I'm attaching a photo of the trash area near the elevators where garbage is piled up and spilling out. It's not a one-off. When the shared spaces look like this, it tells you everything you need to know about how the property is being run. 2) Roaches. I'm also attaching photos of a roach in/around the bathroom area (near the shower items). And no, this isn't just "a random bug." Neighboring tenants have confirmed it's been an ongoing issue in the building. 3) Old building + old elevators + constant disruptions. The elevators are old and the building feels dated across the board. Fire alarms have gone off at weird times at night, waking tenants and forcing people to vacate. On top of that, water shutoffs happen way too often (it felt nearly monthly) "for maintenance." That's not normal living--especially for what they charge. 4) "Security" feels like a marketing line. They claim security is on-site, but I've personally seen homeless individuals make their way into the parking garage and even into the elevators multiple times. That's a serious safety concern, and it didn't feel like access was controlled. 5) Front office is unprofessional. Interactions with the front office were consistently frustrating--unprofessional, and at times borderline rude. If you end up needing help from Jen or Will, don't expect clear answers or urgency. Bottom line: If you know what's best, look elsewhere. Between the overflowing trash, roach issue, safety concerns, and constant disruptions, this place isn't worth the stress.

Used to hear the neighbor rehearsing but I think he/she moved out. Also, I don't smoke and I didn't think anything of living in a building that allows smoking...until a few days after moving in.. it didn't take long for my roommate and I to realize that when someone runs their central air/heat the smoke from his/her unit gets into ours. And it's pretty nasty. Our hallway/living room/kitchen reeks of smoke. I don't like smoke and I get a slight allergic reaction to it. Luckily it hasn't gotten into my room. Ok enough ranting, let me give some quality info. There are some long-term tenants in the building and everyone I met was friendly. The manager is nice as well. The units are being remodeled as tenants leave...crown molding, hard wood laminate, granite counter tops. Kitchen space is pretty small. Underground parking is a hassle if you're carrying a lot because there's a few steps to go down and the door is heavy to open-- wish I had a spot on the level above. I also love natural light in my unit and (depending on your unit) the building layout doesn't allow for much light while maintaining privacy. There's 4 floors and 9 or 10 units on each floor...biggest building I've ever lived in and I'm definitely a small building type of gal. Tenants are pretty quiet. Pool doesn't really have space for laying out. Never been in the sauna. Only saw the gym when I first inquired about the unit, as I recall it was kind of a joke/nasty but I have a membership at 24 Hour Fitness. Pricing for this building is pretty high considering what's offered and comparing to other buildings in the area. Not a bad place to live but nothing special about it either. :-/

That says a lot considering the building's location. The property manager Michelle does a great job, can't say enough kind things about her. The only drawbacks are, and this is no reflection on Michelle, the ownership does not accept any electronic form of rent payment, and the recycling area is not sufficient for a building of it's size, and because of the location, it's not as quiet as you might like. There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

The veneer of the building is that it's a beautiful, quiet, peaceful, and accessible place in Toluca Lake. The loft unit is what sold me. That's about where the good stuff ends. The walls are paper thin, the elevator has piss and sticky residue weekly, the garages are not secure, people come and go at all hours of the night, and there has been numerous security incidents of theft and vandalism. Doors are propped open faster than you can close them. Private security patrol is a recent addition after the October incident (google Toluca Lake shooting), however, it doesn't appear that they were informed of what/where concerns were as they walk around aimlessly and the same issues continue to occur. When it rains, the courtyard floods, leading to the pipes in the garage overflowing and leaking onto residents' cars. The loft rooftops leak water down to your living room, and if you're on a lower level, the rain comes in through the walls and through the courtyard floor. Overall, loud neighbors and thin walls are fairly standard and forgivable when renting, but the fact that management is simply unresponsive, irresponsible, and unaccountable for keeping the building secure and residents safe as a basic necessity makes this place truly terrifying.

PLEASE READ IF CONSIDERING LESTANCIA. im a…read morelittle late writing this but i have to testify. i used to live at lestancia for a good while but moved out in the last few years. gotta be a little vague bc these guys talk s*** & arent nice at all. but i still keep in touch with a lot of friends i made there who are still in residence. when i lived there they had the best manager antonio but he left at the end of 2023 early '24. it went downhill from there. i got the scoop on the 'legal' scams they run on the residents now like forcing them to take house internet that isn't very good i hear. and you still have to pay even if you dont want it. can you say monopoly conjob? also the utilities are bad & there are always leaks & problems. water is a major issue and the security situation is a joke. over the years so many people have been assaulted, stolen from & cars broken into. transients walk through the halls & steal deliveries all the time. mngmt doesnt care one bit. guards were sometimes high or harassed people. i was also told that there are three class action lawsuits hitting the current management & owners. i think claudia is still there as asst mngr. she's not bad. but everyone says the new guy comes off as hella shady & not nice at all. nobody likes him! plus theyre so disorganized and do NOT care about residents. they discourage residents from interacting probably because theyre afraid of more class action suit or calling mngmt on their bs. so sad, i know. the bldg looks pretty from the street but there are so many issues for the ridiculous rent they want. antonios crew used to throw bbqs & holiday parties. i hear they arent even doing that this year. plus that hood is so dangerous! the 711 next door is a hood magnet and a lot of crazy druggies & scary homeless walk all around that block. seriously, its not safe. used to be better but not now. i went to visit my friend there not long ago & i couldnt wait to get the hell out of that hood! sorry to be so neg but you should know. When you get there, they make you do their own digital I.d. authentication on your phone from an email or text they send to you while you are in their office with the tour guide. Is this a secure site? I have no idea. The authentication takes a picture of the front and back of your drivers license or your passport and then also you have to put your face up to your phone and it takes pictures of your face. Unfortunately it kept rejecting me and she said she could not take me on a tour. Everything was laid out there in front of her. I even had a cable bill to my present address with me. Meanwhile there were many food delivery people coming in and out of the door and Amazon and FedEx and no one had to certify with her. So now they have a picture of my drivers license front and back, my passport, and about eight pictures of my face. Le estancia -this makes me very very uncomfortable. The girl working said there was no supervisor or manager for her to call or anyway to find out why their certification program was rejecting me. She also told me multiple times that her computer is slow and not working well. Anyway, I wasted about 2 1/2 hours of my Saturday driving there and trying to get certified and no tour of anything. There is no back up in case this fails. I guess she is unable to confirm your identity by looking at your physical ID and looking at your face. I do that all the time At work. And she has no one to call to help her out when her system fails. So I guess no Le Estancia for me, Unless they figure out their system. Oh and to top it all off, before I even had my tour they sent me an email to apply for a specific apartment . Weird. I'm wondering if I applied maybe then they would've given me a tour???
