Take a look at the rating's and decide if you want to risk your housing, peace of mind and money with this company. For starters, my family and I were subjected to the owner of the property frequently stopping by uninvited to ask questions like "How is your husband doing at work?" and generally being nosy. This happened at least a dozen times in less than a year and yes, it made me feel very uncomfortable. There were significant issues with the house that were never repaired. One shower upstairs was unusable because it would leak through the kitchen ceiling. I told the owner directly since he made it so convenient for me to talk to him. I also reported the issue directly to BCI Properties through their own client portal. The gas fireplace was supposed to have a safety barrier installed so our baby and preschoolers wouldn't 't burn their hands on it. Promised before we moved in and never happened. The dishwasher had a broken spring on the door so it would dead fall with enough force to bruise my legs several times and it took 9 months to get that fixed. The dishwasher was broken for a month and during that time the washer died too. What are the chances? Most of these issues were 1st world problems so if that isn't compelling enough I'll share the best part about this whole circus. When we moved out we expected most of our security deposit ($2,650) to be returned because we left the house in great condition and deep cleaned nearly ever surface. What we received was an invoice for around $5,000. Long story short, I took them to small claims court and won. Not only did I win but I asked to court to double the deposit BCI had fraudulently kept and got that too. BCI appealed the decision and again they lost. Interestingly, our property manager, Naomi Burke quoted RCW's to the commissioner as if she understood the laws. Clearly she didn't. . If you have the misfortune to be renting with BCI now, do yourself a favor and document everything. Take pictures before and after you move out. Take a screenshot of your repair requests on their client portal (You will be locked out as soon as your lease is over.) for your records assuming you'll be in court and need to prove their negligence. Also, texts are admissible as evidence for your case. You can win against them if you are willing to play the long game but better yet, don't do any business with them and save yourself the stress. read more

Property management companies deal with so many different types of issues and challenging situations that I do not want to deal with directly, for which I am appreciative to have BCI Property Management to manage my property. My experience has been better than expected, and my stress level is at a minimum. I am thankful for Tanisha who screens applicants, ensures the rent received is applied to my account; forwards maintenance work order requests for approval, sends inspection reports and ensures legal and fair housing procedures are followed. The company website for owners is user-friendly and a huge help to find much of the information I need at my convenience. A professional, friendly, direct, stern, efficient, effective communicator, and proficient in this skill are some of the top qualities I look for in a property manager and BCI Properties has provided just that. read more

They rent places with roaches. Call the health department on them if you're in one of their roach units. Go to the hospital if you get sick from one of the 31 bacteria roaches carry. Keep pictures and videos and evidence. Don't rent a unit if it's old because they don't keep up on maintenance. They pocket deposits and charge thousands of dollars for crappy old unkept roach and flea infested units. They lie and take advantage of new renters and people with special needs. They don't care if people and babies and toddlers get sick and die. The managers don't respond or hang up when you make complaints. They'll plot and make plans to harm you if you speak up. read more

Worst property management company I've ever had to deal with. My property manager Tanisha White is rude, unprofessional, and does nothing to earn her paycheck. I've seen more of her newly hired assistant than I have of her. Actually i haven't seen her since i signed the rental agreement. They erase work order request weather they are complete or not. I've had 4 "inspections" in the past 5 months with new reasons for failing the last. All sent after i paid rent. When I moved was told i could have a third car as long as I used the 2 spots assigned and my visitor space and now I have to move my third car or it will be towed although all cars are registered to the the renters of the home. They were so bad that they had vagrants living in one rental property for 8 months before the owner noticed due to garbage was piling up. They are truely the worst. NEVER RENT FROM THEM read more

Started off with a phone call to see what was going on with a property I saw online. A lady answered the phone, I asked if it was still available, I was followed with a blank yes. No follow ups about the property, no information just a "When are you available to see it?" On the day that I was supposed to go look at the property I got a call 15 mins before the view, that "someone else has put in an application" and "I'm not sure if I want to show the property". Okay, I still want to see it, being that it's not rented yet. They ultimately ended up pushing the viewing back 30 minutes. I got there on time, waited 5 minutes before reaching out and was told to wait another 5 mins. Communication is huge in my world. I rely on communication, both at work and at home. You have a PHONE, text me or call me with those kinds of updates about time. If you want me to rent from your property, be professional, act like you actually care and try to get someone in a home. If you're going to treat potential RENTERS with such scorn and contempt (like the two agents did), don't bother. Not to mention we're a SAME-SEX couple. Now to the walk-through. She stopped my partner and as we were walking up, just shouted out the car window and asked if we are who we are, after that she then tell us that her assistant will be leading us though the walk-through. Once again, we were left with a blank, surprisingly dismissive person with no sort of skill to want to make this deal happen. If you're interesting in renting a property then sell it. Know it. If I ask a question it should not be the whole time "let me ask" or "I don't know". What kind of shady housing company is this? No organization, no professionalism. Unfortunately, my mother has lived at a BCI property since 2011. They staff is friendly but they completely slack on the services outlined on their website. They've neglected the Owners property and haven't maintained it since my mother has lived there. Inspections aren't completed regularly and they do not keep up on maintenance at the property. My mother has put in maintenance request about her heat for months. Her property Manager Tinisha has closed out work orders that haven't been fully completed. & the lack of follow up with vendors and maintenance by Tinisha is why it took months for us to get to this point. They failed to inspect and clean the chimney over the last 7 years which my mother also requested assistance with. My mother called in a maintenance request at 2:00pm on Friday, before the snow storm hit. She reported that her heat wasn't working. Instead of contacting a vendor that could complete the work. Tinisha decided to clock out for the day without addressing the maintenance request which resulted in my mother not having heat over the weekend. I spoke with the Owner of BCI that evening and he offered to reimburse my mother if she wanted to stay in a motel. After 5 hours of waiting for a vendor to show up to fix the heat...the snow had accumulated which made it impossible to get Anywhere. I texted the Owner letting them know that they would be reported for neglecting this issue and she wasn't going to take him up on the offer for the hotel for obvious reasons. He decided to respond to my message two days later.......here is his response below. ".Are you mentally stable? Since we are doing our best and that is all we can do, we offered to pay for a motel but she does not want to go. You need to threaten somebody, then please look in the mirror first. We do care and we do go out of our way to help, but remember you are not our client.." If this is the type of response you get from the Owner of the company, you can see why their employees are slacking on the job and their service is low class. There is no excuse for their unprofessional attitude towards me. Whether I'm their "client" or not....I use to be! Their office Manager Naomi is the ONLY person that jumped into action and called the Vendor to correct the situation that evening. Kudos to her! You've earned your 1 star Don & Tinisha. Instead of making excuses, jump into action next time and do your job. All it took was a simple phone call to the vendor, that's it! What can I say about BCI that hasn't been said already. I rented from them for a year and that was long enough to figure out this company doesn't care about its renters. They only care about one thing, money. While doing the inspection report I came across numerous items that needed to be addressed and fixed (The blinds were broken, the front door didn't latch shut because it sat crooked in the frame, the hot water heater leaked, the garage was FULL of crap). When I told BCI about these issues, they made it sound like they were going to fix these problems. After a few weeks of calling them and getting their voicemail, I gave up. They finally sent someone to look at the hot water tank. Their conclusion was that the water tank was fine and I must have bumped the valve and cause water to slowly leak out. So the guy "tightened" the valve and charged me $110 for a 5 minute visit. When I moved into my place in Tacoma the previous tenant had left the garage FULL of crap. I managed to get rid of most it, but still left some items that could have served a purpose to someone else. Upon moving out I left these items because I figured it wouldn't have mattered too much because it was only taking up a small corner of the garage. Well BCI charged me $175 to take the stuff to the dump. I mowed the grass and pulled weeds exactly 1 week before I moved out. They did the inspection 2 weeks after I moved out and charged me $150 for lawn care. These people will nickel and dime you. Do Not Rent from BCI.! read more

Our last property through them we lived in for like 3yrs or so.. the foundation was sinking. Then we had a busted water pipe under ground beneath the house.. took bci 2 months to get a plumber out there then another few months for that plumber to show up enough to getting around to fixing it. The place we have now isnt sinking at least but the back porch roof is unstable by far and it's got a poor excuse for a wiring job as far as lighting goes. Most of the rooms are on 1 breaker. So after finally leaving this house managed by BCI I received a bill today for the sewer charges they put on my account that I have always paid. They also claimed I owe for HOA violations when nowhere in our lease does it mention HOA membership or were we given a copy of the rules. So I will sum up BCI thus; Poor accounting practices and completely arbitrary charges not mentioned in the lease. Poor communications when trying resolve issues. No agent ever showed us the house. Repetitive intrusive inspections during the lease. I am fairly certain I will end of in small claims court as they have known about the overcharges to my account and have refused to fix this discrepancy. We rented a home through BCI at an affordable price right off 6th Ave (so A+ location) from May 2016 through January 2019. We had several roommates throughout our stay there, and subletting was fairly simple through them. They have 2 great employees -- Maria, who has been a receptionist, property manager and is now in accounting, and Jermaine, who does inspections of properties every 3 months or so. Those are the only nice things I have to say. After moving in and signing papers, getting in touch with our property manager, Naomi, was impossible. She never returned calls, voicemails, and did return one text of mine, once. Our property manager switched twice with no notification. Repairs were definitely not timely, and an actual fix for anything never happened. Wait, one time the repair man (who was nice) did come show me how to turn on the gas to our ancient furnace. Besides that, we had sparks coming from a wall switch that took over 24 hours to address, and my favorite, the time when the rain caused our sewer system to back up into our basement. And the raw sewage sat on our basement floor for 3 days. While we called and called and called trying to get ANYONE to answer us, or handle the situation. We were told that the owners of the home had to authorize any repairs or alterations to the home. Which I understand, if I'm tearing down a wall or painting the outside with a mural. BUT THERE WAS HUMAN FECES ON MY FLOOR. I feel like it would at least make sense to put in a contract with the homeowners that certain situations may require immediate action and decisions will be made in the interest of human health and safety. Their records got hacked at one point, so they had to change all their email addresses. Fingers crossed no one made off with any important information, I guess? We dreaded moving out because we'd read reviews similar to the one I'm currently writing. And, right on schedule, once our home was inspected after move-out (which, they refuse to do a walk through with you), and we were charged over $300 for "the kitchen and bathroom needed cleaning." Those rooms had been cleaned, thoroughly, and so even if they brought in a cleaning company, I don't know how on Earth they can justify that much money for what little there may have been to do. Of course I call to address this and am directed to email. THEN, I had updated my review on Google to reflect all of this, only to have one of the staff members reply and accuse me of "double teaming" them, because someone else had written a poor review the same day. Sorry, guys, if you're a terrible company, I suppose it's possible that you might get two negative reviews on the same day. Be better, and you might not get so many terrible reviews. Also, if you're politically inclined and like to spend your money where you know you're supporting good people, you should know that they have a giant Trump 2020 flag hanging at their offices. We've been tenants for only one month and already I feel compelled to write this review. 1) Our property manager is IMPOSSIBLE to get a hold of. No returned calls, no replies to emails, even messages passed from other employees don't get responded to. Even the president of the company has ignored our messages. Four weeks, and I've gotten one returned call, where I was able to schedule an appointment with our property manager to address these concerns. She stood us up. Three weeks since then and still no replies to any of our messages. Heaven forbid we ever have an emergency. I have NO faith that anyone would ever respond. 2) The yard is completely unusable. It was a chest-high jungle of thorns, rocks, and needles at move in. Even after mowing several days after we moved in, it's still a jagged field of thorn bush stumps, bristly microscopic needles, thorns, rocks, and thistles. This is apparently their idea of "taking care of the yard before move in". I was told, and I quote, "Sorry to say this, but that's your problem now". 3) We only have access to the home because we took the key from the lockbox on the front door before they removed it. No joke, we only have access to the property we're paying for because we stole the key from the lockbox. Four weeks in residence and thousands of dollars paid to this company, and we still have not been given working keys to the front door, the interior garage door, or the mailbox. They don't even know which number mailbox was ours in the big box. 4) We submitted a maintenance request upon move in for a couple of minor things. No calls, no maintenance visits, no response, as per usual. I've since fixed two of these minor issues myself. Update: Maintenance finally arrived. Fixed nothing, and even took the doorknob off the garage door, says we'd have to replace the entire door to get a working key. Ummm, really? Now we have no lock on our garage. Awesome. 5) Rental application fees were paid via PayPal a week before move in. It still shows on my tenant account as past due and owing. Promises from the office staff to fix it have not changed anything, and we still show past due owing that extra $90. If that hits my credit, I'm pursuing a lawsuit. 6) Tried to set up utilities in our name, BCI won't respond to tell us which companies the home is set up with so we can make the transfer. For most of the utilities there are multiple options, and none of the companies will even tell me if they have an account under that address since I'm not the person the account may or may not be filed under. They may have sent bills and are preparing to shut down power and water, but we wouldn't know since we can't get into our mailbox without functional keys. 7) We were told before coming in to sign the contract that we would owe first month and deposit. It wasn't until halfway through contract signing that we were told we needed to pay last month's rent as well. While this didn't completely destroy our move in budget, it did make things a lot harder and it would have been nice to have been told about that beforehand. If there are any issues or concerns, problems or even casual questions, don't expect to get ANY help (or even any response) from these guys. If they don't address the above issues soon, I'm going to file a complaint with the BBB. One month as tenants of this company and I can't stress enough how frustrated I am. Stay away! Update: Their service and our rental experience did not improve in ANY way over the 18 months we were living on that property. We will careful avoid ever dealing with this company again. read more

I'm a Soldier assigned overseas with my family. BCI initially had me convinced they were property management company for me and my family. They were initially courteous, professional and very friendly. I explained I would be overseas and needed the house rented fairly soon and was given assurances they could do so with little to no difficulty. However, after we signed the contract with them, the company did a 180° turn. The property mangers were changed out without prior notification of who I needed to speak to. They repeatedly made repairs (at MY expense) without consulting me, so I could inquire if the tenant was at fault. The house was inspected and all repairs made, prior to signing the contract. Whenever I call to get an explanation, no one answers or my property manager (of the week) is magically unavailable and never returns my calls. I actually downloaded this app EXCLUSIVELY to write this about them. Avoid BCI at all costs is my humble advice. I dropped BCI Properties because of their poor communication and TERRIBLE accounting practices. They deducted a tenant's security deposit from my account by mistake... twice! It took almost two months to get the first mistake corrected. In one year, they never stopped by my property to check up on it and my tenant never dealt with them again after signing the initial lease. They also seem to have a frequent staff turnover and they don't have a common email account, which makes communication problematic if email is your only option for contact (during a deployment). I left this same review with the BBB as well. However, I trust Yelp more than the BBB because guess where the BBB receives it's income... that's right, the very businesses they "accredit." When I got home from deployment in April, they said they would rather work with me directly. I didn't drop your company because of your fee increase. I was planning to drop you after my one year contract was up so I didn't have to pay the $500 early termination fee. You'll notice you have no "complaint" from me for raising your fees, because it was simply irrelevant to me at that point. The fact that you were raising your fees just made me laugh. I thought, "Ha, awesome... they're charging even more for nothing." As for your accounting, $250 was just MISSING from the Nov statement (11/9/12), the total was $250 short with no listed expense. I emailed your accountant twice and received no response after 20 days. I finally emailed you to correct the issue on 12/11/12. I received the funds owed on 12/27/12... 48 days to fix. Another mistake was made on the final rent payment (which was 10 days late with no warning)... another $250 missing, but I did receive it 5 days later, so I guess you're improving. You also didn't prorate the property management fees for the last month, but I'll let you keep that to help pay for getting this review removed... Bottom line is I dropped you because my tenants complained and your employee's communication sucks. If your employees responded to my inquires even half as fast as you responded to this review I would've thought about keeping you. I still have two email inquires with no responses... I was paying your company to act on my behalf. Liars and crooks I waited over an hour to view a property to potentially rent it they told me they came and I was not there. I was parked in front of the property and was able to see everyone going in and out they did not show up. They told me to reschedule after I took time out my day to wait for the realtor who was already late for the appointment .Do not rent any of their property they are nasty and rude. In short, the lack of professionalism and the company's inability to get my house rented in a timely fashion made BCI a huge disappointment when it came to working with them in a business relationship. The reasons are as follows. I used BCI Properties to manage my home as a rental for over 3 years. When I first hired BCI, the company found a tenant in about 2 weeks. This was right in line with what the owners, Don and Emily, quoted as an average of 2-4 weeks to find tenants for their properties. For three years the same tenant stayed in my home until BCI terminated his lease after he failed to consistently pay his rent on time. While BCI did the right thing in this situation, unfortunately here's where the trouble began. 1. Despite the home being designated as a non-smoking home with clear penalties written in the contract, BCI did not collect even a penny from the tenant for smoking in the house. 2. Despite the reassurances of my agent at BCI, my property remained empty for 3 months. After speaking with my neighbors, I was informed there had been very few showings of my property. Obviously, that is well outside the quoted 2-4 weeks. 3. BCI failed to take care of my house after the tenant moved out by: a) allowing the grass in both the front and back yards grow to over a foot tall. I was only alerted when my neighbor called me wondering when the lawn was going to get mowed; b) when the lawn was finally mowed once, it ended up costing me $147, BCI should have helped out with the cost since the house was neglected and the point of hiring BCI was to ensure my property was maintained; c) the lawn was never mowed again over the next several months; d) the house was never professionally cleaned per my contract with BCI--I had to go and clean it myself; e) BCI allowed a black hornet/wasp nest to grow in the backyard to the size of a basketball. Had it been caught early, it could have easily been removed with some wasp spray and a stick. As it was, I had to hire a professional exterminator for $125; f) On BCI's website, the house was not prominently featured, despite being on the market for several months. The photos were blurry and very small and did not highlight the upgraded kitchen and bathroom. I asked for the photos to be fixed; however, the replacement photos were dark and not any better. When I called to voice my concerns, BCI said the electricity was turned off on the house. Having been down to my house several times for upkeep (again, something BCI should have been doing all along), I know the electricity has worked every time. I will not tolerate being lied to within a business relationship and really highlights BCI's poor professionalism; g) When I complained to Kris (the real estate agent) at BCI they were not communicating with me well, not responding to my concerns or getting back to me quickly, I got an apology. However, nothing improved in regards to their poor communication style. I contacted Don and Emily, the owners, expressing all of the concerns noted above and did not get a response back. This was the final draw and I decided to terminate my business dealings with BCI. There is nothing wrong with my house--it was renovated 7 years ago and is in "like new" condition, has a gorgeous kitchen and bath and is in a secluded area of Tacoma. After over 3 months of not being able to get my house rented out (the most important task for a property management company), in combination with the frustrations and disappointments listed above, I decided to work with another property manager. read more

I wish I could give this company a negative rating. This is a HORRIBLE rental company. Do not rent from them... not matter how much you like the house. Just like everyone else here said, their communication is terrible, they are dishonest, and unprofessional. First of all, we could NEVER get ahold of our property manager. She was rude, lazy and her communication skills are non-existant. That made moving out an even more stressful experience. Second, we were moved to BCI from Willow properties about a year or so before we moved out. We were prorated in to our home and told that we would also be prorated out of our home (military family) and BCI failed to honor that. Third, We moved out of our house which we left in great condition. I spent $450 on carpet cleaning service and $320 on a maid service to make sure we covered our grounds. Inspection went through and they returned our deposit... all of it except $128 for minor damages and repairs to fix some nail holes. 2 MONTHS LATER we get a 2nd invoice for over $800 with very vague documentation and no pictures saying that we owe an additional amount for a 2nd inspection?! Ummm... no. That's no how that works. Once we are cleared and moved out THAT'S IT. The "stuff" that was "overlooked" should've been documented during the FIRST inspection. I don't know who's been in that house between the time of move out inspection #1 and the time they mailed me an additional invoice for further repairs. It's complete BS. We took legal action and decided to settle on $400 (half the amount) just to get them off our backs and firmly believing that Karma is really going to come around and bite these people in the you know what. I am a current tenant, have been for almost a year, and I haven't spoken to a single person at the company since we signed our lease. One of our windows has been broken our entire lease, and even though they know about, it's yet to be fixed (my lease is up next month). Normally I like when property managers give you your space but this is ridiculous. No returned phone calls, emails, texts, zip. And I've been trying consistently over this entire year, it's not like I tried for a few weeks and gave up. Very poor customer service. These people mislead me into paying for 4 members of my family to pay a total of $180 to do an application which was denied because of a criminal conviction, even though i made it very clear to them that the conviction was on my record BEFORE we paid the money for the application. I even double checked with them MULTIPLE times to ask if they were sure it was going to be ok because of my record and they assured me over and over again that it would be fine. So basically the whole thing was just a big lie to get $180 out of me and my struggling family. That is money that we needed to secure a safe place for my family to live, money we could've used for diapers, money we could've used to put food on the table. I only wish I had read reviews here vice, the better business bureau, to begin with. It's been three years of headache after headache, unanswered question after unanswered question and last second property manager change after last second property manager change from the start. I came to BCI in good faith, let them know I'm a Soldier that may not be assigned in the US for a while and would depend heavily on their judgement and support during my absence. My house was inspected and deemed "good to go" after I paid for the repairs that were identified. However, each time something breaks, "I" vice the tenants, pay for it. Why? This is by far the worst property management company in the Tacoma area. They care more about money then they do their tenants. Upon move our of our house they refused to do a move out inspection with us actually being at the property. They had taken over our property from another company and we never received any type of formal introduction, no signing of any paperwork in reference to the change, no phone call. The best they did was send an email, which I happened to stumble upon as it went to my junk folder (talk about an omen) but their handling of "property management" and I use that term loosely was far from what it should be. I received better property management while living in foreign countries and dealing with a language and cultural barrier than I ever did here. They did the move out inspection by themselves and now I see why, so they could make an excuse to withhold money from us and we would have no true way of disputing the charges. We spent over a week cleaning, top to bottom, and even had all the carpets professionally cleaned (which we provided the receipt for). If your military I suggest you stay away from this company if you value your money and your sanity. They don't have the integrity to deal with tenants in person when it comes to move out inspections as its "not in their policy." I could be in property management too if I just sat in my office and never even seen the property in which you assume responsibility for. The first time they ever saw the property in its entirety was when we moved out. They didn't even have the professional standard to do their own lease with us or inspection, they just used the paperwork from the previous property management, just overall laziness through the entire process, go ahead and do business with them if you enjoy getting screwed on a regular basis. They are very unprofessional. I would suggest marking down and taking pictures of every little marking on the walls, carpets etc. before you move in. They will do a walk thru with you before you move in but they do it all on their own without you present when you move out. So, don't plan on getting any of your deposit back. So, lets start off by saying I have not even rented from this company yet and have already been given these crazy rules and policies they have that are absurd. I am being told by Tanisha that I have to put down a holding fee and sign the lease within 7 days and that is when our lease will start. I have put down holding fees with other companies before and signed the lease immediately to be effective the following month. My current lease ends on the 30th of November and told her i would begin my lease with them on the same day but she said it would have to start right away. So i have to pay for a place I'm not living in for 3 weeks because they are greedy and want to push people to start leasing right away. This is not a sustainable business model in the property management industry and will eventually cause less and less people to want to rent from them. Thank You for letting me see the type of company you are before I moved in and the headaches got worse. Unfortunately I am out $100 for the 2 application fees but at least I'm not trapped for the next year or so with a shady company. The following is my termination email to BCI/Don Leske (owner)... DO NOT HIRE THIS COMPANY. Hi Ma'am and Mr. Leske: Here's the situation... 1. You allowed 26 Calender days to go by (17 Business Days) involving a life threatening situation for my tenant family. There's no excuse for such negligence... none. The maintenance bill should go to the tenant's not me. Or you, for your life threatening negligence. 2. After asking you for two more bids on a $600+ job (that I should NOT be paying for)... You moved the tenants into a motel...I'm paying for it and their food... I never authorized you to do that! After 17 business days of negligence you should pick up the tab. You had my cell phone number Sir... you never attempted to contact me by phone (home or cell)... I was never more than one phone call away. Again I was at my daughter's graduation. You then emptied my reserve and want another $1,000.! What!? My bill keeps going up and up and it's not even my responsibility. 3. I made ONE phone call after Goggling (Black Mold Tacoma, WA.) Please get this... I never mentioned BCI, Don Leske, Victoria, the property address, etc...nothing. The vendor volunteered your name Mr. Leske and went on to tell me that you solicited him for a 10% kick-back/ bribe on any work, real or unnecessary you would send him and that the property owners would be secretly charged your bribe. Again (out of the blue... out of no where) he volunteers your name as a thief. I thought that Emily was your daughter... he corrected me and said she's your wife. I remember now you telling me about you firing a property manager for soliciting Kick-backs/ bribes from vendors... AND YOU ARE GUILTY OF THE SAME EXACT THING. It gets better... a fellow Property Management Company rep volunteered that your bribes can go as high as 30% on some jobs. I understand now how my "repair bills" have been so high. $1,600. because your "repair guy" had to look for a part. What!? Sir, I have to now question... if anybody went to a motel, if there really is black mold, or this is just a shake-down... again. 4. Mr. Leske, based upon your life threatening negligence, your unauthorized actions and the fact that it really, really looks like you are a thief (volunteered by multiple sources... to include YELP) Sir, I have no choice but to fire you and your company for cause, effective right now. Please cooperated fully with (Coldwell Banker) (206) 212-2244/ (800) 260-0522, my new property managers. Turn over the file...the keys, etc. Also please send me contact names and phone numbers for any and all vendors who have worked on my property (the Tacoma Police have asked for them... Bci is a great company I have just moved to my second property though them and we love it. We have had a few maintenance emergencies sins moving into the new house a little over a month ago and they have got someone out her right away to take care of them and when our fridge went out bci got us an new one right away and then gave use a 100 dollar check for food that went bad. Military friendly, professional, and timely! BCI properties has been my landlord for almost 2 years and I have had a great experience! When I moved into my gorgeous house it was immaculate and they did an amazing job making the house move in ready. I was able to sign my lease and move in the same day. I have 2 Siberian Huskies and they were more than accommodating my furbabies. Naomi, property manager, has been my main contact at BCI and she has been great in understanding military life, privacy, safety, and updates on any tenant issues. One of my favorite aspects about renting from BCI is the user friendly online portal I use to submit maintenance requests and pay rent. Maintenance requests are handled in a timely fashion. My handyman is super knowledgeable, friendly, and respectful. I met the owner of the home I rent and it is apparent he takes great pride in his property and has a ongoing relationship with BCI. read more

Be cautious of signing a contract with this company!!!! I asked for some simple modifications to their owner contract in order to protect my elderly mother (the property owner). They were unwilling to forgo a $500 early cancellation fee in the event they don't perform their responsibilities according to the contract (respond to tenants, forward rent money in a timely fashion, etc.) They also wouldn't put it in writing that they would screen the vendors they hire for liability insurance. Washingtonlawhelp.org: For all other repairs, the landlord has ten days to fix the problem. (RCW 59.18.070 (3).) If your landlord does start repairs within the required time, you have three options: OPTION 1: You can move out if your landlord does not make a repair within the required time, and does not remedy the situation within a reasonable time. All you need to do is give the landlord a written notice that you are moving out. RCW 59.18.090(1). The landlord must return your deposits. S/he must also give you back the equivalent of the rent for the days you have already paid. Example: Your refrigerator breaks. You give your landlord proper written notice. S/he does not fix it after 72 hours, so you can move out. You move out on July 6th. You have already paid rent for all of July. Your landlord must give you back the equivalent of the rent for the rest of the 25 days in July. OPTION 2: You can go to court or arbitration. You can hire a lawyer and go to court to force the landlord to make repairs. (You cannot sue for repairs in Small Claims Court.) If the landlord agrees, you can go to arbitration. Arbitration is usually cheaper and quicker than going to court. ( "Expressions and Words You Should Know" at the end of this publication has more on arbitration.) RCW 59.18.090(2). OPTION 3: You can hire someone yourself to make the repairs. (RCW 59.18.100.) This is true in most cases. *Important: You must be up-to-date in your rent and utilities to use this method. (RCW 59.18.080.) To use this method: Give your landlord a good faith estimate of the repairs. If you want, you can give your landlord this estimate at the same time as the original notice of the problem. (RCW 59.18.100(1)). If your repair has a ten-day waiting period: Before you contract to have the repairs made, you must wait the entire ten days after you give the original notice to your landlord about the problem, and you must wait two days after you give the estimate (if this is later). There is no rule like this for the 24- and 72-hour repairs. You can contract for these repairs as soon as you deliver an estimate to your landlord. (RCW 59.18.100(2)). After the work is done, subtract the cost from your rent for the next month. Can I make as many repairs as I want this way? No. There are limits to the costs of repairs you can make by hiring someone to do the repairs for you and deducting the cost from your rent. Each repair must cost less than one month's rent. You cannot spend more than two months' rent on repairs in this way for each 12-month period. (RCW 59.18.100(2).) Examples: Your rent is $750 a month. You hired someone to make repairs in March that cost $1,500. You could deduct $750 from the April rent and another $750 from the May rent. You would not have to pay any rent for April or May. Your rent is $750 a month. The repair cost was $1,000. You could deduct $750 from April's rent and the final $250 from May's rent. There might be a large repair that affects many tenants. Tenants can join together to have the work done. Each tenant can deduct a portion of the cost from his/her rent. OPTION 4: You can make the repairs yourself. *Important: You must be up-to-date in your rent and utilities to use this method. (RCW 59.18.080.) To use this method: Give proper notice and wait the required amount of time depending on the problem. (See above.) Fix the problem yourself. Once the work is done, subtract the cost of materials and your own labor time from your rent for the next month. Each repair you do yourself must cost less than one-half month's rent. (RCW 59.18.100(3)). You cannot spend more than one month's rent on repairs you do yourself in each 12-month period. Example: Your rent is $800 a month. In March, you made four separate repairs that each cost you $200. You could deduct $800 from April's rent. You would not pay any rent in April. You must give your landlord a chance to inspect the repairs do the work properly and you must follow all legal codes *If you repair something badly, you can be held responsible. OPTION 5: You can put your rent in Escrow. This is a complicated process. Read the law (RCW 59.18.115) at your local law library - or talk with a lawyer. Can I refuse to pay rent if my landlord does not make needed repairs? No! If you do not pay rent, no matter the reason, your landlord can start the eviction process against you. read more

I am an actual tenant here and i will be moving since my lease is up. Im warning all renters bci propertie will be the worst kind of people....first theyre located in tacoma so i can partly understand why theyre really really shitty. Secondly every time the system has been down i always end up getting calls or letters saying i have to pay the late fee like rediculous amounts like $200 dollars. Even if you make an effort to fix the situation they will only threaten to keep charging you untill you pay with no options. And hangs up on you. Even if you do compromise a situation out they wrote me a letter 4 months later saying they want more money after i payed an initial fee i shouldnt of even had to pay. Their excuse was well you should of went to our website and seen there the website is down. Its your fault. Moving out is the best thing that can happen to me. I heard they cant even fill theyre rental locations either. Not surprised karmas a bigger bitch then i will ever be. But i was actually nice because i wanted things to work out longterm but how can it when you feel ripped off, and theyre computer system doesnt even work correctly half the time. And dont notify their tenants, then blames them for not checking their email for a confirmation of payment. Well i guess i thought your systems would be better. Guess i thought too highly of them. BCI is a nightmare for owners and tenants alike. They cheat the owners and try to get in the tenant's business as in refuse charges and utility bills and it appears they try to make money on everything with no benefit to the property owner. I have a great relationship with the owner but either BCI has poor bookkeeping or they are trying to strongarm the renters. Stay away from them. I am currently renting one of their properties. They continue to try to charge me for garbage service even though I have my own account and the garbage company affimed that there is no other account for this property. They posted an eviction notice on my neighbor's door for not having renter's insurance which they had already shown proof of and then called and told them to disregard. Naturally the tenants were upset and stressed out by this. BCI takes advantage of people's vulnerability and will sue for unwarranted charges. I can't wait for my lease to be up so I can get out from under them. read more

He claims Yelp hides good reviews, but if he looks in the filtered reviews they are mostly bad as well. What happens when they terminate an owner? The tenant gets screwed as well. You need to do more investigative checks on the owners of the properties as well, because any bad thing they do looks bad on you. Remember, you are the agent for the owner of the home, you choose a bad owner and the tenant gets reamed. All of your problems cannot be blamed on someone else. Also, quit with the whole "Yelp hides the good reviews unless we pay them" bullcrap. The last instance something like that was 4 years ago when they were a relatively new company. All of their policies now have been remediated. I solely use Yelp for any new business I want to do anything with, the BBB is outdated and completely worthless to me and most young technologically-savvy young people these days. read more

The rudest people in the business. My fiancé and I are moving to Seattle and are looking for a place to rent until we figure out where we want to buy. We called about a particular place we'd seen on HotPads, but instead of acting interested and being helpful, BCI told us we could go see the place, enter a code, and have some time to view the home on our own. OK, a little different, but that's OK. First sign of trouble was their disinterest. And then they didn't tell us that the place was so far out of town down a 35 mph road. But the worst part was when we got to the place and found out that we had to go online and set up an account to be able to access and enter the code. And then they wanted $1 to get the code. That was it for us. BCI acted disinterested, sent us way out in the middle of nowhere, and asked for a dollar so they didn't have to get their lazy asses up and do some actual work. When we called in to complain, they acted like it was our fault and besides, what was $1. We told them it wasn't the dollar that was the issue, but rather their lack of interest in a potential client and lack of full disclosure about the property and the way to get in. If they act that way before you're even a tenant, imagine what they would be like after you've signed the lease and are stuck with them for a year. We should have checked Yelp first! read more
