Apts are not kept up to date. Everything is outdated and no regard for improving. Our hallways are so disgusting we look like low income housing with no regard for having somewhere nice. Welcome to Summer Hell Apartments. Black mold edition. Do yourself a favor and stay far away from this place. Management is a complete joke--totally irresponsible and completely clueless. They handed me an apartment in disgusting condition, I was sick for nearly five months after winter started and didn't know why--until I found black mold everywhere. The humidity in the apartment is unbearable. The water heater broke, flooding the floor and walls with water for over a week. Every time I stepped on the floor, water would come out. It took them almost two weeks to finally fix it, and I was without hot water that entire time! When I reported the issue with the water heater and the water damage, they had the nerve to blame me. The technician even deleted my work order twice, claiming everything was fine. Turns out, I was absolutely right--the water heaters in my apartment and several others were broken, even though they were supposedly brand new. Still, instead of owning up to it, they tried to make it look like it was my fault. They never addressed the black mold issue. When I brought it up again, the so-called manager screamed at me over the phone. No professionalism, no care, just deflection and disrespect. The place is also infested--cockroaches, spiders, ants, you name it. It doesn't matter how clean you are; the bugs are in the walls and management doesn't care. They also love tacking on extra charges every single month--pest control, trash fees, random community charges--and yet the community looks like absolute trash. Nothing gets maintained. Pest control? Nonexistent. Trash? Overflowing. You're being charged for services they clearly don't provide. They'll also lie to you about the rent. They tell you one price, then increase it and add random bills on top. And keep in mind--this apartment doesn't even come with a washer or dryer. If you want one, you have to rent it separately through some third-party company you'll have to track down yourself, because management won't even give you the information or help you set it up. To top it all off, they slapped a ridiculous amount of charges onto my final bill. They never replaced the filthy carpet but claimed it was damaged and charged me for it--along with the broken water heater and other repairs that were clearly their responsibility. Good luck getting ahold of them--calls go unanswered, and when someone finally picks up, they're either rude or totally useless. This place is a scam, and the management is trash. Run the other way, there are better places. read more

if I could give a negative one to my experience today with the office staff at this complex, it would definitely be a negative one. I was in the shower, taking a shower when suddenly the water shut off and I'm full of soap. I stand there waiting to see if it was gonna come back on. I had to get out dry off and check to see if there was any notification letting us know the was be shut off today. Nothing existed nowhere I contact the office. Let the office know. Ask for a key to a vacant unit where I could run in and rinse off I was told no I also ask if I could get into the pool area where they do have showers to rinse off , I was also told absolutely not . The lady, The lady that I was speaking to raised her voice at me and stated we didn't know it was gonna be turned off either and no you cannot get into that area and know we will not give you a key to another unit , it will be turned on when they get it turned on.They're working on an AC unit they shut the water off nowhere have I ever known for someone to work on an AC unit that they have to shut the water off I was talking to a young lady on the phone at the office by the name of Shamari. She was extremely rude. no office adequacy whatsoever.I told her because of her rude and disrespectful attitude. I was contact the corporate office she said will you call who got to call and hung up on me so I got dressed I went into the office, walked into the office where this young lady sat and I said who hung up on me and I said I want you to know I have contacted the corporate office. She said oh I know I'm calling too. I said it doesn't matter that you call they've already heard . She said yeah they've called me now the entire time she's being this rude and disrespectful the manager sitting behind the desk in the same room, allowing one of her employees to speak to a resident in this office this route and distasteful . I myself work in customer service where we are very highly trained and how to deal with situations where there's a very upset client I honestly felt as if I was standing in the middle of a government project office staff who cared nothing about the property only the paycheck they were making I did speak to the lady in corporate. I let her know what was going on unfortunately, this is the second time in 2 1/2 years that I've had to contact this lady at corporate because of the management as I let her know, I moved here based on the reviews that the property had at the time I moved in, which were pretty good and the staff that was here at the time were absolutely wonderful very professional very kind. Unfortunately we lost that staff. I don't know what they have hired to run this property now but obviously an education and somewhat of an a decent IQ is not required. it's so unfortunate that a decent property with a management office like this will be run to the ground. EVERY week there are the same hits with a sledgehammer on the floor of the apartment for 2 years. At any time of the day, night and early morning, the neighbor hits the ceiling because I wash dishes, because I vacuum the carpet, because I walk in the bathroom , because I get out of bed, it is torture to live with a neighbor like that in such an old building, I requested an apartment transfer and the current manager has denied it for 6 months since I requested it. The gym is about 30 years old, it is unpleasant to enter there, the washing machines are only half useful, the customer service is terrible, it smells like nail paint and food when you enter the offices, the tennis court has had the mesh torn since For more than a year, the teenagers don't have a place to play so they spend their time doing damage in the community and smoking drugs. They clean the garbage dump when the garbage is overflowing outside. They finally hired a man to maintain the gardens, an anonymous resident gave him a market cart so he can work because he has to walk to do his job walking throughout the complex (he seems homeless) the rent is very expensive for the quality of the construction, the entrance garage fails frequently Due to lack of maintenance, the buildings have not been painted since their construction 50 years ago. The handrails are loose, the emergency notices hang from a cable, when it rains the gutters are covered and we get wet when leaving or entering the building, the cockroaches ufffff terrible because there is an invasion, If they receive a package in the main office they do not call the residents to deliver them. read more

My name is Radha, I am a current resident at summer park. This place is absolutely terrible to live at. If you have an issue they will not pick up their phone for shit. The assistant manager Ebony T. continued to waste my time and made me drive on my lunch break just to even complain about anything i was dealing with in the apt. It is highly unsafe. Too many break-ins and shootings. I went to the gym bc it's supposedly safe at this apt and it was at night and some guy chased me into the gym where i had to lock myself in for hours until the police could arrive. I complained about it to one of the staff and they did nothing about it. The gates are always broken. The employees are all rude. They allow people to let their dogs leave their feces for days on end in the grass which is supposedly not supposed to happen but still does. NEVER RESPONDS!!! you're paying too much for apartments that look like shit and is small as fuck. They did an inspection of my apt and went through my personal belongings. Overall do not recommend this place for your safety and your families. read more

I've lived here for about 7 years and it was great at first. Each year the rent goes up (expected) but the neighborhood is quickly going down hill. We now have shootings, car break-ins and robberies on a regular basis. The complex tries their best to down play these issues, if they are acknowledged at all. Now they are raising rent by $200 due to the surrounding development but, the units are dates and/or outfitted with the cheapest, lowest end options possible. Basic maintenance requests are handled okay, but when something is brought up that can't be handled in house, the management team will go out of their way to avoid addressing these issues. My garage door was broken for 6mo before finally getting fixed. Our fireplace surround was crumbling, resulting in it being unusable, and that took over a year to be addressed. If you push any of these matters the management team they will literally retaliate with whatever they can come up with. After maintenance requests have been pushed, we've had unwarranted tow stickers placed on our vehicles. Make a request and set your trash outside your door for an hour (literally) and you will get fined. And don't try to walk through the grass in any common area, they are always covered in dog poop. It's disgusting how they treat their tenants, even with the most basic of requests. We will be leaving this place in the next few months, just like a lot of our neighbors... read more

I lived in this apartment complex last year. The grounds are beautiful, which was a huge plus of living there. There is nature surrounding all the buildings and makes it feel homey. I never had any issues with management or any residents. My apartment was nice and I loved how quiet it was for being in Buford. It was a nice place to live! Even after I moved out the management was very helpful with quick responses to helping me with a letter of credit to buy a house. A lot of companies don't care if you want some help after you are not their customer anymore, but they responded to my request and helped me anyways. Would move back in the future if I needed an apartment in the area again :) read more

There is no option is put 0 stars or that would be my option. My first (and only) year at Summer Park Apartments was the worst apartment experience me and my 3 roommates have experienced. CONS: My most recent experiences was killing 5 bumble bees that were somehow getting though my window and into my room in a span of 30 minutes. After killing the 4th, I called the leasing office and reported an emergency not knowing if there was a nest or how they were getting in. I did not expect any response that night since it was after hours but I received no response the next day and when I went and confronted them about it, no message was received. I received a warning that if I leave my trash outside my door again I will be charged a fee, totally understandable, but Summer Park can take off our door numbers, leave them sitting on the ground for over a week before replacing them. Someone stole my door number, maybe one of the neighborhood kids grabbed it but it went missing and I really did have people come over that struggled to know it was my room. It was just a little inconvenient and a little contradicting. Summer Park next time you leave our room numbers outside our door, you're getting fined. One day our wifi stopped working; I tried resetting my router, disconnecting devices and reconnecting, everything. Day 2 comes along and it still isn't working (I work at home so I need reliable internet) so I take myself to the leasing office and ask what is going on. The staff seemed stressed and was a little snippy with me, mostly because I was probably one of the last of the community to complain. We come to find out that Summer Park disconnected our Access Media 3 wifi , they changed the whole community to Charter without sending an email out. They said they left a note in everyone's door 2 months ago, unfortunately we moved in only a month earlier and did not receive the notice. The charter internet sucks because we don't have routers we all just connect to the same one out of the sky. So if you like to play video games, good luck with that, you will disconnect every session. There are a lot of stray cats. Some lady on the first floor feeds them so they are all around and there are probably 5 of them just at my building alone. They poop a lot and nobody is around to pick up the stray cat poop, not even our lovely staff that is supposed to keep our community clean, but then again I don't feel like the staff wants to be apart of the community; Every door got a reminder sign to pick up after our animals outside. Except the sign read: Keep your community clean, in my opinion if the staff wanted to make us feel at home, just like the slogan, it would of stated Keep OUR community clean. But then again Summer Park does not feel at home at last..... My last comment is about the payment of rent: From May 2016- December 2016 my 3 roommates and I were able to all log in and pay our portion of the rent; In January 2017 there was a one time only option. We were confused but one of us paid it and the others just gave money. For February and March we were able to all split again but now for the April rent we couldn't. I called Summer Park to ask why and they just stated that corporate took away partial payments; Summer Park, making your life more inconvenient and difficult day after day. I agree with the previous review, It has been nothing but problems since we moved in here.....People roaring there vehicles at all times of night and nothing being done, dogs pooping everywhere, New water company they got and the bill is different every month, I pay more here in a 2br 1ba apt then I did in a 4 br 3ba home with 4 adults, complain and they act like your concerns are unfounded. Not only that made to pay for trash pickup that we don't need, I can take care of my on trash, moved in and it was $25 went up to $28 without even being notified!! This may take a while, so pull up a chair. The problems began the day we came to move in. They didn't bother to notify us until we showed up with the moving vans that our apartment wasn't ready. We wanted that specific building b/c we had Direct TV. They gave us another apartment assuring us that we could still use Direct TV there, that there were several others who had it in that building. Well, 2 weeks later we found that they had lied, we couldn't get the signal on our side of the building. And Summer Park offer no real solution. They said to get one our neighbors to put it on their patios and feed it into our apartment! Or, if we wanted to pay all the costs of transferring we could now have the original apartment now. Not, a great start. About 6 months later we had a few friends who lived 2 buildings down. They had a small fire that started on the stove. It would have been contained, however, all the fire extinguishers had expired 3 months prior and didn't work. She went threw 2. By then the flames got so high that all she could do was take the baby and run. About 3 months later a friend was thinking of moving there. We checked on the prices for her. The apartment complex was shocked when they saw we paying $200 a month less then what they were renting it for now. It was after this that they started targeting us. A few months later we got emissions done on our cars (because here in Gwinnett they have to pass to renew your Tag). However, my fiancee's car didn't pass. It was going to take $3000 worth of work to get it to pass. I'm sorry, but we didn't have $3000. We started the process with $1000 worth of work. But, then my car needed $1000 of unexpected repairs. Even though we did everything the law required, kept up the insurance and taxes on his vehicle and kept it parked (and gave them copies of all of this) they had his car towed. They told us we should have "fixed it". At this point I had fallen at work 6 weeks before hand and fractured my wrist. Being a server, that meant I was out of work for almost 2 months. So, then we had to pay $100 to get his car out of the impound. Today, we hadn't brought in our trash can yet from outside (there had also been several others outside) but, we received a $20 fine and no-one else did. Compound that all on top of the several occasions I've had to call the cops for neighbors, the fact that half the gym equipment never works, the break-ins, the 2 weeks they took to fix a leaky roof and the general rude attitude from most of the staff makes this hands-down the WORST place I've ever lived.
