The most recent renewal offer (2023) was a 25% increase from the previous year. When we chose this building we chose it over other buildings with more attractive incentives specifically because we were told that Brodsky's strategy is to keep good tenants and to not make huge jumps in rent year over year. That was the opposite of our experience. As new features were added (a gym and resident lounge) these were not "included" in our increased rent - you are expected to pay additional for them. I can now see that our exact unit is renting for $350 less per month than what we were offered for a renewal, and this is after they've made renovations to the unit. It's painfully obvious that they discount to lure new tenants in and then jack up the rent every subsequent year. If you are looking to live somewhere for more than a year, avoid this management company and this property in particular.

This building is a GEM!…read more The amenities floor alone is unlike any other in the city. Of course there's a gym, deck, lounge, and pool. But we also have a hot tub, sauna, steam room, GOLF SIMULATOR, and free fitness classes! The staff are extremely friendly and know everyone by name, even my more frequent visitors! I feel safe and secure at home and the views of the city from my C-line are breathtaking.

Natural light pours into the living room and fades into a breathtaking cityscape of the Chrysler Building and Long Island/East River by night. The building is very well maintained,service requests are addressed and serviced within 24 hours. The doormen know most residents by name. There is an overall sense of professionalism amongst the staff; as a tenant, it isn't possible to wish for more. I would always recommend living here to friends who are looking for quiet neighbors: Our building is mostly young families and older couples mixed in with a few young professionals. It's far from pretentious but also not a frat house. With all of the horror stories linked to NYC apartments, we feel so lucky to have found the Corinthian. :)

I have lived in this building for approximately ten years and have seen management transition from…read morethe prior generation of the landlord's family to its current leadership. In my experience, the quality of the resident experience and management responsiveness has declined substantially over that period. The building is marketed as a "luxury rental," but I do not believe the day-to-day experience lives up to that description. The lobby may create a strong first impression, but many of the building's underlying systems and resident services feel dated, unreliable, or poorly managed. The elevators are original to the building's late-1960s construction and are frequently out of service, sometimes for days at a time. I understand that management has begun an elevator-modernization project, but residents have been told it may take roughly three more years to complete. When an elevator is out, waits can become long at virtually any time of day. If reliable elevator service is important to you, particularly if you have a busy schedule, mobility concerns, children, or regularly receive deliveries, this is a serious issue to consider before renting here. The in-unit HVAC convectors are, in my view, undersized and often inadequate for properly cooling apartments during the summer. If you prefer to sleep in a room below 70 degrees, you may find the cooling capacity insufficient. The building also uses an older two-pipe HVAC system, which means it cannot provide heat and air conditioning simultaneously. During warm periods in the spring or fall, residents may have no access to air conditioning because the building has not yet switched over from heat. Management's suggested solution has been for tenants to purchase portable air-conditioning units themselves. This past Spring, after several unusually warm days, more than 40 tenants reportedly purchased portable air conditioning units. For a building promoted as luxury housing, asking residents to supplement the building's cooling system at their own expense is disappointing. Management recently renovated the basement and added an amenity center. Before the renovation, the building had only a small, windowless gym that residents could use without charge. The new space includes a somewhat larger but still windowless gym, as well as a playroom, chef's kitchen, and work areas - all located in the basement. Access to the gym and amenities now costs $100 per month. I do not believe the space or offerings justify that fee, particularly when many comparable luxury rentals include a fitness center as part of the rent. At minimum, access to the gym should be free of charge. If complimentary, well-appointed amenities are important to you, I would look carefully at competing buildings before committing here. The package process is another persistent frustration. Packages are delivered to a basement package room rather than directly to apartments. Residents receive an email once building staff have checked in the delivery, but notification can be delayed significantly; a package may arrive around noon and not be available for pickup until the next day. Packages are sometimes difficult to locate, and lines can be especially long in the evenings between 5:30 and 7:30 p.m. Waiting 20 minutes or more to retrieve a package is not unusual. For tenants paying premium Manhattan rents, the package experience feels unnecessarily inefficient and below the level one should reasonably expect. My experience with leasing and renewal negotiations has also been difficult since new Management took over. Rent increases have often felt excessive and inflexible, with renewal discussions focused almost entirely on maximizing rent rather than retaining long-term tenants or addressing legitimate resident concerns. Prospective tenants should not assume that typical, modest annual increases will be offered at renewal. In my experience, increases beginning around 10-11% have been presented as the starting point, and substantially higher increases have also occurred - sometimes more than 30%! The doormen and maintenance staff are generally kind, professional, and helpful. They work hard and are not the source of my concerns. The apartments are relatively spacious for Manhattan and generally offer good closet space. Unfortunately, for me, those positives do not outweigh the elevator problems, HVAC limitations, package-room experience, amenity fees, and renewal process. After nearly a decade in the building, I expect to move when my current lease expires. I would encourage prospective renters to tour carefully, ask tenants, NOT MANAGEMENT direct questions about elevator reliability, HVAC changeover dates, package handling, amenity fees, and likely renewal increases, and compare the full resident experience - not just the lobby or apartment layout with other buildings in the area.

After two years, I ultimately had to leave due to a german roach issue and a serious lack of due…read morediligence by Daniel Febles, Robby Honeysett and the leasing office team that has resulted in financial losses that they refuse to address- the most egregious of which includes the fabrication of several ambiguous room damage claims in order to add $300+ worth of charges against my security deposit. This all after I was erroneously charged membership fees of $200+ for the la palestra club and forced to call and email for weeks before getting an answer. I have lived in other buildings in the city and never once have had my security deposit reduced or withheld at all, let alone for "damages." Daniel had at first apologized and admitted that a mistake had been made and that I would be refunded for the extra charges (similar to my gym fee situation). Yet hours later, he would come back to say that no refunds would be issued due to photo evidence they found of me leaving behind additional furniture for his inspection staff to remove from my unit. Said photos were of furniture that did not belong to me and were clearly not taken inside of my unit. Daniel then told me that he and his maintenance team had found 1 piece of furniture with my unit number in the trash room and thus had reason to assume that every piece of furniture found in the building that day belonged to me. To be charged for random tenants' furniture and also be sent misinformation about the terms of my move-out, which state that charges will only be incurred for furniture left inside the unit, is beyond understanding. Their dishonesty is deplorable. As for the german roaches- do not bother trying to get help from maintenance and avoid living on the 19th and 20th floors. I submitted a request and walked into my bathroom the following day to find two tiny glue traps behind my toilet. Unsurprisingly, I would see three more crawling around my living room later that week. She has a husband and three small children. I was there today for a visit. When my daughter and I walked up to the building entrance we were immediately greeted by a smiling doorman. My daughter proceeded to the desk and gave our friends name. The reception called her and she gave permission for us to come up in the elevator. She's up in one of the highest floors! You enter her apartment from a hallway, straight ahead is the living room with windows all around facing South down First Avenue, East facing the Hudson River and North looking up First Avenue. It was definitely spectacular. I took a lot of photos. I did get a photo of her floor because it is a beautiful wood floor. With three children they have four bedrooms and I believe they have four bathrooms! The place is humongous. I say if you can afford a home like this then Leighton House is a great place to live. There's a play area for the children too. I'm certainly glad I finally got to visit.
