This is the second time we've used Ed. Back in 2016, he performed an inspection for our first home purchase. He did such a good job, we asked him to do it again for our move. Unlike a lot of inspectors that I've spoken to, Ed encourages the homeowner to walk with him throughout the property. He points out problems and gives real-time feedback on how it needs to be addressed, how serious it is, etc. He's so good identifying issues that it might make a future homeowner concerned that they're getting a lemon, but he's quick to point out when a problem isn't really all that big of a problem, too. Both times, we've gotten a crash course in home inspections and local regulations. This was beneficial to us for a number of reasons: 1. We were able to create a list rather quickly of the items we wanted to address when we first moved in. 2. When we got the inspection report later that day, we could look through it and have all the context of what he was trying to convey because we were with him the whole time. This can't be understated. It eliminates a lot of confusion. 3. When the time comes to negotiate with the seller, you have greater bargaining power. Ed's report are detailed and highly professional. I was referred to Space City Inspections by another well known and great inspection service CE Schultz Inspection. Ed Fryday of Space City came early, was very friendly and did a thorough, detailed inspection of the premises, inside and out, top to bottom, finding things that I'm sure few inspectors would. In a house that I thought was ready-to-move-in-to, he discovered many items that needed attention: hot and cold water faucets in both tubs reversed, HVAC air return open to the attic so wasn't even pulling air through the main house return air filter, clothes washer hot water faucet doesn't have water flowing to it, stub out for sink drain that goes into side yard instead of house plumbing and open for entry by birds and mice, exterior lights that have no switch to turn them on, landscaping that flows rain water toward house instead of away, several violations of code for carbon monoxide and smoke detectors, and much more. The big daddy of them all was an electrical code violation that ran a much smaller wire than required from the electric meter to the house breaker box, which could cause a fire! Anyway, I would trust Ed to do a great job on any house, like this one, and wouldn't hesitate to ask him to inspect another. Highly recommend his service!!! read more

I decided to use Space City Inspections for my home purchase. After doing much research on the subject I realized there was a big difference in home inspectors. Ed Fryday answered my phone call and all of my questions. As it turns out, in my area, home inspections can be 400-600 dollars. The difference is the attention to detail you get. If I were going to advise a friend, I would tell them to interview the inspectors and ask alot of questions. See how detail oriented they are. Ask how many pages their typical report is or check samples on their website. Ed took almost 4 hours to completely inspect my home. He also took the time to not only tell me what the deficits were, helped me understand how or why they should be fixed. He is a wealth of information. He took alot of pictures and the result was an almost 40 page report!! This will really help you not to buy a lemon :) Even long after the inspection was done and over, I have called and emailed him several times to ask additional questions or clarify items in his report for my future repairs and he has gone above and beyond each and every time. I researched several home inspection companies/inspectors and found that Space City Inspections received most favorable reviews and were located near the home I wanted inspected. I called and Ed Fryday answered and was able to inspect my home within a few days of my call. We agreed a time to meet and Ed arrived a couple of minutes early. Ed talked me through his inspection process and he took the time to show/explain to me what he was inspecting and observing as he performed the inspection - very knowledgeable and informative indeed. He finished the inspection within the estimated time he gave me at the start of the inspection. At the conclusion of the inspection, Ed made sure that I did not have any more questions, before he departed. I enjoyed my time with Ed. It was a very good experience working with Ed on our Pearland home inspection. Ed's high rating on Yelp was a major factor in our decision to hire him, and our experience matched those reflected in the other posts here. We called Ed in the evening about 8pm and he took the time right then to let us know about the inspection process, what it covers and doesn't cover, how much it would cost, and when we could schedule to do it. For the inspection itself, my wife and I accompanied Ed around the house, making note of things along the way and asking any questions that came to mind. Ed did a great job of letting us know things that were only superficial problems and things that could become a bigger concern. Ed Fryday was very professional and thorough and the photos in the report made it easy to skim through the report. Immediately, I knew the reviews on Yelp was legit and here's why. I was looking to purchase a home and took Tuesday off for the inspector. It turns out that the seller was not informed of the inspection and turned him away. We had to get the inspection done that very week. Luckily Ed had a cancellation and could do it the following Saturday. BUT, before he confirmed with ME, he confirmed with the seller's agent that Saturday would be acceptable. If the previous inspector had done this, I wouldn't have taken Tuesday off. We met the inspector and provided us with a wealth of information and guidance. I compared his report to the seller's report and our was much more informative. One more thing. Once he emailed me the report, he called to make sure I received it. Another aspect of his professionalism. Ed Fryday was recommended to me by my Family's Realtor. I could not be more pleased with his work and professionalism. At the time of inspection, I was living out of town, Ed made it very easy for me to schedule the appointment, and mail him the check for the inspection. Even though I was unable to attend the inspection, I was very pleased by the emailed inspection and all of the photos that were taken! I currently have a Townhome that will I am anticipating on Closing w/in a couple of wks. and needed an Objective Professional, Experienced and Certified pair of eyes to inspect the property prior t first Walk-Through and Closing. Ed Fryday was quite to the point and highly informative about issues he found right off the bat which he pointed out as I walked through w/Mr. Fryday showing any and ALL weaknesses and inconsistencies by the Builder. I wasn't able to attend the entire inspection due to prior commitments but the Report he sent later in the day was Highly Detailed and timely which I sent a copy to the builder for perusal. Knowing nothing about inspectors in the Hitchcock, Texas area, I went by the credentials Ed Fryday displayed. Fryday is highly recommended. As an investor and lender, it is imperative I know what state the asset is in before I buy or lend on a property. Although this property had "some" issues I knew I couldn't see the hidden problem. My wife and I hired Mr. Fryday to inspect a house we recently put an offer on. He arrived about 10 minutes ahead of time. He was very friendly throughout the entire inspection. My wife and I asked a lot of questions during the inspection, and he politely answered all of them. If there was anything he was not able to answer, he pointed us to useful resources to find the answer. The inspection took about 3 hours as Mr. Fryday predicted. Afterwards, we received a very detailed report via email within 4 hours of the inspection. My general impression is that Mr. Fryday is a professional and asks a fair price for his services. We are buying a newly built house and was skeptical about home inspection. I mean, how defective can a new house be? However, we convinced ourselves that the fee is only 0.1% of our investment. He checked every outlet, looked in every crawlspace access to be found in the two-story home, and brought in his own ladder to access the attic safely. He took photos of everything of interest as he went, and explained to me why each point was of interest.
