THE WORST SLUMLORD - DO NOT RENT FROM HERE We've been renting a property for close to 10 years. In 2023 we got a leak and filed to get it fixed and explained it needed to get fixed before the next rainy season. A new property manager (Blanca) came to introduce herself and she's who I've been mainly dealing with. My aunt placed the work order originally and nothing has been done. I got involved with my aunts situation in September of 2024. We both went down to the office on Vermont and asked them what the status of our work order was because it would start raining soon. The receptionist told us that the work order hasn't event been opened in more than a month. They didn't event look at it. She reached out to Blanca and gave me her ext number and emails. After, I emailed her and a few other emails the condition of the apt, documented and timestamped pictures (for legal reasons) and let them know how much money this has costs us to keep replacing mattresses and furniture. After that its been just going back and forth with Blanca. I call her almost everyday about the leak, almost never get replies or updates on anything and the case keeps getting closed with out us knowing. She made it clear that they will not pay anything because that's why they recommend renters insurance but even if we did have them, I can't call them every single day for a new complaint. I asked to have a meeting at the residence with the person in charge of fixing everything and Blanca so they can see what has been going on. They were not even aware that they were sending 3rd party repair men that were just slapping bando tape or something to cover up the crack and consider that fixed. The property manager has denied me countless times to talk to a supervisor or someone above, has failed to update me at all when any fixes were being done even though she has said she would and the work order is always closed as complete when no one has been down to the house. I went in person to get a hold of the supposed new property manager and got her extension but the number never works and when I call the generic line to get a hold of anyone, it just tells me I'm first in line to get my call answered for 5 minutes before it hangs up on me. I am a former tenant. I was faithful with my rent for 14 years (at 75th St & Figueroa.) I moved out because I relocated to another city. They promised to return deposit within 21 days of moving, and I had moved out in on March 17th. As of August 13th, nothing has been done for me. They stopped answering phone calls and emails. But lucky enough to be referred to this program and was able to go through the motions that it offers to get housed at the beginning of this year. Keith went above and beyond every time to make sure I was comfortable and I felt confident in my decision that regarding my place to stay and any other concerns . I've never felt this level of happiness in my entire life. While my father was hospitalized we discovered his apartment was flooded when went check on it. A pipe had busted in the walls between apartments. The ceiling was coming down, the paint was bubbled with water and water flowed from the bedroom like a river. Sola did not send anyone to cut the water off until after 10am the next day. The woman in the office asked extremely stupid questions."How did you know the apartment was flooded if no one was there?". We dried and aired the apartment out. Sola did not know that our 77 year old father did not make it home from the hospital and not once has Sola reached out to check the damage and condition of the apartment. It was discovered that 2 weeks prior the place had flooded also. They are horrible property managers. Our father lived in this apartment for decades and they didn't even have the decency to check on him or the apartment. I am currently renting a commercial space from SoLA Rentals. My location is in same building as the SoLA office on Vermont. My first experience was a phone call to Jorge to schedule an appointment to see the space. He was charming. He let me take the necessary time to hang out by myself in the space to measure and visualize my business equipment to see if it was a fit. The next day, I made a appointment with Anna to see a different location. She called the day of the appointment a few hours before to remind/confirm our meeting at the space. Upon meeting Gray and Martin, I got the real vibe of this company. They are redeveloping distressed buildings in urban LA. The amenities are unlike any in the neighborhood. Our kitchen and bath look like something from Brentwood with high end appliances and really nice modern fixtures. Upon move in, I had a few issues that you may find in any new move, but Jorge and Gray took care of it. My breaker box was giving me trouble and they had an electrician there the next day. The guy ended up replacing the whole box and breakers. That was over a month ago and I have had nothing to complain about. I had a nightmare of an experience getting DWP to let me start service. Apparently the previous tenant split without paying the tab. After not getting anywhere on the phone or online, I had to go to a DWP location to start service. They still wouldn't put the electrical service in my name. I then had Jorge give it a try. He tried a few times on the phone and couldn't get through. Jorge went to the DWP office to prove to them that I was a new tenant and got my new service straightened out. How many rental companies would do that? I see a review that mentions the sketchy area that my business resides. These guys are trying to invest in and redevelop distressed neighborhoods. The concept is brilliant. They are giving businesses and residential customers a kick start by giving them high end amenities for a reasonable price. I have a loft style commercial space. I looked a similar space in a "sketchy" area in downtown and it would have cost me 25% more. There are no locations on this level in this neighborhood. read more

The office should have cameras on property bc of the neighborhood and other tenants. Sola Rentals doesn't know how to be fair professional with disputes. Dear Martin, I'm very disappointed in the experience I have had with your incompetent staff at Sola Rentals. My experience has been nothing but humiliating and disappointing. This all started last year when I first gave Sola Rentals a try and applied for a studio by myself. I remember constantly having to call and get updates from your staff. Nobody reaches out after you apply and when you do they act like it's an inconvenience for your call. Two weeks later I finally decide to walk in because I can tell the receptionist does not follow through with emailing upper management like I requested. When I come in I speak with a leasing manager Melina and ask her what is going on with my application being processed. Her response is she doesn't care and won't be able to help me unless I prove it's removed completely off my credit. Furthermore, she tells my boyfriend at the time (now my husband) if he plans on staying with me needs his own application. I explain to her the unit is only for me and he has his own place. Why is she just assuming that he will be staying with me and why was it necessary for her to comment that you guys do a criminal background check if he does apply? The situation was truly embarrassing and humiliating going into your office because your staff was judgmental. So now let's fast forward to a year later when I try and give Sola Rentals a second try. Feb 12, 2020 I apply with my husband for a 2 bedroom apartment because we are now expecting a baby. I have my husband apply as the primary and me as the secondary because he has better credit than I do. Also, I have now removed that blemish off my credit which affected me the first time and we have a higher combined income. I knew this time we definitely would be approved. Weeks go by and now a month goes by without one contact from your staff members. I was like no not again Sola rentals failed me to help me find a place. I finally am contacted after making numerous calls and emails to leasing@solarentals.com. The first person who contacts me through text message is a man named Keith he informs me that I need to send additional documents to the Sola email. So I go and resend every document I think he would need but because my husband misplaced his SSN card he would need to get a new one. We go get that and two weeks later when it comes in I send it in to the email. Still don't understand why they couldn't start the application process? Then a Johnny Lemus contacts me by email and says every document I sent needs to be resent by PDF. I was like why did they not just tell me this is the first place or have it posted I'm the website. Everything now a days is digital so I thought my screenshots would be acceptable as long they are the original documents. Your receptionist who refuses to ever give me her name and is very rude and unprofessional always finds a way to make things more challenging when I call in to your office and has numerously hung up the phone. Her name starts with a J I think she is Hispanic because one day I call into the office since we have been on coronavirus shut down and she spoke in Spanish to her noisey kids in the background. Finally, Johnny gets back to me another week later and says my application is complete and will be processed in 3 days. This takes 5 days for some lady to call me after again my numerous calls and emails and tells me we are denied because of credit and income. I ask who is this that made the ultimate decision and this lady says she would have Melina contact me back to let me know the details. I ask her what her name is and she just hangs up in my face. When I call back the next day the receptionist tells me to be patient the leasing office manager would call me and maybe they don't want to rent apartments to people like us. I'm like what do you mean people like us "black people" and she says "hmmm maybe" and hangs up again. I am appalled with this behavior and till this day nobody has given us any credit report copies or any solid reasons why we weren't approved. I feel we have been now played for $120 after applying twice to your agency and I never thought we would be racially profiled by your staff members. Sola is cool for what i needed at the time i really like my place it is small and im probably outgrowing the unit things have been changing wit sola ive seen property mgrs come and go and as of late emails and calls not being returned so idk im having some problems and would like sola to respond thats all they used ti b good about getting back to u right away but hopefully this will b noted starting my paper trail and ive been in my unit since 2018 but definetly things r diffrent now read more

This is what you call a slum lord. The leasing department, property management, and maintenance all try to fake it 'til they make it. They know that most people will not report them and take advantage of that. From start to finish, my experience with them has been a nightmare. I developed chronic medical problems due to their rodent problem, and most of our belongings were damaged. I am moving out because they were slow to address the issues that began almost two years ago and then recently came out several times only to make it appear as though they are handling it. Repairs were delayed until right before their inspection date instead of when it was requested and needed. read more

Sola rental still sucks! They are the most none caring and unprofessional rental company I have ever experienced. I was in the hospital and needed to get my rent paid. Because of covid I couldn't receive any visitors. However, I found someone who could purchase a money order for my rent and drop it off in the slot in front of the business. I decided to check online to see if my account had been credited and it wasn't and this was 8 days later. I called and spoke with someone working from home and she said they never got it even though I have photos of the envelope being dropped off into the slot. I was told to go to the post office and cancel the money order purchased and just get another one. Lazy and criminal at it's finest! They allegedly lost my rental payment or they don't give a darn about looking for it. I was supposed to be at home resting after being released from the hospital, I'm disabled and on oxygen, but I had to go out and have a trace put on the money order hoping the Post office will replace it. Also, I'm the only one who gets charged for parking that parks in the back of the building. Sola don't care about the disabled and they don't screen their tenants. For the love of money they'll let anyone move in. I literally dislike this company and the none caring people they hired. read more
