    First off, if I could give ZERO stars, I would. This company, (Jason, Derek) are HORRIBLE at…read morecommunication. As in, there is NONE. They don't return your phone calls OR emails. And if they do, it's days later when they promise you an hour or two. They are LAZY LAZY LAZY. Here's our story: My boyfriend has a house that he has rented out using TPM for 2 years. The first year lease we had ended prematurely, but no extra funds were collected. In fact, the yard was left COMPLETELY TRASHED, complete with the fire-pit being dismantled and thrown across the yard....but was the deposit withheld like we requested? Nope. And was there items and garbage left inside the house after move out? Yep. Tenant charged for that? Nope. Our PRIVATE number was also given to the tenant, who harassed us about motorcycles being driven in the neighborhood and noise complaints. WHAT?!! Why were we EVER contacted? Isn't that the property managements' job?! Also, our house was never marketed correctly. It was on ONE WEBSITE. It was also extremely UNDER valued, because we listened to them when they told us that we wouldn't get for rent what we were paying in a mortgage. Turns out every house renting in the cul de sac was renting for more than ours! Our leasing agent was just too lazy to market, so he under valued for a quick sale! And another thing, these agents (Jason!!!) promise everything and deliver nothing! I just called to see where the deposits were (which accounts) for the withheld security deposit from the torn up back yard, and he had no clue! He actually thought the previous lease had left AFTER their lease was up. WHAT?!! He also said he "doesn't remember" if he ever did a walk through. Again, WHAT?!! That is part of the lease agreement and WA landlord/tenant law! If you ever deal with Andrew, I sympathize. His voice mail box is always full, so you can never actually leave a message. If you leave messages with the receptionist, you will never (i'm not kidding, i have still yet to hear his voice) get a call back. His OWN receptionist apologized to me and said she can never get ahold of him either, and that "sometimes" texting him works (it doesn't). How are you never in the office, and your own employees don't know how to reach you either?!!! Last but not least, when rent was 9 days late by the current tenant, WE had to contact THEM to figure out why it was a no-show. His response? "Well, it was a holiday weekend, and it was their first couple months on lease, We wanted to give them some lee-way." I'm sorry...WHAT?!! Unacceptable. I demanded they immediately slap a pay or vacate notice on the door and collect rent immediately. Why was I doing THEIR JOB?!! It made us late on our mortgage because of their blatantly lazy and inadequate attitude. Bottom line...What kind of a business runs like this?!! We have had enough. These people just take your money and you end up doing the work yourself. Go with Windermere Property South (Kira) and save yourself the heartache. **update. It's been 5.5 weeks of us emailing & calling to schedule a face to face meeting to discuss ending our services...with ZERO response to our request. Who ARE these people?!!! **1/24/15 update: had TPMC served. In process of suing for damages. Our lawyer said they were hard to track down, as they have moved and changed number multiple times. So shady. Update: 3/2016: anyone else find it suspicious that there are 5-10 reviews from exactly 3 months ago (TO THE DAY) with raving reviews of this company? BUYER BEWARE!!!! You can't fake a failing BBB review!

    I was an owner of a property in University Place and used Tacoma PMC services for about 3 years…read more Deric was my primary contact and although he was sometimes hard to get a hold of at times, he would always return my calls. The key here is to not contact the main phone/email, but instead get a direct phone number and get in touch that way. Deric was very good about getting new tenants when we had turnover. They do their due diligence and keep owners completely in the loop when finding/vetting new tenants. Pros: They contract with home maintenance companies to get services at cost. They will go out of their way to assist in appliance purchase. Being an out-of-state owner, this was hugely important. Diligent work to always have a tenant in the house. I never had a lapse in vacancy. Lower cost (9%/month + 1/2 of first month per year) in comparison to other companies (10%/month + 1/2 of first month per year) from what I saw. Cons: Very difficult to get in touch with, clearly. However, keep in mind that their property managers are working almost 100% from the road in some capacity. June/July is their busy season because everyone wants to move during these months. Didn't always get my owner statement for the month and needed to request. They were transitioning at the time, so somewhat understandable, but it could've been a more seamless transition. Other reviews stated that they changed offices and were not able to be found, but I never had that issue. Their website clearly stated their current office location. If I had a rental in Tacoma again, I would definitely use Deric's services again.

    If I could give zero stars, I would…read more My experience with Delores was extremely disappointing. Ironically, when I first became a client, she was very friendly, attentive, and responsive. However, once I informed her that I would no longer be using her services, her attitude toward me changed noticeably. Communications became more dismissive, and interactions that were once professional became increasingly unpleasant. When I questioned accounting discrepancies and requested clarification regarding owner statements and financial records, I was told it was "simple math" rather than being provided a clear explanation. As a property owner, I expect transparency and professionalism, not to be talked down to for asking reasonable questions about my own finances and property. I also experienced issues regarding property inspections and move-out conditions. During a walk-through, trash had been left behind by a tenant. I was later informed that no trash was present, despite surveillance footage showing otherwise. Incidents like this made it difficult for me to trust the information being provided. What concerned me most was the lack of accountability and professionalism when legitimate concerns were raised. Instead of addressing issues directly, I often received dismissive responses and explanations that conflicted with the facts available to me. I hired a property management company to protect my investment and provide peace of mind. Instead, I found myself spending time verifying information, following up on concerns, and seeking answers that should have been readily available. Based on my experience, I would not recommend this company to other property owners seeking transparency, professionalism, and respectful communication.

For starters, my family and I were subjected to the owner of the property frequently stopping by uninvited to ask questions like "How is your husband doing at work?" and generally being nosy. This happened at least a dozen times in less than a year and yes, it made me feel very uncomfortable. There were significant issues with the house that were never repaired. One shower upstairs was unusable because it would leak through the kitchen ceiling. I told the owner directly since he made it so convenient for me to talk to him. I also reported the issue directly to BCI Properties through their own client portal. The gas fireplace was supposed to have a safety barrier installed so our baby and preschoolers wouldn't 't burn their hands on it. Promised before we moved in and never happened. The dishwasher had a broken spring on the door so it would dead fall with enough force to bruise my legs several times and it took 9 months to get that fixed. The dishwasher was broken for a month and during that time the washer died too. What are the chances? Most of these issues were 1st world problems so if that isn't compelling enough I'll share the best part about this whole circus. When we moved out we expected most of our security deposit ($2,650) to be returned because we left the house in great condition and deep cleaned nearly ever surface. What we received was an invoice for around $5,000. Long story short, I took them to small claims court and won. Not only did I win but I asked to court to double the deposit BCI had fraudulently kept and got that too. BCI appealed the decision and again they lost. Interestingly, our property manager, Naomi Burke quoted RCW's to the commissioner as if she understood the laws. Clearly she didn't. . If you have the misfortune to be renting with BCI now, do yourself a favor and document everything. Take pictures before and after you move out. Take a screenshot of your repair requests on their client portal (You will be locked out as soon as your lease is over.) for your records assuming you'll be in court and need to prove their negligence. Also, texts are admissible as evidence for your case. You can win against them if you are willing to play the long game but better yet, don't do any business with them and save yourself the stress.

    Still kind of new to area. Honestly, my first impression wasn't a great one. People were all over…read morethe place. The leasing agent Samantha was very friendly but not really what I'd call professional. She was in jeans and a hoodie. Very chill. Nothing too alarming since her attitude and character was very pleasant and friendly. One thing I didn't like was after every sentence she had to stop to answer either her personal cell phone or the office line. That's when I started to feel myself getting irritated. There's nothing more unprofessional than not eliminating distractions when trying to close a deal. Ok so moving on. I am told that I have three days to complete my move-in inspection. I start wiping down my kitchen only to find out that it had not been wiped down already. Without any extra scrubbing, I'm already wiping off marks and smudges. There was a cleaning company card left on the fireplace saying the apt had been professionally cleaned but I find it very hard to believe seeing as to how much I actually had to "wipe down" there were food marks left on the side panel of a kitchen counter (again easily removable with a simple wipe down.) The tub was clean but soap scum left on wall (another easy fix). There was mold in cabinet under bathroom sink. I called it in. The maintenance guy was very nice but his solution to this problem was to spray with primer and paint over it. He told me the primer will kill any mold that may be growing. My dishwasher is a mess. He told me he'd see if they had any replacement drawers but they were out. He told me he'd get with his supervisor and get back to me regarding my dishwasher. Foul odor that we smelled as well. Will update as necessary. Oh! Nice size apts. fireplace, wash/dryer, fridge, electric stove, dishwasher..... No microwave. Tips: parking isn't that great and don't get your hopes up about it being a "gated" community. When I asked about it all I was told was it's broke. She never offered to issue a pin or card to get through the gate which leads me to believe they have no intentions on getting the gate fixed. Any who, that's my review. Hope it's helpful. Seems pretty fishy to me. I'm not worried about the $50 application fee but it's more so the integrity. If I could give them zero stars as an option. I would.

    I cannot express how horrible communication is with this property management company. Do not work…read morewith these people. I honestly feel like I'm being scammed for money. I moved into a unit they manage and for some reason, utilities are separate for my one unit from everyone else in the building. Because of this, they forgot to bill me for my utilities for months after moving in. All of a sudden I have a charge for an extra $700 worth of utilities with no communication at all. Obviously I reached out, and they explained that they messed up and weren't billing me for electricity and gas for a couple months and that now I needed to pay it. After discussion, they told me I would have time to pay it back in small payments over a period of time. I was told "don't stress about it". Then the next month rolls along and its included in my portal with rent. So it messed with my ability to pay rent properly. I asked for those charges to be separated, and I was told by Jeanette that she can't edit the portal. Isn't that your job?? Then, they said they pushed back payment one month which was time enough to pay an unexpected charge of $700 apparently? Pushing it back one month after they messed up isn't a courtesy in my opinion. Now they are refusing to work with me on this and are saying they need the money now and it will not be separated from by rent. In response, I keep trying to talk with Peter on the phone because he is the one who said I would have time to pay it back because it was their mistake, but after days of reaching out, I'm only getting texts back from Jeanette saying they are refusing to discuss anything further. I wish communication on how the bills would work was settled before I moved in. I wish a huge fee I wasn't expecting wasn't added to my bill months into living there, with very little accommodation with time and understanding to pay it back, as it was their mistake in the first place. I wish they had communicated to me that they were adding this charge beforehand. I wish someone would actually call me on the phone and talk to me about it, rather than just sending texts demanding it be paid now, after they messed it up. I really don't think the way they are treating me is fair or understanding at all. I would not recommend working with this company to anyone. I like the unit but unfortunately they are terrible to work with so I'll probably be looking for a new place to live soon.
