    DO NOT TRUST this management company, Specialized Property Management. Because of this unprofessional, inadequate, unethical company, our house got trashed with urine damage in the bed room and closet. Tenant lived like an animal and did not pay rent for three months, and just trashed and run away. I would give negative 5 if there was an option. I hired Specialized Property Management for property management which means they work on my behalf as agent to protect my interest and right. SMP runs back ground check including credit history, renter reference, but I believe they don't do due diligent, background check when selecting a tenant. Because the tenant run away, I started opening their mails and found out the tenant has more than $50K of debt and also bunch of letters from collection agent. I requested SMP to disclose background check information, and guess what? SPM told me that they cannot disclose such information because its private information. Hello? Do you forgot that you work for me as an agent which suppose to run background check to protect my interest and ... you cannot disclose such information???? What a bum. On top of that, SMP rented our house to someone who cannot use computer who magically DocuSign the lease agreement with one one tenant. (It was mentioned on SMP maintenance report that there are at least two people present at the house and the tenant cannot use computer) On lease agreement, tenant is supposed to be one person and actually there are at lease two people living at the house. SMP confirmed that tenant cannot use computer, but somehow lease agreement was DocuSigned???? I have all evident, digitally singed lease agreement by someone who CAN NOT use computer. SPM maintenance report stated that tenant cannot use computer, and there are at least two people at the house. Summary of my damage 1) unpaid rent for three months (Tenant run away) 2) urine damage in bed room and closet 3) broken dishwasher 4) cooking oil poured to the dink which clogged the underground pipe 5) dead flies, bugs, maggot in the house 6) blind damage ...... 7) urinated carpet 8) urine leaked to floor boards

    Please do absolutely no sort of business with this company. Believe the bad reviews as they are 100% true. I have nothing to gain from writing a review I'm just doing so in hopes that I can prevent another family from going through the nightmare that my family is going through with this company. Upon our move-in, the whole house was a complete disaster including having dead rodents, appliances pulled out and not functioning, etc. Come to find out (through my own digging NOT the company informing me) that the house had KNOWN MOLD throughout. My family has been sick from it, my dogs were acting weird and not eating while we were in the house (which is very unusual) and the company knew about it and let us move in anyways. They tore up the kitchen floors and put in a dehumidifier while we were away on vacation and come to find out they were trying to "fix" the mold without telling us about it. Now we are having to scramble to find another place to stay as of course we can't stay in a mold infested home. This has left us out so much money and time that now we're having to get a lawyer involved. On top of everything, my countless emails and calls have gone COMPLETELY ignored. Not one word from any of the team. Thank goodness we have family close by who have been kind enough to help us or I don't know what we would do. Please go anywhere else for a rental and DO NOT do any business with this company. EDIT: They have refused to let us out of our lease and now we are stuck paying rent on an unlivable home!

    The manager of Preston Management is Karrie Preston. She does not respond to work orders. She does…read morenot have any compassion towards her elderly tenants and the leases that she draws up are not in accordance with state law so be very careful and mindful of details she puts in your lease and make sure they are in accordance with state law in Texas. My mother was in one of her properties for almost a year. She never paid her rent late. Never gave this woman any problems the whole time she was there even tho she refused to fix the AC in the summer and now that the winter has arrived she won't fix the heat. My mother is a senior citizen who was hit by a drunk driver in the past and barely survived. She has health issues that get worse when it gets cold and Karrie refused to fix the heat unless my Mother paid for it out of pocket which is illegal in itself. She has had to use space heaters and her oven to heat the house to attempt to stop her pain and to top all these things off Karrie decided she was not going to renew Her lease because she complained about the situation and the fact she has cameras mounted at her door for personal security. She is making her at fault for having security. I believe this woman is not only incompetent, vindictive but prejudice towards black people in general.

    Warning: Hidden fees, bait-and-switch pricing, ESA violations, and false charges…read more Real Property Management engages in deceptive and exploitative practices that cost tenants hundreds of dollars. The property was originally listed at $2,500/month. My realtor and I toured it at that price, and I submitted my application that night. A week later--after I followed up--they informed me the rent was "corrected" to $2,550, claiming the original price was an error. I still have documentation showing it was listed for $2,500. This is a classic bait-and-switch tactic. On top of that, they charged an extra $37 per month for their so-called Resident Benefits Plan, which included: * Delivery of HVAC filters roughly every three months (valued at $30-$40 per filter), * Access to their Piñata program, advertised to build credit and provide rewards, * The ability to submit maintenance requests and pay rent through their website. These are basic services that should already be included--not billed as "benefits." Upon move-out, I was billed for nonexistent or pre-existing items: * $50 for a toilet paper holder that was never installed, * $75 for vertical blinds damaged by long-term sun and UV exposure, which they absurdly claimed I caused (as if I emit UV light), * $75 for a window screen damaged by prior tenants, * $150 to seal nail holes that were documented before move-in. They also charged me monthly for the Piñata credit program, but Piñata confirmed I was never enrolled. Additionally, they withheld over $335 in "pet fees" despite my ESA animal being fully approved through their own pet-screening application. ESA animals are not subject to pet rent or fees under federal and Texas law, yet they kept these funds for the entire lease term. Maintenance was unreliable, major repairs were delayed for months, and even a simple rent overpayment refund took 30 days. This company relies on false charges, bait-and-switch pricing, hidden monthly fees, and violations of ESA protections. They do not follow Texas landlord-tenant law. Avoid this company at all costs

The number on the listing was answered by a non-English speaking voicemail message only with no English options. The telephone number listed on Real Property Management Legend website was answered by a fax line sound. Once I tracked down a working email for Kent I schedule a tour of the property for a specific date and time. After my arrival while waiting on Kent to arrive three additional unrelated groups of people arrived to also tour the property. Kent never gave any indication this would be a group tour or open tour with other potential renters. Considering Kent was already late to the meeting I made the decision to leave before his arrival. The lack of professional communication and courtesy is the main reason I chose to not meet with Kent.

    Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.
