Imagine for a moment, Mr Hanson, that everything stated in all my reviews is true... (because it is!) During our two year stint in Michigan, we experienced more dishonesty in connection with the Real Estate and Construction/home repair industries than anywhere (UT, CA, AZ) ever before (this was the fourth home purchase in 18 years!) in our lives! The home inspector is hired to protect the buyer. Protect the buyer from: 1. The seller. 2. The Realtors. 3. The brokerage house the Realtors work under. 4. The builder 5. Sometimes from the neighbors. And probably countless other people. The home inspector is the buyers first line of defense. The home inspector is supposed to be in your ring. Unfortunately, for us, (and this is not uncommon) industry professionals build "connections" with each other that do not always end up protecting their own clients. I did notify you of a problem, Ron. I called you on the phone right after we found it. You told me you couldn't help. You said the sellers hid it. You didn't want to work with me further. You told me that the scope of the inspection didn't include the roof. When I looked through my report, the mold stain in question was not photographed. I did reach out. I didn't hear back from you again, except for the "monthly email newsletter" that I eventually asked you to stop sending because it was nothing more than a painful reminder of all the people who lied to us! I looked through my email archives today to make sure that was the case. The only other email I got from you was a "did you mean to send this?" When I accidentally sent the sales receipt from you to you instead of to the attorney. Why did I wait two years to make a review? Because I thought maybe I could be wrong and time would sort things out. I tried to give you the benefit of the doubt. I know you're just trying to make a living... all of us are! But as soon as ethics and honesty and the client are above making a living, making a buck, or making connections with others who are just out to make a buck, the positive reviews will follow. You are in a position to protect others and when you do so, with complete 100% honesty, your clients will love you. I have four kids. They ate crayons, melted them in my car, stuffed them into vents, colored my walls, chopped them up and ground them into dust, smeared them into my grout... and none of that ever cost me over $15k! Ron was a great help to us in the decision of purchasing a home. The inspection he performed was very thorough and he found numerous condition issues with the home, including electrical and plumbing, that were not disclosed and that we were completely unaware of. I hired Ron to do what can seriously be called an "emergency inspection" after doing a final walk-through of my home an hour before the closing and discovering *two* crawl spaces off the main basement that were concealed. The owner of this home had died, and so these crawl spaces were not previously disclosed or noticed by the listing agent. What's more, our first home inspector (which was not Ron at Sterling) and the the company hired to clean the house out also overlooked them. After calling around with an hour before close and not being able to find another inspector to come out on short notice, Ron at Sterling Home Services rushed right out to the house and inspected the spaces. He discovered mold and several other issues and, quite literally, saved my family at least $10,000, maybe even closer to $15,000. We're still in the process of working through the crawlspace issues with the sellers of the home, but I am deeply indebted to Ron. Even though Ron didn't inspect the entire house for me, I decided to give him five stars for this review because he only charged me $100 for this last-minute inspection job. He probably could have charged me 2 or 3 times that for squeezing me into his schedule, but he didn't. That means he's a winner in my book. Thank you, Ron! read more

I've bought and sold many homes throughout the years and I would never recommend this home inspector to any potential buyers. I was unfortunate enough to have this individual inspector my home as a seller. What I can say is that most of the issues he noted on his report were completely false. This inspector stated to the potential buyer that the foundation of my home was failing, and the addition to my house was "separating" from the remainder of the residence, as evidence by a "chimney flashing repair, extensive ceiling repair, and cracks in the exterior of the chimney, and water stains in the interior of the chimney". As the seller I was immediately concerned and paid for a licensed building contractor to come out, and two separate chimney companies. I was shocked by what they found, not only did the contractor say there was nothing wrong with the foundation of the house and the chimney was sound and stable but at no time did it appear to every have a leak. The contractor noted no water in the basement, no cracks in the floor boards, or interior walls. The chimney was inspected by a state certified inspector who stated that the chimney was in good working condition and had no foundation issues. He stated that the cracks were merely weather damage since the brick is over 40 years old. For simply $400 the cracks could be repaired. As far as the "extensive ceiling repair" my dinning room was once the kitchen but the kitchen was moved by the previous owners to the old family room. The ceiling repairs were simply the old kitchen soffits (boxing used to fill in the space between the top of the kitchen cabinet and the ceiling) being removed and new dry wall used to replace the gap. Next, he told the individuals that there was "organic substance" in the attic, once again this would checked out and confirmed to be not true by a licensed mold remediation team. This "organic substances" was staining in the actual wood used to build the house. Once again he was wrong. Now he also noted several other small issues, such as toilet caps missing, and painting a "rusty" gas pipe line. What he failed to tell the potential buyers was that the repairs were DIY and for under $200 my husband fixed everything on his so called "list". What I find the most ironic is the actual problems with the home that he did miss, for instance, the float in the toilet which is broke, an exposed wire in the garage that is missing a box, and a piece of siding that is missing from the upper level of the residence . I believe this inspector is out for buyers money! The more times he can convince the people not to purchase a home the more homes he gets to inspect, thus the more money he makes. Beware! Read the other reviews and you''ll see this isn't the first time this has happened. Of course the potential buyers, I can't blame them for backing out of the deal, I mean who would't if you believed all these things were wrong with the house you were looking to purchase. However, four different licensed individuals were able to disprove all the major "problems" he noted in his report. And for less than $200 bucks the residence is in tip top shape. read more
