Many of my questions went unanswered, and I often felt I had to repeatedly follow up for information and updates. In fact, I had to contact Zillow for corrections when that's the realtor's job. The home remained on the market for an extended period with very limited feedback provided to me. Aside from being told the house showed well and one buyer wanted a larger downstairs bedroom, I received little information regarding buyer or agent impressions. After consulting another real estate professional, I learned that several staging and presentation changes were recommended immediately that had previously been dismissed. I had suggested these changes for staging purposes and was told, "it's fine." This left me questioning whether my home had been positioned as effectively as possible from the beginning. I was also surprised to discover that the website printed on the business cards was not functioning properly. As a seller, I expect marketing materials and online resources to be fully operational. My biggest concern was that I did not feel informed throughout the process. Selling a home is one of the largest financial transactions most people will ever make, and I believe sellers deserve clear communication, realistic pricing guidance, timely responses, and proactive marketing. This was my experience, and I hope it helps other sellers ask detailed questions about communication expectations, marketing plans, and pricing strategy before signing a listing agreement. I would not recommend her services.

However, she refused to let me tour the home unless I either hired a buyer's agent (which is not legally required in Washington) or obtained a letter from an attorney authorizing her to show the property. When I asked whether this was the seller's requirement or just her own policy, she gave vague responses, then eventually stopped replying altogether. This kind of restriction feels unnecessary and unprofessional, creating barriers for buyers who prefer to handle transactions independently. If this is how she treats interested buyers, I can only imagine how she handles actual negotiations.

We had a few problems with him as property manager while we were in the property. He was slow to fix problems and often the lawn wouldn't get mowed, even though it was included in our rent. It got so high the HOA even sent warning letters but we were not held responsible for the HOA fines, so it wasn't a huge problem for us. The real issues started when we vacated the property. We gave proper notice and cleared the house in a mutually acceptable condition on August 17th. Rolly informed us that he would not refund the prorated rest of the month because Washington State law didn't require him to. We are military, so we had to leave regardless. Ok, the law is the law. Washington Law requires that our refund check be post marked by 21 days after vacancy. It wasn't but we got it and it was for the full amount. However, when we tried to deposit the check it bounced! We notified Rolly and he deflected blame to the owner, even though under Washington Law he shares responsibility. We agreed to give the owner three additional days to electronically transfer the funds, even though a transfer between USAA member accounts is immediate. Three days has elapsed with no resolution. I would not rent 1389 Burnside Place in Dupont or any property from Rolly Beltran. I have yet to speak to the boss at Better Properties (he's on vacation) but I will update this review when I can get ahold of him. EDIT: 37 days after vacating and one trip to JAG, we FINALLY got our refund.

This great service extended into the COVID-19 craziness, where I would receive frequent emails from Lawson checking in, making sure everything was okay. They really do care. All of my maintenance requests were quickly taken care of, and every maintenance person who came to fix something was also very pleasant. As someone who has rented off of bad landlords, trust me when I saw Lawson is the right way to go.

    We lived on 43rd Street in Tacoma, near the mall…read more This is the first review that I have wrote on any of the places that I have leased but I feel that future tenants need to know what it is really like living in these townhouses. Most of the issues that we have are not with the unit we live in but the surrounding area to where these townhomes are located. We have lived here for two years this was our experience: Pros: 1. There are firewalls between each unit, which is great because both of the tenants on each side of us have dogs and we NEVER hear anything. 2. Easy access to shopping and food. 3. Washer and dryer is in unit and have never had any issues at all with them breaking or not working properly. 4. There is a bathroom with a shower in bathrooms. Cons: 1. The townhouse was not properly cleaned or checked prior to moving in; the toilets were more that dirty, hand rails were not properly attached and were coming away from the wall when put to use, and the carpets were still wet when we moved it (anyone that has dealt with carpet knows you can't really see if the carpet is fully cleaned until carpet is fully dried). 2. On the website is says that you are getting a two car garage but in reality only one car can really fit (unless you have two Fiat's or something extremely small). My husband and I both have SUVs and it really is impossible to get them in and still have enough room to get out. 3. You can't hear the tenants BUT you can hear every single person that is talking or walking by, the bus that stops at all hours of the day, the person who decided to party every weekend till 4 am, every car that drives by; pretty much every noise that comes from outside you can hear. Unless you love to hear people peel out at 1 am, crack heads that are fighting at night, and live off a very busy street that people decided to drive as fast as possible on. If these are things you are interested in hearing then these townhomes are the perfect place for you to live in. 4. The maintenance personal are NEVER available when you call and if you leave a voicemail it will take a while for them to get back to you. We have a door to our second bedroom that has never closed the whole two years we've lived here. We called maintenance and they never returned my call. It wasn't until I emailed the owners that we actually got a scheduled an appointment and they NEVER showed. We are very busy and I had to take off a day of work to be here for them to fix the door. I know that I didn't have to be here for them to fix this issue but just think, if they can't even follow through on an appointment, how trustworthy can they really be? 5. In the past two years the crime rate has gone up. It seems like at least once a month the road is blocked off because of a shooting or robbery or car accident, not to mention that we live close to a nursing home and the fire trucks drive right in fount of our unit at all hours (I know they are doing their job but it's still annoying). As far as our move out inspection; it went good and we received what wasn't used from our deposit within the 14 day law requirement. They were pretty reasonable with what was given back. Plus the woman who inspected out place is great at her job. She worked with us, was on time, and returned all my calls in a more than reasonable amount of time. The owners would probably know some of these issues if they lived near, but they don't and I personally think that $1,195 is far too high with all the baggage that comes with living here. Like I said at first glace it looks nice but we have children and we can't even go on the sidewalk without the fear of getting run over by a speeding car. It's decent place to live just not a thoughtful place for the location of these townhomes. As far as stars go: I feel that the surrounding area around the townhomes deserve no better that a 2 (and that's really pushing it). As far as our experience with renting from Lawson Properties it was pretty smooth, the only real problem was the maintenance personnel so 3 stars is what I would rate them.

    First off, if I could give ZERO stars, I would. This company, (Jason, Derek) are HORRIBLE at…read morecommunication. As in, there is NONE. They don't return your phone calls OR emails. And if they do, it's days later when they promise you an hour or two. They are LAZY LAZY LAZY. Here's our story: My boyfriend has a house that he has rented out using TPM for 2 years. The first year lease we had ended prematurely, but no extra funds were collected. In fact, the yard was left COMPLETELY TRASHED, complete with the fire-pit being dismantled and thrown across the yard....but was the deposit withheld like we requested? Nope. And was there items and garbage left inside the house after move out? Yep. Tenant charged for that? Nope. Our PRIVATE number was also given to the tenant, who harassed us about motorcycles being driven in the neighborhood and noise complaints. WHAT?!! Why were we EVER contacted? Isn't that the property managements' job?! Also, our house was never marketed correctly. It was on ONE WEBSITE. It was also extremely UNDER valued, because we listened to them when they told us that we wouldn't get for rent what we were paying in a mortgage. Turns out every house renting in the cul de sac was renting for more than ours! Our leasing agent was just too lazy to market, so he under valued for a quick sale! And another thing, these agents (Jason!!!) promise everything and deliver nothing! I just called to see where the deposits were (which accounts) for the withheld security deposit from the torn up back yard, and he had no clue! He actually thought the previous lease had left AFTER their lease was up. WHAT?!! He also said he "doesn't remember" if he ever did a walk through. Again, WHAT?!! That is part of the lease agreement and WA landlord/tenant law! If you ever deal with Andrew, I sympathize. His voice mail box is always full, so you can never actually leave a message. If you leave messages with the receptionist, you will never (i'm not kidding, i have still yet to hear his voice) get a call back. His OWN receptionist apologized to me and said she can never get ahold of him either, and that "sometimes" texting him works (it doesn't). How are you never in the office, and your own employees don't know how to reach you either?!!! Last but not least, when rent was 9 days late by the current tenant, WE had to contact THEM to figure out why it was a no-show. His response? "Well, it was a holiday weekend, and it was their first couple months on lease, We wanted to give them some lee-way." I'm sorry...WHAT?!! Unacceptable. I demanded they immediately slap a pay or vacate notice on the door and collect rent immediately. Why was I doing THEIR JOB?!! It made us late on our mortgage because of their blatantly lazy and inadequate attitude. Bottom line...What kind of a business runs like this?!! We have had enough. These people just take your money and you end up doing the work yourself. Go with Windermere Property South (Kira) and save yourself the heartache. **update. It's been 5.5 weeks of us emailing & calling to schedule a face to face meeting to discuss ending our services...with ZERO response to our request. Who ARE these people?!!! **1/24/15 update: had TPMC served. In process of suing for damages. Our lawyer said they were hard to track down, as they have moved and changed number multiple times. So shady. Update: 3/2016: anyone else find it suspicious that there are 5-10 reviews from exactly 3 months ago (TO THE DAY) with raving reviews of this company? BUYER BEWARE!!!! You can't fake a failing BBB review!

    I was an owner of a property in University Place and used Tacoma PMC services for about 3 years…read more Deric was my primary contact and although he was sometimes hard to get a hold of at times, he would always return my calls. The key here is to not contact the main phone/email, but instead get a direct phone number and get in touch that way. Deric was very good about getting new tenants when we had turnover. They do their due diligence and keep owners completely in the loop when finding/vetting new tenants. Pros: They contract with home maintenance companies to get services at cost. They will go out of their way to assist in appliance purchase. Being an out-of-state owner, this was hugely important. Diligent work to always have a tenant in the house. I never had a lapse in vacancy. Lower cost (9%/month + 1/2 of first month per year) in comparison to other companies (10%/month + 1/2 of first month per year) from what I saw. Cons: Very difficult to get in touch with, clearly. However, keep in mind that their property managers are working almost 100% from the road in some capacity. June/July is their busy season because everyone wants to move during these months. Didn't always get my owner statement for the month and needed to request. They were transitioning at the time, so somewhat understandable, but it could've been a more seamless transition. Other reviews stated that they changed offices and were not able to be found, but I never had that issue. Their website clearly stated their current office location. If I had a rental in Tacoma again, I would definitely use Deric's services again.
