My significant other and I are on the market to rent property and buy in 6 to 12 months if we enjoy the location as I think we will. We found a place we both really like and viewed the property yesterday. Then, we both filled out Tenant Application Forms to learn that the decision had been made on Friday to lease the home to someone else. ***UPDATE 5/19: Because of RPM's horrible management, our tenants are not planning on renewing. We are losing money directly due to RPM. (And why are their employees posting 5-star reviews?... Shady) I have been immensely disappointed by this company. My mother and I are homeowners in the Dallas area but have been California residents for some time. We lease out our Dallas house when we can to support my mother, who was in an accident and needs additional sources of income. Though it's not our first time leasing, we decided to give RPM a try. Bottom line: It was not worth it. They're highly likely understaffed, but even if this is the case, those who are working in the office are severely undertrained, and their customer service is just not up to par. The consequence is that our current tenants have been endlessly unhappy for the last 7 months that they have been in our home. Much of the legwork has been done exclusively by our FORMER real estate agent--no relation with RPM--whose house happens to neighbor the one we're leasing out. I find it ludicrous that I receive more complete information from her than from RPM. Consistently, it was due to her alerts that I knew at all how our tenants were doing. I hate surprises, and every time I learn about RPM's snafus after the fact, I wonder, "Why didn't you just pick up the goddamn phone and CALL?" This is particularly the case with their Maintenance Assistant (who has very little knowledge of Texas' leasing laws). I have never heard from their Director of Client Services to this day, even after expressing so much frustration at their service. If you have to work with RPM, make sure to record every single phone number you get because you'll never see them again--not in the employees' email signatures, not anywhere. All phone numbers displayed are automated, straight to voice mail. I should've known it was a red flag at the beginning when I could never get a hold of them, and they IGNORED my requests to call me back. This is how I finally spelled it out to them, though I think what's finally gotten their attention is my ANGER, unfortunately: "A note on preferences: I prefer to be contacted over the phone initially to be alerted about something going on with the --- property. Especially if there is an active role I need to play, e.g. contact home equipment insurance company. You may call both xxx-xxx-xxxx and xxx-xxx-xxxx. Please leave a voice mail if I do not pick up. I then prefer to have an email sent so that there is a paper trail and a record of what was spoken about or what you called about. These should be sent to two emails: ___@gmail.com ___@gmail.com Hopefully this helps." SERIOUSLY? On what planet is this usually necessary? Their system for maintenance is shoddy at best. I have had RPM forward me an email of a tenant's complaint (though not all emails because some clearly paint a negative experience and RPM didn't want me to see that) and then leave it at that. No follow up, they just expect you to do the work from there. What's the point of hiring a management company? Here is our tenant's email that I received from my real estate agent friend (RPM never CC'd me!): "I can't believe you're not addressing our problems but request I send you photos. Everything was rusted when we viewed the house in October! I'm not rushing to take pictures. No one cares about our water or garage door. Nothing is fixed within 5 days on an average, out of 18 requests for service in 6 months so why should I take pictures now? As you can see my original request for cold water was below on May 11. I'll address your request but not until I know why nothing has been done nor no one returned xxx's request for emergency service. Sent from xxx's iPhone" They also send out unreliable service people to do repairs on the house. Our garage door was installed with the wrong springs in the wrong fashion, and the whole thing came flying off the hinges, mortifying the tenants and creating a real safety and security risk for them over the weekend. The emergency number the tenants called, provided by RPM? Nobody picked up. It was my real estate agent who alerted me, and we had to take care of everything privately. Awful experience with RPM. Absolute worst property management company. If you own a property and are looking for a property manager, stay clear of this terrible company. Employees are unprofessional and rude. We had specialized manage one of our properties in Birmingham for 9 months and their negligence and lack of knowledge has costed me and my business partners $15k+ in damages due to botched renovations. They had the property listed for rent for 6 months without any movement and they kept telling us that the market was slow, but meanwhile it was clearly because the property was not rent ready. Ex: black mold under the sink, burnt outlets, holes in the wall, etc. We hired a new property management company and they are currently assessing all of the damage Specialized has caused. I spoke to the head of operations Dustin to resolve the issue civilly but he was unwilling to do so. My partners and I are currently moving forward with a law suit against specialized to try and gain some of our money back. AVOID THIS COMPANY AT ALL COSTS. read more

I really wish I would have read the YELP reviews before we chose this company to manage our house in Farmers Branch. It's clear that they make most of their money on 'repairs' to the properties they manage. They do NOT send you an estimate or request an approval before having 'repairs' made. They charged me to replace a door knob and dead bolt that I had just replaced one month prior. And their repair fees are ridiculous. read more

The WORST property management company I have ever had the displeasure of working with. First off, you never meet anyone in person, there is a different person for every point of contact you have with this company. The person who sent me the lease was different from the person who took care of signing the lease, who was different from who showed us the house, who was different from the person who sent us the lock-box code, who is different from the person who takes care of maintenance. The maintenance is a effing joke, too. They never get anything done. We had certain requests in that were never completed and they never contacted us back on anything. Our electricity and AC went out during the blistering hot summer, and they didn't show up until 1 week after we let them know, and we had already taken care of it ourselves because we have a baby and a toddler. If you don't have the deal with this company, don't. I was so happy when the landlord switched to a different management company. Oh - also, they charge you an $200 admin fee (for what? I don't know, they suck at everything), and they also charge you for automatic online payment. Please do everyone a favor and close your business. read more

I was hoping to have to post one negative comment about this company; however, they weren't done with their incompetence. I moved out of the property I was renting. We followed everything exactly as it was instructed to move out. We put in our 30 day notice. We cleaned the property (except left the grass uncut). We left the lock box on the counter, & left our keys with a person in their office (as instructed via email by their staff). This was all done before our term date of Mar. 31. To my amazement, instead of getting our deposit back (less the grass), we were given a bill of $300 (WTF!). They told us that we owed rent for April plus late fees. My wife & I are floored. Luckily, my wife has kept all email communication confirming the instructions & the day we left the keys with the office, which should exonerate us. When my wife called to ask why this occurred, as always, the same person we typically deal with, was rude & said she had to "research it." Research what!? I bet there was a simple oversight of some sort, but we are being charged for incompetence. Here's a suggestion: Why don't you research & check all records before sending these notices???? Please, please, please reconsider using this company, especially if you are a renter. read more

My roommate's and I have been renting a property through Specialized Property Management for the last year. We noticed there was mold build up on our air vents and on personal property in the home. We reported the issue on December 21, 2022 and SPM finally came to "resolve" the issue on January 17, 2023. Before the company cleaned anything we were told that this is mildew and the cause was from not changing the air filters for the HVAC unit (even though they send them every month and we change them as soon as they arrive). Knowing that we knew it was mold we called for a second opinion from a mold specialist company and in their finding and air samples it was in fact mold not mildew. It began to grow because our dehumidifier on the HVAC system was not working. SPM still insisted they would clean and get rid of the mold with the help of E&G HVAC company in Orlando. After E&G came to clean the mildew, we had our mold specialist come back and complete a mold test of the current state of the house. We've now gotten our results and mold spores we're still present and high within our rental property, even though we were reassured that the mold would be gone. Do not rent ANYTHING if Specialized Property Management is the representative for the home Or E&G HVAC for any of your HVAC needs. They will be negligent, drag their feet and drain you of money. read more

If I could give them a 0 star review, I would. These people are slumlords through and through. They rented us a rat infested house and did the absolute minimum they could to patch things up instead of fixing the problem. We had to leave after 6 weeks in the house because we were seeing trails of feces in the house on a daily basis with no end in sight. They actually have the audacity of arguing with us that a rat infestation (of which we have plenty of proof) does NOT affect the health and wellbeing of an ordinary tenant. Despite centuries of research on rodent feces and the dangers caused to humans, they are still arguing in defense of renting us an infested house. These people are disgusting and should not be in business. Our infant twins were sick with dangerously high fevers from the moment we moved in until the moment we moved out, and they don't think there is a problem with that. This company lacks even the tiniest amount of integrity. Please, for the sake of your family, do NOT rent from these people. We could have easily lost one of our daughters, or they could have easily had lasting, damaging effects from fevers that were over 105 degrees. stay away from this place. first i was told i had to use simple bills for utilities, but now they took over utilities and are charging me $1200, and thats just for electricity. In one month my electric bill went from $175 to $1176 and they gave me some generic excuse about the economy and AC usage without even looking into the bill. WELL I DID. so what happened was i was being charged $.07 cents a kilowatt through simple bills for champion energy, and when Specialized Predatory Scam Management took over it went from $.7 cents to $.19 cents to now an all time high of $.25 cents a kilowatt. i checked champion energy website in my area.. they dont even offer rates that high. the highest right now in my area is $16.4 cents a kilowatt. Specialized property management will not talk about this over the phone. the only way i even got my most recent bill was through the online chat agent. I was in a rental home with RPM for 3 years the last 4 months of my time in this home the owner decided to switch to a different property management company. In my opinion that was a BIG mistake! I was in an older home & Compared to most rental companies RPM was pretty good about handling maintenance issues & really good about actually getting back to me via email & phone. BEWARE OF SPM DALLAS... THEY DO NOT HAVE YOUR BEST INTEREST AT HEART!!! I hired SPM Dallas to manage my property between May 2018 to May 2020. The first year was smooth, but the last year (especially the last eight months) was a nightmare! Once you (the homeowner) sign a contract with SPM, they become the owner/decision maker of your home, while you front the bill! Scenario #1: Mid-March 2019, the leasing coordinator reached out to see if I wanted to renew the lease. After thinking things through, I decided to increase the rent by $100 and expressed that to the leasing coordinator in early April. The remainder of April and May, I did not hear back from the leasing coordinator. During that time, I made the decision to cancel my contract as I could no longer cover the additional expenses for renters and management fees. I made countless attempts to contact the leasing coordinator by phone and email for weeks and no luck. Not sure how to move forward, I reached out to the Director of Client Success; he stated to keep trying the coordinator. After that, no one was reachable (the coordinator or the Director). The renewal date in May approached and still no word from anyone. Six days after renewal, the Operations Manager left a voicemail stating the tenant's desire to keep the rent the same... two months later! I called back to express my frustration with SPM's lack of communication and my wanting to cancel my contract. Once week later, I receive an email regarding a lease renewal... which was not authorized my me, the homeowner! The VP of Operations was contacted and, unlucky for me, he was absolutely no help! He completely overlooked my attempts to contact someone trying to cancel my contract and instead went with my first decision months prior to increase the rent and placed me in a further financial hardship for the next twelve months! Scenario #2: New tenants moved into my home in November 2019 after the previous tenant skipped. After a few weeks, they started creating multiple service requests regarding water issues. Over the course of two months, there were a total of three maintenance requests regarding water damage in my home. The requests were water leaks with the garbage disposal (I approved), kitchen faucet leak (under warranty with Moen; mailed replacement part) and bathroom tub faucet leak (under warranty with Moen; did not have the opportunity to replace the part as the work was completed without my approval). These multiple water leaks in such a short window was alarming to me, and while maintenance was not responsive after multiple calls/emails, I began working with the maintenance coordinator. March 3rd was my last communication with her regarding the issue as she left the company. When I received the March owner's statement, I saw I was charged $406.85 in repairs on March 24th and the work was completed on March 4th per the work order, one day following my communication with the former maintenance coordinator. I was referred to the new coordinator to receive an update on this issue as. After that initial communication on April 8th I did not receive any further updates. After six days, I reached out to the VP of Operations again regarding this new issue. Two days later, the maintenance coordinator forwarded me a response from the VP. Like before, he stated I approved the plumber to complete the repairs with Moen parts; since the part for the tub faucet was not onsite, SPM continued with repairs as it was cheaper and "best for all parties." In the service request, one of the sentences clearly states, "If the work needed exceeds $300.00, we will provide an estimate for your consideration prior to any work being done." Additionally, "...when you (the plumber) are onsite for the kitchen faucet meld- call Moen for parts if needed", which was not done. Based on these facts, I was not given the opportunity to approve the estimate. SPM obviously follows the click of a button (approved/not approved) when it comes to service requests rather than the verbiage within the request, which supersedes it. My contract with SPM ended on May 31st. To this day, SPM has not reached out to me to rectify this situation or provide any type of refund, and I can't say that I'm surprised. One of my reasons for leaving was the lack of communication from some of the employees and SPM acting as the decision-maker in situations pertaining to my home. SPM has a way of twisting situations and controlling the outcome to work out in their favor, which are clearly specified in black and white as the opposite. I have allowed this type of behavior for far too long by financially covering SPM's mishaps. Property management companies have a bad reputation as is, and this first and last experience was not a good one for me. Hopefully, this is something SPM will work on cleaning up in the future, but I wanted potential tenants to be fully aware of what they're signing up for with SPM Dallas! read more

My roommates and I decided to use SPM to find off-campus housing for our last year at university. We found a home down the road from TCU's campus (2625 S. University Dr. Fort Worth, Tx). I'm sure the homeowner's pleasant to deal with. However, SPM is not. First, one realtor lied about the number of people who were interested in the home, essentially coercing us into signing a lease before we felt comfortable doing so. Stephanie and Brenda were the more helpful staffers, but a number of employees lacked rudimentary business-communication skills: two-week notices of home inspections were emailed two or three days before our actual inspection took place. My roommate caught our home inspector, Mark LaCount, rummaging through his dresser and desk. I sent an email to a few staff members at SPM concerning this incident. Ten days pass, and I receive not a single email pertaining to our inspector incident. Only when I forwarded the email to the entire SPM staff did I receive a response. We had to take our mate to the ER after his window dropped down, shattered, and sliced his hand quite deep; a considerable number of our home's windows lacked any sort of deceleration mechanism and were prone to shattering if not carefully lowered. SPM charged us well over $300 (taken from our deposit) for the shattered window that sent our mate to the ER. Last, but not least, SPM charged us a $100 late fee despite the fact we drove to their office and handed in all four keys the day before our lease would terminate. It is extraordinary that they're rated so highly on multiple sites. If they demonstrated even basic communication skills instead of inept ones, I perhaps would've typed a more positive review. read more

I would give this company zero stars if I could. They never answer the phone, occasionally answer emails back weeks later, tack on all sorts of charges that are 'indisputable' for no reason. Their staff are nothing short of rude (if you can ever reach them), and these complaints span across the entire country at the different RPM locations. Amazing. They simply do not respond to maintenance issues. I called in about a broken window almost two months ago, and they have not fixed it, so out pours my heating and A/C. I had a bathtub that was not draining so they sent someone out two weeks later. When they 'fixed' it they cracked my tub and left blue jean stains in it. Not wanting to get charged for this as damage I called them back and sent in pictures. They said they would send someone out in 48 hours to repair it. I called them about 3 weeks later and left a message, got no reply. My bathtub is still stained and cracked, I'm sure I'll be charged for that. Today even, my garage door is broken and standing open wide to the world, and maintenance doesn't think it's important enough to deal with until Wednesday or Thursday... Awesome. This company has been a nightmare to work with and I am so, so thankful that the owner is changing management companies at the end of the month. Tried to rent 7704 Mapleridge dr a couple of weeks ago. The house was $1850 and needed to some work before we moved in. We were denied most of the requests we made before move in such as having the house cleaned and paint being touched up. Plat uses the "owner" as an excuse not to take responsibility for its actions. We were told that the owner was in dispute and that they could not rent us the house one day before we were to move in. Now the house is for rent for $100 more and we were told we were getting our application fees back and we haven't. Not to mention the time we wasted getting appliances and preparing to move. Absolutely awful company! We paid for 6 months up front to lease a home while we were searching for a home to buy. They NEVER answer the phone and are very unresponsive unless they want something from you. They nickel and dime you with "extra charges," like crappy filters that they overcharge for. We purchased our own because we wanted to use hypoallergenic ones of higher quality, but still had to pay for their inferior ones. The lawn was half dead, with several dead bushes because they hadn't watered since July and we moved in in September. My spouse fixed the sprinkler system himself because again, they are very unresponsive. We found a home to purchase and put in a 5 week notice. While we were in the middle of packing/moving, they INSISTED that we make the house "showable," DESPITE the fact we were moving out in 2 weeks! Then they insisted that WE give the realtor a key to show the home, despite only providing us with a single house key! They wanted US to make a copy for the realtor! We are stunned at the ludicrousness of their requests and making it extra stressful during an already stressful move. My best advice would be to RUN the opposite direction from this company. Generally I would give them a good rating except for managing maintenance. The maintenance hotline is useless. It's an outsourced service company (glorified message taker) That submits your maintenance issue to the local maintenance team. However if you get zero response, they cannot follow up on any issues, look up your submission, check status, or offer any further assistance AT ALL. They simply take a message. And there is no one to contact outside of regular business hours. They can't provide any emergency contact # or aid in immediate needs. My AC went out Early Friday evening. I called and put in a request for maintenance ASAP. It's now Sunday late afternoon. And let me tell you this entire weekend was completely wasted and a horrible experience. No one would help. No one TO CALL for help. They generally call back and get on it. However this time they never called, never responded, never texted, never messages - only auto response. They can't provide any type of status. The request has been "pending" for days and it seems like the 24/7 maintenance claim is bogus. If you have an issue - it can only be addressed 9 to 5 Mon/Fri. It doesn't matter if your AC is out in Texas and 97° and your house is a breezy 90° inside for 3 days and nights. Also the meld website is another message taker. mentions how to contact them including a "live chat". Well there is no live chat. There's no live nothing. So if you have an urgent need and it happens on a Friday, you are screwed. Either pay for a hotel or suffer. I have daughter and animals. Very eye opening experience!!! You go beyond angry to fatigued. Thank God it's not a holiday weekend!! I'm really shocked about this for emergency situations. Especially losing air conditioning in TX heat. Fans do nothing it's like an insulated hot box. Should be addressed as an emergency issue! Also when you put in requests, you may be dealing with the property manager maintenance or a service person chosen by owner. You never know who you're going to get and many times the service person the owner chooses is not the most professional service person. Missed calls, doesn't return text messages, can't make it due to personal reasons etc. then matters get dropped when you don't have time to keep up with trying to communicate and give up. read more

This is the worst rental management company I have ever dealt with. They send out notices to the tenant. When you question them they differ to other people within the company. It has been 3 1/2 weeks and still no response. When asked for a manager , Stefanie says that is me but I have urgent matters to deal with. Have had numerous problems since we moved in. You never know who to actually contact - owner or them. Takes forever to receive any type of response to any problems you call attention to. If you plan to lease, make sure they do not handle. We moved to Texas over a 2 day road trip from cali. I was told that there would be a key in a lock box for us to get in. We were given the wrong code for the box and were forced to stay the night in a hotel. When I called them the next day they didn't return my calls. I had to email them to get a new code. When we walked into the property the first thing I saw were random loose wires sticking out of the wall dirt on the walls and the bathroom were dirty. I called the agents and was told the cleaning was done by an outside company but nobody inspected the condition of the house before we came. I never got a response about having to pay out of pocket for our hotel stay. When I call or email they are either rude or dismissive. I will never rent from them again. read more

September 1, 2015 was our move in date, from the first day we have had no response from this company about problems with the property. The unit we leased in Irving TX, which appears to be a very nice upscale unit, the AC does not work (this is in TX in the summer - it is HOT outside and now inside) and it still does not work, the smoke detectors are broken some hanging from the ceiling, the garage door openers do not work, the place was dirty and needed to be cleaned. We have tried many times via telephone and email to get this company to respond. All we get is voice mail and no replies to emails at all. The web site appears to make this company a professional organization 0 trust me it is NOT. I am sure the owners of these properties have no idea what their tenants are dealing with. If any one knows how to contact any of the owners of properties this company is supposed to manage, please let me know. I will be reporting them to the City of Irving Better Business Bureau. As a small time investor with a handful of rental properties in Tarrant County, I needed a reliable and professional management company - this is what I have found in Real Property Management! I have had minimal vacancy time between tenants which has saved me thousands over the last few years. We have had great tenants with good payment history. Please read all of these reviews on this site and others. I stayed here for 23 months all because my son's school is close by. It's been one hell of a horrible ride. I've had all of the situations that you read about on here. Infestation upon move in, not making repairs, going over a month without air conditioning or working appliances. They don't provide screens on the windows so when the heat or a/c goes out you can't even open the windows for a breeze. It goes out every season because they hire unskilled people to come out and Hotwire or band aid the repair. I could go on but it wouldn't matter. They were so professional and communication was on point before I signed that contract. You have been warned. 23 months of giving second chances and excusing their issues makes me well informed on how they work. They will blame the owner but half the time they don't even contact the owner. read more

They NEVER answer their phones and refused to fix problems we had with our property that were a safety concern. We decided to use a management company because we had an independent person managing our properties and he was doing a terrible job. RPM knew all the issues we were facing and they reassured me that they could help with all the issues. They have done all that plus more whenever I need them to. This is the worst place that I have ever rented from. There is no communication. . There isn't anyone designated to handle complaints, if you have a problem with maintenance. I believe that any of the good reviews on here were set up by people that work for the company. That is the only way that I could see anyone giving this place a good review. Watch out for their properties as well. I'm not the first one that has been stuck with a lemon house. Water heater problems (they "fixed it" twice and then replaced it), A/C ("fixed it" three times and then replaced it), Plumbing, and other numerous problems. This house wasn't even up to safety codes or cleaned out before we moved in. I will be looking forward to my lease being up in May but, knowing how this place is, I will probably be swindles out of my hefty security deposit. read more

I have been using RPM for my rental house in West Oak Cliff for several years. These folk are just great. I don't have to worry about anything. They find good tenants quickly. Hello, Just an update that I am happy about. I sent the following e-mail to RPM: Good Morning Stefaine, I want to discuss the distribution of the late fees. Currently Real Property Management receives 100% of late fees. However, a more equitable split is 50/50. This tenant is habitually late resulting in the secondary effects of me paying late fees, but not receiving any of the tenant's late fees. Moreover, Jon vetted this tenant and said he felt she was a good candidate for rental: this is clearly not the case. Almost every month I have paid late fees due to her lateness in paying rent. I want some compensation for her lateness. Currently the tenant owes $356 in late fees, and I think I should receive 50% of it. Well I am happy to announce that RPM agreeded with me and now pays me 50% of all late fees! read more

Agree with the reviewer above. Real Property Managememt is not so much terrible as they are completely disinterested with the condition of their properties or needs of their tenants. I have never been able to get through a customer service line in less than twenty minutes of hold time. Additionally, multiple maintenance requests have gone unanswered for weeks at a time. When contacted directly about outstanding maintenance tickets, you'll be told that "it's been submitted" and that "there's nothing else that can be done other than submit it again." Where it will continue to be unaddressed. One questions as to whether they actually staff a customer service department or whether complaints and tenant concerns are funneled into a small black hole where light, hopes and dreams cannot escape. You could get more genuine concern from a mannequin and nicer service from a cornered badger. read more
