Do not lease here. Cardinal Group Management is an unprofessional, predatory management team. They will hand you a filthy apartment on day one, and then completely nickel-and-dime you for pre-existing damage when you move out. I am currently being completely hassled in bogus move-out charges..... OVER A YEAR AFTER MOVING OUT People at the front desk were nice, maintenance was nice but took a while to get anything fixed. The Move-In Reality: When I first moved into this unit, it was handed over in an unacceptable, disgusting condition. The dishwasher was severely moldy with surrounding water damage, the window blinds were completely chewed up by a dog, and there was pre-existing mold and water damage around the bathtub base and inside the toilet bowl. I took extensive, timestamped photos of everything on day one. The Move-Out Scam: Fast forward to move-out. They offer extremely limited amounts of walk throughs with a staff member and instead push a "expedited move out" where a "inspector" dings you for as much as they can. They are attempting to charge me: A "Kitchen Clean" based on photos their inspector took 10 days after my official inspection date. They actually admitted in writing that they delayed the inspection due to "seasonal volume," yet they expect me to be financially responsible for a shared common area that sat empty and accessible to vendors and staff for over a week after I left. Does not make sense to me how they are trying to charge me based on photo evidence 10 days after they the "official inspection", and continuing to hassle me over a year later. They count on college students and busy residents just paying these fees to avoid the headache. If you value your sanity, your security deposit, and your rights as a tenant, avoid SoL and any property run by Cardinal Group. read more

Just beware of the fact that maintenance will be near impossible to actually get done. My air conditioning has had so many issues the whole time Ive lived here and it is such a hassle trying to get it fixed every time. Currently my air conditioning is broken and has been broken for over two months. I have put in so many requests for maintenance and they've mostly all been ignored. First it was leaking a lot to the point where I had to put a bucket on the ground underneath it. It took them two months just to actually respond to my "same day" and "within 24 hours" requests. Long enough that mold started to grow in the ceiling around it. Then when they finally came they just turned it off and left, no information about what they actually did besides that. It stopped leaking but the mold is still there and now its not regulating temperature at all. The temp is the same whether I have it on or off and as its getting hotter in AZ, the apartment is getting hotter. I don't know what to do at this point. I can't wait until I can move out and never come back. read more

My unit has an in-unit washer and dryer, and my own room and bathroom, which was a big selling point for my family. There are also study rooms, free printing, a shuttle to campus, and a 24/7 gym. The lead of the Maintenance team, Jose, is absolutely wonderful along with a few of his team members. The pool and hot tubs are decent. I like my room well enough. However the WiFi always seems to not work whenever I need it most. The Coke vending machine, which replaced the mini-mart they heavily pushed on us, is also a coin toss regarding if it'll work when you try it or not. I never see any security staff actually protecting the property besides the one time they kicked me out of the pool past 10pm (fair enough). Rent is incredibly disproportionate to the spaces that you get. You can go elsewhere in the area and live on your own instead of paying $1,200/month to have 3 random roommates. This place might be good for students whose parents are paying their rent and don't mind them throwing parties in the Game Room and leaving everything a mess. But if you want somewhere that won't threaten your sanity every other week, look elsewhere please. read more

I have some very big concerns for my roommates and I's quality of living and safety due to the way the current renovations are being handled. Majority of this apartment's population is college students. It is incredibly frustrating for forced renovations to be pushed upon a college student with only a couple days notice aswell as being asked to dissemble our rooms. This is leaving college students, especially out of state students who don't have places to go to, with unlivable conditions, for example: not even having safe access to the kitchen to make food for multiply days. On top of this, these forced renovations are occurring the week before and week of the first week of the new semester and no flexibility in schedueling at all is being offered. This is incredibly unreasonable to ask of college students especially at the start of a new semester. We have also not been provided a specific time, only day, for when maintenance will be entering our rooms. Knowing that they will be coming in at any unknown time is incredibly uncomfortable for us aswell as inconvenient considering we have student schedules. These renovations are also incredibly concerning considering the fact that residents' safety is not being taken into account at all. Two of my roommates, both of which are out of state students, returned from break to the apartment today shocked and scared to find that our door was completely unlocked, along with all the other units in the hall. This is incredibly unacceptable and honestly horrifying considering the fact that we are a unit young women. It seems that there are no safety considerations or actions being put into place to protect residents especially during renovations. The choice to start renovations now, as the new semester begins, is honestly very confusing and frustrating to wrap our heads around as there was about a month long holiday break from school where many residents were not actively living in their units. It makes way more sense to us that renovations should have occurred then rather than now forcing major renovations while people are actively living in their units. Overall, the lack of organization and security with these renovations is causing us extreme stress. Unfortunately I am at a point where I do not feel safe in our unit. read more

This is my second year at Sol and while the maintenance crew are nice, this apartment complex is not worth it. First year I had multiple problems with in the apartment, when I first moved in July the A/C wasn't working for weeks and they gave us portable air conditioners to put in the room. Then the washer and dryer broke down but luckily was able to fix quickly but what took literally months for them to fix was a leak coming from the A/C unit which was right in front of the door into the apartment. They stated they were reaching out to vendors to help fix it and get the leak under control but it was the same answer week after week. They had to put buckets in front of the door to catch the water along with towels because it still kept splashing everywhere and the issue wasn't even fixed before I moved out. Now this year I moved into a studio and there was still stuff on the walls from the last tenants and stuff wasn't cleaned. In this apartment the water heater isn't working and put in a request to have the shower looked at since it gets cold after 10 minutes and the A/C isn't heating the apartment up. They came out and stated it was completed but came back home to the same issue. Put in another request to have it looked at because it was January and 32 degrees at night so it's freezing and they didn't even come by just completed the work order. Not to mention the office staff is unprofessional, answers the phone rudely and will be on their phones in the leasing office or talking to their friends when you walk in. Then walking around the complex there's poop everywhere and it stinks if you live by the dog park bc dogs use the bathroom by the gate by the stairs. Now it's my last month of the lease and got hit with a $300 utility bill when every other month it was $75 and I haven't changed a thing so I called them and they're saying the utility company back dated it but we switched to a new company in April and they're trying to back date it to March which is causing for my bill to be over 200 dollars more and doesn't make sense. I went into the office today to try and get more clarity on the situation because I'm still confused and the charges are still showing up and the 1st is tomorrow so I spoke with Alex the manager and tried to get my point across and clear things up but he kept cutting me off and saying they're reaching out to the vendor to get things sorted and haven't gotten an answer yet and was there anything else I needed lol. The office staff don't care about the residents at all they're just there to get their paycheck and go home meanwhile I'm going to have to deal with the issues and paying more money than I even need to. All in all, this apartment complex isn't worth it, they are always having issues and not worth the price. Only good thing is the maintenance team is nice. read more

The model apartment is nothing like real life, hence the 2 star ding on move in day. Her apartment is not one of the renovated ones (it's all brown, and we knew that could happen) but the kitchen has missing toe kicks, cabinet doors are all crooked and some missing door were replaced by a completely different color. Sadly it looks pretty run down. Very disappointing. My daughter doesn't care but for $4k a month, place should be better maintained. Also, no couch on moving day. Boo. read more

The safety of this community has drastically gone down hill in this last leasing year. I've lived at Sol for 3 years now, and I've never questioned my safety, but this year, thats's changed significantly. There has been no sign of security for months, and when you try to call the security line, it's a dead number. I should not have to wait for there to be a safety risk to be able to call in an issue, or bother Tempe PD with issues that should be resolved by security. There have been NONSTOP parties of 200+ people on the study room on the first floor nearly every weekend. They break bottles on my front door, I've had to take my dog to the vet for GLASS REMOVAL, crash my neighbors bikes, smoke inside, start physically altercations, run in/out of University Drive, which has caused multiple accidents, block us from being able to exit our unit, and straight up threaten my neighbors and I when we try to ask them to keep it down. Most recently, on 11/2, there was another large party in the study room, we were going to ignore it, being Halloweekend, but at 1:30AM, I heard a gunshot in the hallway. I called Tempe PD, and they sent numerous units to the scene, I watched them question multiple attendees and scope the entire perimeter of the incident. Once everything was cleared, I went into the hallway to assess the damage, and noticed a BULLET HOLE in my door frame, as well as a BULLET HOLE in my neighbors door frame, penetrating straight through it, ricocheting off of the wall, and hitting my doorframe. We've tried to talk to management but they REFUSE to take any actual action regarding this incident, and REFUSED to even speak to us, their residents, who could've been shot dead. All we asked was for Levi ate security and for the study room to be closed after hours on Fridays & Saturdays. We are NOT being unreasonable. I cannot believe I've had to resort to writing this to maybe get management's attention so that our lives aren't at risk in our own home. read more

I love the location and the maintenance men but the front desk is awful! There's constantly trash in the halls, the gates are broken and anyone can walk in, and the Wi-Fi they provide is down 50% of the time. I've been walked in on several times. I renewed my lease for the summer and my place was marked vacant, I called 10 plus times to get it changed but had to resort to getting a barricade for my door to keep staff from walking in and out while I was sleeping/showering/changing. Evan at the front desk is sweet but everyone else is rude and have hung up on several occasions while I'm trying to get things fixed. I would look into living closer to campus if you are looking to spend this much! read more

My daughter lives here and has been complaining the study room is being used as a party room on the weekends where hundreds of people are loud, breaking glass, confrontations and last weekend a gun was shot! The only reason I gave them 2 stars is because they did clean and paint. I moved my daughter there bc the complex said it was gated and security was very important to us. Well, after almost a yr the gate is finally working. However, it's finicky and is often not functioning properly. The gate entering the apartments has not worked since my daughter has been a resident. It is closed but pull on it and it opens right up!! (See Pics) We have had a few encounters with homeless people that have gotten into the complex and into the hallways. Too many problems to list. The pics of the pool are so NOT TRUE. The pool is usually mossy green. I've never seen it look like the pics on the website. Trolley is NEVER operable. The only reason they moved it towards the front of the complex is bc homeless ppl were sleeping in it. Needless to say, we are OUT of there as soon as the lease is up. read more

Do not live here!!!They stole $1300 from me because I did the qualify through month and a half but I had to emergency move out because I was assaulted. I had many safety issues while living here. The month and a half rent gets applied to your last month and a half and I moved out right before the new lease term finished and therefore I paid my rent of June and July and had receipts from that. I had to pay a 350 leaving fee and then they said oh that deposit was applied to that and I said no it wasn't and I had a receipt for that payment that I did also, then I was charged about almost $1000 in damages to my apartment because of missing furniture which I had talked to the office before they did the check through about how the furniture was mine and maintenance had removed it prior to and they said it would be OK but then I got charges on my account and I had to dispute that further past the office. Then they said oh it went towards that, but I paid that fee too because they made me pay for paint even though I sublet, and there was damage to my room prior to me even moving in seeing it, apparently, if you sublet you take on all damage cost even if it was the previous person staying there, it's now eight months later and they still owe me my $1300 check and I should've left a review earlier but this is the worst place you could live all they do is rob you. This is the worst business ever because it's ran by people 22 years old and under because they can't get a real staff to stay, during my time living here they rotated property managers, probably four times, and their staff kept changing too. There corporate staff is also impossible to get a hold of, they'll email you weeks after you email them and if you call them they'll send you right to voicemail. The only good thing about this place was the maintenance guy Bob, he's the best. Also, I have had so many issues from the stuff in my apartment not working to the property being completely trash. Also there is vomit in the hallways all the time. The residents do not care about the property. This place should have zero stars but it doesn't let me. read more

I'm a student at ASU and this is my first year at SoL. It's really convenient because it's pretty cheap, they have a dog park, and you get your own room and bathroom which is really nice. They also have a shuttle which commutes from the asu Tempe campus to the apartment which is really clutch. The maintenance team responds fast there's issues which is also a plus. Melanie might be the worst person to talk to about a lease that I've ever seen. Honestly haven't had a good experience with this manager yet. If you have to speak to Melanie about leasing hang up the phone and talk to Mr. William Wyatt. He's a great communicator and is able to respond accordingly and respectfully. Melanie is not good at her job or communicating to people in a respectful manner. She also kicked me out of a room that maintenance told me to stay in when my A/C broke in my unit in the middle of Arizona heat. She has been extremely disrespectful to me and my family Everytime we speak to her. On move in day they had not cleaned the apartment, it was completely disgusting. Bathtub and shower were brown with mildew and filth. Toilet was brown, it had not been cleaned in months. Hair, stains and God knows what was in the bathroom drawers and all over the floor and countertops. They said we could put in a cleaning request but it would take at least two weeks to get to. It took us 6 hours, a lot of money in cleaning supplies and elbow grease to clean the apartment. I have missed many classes because the shuttle/trolley isn't working or just didn't show up. The coffee maker only works about 25% of the time. If you put in a maintenance request it takes weeks for them to get to it if at all. I have requested my porch light to be fixed 5 times since October and it is still not working. Pick another place to live, it's a joke at Sol! read more

Nice amenities but not very safe security!!! Gates are nearly always open and it's too easy to get in, multiple people i know that live here (myself and roommates included) have had their cars broken into in the garage. I did not want to do this but here we are. It has been a month of dealing with trying to get my apartment's maintenance team to fix (as what started out as a simple water leak on my ceiling) to now a leak under my roommates bathroom sink. We were told the first maintenance person to come in did not do the job correctly, so the water leak in my ceiling has traveled to under my roommates bathroom sink because the pipes lead there. They have had to drill into my closet wall, which has been exposed like this for several days now, to access my roommates sink. They have hired a third party to put in dehumidifiers and left it here for five days. It was extremely noisy to the point where I couldn't sleep or do homework. There is significant water damage now posing a health risk to my roommate because of the mold growing. They have failed to respond to this and address this issue so I figured they should be called out. I would not recommend SoL to ANYONE looking to move here solely due to my experience with maintenance. read more

This apartment is often very dirty, especially the trash rooms. I literally have to hold my breath when I walk in and out if them. They also recently changed the internet service and it sucks. I have never had a problem with buffering when streaming until now and it seems to be slower. The new channels on the TV also suck.
