We have owned our Soundbuilt home for ten years now. This is my third review. Four months after we purchased home back yard flooded and we had 3 inches of water in crawl space because Soundbuilt built our community on a wetland and didn't install proper drainage. We had to install $4,000 in drainage and a pump in crawl space. Totally unscrupulous builder! Do not buy from this builder! Cheap, cheap cheap! Poor construction, they go cheap on everything! Within two years we had to replace all faucet fixtures, our front driveway and walk way crumbled away- bad concrete job. We attempted to address many issues with home warranty inspection. The home warranty is not a warranty. Soundbuilt decides what they will cover. After four years our entire house had to be repainted! The valves on toilets failed after four years causing a house flood and extensive renovations needed! $$$ You get what you pay for! The interior paint they use, if it gets a ding have to repaint. So if your kid smears his pBJ hands on wall can't just wipe it off! Our most recent frustration our front door and garage door knobs fell apart. We went to replace with proper security locks, the cheap doors Soundbuilt installs to not have the plate insert. The install cheap interior locking door knobs on exterior doors and consciously order their exterior doors not to accommodate a proper secure locking exterior door knob. After six years we had 6 windows fail. Luckily window warranty covered but Soundbuilt now uses a cheaper window provider. I got this info through a friend who purchased a home and after 3 years they had 8 windows fail, no warranty like we had through Milguard. read more

I can't speak to the quality of construction of Soundbuilt Homes, but I did want to share the experience we had working with the HOA management company (J&M Management) they hired: ---- We got stuck in the unfortunate situation of working with J&M Management when the community started by our builder (Classic Concepts) was bought out by Soundbuilt Homes. Dealing with J&M has been a disappointing experience and a massive burden on our community. They seem to only care about protecting themselves and the builder that hired them (Soundbuilt Homes), not providing honest service to the homeowners they are supposed to be helping. 1. Their bookkeeping is highly questionable. The Profit & Loss report they shared, clearly titled "January through November 2021," shows annual expenses of around $3,500. However, their yearly budget calls for collecting $15,000 of dues (i.e., more than 4X more than what the actual costs show is necessary). When we asked about the discrepancy, they claimed they were missing expenses from January-April in their Profit & Loss sheet. On top of that, J&M sent us a retroactive bill for 2021 HOA dues, even though we had already pre-paid our dues at the time of closing. We sent J&M an email (with multiple follow-up check-ins and phone calls) with our closing documents showing our pre-payment of dues, and they never responded. Only after we voiced our concerns at the annual HOA meeting did they promise to finally track down the dues we already paid (the result of that is TBD). 2. I'm very concerned about their disenfranchisement of voters. We recently had our 2022 budget approval election. Out of the 11 sold homes in our community, 8 homeowners cast votes. 8 votes were needed to disapprove the budget. 5 of the votes disapproved the budget and were counted, but 3 were "disqualified" because they "hadn't paid their dues," including ours. But in fact, we emailed in our ballot 4 days in advance of the official election day and even asked for confirmation that our vote would be counted. We received a reply that our vote was received and no mention at all that it was ineligible in any way. The ballot itself also made no mention of any criteria that needed to be met for the vote to be counted. Second, we *had* paid our dues; it's J&M's own accounting error for not counting our pre-payment and sending us an incorrect invoice (as described in #1). Third, what can be said for a management company when every single homeowner who voted disapproves of your budget? 3. They have highly inflated management and landscaping fees. Why does J&M charge nearly $5,000 to manage a community that only has 15 homes and recorded actual annual expenses of around $3,500? Something feels off when ~50% (or even more) of HOA expenses are just going towards management fees. 4. They added new, lengthy "supplement" CC&Rs that were not disclosed to us when purchasing the home. The supplements were added more than a year after we moved in. When we asked how they could do this, they stated that the Declarant (i.e., the builder) had the right to change the CC&Rs because they still owned most of the lots. The changes to the CC&Rs were never brought to a vote nor discussed with the homeowners. No HOA meetings were held for over a year and a half. The supplement CC&Rs themselves are pretty unreasonable and draconian (e.g., you can't park in your driveway, you must buy an unusually expensive fence stain of a particular brand), but I will spare the details of that. 5. They apply HOA Bylaws inconsistently. For example, our Bylaws clearly state that our annual meeting will happen on the third Tuesday of November. Yet they scheduled our meeting at the last minute, i.e., December 30th. I'm not one to nitpick on things like this, but given how much they nitpick on our neighbors and us, I hope they can see the irony. I hope J&M Management & Soundbuilt Homes realize that real families are living in these homes and that their actions create real burdens. I hope they change for the better. I frankly was not expecting to spend my holiday season like this. We can put up with them to some extent, but I worry about our neighbors who do not speak English as a first language and that J&M gets away with bullying. If you are buying a home with an HOA run by J&M Management or built by Soundbuilt Homes or are in a fortunate situation where you can choose your HOA management company, I strongly recommend looking elsewhere. read more

Please DO NOT buy house from this builder unless you want to lose your temper everyday dealing with them. We purchased a NEW CONSTRUCTION from them in January 2021 and moved in in March 2021. We were not happy since day 1 we moved in dealing with the worst people in the management team of Soundbuilt. First thing first, before we moved in, there was an orientation day which buyers would usually blue tape the issues in the house for the builder to fix. That was the ONLY beginning of the nightmare. The orientation is only limited to 2 hours, and the guy spent the first 30 minutes or so to talk with us about what we are going to do that day. After the talk, I thought we can start taping, but guess what, we were NOT ALLOWED to tape ourselves. We needed to tell that guy where to tape. FINE. But he was CONSTANTLY on his phone said he was texting his team, and he just said "oh we don't fix this," "it's normal," "it is what it is" for majority of the area we pointed out. Therefore, majority of our blue tapes was just paint touch-up. Since he was CONSTANTLY on his phone "communicating" with his team, we were constantly waiting him to get off his phone and tape for us. He also rushed us because the orientation is only for 2 hours. Excuse me? You spent half hour on telling us what we would do that day and spent majority of your time on your phone and not taping for us, and now you wanted to rush us? Is that the customer service you aim for and train your people to be that unprofessional? After that orientation day, I know we definitely missed a lot because we were rushed and the guy said they won't fix majority of the areas we pointed out. FINE. On the day we finally got the key, we saw scratches on the glasses on the door. We contacted the management team, the person in charge, Stephanie C, said they will not fix it because the house is closed already. WE WERE NOT MOVED IN YET. On the same day we got the key, before we even walked into the house, we found there were scratches on the front door. We contacted Stephanie C, and she said they won't fix it because the house is closed. FINE. We were then cleaning the house and found out that one of the kitchen cabinets was installed upside down for one side, which made the cabinet not level and not even usable. We contacted Soundbuilt again, not surprised but surprised, Stephanie C said they can only do repair because the house is closed. WE SPENT THAT MUCH MONEY TO GET A NEW CONSTRUCTION IS NOT TO USE REPAIRED STUFF. We understand how hot the housing market is now, but PLEASE PLEASE PLEASE DO NOT BUY A HOUSE FROM SOUNDBUILT. These guys are the worst! Do NOT buy a home from them. I've had nothing but terrible excuses and lack of communication with them. I'm sure the reviews on Yelp, and others online have already made it clear why people are unsatisfied with Soundbuilts' work. But let me give you my reasons First, Jeanie D (won't put her full name her, because I don't want her whole info out there). As someone who is supposed to be OUR voice, the buyer, and the liaison between me and the builders, in terms of making sure we are happy and that everything is taken care of, she is absolutely abysmal. If there could be a lower customer service rating than far below average, she would be even lover than that. I can't begin to tell you how frustrated my wife and I have been with her, in terms of her response time. Heck, we don't even GET responses from her unless we get fed up and have to make a call. Case in point? I've sent her images of all the things wrong with the house, even taken the time to send pictures of proof to go with it, and I've hear nothing. Not a "we'll get on that," or even a simple, "got your email." No, she's as silent as a deserts night. And the company? I don't know who's worse, to tell you the truth. The shabby craftsmanship just blows my MIND. We have nails sticking out of the carpet every which way. I can't trust my baby to crawl around the house, in fear of something stabbing him. That should be the LAST thing on your mind when you move into a new house; your child getting pricked by hundreds of nails! In addition to that, how long must we live without proper ventilation from the microwave out the house? Something they promised they'd do. Drawls without covers or stops. KEYS to the mailbox that were promised to us (we STILL can't get our mail!). And to top it of, their crack team of builders also never called the cable and Internet company to lay the wiring under the house for us to receive cable and Internet. Something that should have been done WHILE the house was being built. So now WE have to call and get it done. And WE have to wait over a month for the service to be completed. And WE have to be the ones to live in an unfinished, no ventilation, no drawers and no internet house; parts of which haven't even been finished being painted yet! But again, I'm sure this is nothing new to you them. If it was abnormal, I'm sure the response from them would be sooner. But since it seems it's an everyday thing, it's easiest, I assume, to brush it to the side as "just another complaint." read more

We had a pretty amazing experience with Sound Built. I loved the on location real estate agent, Bobbi Lee, she sent pictures every week of the house being built. Beau was great, such a nice guy! He walked us through all the new features of the house. Christmas lights, water sprinklers and HVAC fan. We did have some small issues with the house, the carpets were a little dirty, there was some dust and debris in the cabinet drawers. But over all we love our new house. Great floor plans/setup but they drop the ball on a lot of small stuff. I would highly recommend not waiting until the year end to do the "warranty process" Some issues I had with my purchase. 1. There is a rain drainage pipe from the front yard to the back. Whenever we get heavy rain, the drainage hole in the front yard just sits and floods the front yard. Obviously the pipe that runs from the front yard to the backyard is not elevated correctly so the water doesn't actually drain to the back. They have in their warranty that the water can "sit" up to 24 hours after heavy rainfall. If the drainage pipe from the front to the back was installed correctly, it would drain right away and not have to "sit." 2. When we did our home inspection, the master shower had a plumbing leak, which resulted in the main floor being flooded in water. The builder did fix the plumbing issue which required them to tear down the walls. Problem is when they put it all back together, they painted one of the rooms two different shades. When I tried to claim warranty at the end of the year, they said they don't cover "incomplete construction or missing items." Half a million for a house and you would expect slightly better results. read more

Worst company ever they think they above the law. I rented from them for 16 rears .during covid they tried illegally raising my rent by $250 more. I was told she was done talking to me to talk to someone else so I called attorney general and they told them it was illegal. So then she lied UNDER OATH. I got a 60 day or vacate notice because they were selling it. Retaliation. Then a year and a half the place sat vacant. They remodeled and turned the barn into 2 separate 1 bedroom apartments. And doubled the amount of rent on the house . Sounds like a great deal because utilities are paid but the truth is all 3 places share the same water and are all on a septic tank that has not been touched since 2009 when it over flowed into the house . When I asked them to send someone out to check it . I was denied. Fire place was never once cleaned. If you have a problem you can expect at least 2 weeks before they will fix anything. Here the situation summary: We entered into Purchase Sale Agreement with Soundbuilt Homes in January. A final site walk was done on 4/17/19. We identified poor finishes--paint uneven coverage, caulking not straight, base board not straight. These are all punch-list minor finishes issue that needs to be repaired. On 4/18/19 wife notice that they removed the blue tap that identified the repairs that needs to be done, but no repairs was done. Wife complain to SB because closing date is on 4/24/19. SB allowed special exception to go into site and do another site walk again. At site wife still see punch list items not done. Wife state they need to be done before we sign off on the work. Contractor basically state they will not do the repairs. Here's the contract clause: 12. F: Buyer's Rejection of Seller's Performance-Seller's Election to Terminate Transaction. In the event the buyer, though written or oral communications with the Seller prior to Closing, communications(a) Buyer's intent to reject or declare unsatisfactory Seller's construction of any portion of the improvements to the Property or the condition of the Property, or 9b) that Buyer's objective or subjective intention arising from the execution of this Agreement have not been met by the performance of the Seller, Seller may, in Seller's sole, subjective discretion, treat such communication as a anticipatory breach by Buyer, and elect to terminate the transaction without breach by the Seller. In such even, the Seller may tender Buyer the sums described in Paragraph 12B herein and upon such tender, Seller is full released form any further performance. On 4/22/19 we got a letter from SB stating they are terminating the contract. SB want us to sign agreement for their cancellation and release them of all liability. We informed them we will not sign such document. We intended to buy the property and only want the repairs done correctly. This is not a proper termination. On 4/26/19 discovered that Escrow sent the money to SB per PSA contract. Watch out for this company. They are greedy and will use this termination clause on you to make more money. This happened to me. They know they can turn around and sell the house for more money since the market is up about $40K on this house. read more

I live in the Sound Built Homes, the home is lovely but I have had a problem since I moved in re: getting my mail. I move-in on May 29th and I have to go to the USPS office daily to pick up my mail because Sound Built can not agree with the HOA and post office to get the mail box installed in the proper location. The mail box needs to be moved off the grass to the side walk and no one seems to be able to accomplish the task, as of yet. I keep receiving promises that it will be done and no one has contacted me for an update or on the progress. People work hard to buy a home and live comfortably, and seems once the house is sold to you the caring and compassion of your needs are disregarded. Soundbuilt sucks, but if you are reading this you are probably in a position where you need to buy a soundbuilt house and there aren't a lot of other options available. First of all, if you can AVOID buying a soundbuilt house, you should do so. If you can't, here is what you should expect. Lesson 1: Once you sign, the plot is consigned. The second you sign that contract, their level of effort into the property will reduce by 90%. That is why it's best to buy a soundbuilt house that has been sitting for awhile, already built, landscaped and totally ready. If you choose to buy a soundbuilt house that is still being constructed, you should know that they are going to cheap out and cut corners as much as they can the rest of the way. Interior-wise, this means that your electrical system will be half assed. It means your floors will creak. It means your plumbing will be rushed. It means your carpet will be sharp. Exterior-wise, it means your lawn will be sod placed on clay soil. It will die, immediately. The paint job will be an after-thought, and the trim won't be consistent. If you have a steep plot, they won't built a retaining wall and will just leave a giant degrade in your back yard. This all leads me to Lesson 2. Lesson 2: They will screw you on the warranty repairs. They will get you a 3 - 10 warranty through a third party. 2 year and 5 year warranty is through the third party, and is just fine. 1 year is through SOUNDBUILT, and they will screw you. They will force you to use specific contractors and call them yourself, and then when they don't pick up the phone time after time they will blame you and act like it is your fault. This is why they will explain to you that it's your fault the company is delinquent and it is your fault they have not picked up your calls. Lesson 3: Ghosted You do no exist to them after the warranty period. Their goal is to erase you as soon as you sign the contract... Any problem you have, take it up with 3 - 10 warranty. DO NOT BUY FROM SOUNDBUILT HOMES! Since we signed our contract in September 2019, we have had nothing but issues with the builder and their agent with PresGroup Realty. From inadequate HVAC system, to roofing issues, to numerous other things our inspector found. They decided 4 days before closing they canceled our contract because "we weren't the right buyers" for them. Buyer beware - Make sure you get EVERYTHING in writing, make sure what is on your contract is whats actually in your home and make sure you hire a private inspection! We had an excellent experience with Soundbuilt Homes. They were good to negotiate with, and made the purchase transaction really simple and straightforward. They followed through on all the commitments they made in our contract. We bought the last new home in our neighborhood. This was our fifth home and the second brand new home we've purchased. In general the quality of the house was very good, and we were very happy with it from the start. However there were a number of very minor issues needing attention, from minor drywall problems to AC issues, cabinet and trim defects, as well a couple problems with the yard. While our initial experience with Soundbuilt was very good, it was made exceptional when Mary Roe took over the customer service function. Her attention to detail was fantastic, and she would respond to our questions immediately with results! Mary took the full list of issues and didn't stop until every last one was resolved. We were continually impressed by how quickly she'd get back to us with answers or responses. I'm sure it was no easy task to get so many subs out to the house to do minor repair work for free, and with our house being the very last one sold in the neighborhood there was probably not much incentive to make our home a priority. But when Mary took charge of our list, it seemed as though each subcontractor was anxious to get there right away and make things right, and things happened quickly. Mary was a breath of fresh air to work with, and we can honestly say we've never had a better experience working with builders and subcontractors than we did while working with her. She had a cheerful and positive attitude throughout the entire process, and made what could have been a really frustrating time completely seamless and easy! I tend to approach situations as a realist, but this company runs off a lack of communicational skills and uses none existing policies as the default answer for everything. I used my warrenty and still they continued to cut corners. Yet, I wasn't surprised just disappointed. Had issues with my garage, flooring, HVAC, and drywall ( all within warrenty coverage). Only thing corrected was the drywall. So...if you want a money pit, bad service, terrible workmanship...then look no further. I regret moving off post. Should have research the company more. If I could give them 0 stars, I would. We bought a house through Soundbuilt recently and built a fence inside our property line. A few weeks later, Soundbuilt had their contractors attach a fence to ours without our permission. I called Jeannie, to find out why they did not ask permission, and she told me they didn't need to. I requested that Soundbuilt pay for half of the section of fence they were using to enclose their lot. Not a crazy request. I emailed and emailed with no response for 5 weeks. Then I get an email from their lawyer, stating they are refusing to pay. Shady, shady, shady. Bad business practices, terrible, non-existent customer service. Bad neighbors. Not a good experience from start to finish! Lack of communication was one the biggest issues. We had to reach out to them every time to get updates. We bought the house before it was finished. There were a few delays, but no one on their end reaches out to notify my team about those delays. I, myself, had to reach out to them every week to get updates. If I didn't reach out to them , I wouldn't even know about the delays. Also, it would've been nice if they let us know about the changes they made to their policies. Once you contacted them, the response time is quick. However, it is not guaranteed that they will fulfill your request. They will acknowledge your request and agree to send someone over to check/fix them. However, they don't keep their promises. Eventually I just stop contacting them. This builder does NOT believe in customer satisfaction! In the final stages of signing for a new home, and after the initial walk through, the inspector found issues with the roof. The builder contracted out the repairs, and the repairs were completed in a few days. Here's where it gets bad. The mortgage company needed a second inspection to confirm that the repairs were complete before releasing the documents to escrow and the title company. The builder's inspection coordinator, was EXTREMELY rude, and refused to even look at the calendar to schedule a less than 30 minute walk through. She said that the closing date was set for May 16th and she was going to wait till the 15th. First, the closing date of May 16th was new to us, we had always been told May 11th. Then, we explained to her that if she waited till the 15th to do the inspection that the closing would not happen by May 16th because the mortgage company had to receive the inspection results, then draft the paperwork, then send to title and escrow companies, then they had to find someone to send locally to do the signing. We also explained our current family situation, and how extremely important it was to move into the house ASAP. She did not care. I reached out to the owner of the company and he didn't care either. He said that she handled the appointments and that was that. THEN, the builder had the NERVE, to call our realtor asking why the escrow company didn't have the paperwork and why we were behind!! After they inconvenienced us by not installing the roof correctly, they could not even bother to look for an earlier appointment to help alleviate the impact it made on our family and our move in date. After working with SoundBuilt, this problem has been resolved. They had an insulation subcontractor come out and corrected this oversight.

I don't ever recommend buying a house from this builder. The quality is not that great and the customer service is the worst. I had to actually write in to the BBB to get an outstanding issue resolved on a brand new home. I have now been in this home for 5 years and let me tell you if I knew the quality was going to be so poor I would never have bought from this builder. My floors are warped because they didn't use screws, they used nails and now the flooring is all uneven. I have never scene such a thing in my life. On top of that the siding on my house is warped and the paint is waring out. I bough this house brand new, before it was even up and I had to on several occasions contact the front office to let them know things were not going they way they should (IE: my fireplace was suppose to be tile and they put in a brick fire place). That is just 1 example of the complete mess up they performed on my house. I was suppose to have phone lines and cable lines in rooms that were ultimately left alone with no hook up. I would like to warn anyone interested in a new house, don't buy from Sound Built Homes. Even with your warranty on a new house, it is worse than dealing with car salesman to get anything fixed. I would think laws would be a bit better given that we spend so much on a house but let me tell you I think Sound Built Homes takes the cake when it comes to horrible customer service and trying to get away with being cheep. Although the homes are beautiful, the builder himself proved to be greedy and dishonorable. After expressing a great deal of interest and putting an offer in on a home in the Gig Harbor area that we were told would be listed for a certain amount, the builder himself rejected our offer twice and each time raised the price of the home we were interested in response. In total the price was raised a total of $60k, which is disgustingly greedy. The Home remains listed and available at this inflated price. Fortunate for our family we were able to purchase a different Soundbuilt home in the same neighborhood, which we love. We were able purchase a Soundbuilt Home without working directly with the builder or his company directly! I do not recommend working with or purchasing directly from this builder if at all possible. If you are able to find a home from this builder that is listed independently you will be much better off. read more
