucks from another roofing company. Then when I brought that up to our site manager he gaslighted me and said they didn't use subcontractors that they had their own licenses and were insured. Well that's what subcontracting is.. It rained in the middle of the install and they didn't cover the roof properly so it leaked in the house. They came back and covered it properly after we reached out. The roof is good now, but overall a messy job. When we went to paint the new facia boards they started bubbling. Turns out they didn't wait for the boards to dry completely before priming.. so now we are out a couple more thousand dollars to have that redone properly.. and they didn't line up the fascia board right so we had to fix that too. When they did the tear off they left nails everywhere. One found its way in my car tire and now I have to fix it. Overall a very sloppy job, but they weren't the ones who did it. They just hire subcontractors so you don't know what you're getting by hiring them.
