Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. It was supposed to be a dwarf magnolia, but it has clearly turned out to be a full-size magnolia growing directly beside my home. I submitted a request to have it removed on 3/22/2026, and as of today, I have received zero meaningful communication or resolution. I have now called THREE separate times: * 4/30/2026 - I was told, "I'm so sorry, I'll contact the landscape company right away." * 5/13/2026 - After nothing happened for two more weeks, I called again and was told it needed to go before the board, which was meeting the next day, and that I would receive a callback. * 5/22/2026 - Still no response, no update, and now "Jackie" is apparently unavailable. Meanwhile, I pay $240 per month in HOA dues for what amounts to mowing a tiny front yard every couple of weeks and trimming bushes with a weed eater, yet they cannot even address a legitimate issue involving a tree that could eventually damage the exterior of my home. Since the exterior of the building is supposedly their responsibility, you would think they would want to handle the issue before it becomes a far more expensive repair later. I have no choice they don't terminate contract event I sent letter and they ignored,I file complaint to HAR they told me sent to the TREC state Attorney license commission that is only way I can do . They off my property on the market but they not termination contract that is not kind at all . I wish at beginning never see or signed contract to them it is my lesson have to carefully .........
