I have lived in this building for 8 years because Location. When first moved in they had a super who lived on 2nd floor, now it's a rental. The doorman were here for years but the past 3 years the doorman have changed every week. The management team has also change from being very nice to "all about the money" with no personal service. Hallway rugs are dirty and elevator maintenance is poor and water quality is poor. Management sends emails signed as "Colorado Leasing" no one to even call or discuss issues. read more

We've been residents at The Colorado for the past 4 months and, unfortunately, cannot recommend this building based on our experience. While the building staff and management are professional and responsive, the sheer number of issues we've faced is unacceptable - especially in an apartment marketed as 'luxury' at $8K-$9K/month. In just 4 months, we've dealt with: 1. A non-functional freezer at move-in, requiring 6+ maintenance visits over two months to resolve. 2. A window latch failure the first time we opened it, leaving the bedroom window stuck open for 24 hours during one of February's coldest days (I slept on the living room sofa, while my husband had to stay with a friend) 3. A broken heating unit in our baby's room, which was removed but only replaced with a loud temporary unit. We were told a proper replacement would arrive within ~2 months (which we're still waiting on) 4. A broken heating/AC unit in our living room (this broke for the third time yesterday, three days after maintenance came in to fix it) 5. Other issues including leaking bathtub faucet, rattling heating unit in the living area & the unit not cooling, a closet rod missing 2/3 screws, a flickering light fixture, and a washing machine that didn't drain properly. Most of these issues were eventually resolved, and the ones that haven't, we've just learned to live with. Per management, these are "unforeseen and part of the responsibilities we have as your management company". We feel that most of them should have been addressed before move-in, while others point to aging appliances and clear corner-cutting on quality. This is far from the standard one should expect at this price point. To be clear, the building staff - especially maintenance - have been helpful and courteous throughout (they're in our unit so often, I wonder how they manage the rest of the building). Staff at the front desk are friendly and management makes an effort to promote a sense of community with frequent events. Our interactions with residents have all been extremely positive as well. The location is undeniably convenient, but comes with significant noise - situated at one of uptown's busiest intersections, plus ongoing condo construction across the street. The windows do little to mitigate the sound. Bottom line: For the price, we expected a well-maintained, high-quality apartment. Instead, we've spent much of our time here managing problems, which has made our stay miserable. read more

Building: I'm in one of the new studio apartments in the building, and the floorplan is one of the best that I have seen in the city with an open concept kitchen and bar area which is great for having a few people over to entertain without feeling like i'm also near where I sleep. The walk-in closets, heated bathroom floors, storage space, and a new gym on the amenities floor are also huge pluses for the building. Location: Location is hard to beat with easy access to the 4,5,6 and the Q trains. There is also a Whole Foods and Fairway a block away in either direction, and a ton of good restaurants and bars one avenue away. Price: For being in Manhattan where apartments are always overpriced, the studios in the building are pretty reasonable in price compared to other buildings I have either lived in or viewed. Only negative would be that the rooftop has taken much longer than expected to complete which is disappointing now that the summer is over, but will be a great space once complete. read more

Just moved out of the building as I am relocating for work. What I can say is the leasing office has displayed a great deal of professionalism. I had an issue with one of my neighbors and the staff was able to help me right away and solve the problem. They went above and beyond to ensure I was happy and I sincerely appreciate that. Not many management companies would care about this after the resident already moved in with a signed lease. Monica, Ginet, and Arianna had been really helpful in solving any of the issues I had. I appreciated the professionalism and kindness - it really makes a difference, especially in the city where things like respect and courtesy get thrown out the window. read more

I recently moved into the Colorado and it's been wonderful. I had looked at many apartments around the area and I would have to say the Colorado has the best quality units. The apartments were just renovated so the look and feel are very up to date and stylish. The apartments feel homey and modern at the same time. Although I was first looking at apartments closer to the park, I realized that I actually like this area because it has a trendier and more lively feel. The rents are reasonable and the staff is very attentive. Also, the fitness center is great and has new machines and weights. The application and leasing process was simple and the staff was really nice to work with. They were very communicative and always accommodated my busy work schedule. [THE GOOD] The Colorado is [still] probably one of the most cool-looking structures on the 3rd avenue 86th street area. Inside the re-designed lobby (which is a bit too dark-by-half) work a highly-trained staff of non-managerial hired / union support teams. From the head concierge, Anthony, to the long-standing support crews like Reuben, Leonardo, Alex and alike. Hector the super, is the best I have had the pleasure of knowing in my years of renting here and in several outer boroughs. Yes, the newly renovated apartments [mostly a feast for the eyes - that's about where it stops] should be a stylistic guide to what other real estate owners should live up to. However, the probem lies really in the lack of solid and consistant project management during the past and the ever slowly-approaching finish of the roof gardens and several other amenities. The roof outdoor and indoor photos are computer-generated renderings made in 2013. To this day they do not exist. Why post these if they do not exist ? [THE BAD] Dermot is a big problem. The quaility of the appointments in the renovated and highly over-overpriced rental units should trigger alarms in anyone familiar with market pricing and sub-par quality construction. The operation of the building over many years has been a topic of great concern from various tenants from a broad spectrum of backgrounds. The owners, not Dermot, also have much to answer for since the building was completed in 1986. The union staff are impeccable which is why so many renters will return to the highly over-priced rentals as their service cannot be matched by any of their fellow 32BJ peers. There have been some good property managers which try - without much success - to make the place better. They usually burn out after 1 year or so and smartly look for other employment. [THE UGLY] The excellent reviews here (five-stars) are written by the newbies (mostly millennials) for which Dermot aspires to serve. In the past using the roof deck was almost impossible with evening "frat-parties" grossly-occupying the roof whilst pizza boxes (some not quite empty) are tossed out and over the protective glass railings of the roof. The antics do not hold well with the remaining (albiet some what small crowd) of adult renters here. It should ony get worse when and if the new roof ever sees completion. The noise and 2 to 3 dogs per apartment added to the sub-par total reconstructed floors make the Colorado I nightmare to live in especialy for those who remember how it was prior to Dermot's accession to the managerial throne. [INTERESTING] After 10/6/2017, which was the first time I entered this unbiased review, the 5 stars reviews began to emerge in throngs. Did they mention how the engineered / laminate floor finishes start to warp and bubble in humid weather? Did they mention how the nice stone kitchen sink "tiles" become unglued rather faster (they are less than 1 mm thick and are glued on using the gorilla glue brand but somehow they manage to come off." Look at google and apartmentlife.com to see the real review of person spending upwards of $15,000+ a month. Many of the upper floor apartments are rented by foreign corporations who sponsor the tenants, so the tenants need to be too concerned over minor fit and finish flaws. read more

Upsides: The building is beautiful - and the new roof is fantastic. Really fun to BBQ in the summer and a great space for kids. The gym is well maintained. Staff are wonderful, responsive and friendly. Downsides: One of the three elevators has been broken since we moved in (2 years ago). Also, there is a colony of tiny flies living in the vents of the bathrooms. The building has asked an exterminator to come three times, yet they continue to multiply at an alarming rate. Be prepared to shower among dozens of flies, every day. It's really disgusting. We've given up and we're moving out. read more

I love this building. I moved here after selling my apartment in another area of the UES. What I love: Great modern amenities including a gorgeous kitchen with stainless steel appliances, a deep sink, fridge which is wood paneled, as well as heated floors in the bathroom. A gorgeous roofdeck with grills and amazing views, one of the highest points in the UES and which feels very quiet and private. A valet service - you don't even have to pick up your own packages. Layouts are nice, with high ceilings and nice fixtures, bright windows, blackout shades, deep closets. The gym is amazing, with two Peloton machines that are included in your rent and great machines, tvs, wifi, etc. Building is well managed and I'm impressed with the general communication of management and the resident website. Importantly, I'm surprised at how quiet it is. I was nervous about being on 86th street, and worried it would be loud, but I barley hear anything from the street and never hear my neighbors. I've lived in plenty of NYC apartments where either I could hear the people above me (the worst!) or on either side - I never hear anyone in my apartment or on the street. Given that - the location is pretty convenient, near the express subway 4/5/6 and Q, as well as the Whole Foods and in general I am really liking being so close to Central Park and the restaurants in Carnegie Hill (vs. Lenox Hill where I used to live). Lastly, I think the price is actually a decent value compared to other luxury buildings in Manhattan especially downtown, though it was more than I wanted to spend. For the Upper East Side it's on the high end, but it's also rare to find a luxury building with these amenities. Love the apartment - bright and sunny, and it's a pleasure to be home! Pros: - super convenient location, directly between both 86th st. subway stations - lots of services/amenities; gym, laundry, rooftop, package service/dry cleaning, etc. - friendly staff, very responsive and efficient - 3 elevators - ues is nice if you have to live in nyc Cons: - no Olympic bar in the gym, please get an Olympic bar. Waaaaay cheaper and effective than fancy, trendy, expensive, high maintenance machines that breakdown every week. Olympic bars are sweet. read more

Had a good experience living at the building. I was on the penthouse floor and loved my view of downtown from the apartment. I only had a couple of maintenance issues when I lived there. The appliances were great and sometimes needed repair but the staff was very fast to attend to any issues I was having. When I moved in, I worked with Monica, who was great. She made the process simple and has a fun personality so is easy to work with. I haven't worked with others in the office but they all seem nice. The Gym is my favorite part. It has all the equipment I need and is nicely done for an apartment building gym. There are peloton machines which are really cool to have. Still some construction going on but other than that, pretty decent building to live in. read more

I moved to the Colorado 2 years ago and really love the staff. They are so courteous and kind and are the main reason I will continue to live in the building. They take care of maintenance issues quickly and effectively. The staff has been here for years and although the building has experienced changes, I am happy the concierge and maintenance people have remained the same. read more

My friend lives at this building and I have gone to visit her a few times. The gym is awesome and open 24 hours. It is really nice, especially for an apartment complex gym. I really loved her apartment. It was a spacious 2 bedroom. The second bedroom was perfect for when she had guests over. The room was not huge but great for when I was staying for a few days. Love the area, really great restaurants and bars. The scene is pretty lively here and is great for millennials. Excited to come back and visit! read more

I moved out of the Colorado recently due to job relocation. I have the say that the building staff is great and probably the best I have ever had the pleasure of working with. My apartment was a nicely renovated and very quiet even though I was on a lower floor. The staff changed over a couple times but the managers have been good. The construction on the roof top seems to almost be done and it will be the only building with an indoor and outdoor rooftop. read more

Friends of ours live in this building and love it. It is great for kids - lots of events etc. - only comment is that the playroom desperately needs mats and more frequent cleaning given the number of kids who are there. Staff are always friendly and helpful and other amenities are first-rate. read more

I had an appointment to view the Colorado apartments at 1:30. I waited forever and finally a leasing agent showed up probably 20 minutes later and told me she's going out to lunch and to reschedule. Totally unprofessional considering I had made my appointment days in advance. I'm not sorry it didn't work out though. The building looked like nothing to write home about. read more
