An honest review of Solimar. I have been living here for two years and when we first moved in, it was good. The management was okay but things got done. Your requests got handled, your phone calls got answered, and your packages didn't get stolen. Then they replaced that management and it got worse, and now we have a whole new management company called "FPI Management" and they are the absolute worse. Your phone calls won't get answered, your requests will take weeks, they won't even let you into the leasing office anymore without being vetted by a security guard, it has all gone downhill. They will increase their rent by $200 and decrease their customer service by 200%. Your packages are now being constantly stolen and nothing is being done about it, the front office refuses to be held accountable for it or propose a solution. The trash over flows, the transients walk in and out when they want because no one can figure out how to fix the gates, and there is no communication from the office to the residents when construction is happening. We used to love living here but now it's a headache and so disheartening to see Solimar turn out like this. Your apartment is not worth the rent anymore. I used to be able to put up with the loud cars on PCH and the constant noise from the dennys parking lot but when you add crappy customer service to that, it's just not worth it. I really hope this management changes for future residents, but for now, me and my little family are leaving this place. If you're looking for a new apartment, I suggest looking elsewhere. read more

My wife and I lived at Solimar for 3+ years and we would still love there today, but we need a house for our new family. Solimar is a hidden gem - super close to Long Beach, DTLA, and most importantly the beaches. This central location allowed us to work in various parts of LA while still being super close to grocery stores and vacation destinations. John from the leasing office was always helpful with hooking us up with the clubhouse for our baby shower and various gatherings. The in complex gym is very nice, it's even better today after the renovations. There is a huge park with a lake on the same block for those Sunday Fundays. I've never had an issue with any neighbors or the complex itself. The 1 thing I wish it had was more guest parking, but alas there isn't enough room to expand. All in all I really enjoyed living here and could see myself living here more. In fact, I recommended this place to our movers when we were moving out. read more

Also...parking is a huge issue in this place. Sometimes you might not even have parking even for one car and you have to be on a waiting list. You will never have the luxury of having visitors for this same reason. You will also be constantly harassed by management about what kind of car you drive and you will constantly have angry emails and stickers glued to your car in one instance even when I was parked in the right spot. If you are too tired from work and you accidentally park in the wrong spot your car will be towed and you will have to pay a 300 dollar towing fine. There are way better options around. Can't wait for my lease to be up. I believe the penalty for breaking the lease is about 2000 dollars because they know you will get sick of this place and leave ASAP. read more

If I could give zero.5 stars I would. The .5 would solely be for apartment itself, which is very nice. But the lack of business ethics and integrity is so grossly horrific, it outshines even a great place. I read someone else's review about the horrible process of moving out of Solimar and now I'm a living witness. Don't move here unless you completely don't care about getting your security deposit back. I had my apartment professionally cleaned, carpet cleaned, video tapped my final walk through, and photographed the pristine condition of my unit on my final day...yet they still charged for 6 hours of cleaning (an empty apartment), painting (nothing needed painting at all), and multiple other made up charges. The list of deductions was so long and unethical it was just ridiculous. Multiple past residents all had the same post departure experience, but I just thought if I truly worked hard to make sure every thing was better than it was at move in, then what could they possibly charge me for, but the internal practice of not returning any security deposits is just simply bad business. To all current residents, save yourself the time and cost, just pick up your stuff and leave, don't bother going over and beyond to do any extra cleaning because this team has obviously been given corporate direction to never give you a dime no matter how you perfectly clean you leave it. Side note to all future residents, this also may not be the property for you if you ever want to have guests over "ever" because there is just simply no parking for anyone other than residents, and even they have a long waiting list to even purchase an additional spot, so they just take up the marked 6-7 spaces. read more

This place was great a year ago but now everything is unfortunately going down hill . The noise level is unbearable all hours of the night loud cars pulling into the complex and the smell of marijuana at all hrs. of the night FILLING MY KIDS ROOM . I have complained several times with no response or even a call . I had dealt with the assistant manager Ellie? which was a great experience but last week when I had enough I made several attempts to call and also walk in and no one ever came to the door or returned any of my calls. I noticed changes occurring when there were others outside the front office last week waiting for someone to come to the door for over an hour and no response. I'm usually someone that doesn't complain but this last week this complex has had changes made that are not satisfactory ... HELP !!! read more

Traci and Ellie were friendly, professional and accommodating from the start. I was there for a short four month tenancy But they treated me like a long standing tenant. Maintenance crew were all very friendly and kept the grounds clean. Would rent there again, if needed. read more

I've been a resident of Solimar since July 2016. Upon move-in everything went well, quick and easy application process, quick approval, great community, great leasing staff and great tenants. In November 2016, the building was sold to a new owner and that's when everything went downhill. The leasing staff changes almost monthly, so if you raise a concern with one of the staff, almost a month later when you follow-up on a simple issue that has yet to be resolved the new staff has no clue of what your issue is. Then you must submit the ticket for your request again and more than likely you won't get a response for another month, then a new team comes in again and the cycle continues. Every time you speak with a leasing staff member you will get different answers regarding the same question or told to callback or stop by another day when they have inquired with someone higher up. Charges: In addition to your rent, tenants are responsible for their LADWP, SoCal Edison, Cable (if you choose) and Solimar also charges each tenant for water, sewer and trash through a provider called Conservice. I live in a 1x1 ($2090) so my conservice bill ranges $50-$65/monthly in addition to the rent. On an average I pay a total of $2215.00 to cover all my living expenses (rent, LADWP, SoCal & Conservice) excluding cable. Parking: I must admit, parking was horrific prior to mid Oct. 2017. Previously tenants and their guest would park where ever they felt like, even in your Assigned parking spaces with no regard. I would call Solimar and they would simply tell me to park elsewhere and threatned to tow the unauthorized vehicle, but that never happened. Now Solimar has hired Knowles Security who truly enforces the parking policy. If you need an additional parking space, they are available for $100.00 extra a month. Guest Parking: Their are 10 spaces available for guest parking. You may think this is a lot, however, Solimar has over 200 units, so 10 spaces is definitely not enough. With the upcoming holiday season I'm sure this will be a problem. There is no street parking available. Water in property: The water in the property has been completely shut-off on numerous occasions for hours, without warning or any type of notice. After the water has been restored after being off for a number of hours you may receive a "Yikes - the water was off" email. The first 2 times I didn't mention it to leasing office because my work schedule began later in the morning. However, on the 3rd & 4th occasion, I completely missed work, the water was off from at least 5:30am - 1pm. I inquired with the leasing office about receiving compensation for at the minimum of 1 days worth of work. One team member said they have provided compensation, but I needed to speak with Henry who doesn't work at the property, but is a manager with Solimar. I inquired with Henry who simply said "we cannot compensate your request." I felt this was a selfish act on Solimar's part. If a notice had gone out stating the water would be shut-off then I and other tenants could have planned accordingly. Property: The property is satisfactory maintained, the appliances are standard, they look nice, but after usage you can tell they are poorly made. The units are quite small for the price you pay and the area. Nevertheless, you do have a sense of security. With the change in ownership it is evident that they are about the money rather than having respectful, long-term tenants. My lease is up in January and I will not be renewing it. I was told upon move-in that Solimar does not increase rent once a lease is up, but that is not true. My lease renewal offer stated my lease would increase by $75.00. This may seem small, but in 1yr. that is an increase of $900.00, which I choose not to pay. My experience with Solimar has not been the most pleasant and I would expect more from a property that is so appealing on the eye. With the constant changes in staff, staff who are not knowledgeable of rules/policies at the property they manage, the unit issues not getting resolved in a timely manner (almost 1month), the water being shut-off without notice, the at times unruly tenants and their guests and the unhelpful and unkind manager, I choose to take my money elsewhere. Please do your research prior to moving in and hopefully your experience will be better than mines. read more

I wish this review could reflect our love for the building. However the current management has made our experience here horrible. No one wants to come home and feel harrassed. Recently my car was ticked at the request of management for being abandoned although it is parked in my parking spot that I pay for. I also pay an additional $100 for another spot. Management was standing there when my car was towed in. When I asked why not say something then I was told because I don't work after 6pm. The car is not blocking traffic or causing any problems. Also there was a crushed wreck of a Tesla parked out side the managers unit but that vehicle was never towed nor do I think it was ever ticketed. I have tried speaking to upper management but have had no follow up after a week. I only spoke to a manager of the incorrect region who promised to pass the information along. Still no one has gotten back to me. The leasing manager also told me they were ok with the homeless digging in to the trash but had a.problem with my car that was towed in to my parking spot that I pay for at my home. My other vehicle has also been broken into and we have seen several homeless sleeping in the parking stalls. But again the management is ok with the homeless people in this "luxurious" gated community but wants to harass the paying tenants about a car that was towed in. Also let's not forget to mention the customer service level. The manager never speaks unless you speak to her first or she'll act as if she just didn't hear you. Very UNSAFE residential community. Just this past weekend a hit and run driver collided with 2 parked vehicles and the driver fled the scene. The management and leasing office are horrible and incompetent. Periodically they shut the water off without any warning. The gym equipment is terrible and it closes at 10 pm! I do NOT recommend anyone to waste their money and live here. The building is new but the appliances are so cheap. Stay away from Solimar read more

Part of finding the perfect residence is getting a feel for the owners, management company or leasing office staff. When I sold my home the idea of getting back out there lookung for the right apartment brought about some apprehension for me. I found a place only to move 2 yeas later. So here i am at Solimar. The place is beautiful but a large part of my desire to move in here, which meant downsizing to upgrade, was the Beautiful Jessica in the leasing office. She has always gone above and beyond to make sure I was happy and satisfied. Her spirit is immeasurable. The other leasing staff Rosanna, Nonna, Elizabeth, the maintenance crew and the property groomers that keep this place beautiful has made my experience the greatest. read more

No security to do rounds at night in this building so consider your sleep gone! I was up for 3 hours because of a party going on with people yelling, cussing, chanting, karaoke. It finally finished at 3am to get some sleep but only because cops showed up. If you live here and pay a high amount of rent you expect to get sleep to go to work the next day not a bunch of college kids having parties. You have been warned! read more

I have been living in this complex for six months and have yet to have any problems with the supervisor Traci, in the main office. I find that if I follow the rules and pay my rent on time there are no issues ever . I see her in the parking lot walking her dogs she's very pleasant with me always very nice she goes out of her way to help me if I have an issue.The rules are put in place to help maintain the community and keep it clean for everyone that lives here all it takes is one resident to make it an uncomfortable living situation to mess it up for everyone else and then the online reviews pop up against the Manager when all she's trying to do is maintain the community . Follow the rules people my ex-husband is a supervisor for the Better Business Bureau believe me if I had an issue it would've already been recorded. Six months in and I have nothing but great things to say about not only the community but the supervisors in the front office I want to personally thank Traci for everything she's done to help and maintain the cleanliness of the community for all of us ! read more

I love living at Solimar. Traci the manager is wonderful and the property is beautiful. Parking for guest can be a bit tricky but I ran into this problem at my last apartments so it seems to be a common problem. The Maintenance staff is very nice and prompt. They work hard on maintaining the property. The most important thing is that I love coming home every day! read more

Yeah, I live here now. Just moved in about three weeks ago for my residency program at UCLA. The complex looks and feels brand new because it was built in the later half of 2016. My apartment has never been used before and I can appreciate the amount of storage and the stainless steel appliances. There is assigned parking so you never have to worry about coming home late at night and not having a place to park. There are spaces for guest parking as well. The residents are diverse, which I can appreciate coming from the South. There's a hot tub next to the swimming pool that is pretty nice to sit in at night to clear your thoughts. I think you'll like the sitting areas around the pool too. I do not have a dog but my friends do and so they feel comfortable visiting knowing that there is a really nice space on the property to take their dog to. My friends are dog lovers so I know if they complimented the area, it must be good. There is a brand new family friendly park adjacent to the property that I run in frequently. The gym is good enough for most people and it's open 24 hours - I could personally use some heavier weights but most people aren't lifting the amount of weight that I am anyway. The gym is also clean, has a Brita water dispenser for your water bottle, and never feels crowded. Basically, it's good enough for you to forego paying for a gym membership, which is expensive in Los Angeles. The common area has giant televisions, a fancy coffee machine and kitchen area, a pool table and wifi access. There's a playground as well. I do not have kids but I see other residents that do and their children thoroughly enjoy the turf playground area. I feel safe walking around at night due to the 24 hour security, the gate, and the key fob system. The complex's location near the interstate makes heading to work a breeze. However, it is not so close that you hear any noise from the interstate. The only major downside to this apartment complex is the entrance. While it is a beautiful and gate controlled entrance, it is difficult returning to the complex in the afternoon. However, Solimar is having a traffic light installed currently, and it should be functional in a few months. It's already up there - probably just waiting on the government to flip a switch. The staff saw that there was a functional problem without the traffic light and found a solution instead of sweeping the problem under the rug - I have to give them credit for that. The staff members in the leasing office are excellent. If I have a problem, one of the three of them have a solution every time. They are kind and respectful at all times, and I can't thank them enough for making my transition to California from Tennessee a smooth one. I think you get what you pay for, and if you want to be happy, you should definitely consider living at Solimar Apartments. read more

This place was a disappointment out of all the places I've lived in California. I've lived in Portofino Townhomes across the street from Solimar, a little more run down but the management was by far more professional than Solimar. Not only did I break my lease, I was charged 3,700 for it, then I was forced to pay another 1,700 on top of it, now they took my entire 750 deposit claiming the rug was soiled (even though I had it carpet cleaned and it look brand new when I left) and charged 7 hours of cleaning the apartment (which I left spotless). How do you spend 7 hours cleaning an empty apartment? I made sure every corner was spic and span so I can at least get my deposit back. Instead of giving me a 12 month lease, I didn't realize I signed a 13 month lease. There's very little parking for any visitors. Management will claim anything just to take all your money. Watch out for all the hidden fees when you move out. Tracy is the most unprofessional in the business. She will cut you off while you speak and attempt to belittle you as if your not an adult. Glad I moved back to the apartments I lived in prior to Solimar. Management either makes or breaks the apartment, and in this case, Solimar will continue to disappoint their tenants experience if higher management doesn't step up and focus more on customer satisfaction. read more
