The mold remediation company that I was referred to, went ahead and started tearing out drywall before any contract was signed. They also would not answer most of my questions and only sent a single photo of what they found and that was only after I asked them to send me photos a second time. I called Bio 911 and spoke to Kirill, the owner of the company. He told me that he doesn't like to take on jobs that are already being worked on by another company, but he told me that he would be happy to come out to inspect and evaluate my problem. He was incredibly thorough. He checked the drywall where visible mold had been seen, checked a nearby restroom even though no mold had been seen in there, the outside wall of the building adjacent to the affected drywall, and even the walls of an adjacent apartment. He detected moisture inside of the outside wall of the building, which was something that the other company had missed, and he outlined the steps needed to correct the moisture problem and mold issue. Kirill did all this work simply because he likes to help people. He did not charge me a penny. How often can you find someone that does things just to help people? It is super rare and I am giving Bio 911 my highest recommendation as a result.

Total charge $1800. 3 hours of work and say 3 hours of associated time means they charge me $300/hour for the picture below. Make your own conclusions. Update: the owner did reduce the invoice 20% but I still feel this isn't justified for the amount of work done. The invoice had 'After Hours' on basically every line item despite the work being complete during normal business hours. Really all the techs did was cut a 2x4 hole in my ceiling and clean up. I hired 911 Hazmat to clean my property and set up a lockbox specifically so their crew could access the property. The lockbox had a code that was provided only to their crew. After completing the cleanup, they sent me a photo indicating that the property had been secured. However, when I arrived at the property approximately two weeks later, I found the lockbox with the code still entered, the key not secured inside the lockbox, and multiple doors, the back sliding door, and the gate left unlocked/open. Thankfully, I did not find any damage or vandalism, but I was extremely concerned about what could have happened during those two weeks. When I contacted the company, they assured me that the property had been locked and that the key had been left in the lockbox. They provided me with a blurry photo of the front door and lockbox as their documentation. I explained that I found the lockbox with the code still entered and that their crew were the only people provided that code. I also explained that simply putting the key back into the lockbox without clearing the tumbler/code does not mean the property was properly secured. I asked whether they had an SOP for properly using and securing a lockbox. I never received an answer. So, I decided to provide them with a Lockbox Lockout Procedure myself, so hopefully no one else has to deal with this type of stress, suffering, and unnecessary worry after trusting a company with their property. I even asked them to simply make the situation right and cover the $250 cost to have the property re-keyed. There was no additional damage, so I thought this would be a simple way to resolve the situation. Unfortunately, they refused to take responsibility or work anything out with me. I'm posting this review because I hope the next customer doesn't have to go through the same experience--especially after already spending thousands of dollars dealing with a property that required professional hazmat cleanup. My recommendation: spend your money with a company that takes securing your property seriously and takes responsibility when something goes wrong. Lockbox Lockout Procedure I Provided Them 1. Access the Lockbox Enter the assigned lockbox code and open the lockbox. 2. Clear the Code After opening the lockbox, clear or reset the code so it is no longer set. 3. Secure the Lockbox Return the key to the lockbox, lift the shield, and place it in the secured position. Verify that the lockbox is fully closed and secured. 4. Take Photos * Take a clear, close-up photo before clearing the code, showing the code entered or set. * Take a clear, close-up photo after the code has been cleared. * Take a clear, close-up photo of the shield in the secured position. 5.
