    DO NOT MOVE HERE!!!!! Please don't be me and ignore these poor reviews. Summerbrooke does not care. Do not trust this place with your money or wellbeing. I moved in Oct 2024 from out of state. The day of my move in, Summerbrooke called and said the unit assigned on my lease was not ready so they changed the unit. I picked up the keys and moved all my things in. Woke up the next morning with both my ankles COVERED in flea bites. It was a weekend so I called the emergency maintenance line and left a voicemail. Tried home remedies and flea bombs but nothing helped. Slept at my parents house the 2nd night. Went into the leasing office the following Monday and Kim Mandy said she heard my voicemail about the fleas and was confused (so nobody thought to call me back after hearing the voicemail???). She asked me if I had pets and I said no it's just me and I had never seen a flea before in my whole life. I cried in the leasing office and showed Kim and Brandon my flea bites. They said they would take care of it. I spent another night at my parents. I received a text the next day stating the flea activity was "minimal" , they had laid out traps, and I could return to the apartment. When I showed up the day after the text, there were still live fleas and I got even more flea bites that night. I stopped sleeping there. I bought 2 of my own traps and caught many, many, MANY more fleas. I went to my doctor concerned about the flea bites (my skin is crazy sensitive) and told her about the disaster this move had been. She immediately wrote me a letter stating I needed to move out. When I presented Summerbrooke with my intentions to move out of this unit, they offered me a different unit. At that point, I had absolutely zero trust for this place. I was scared there could be fleas or worse in any of these units. I was scared the fleas were infested in my belongings and didn't know if anything was salvageable to move anywhere. The best day ever was Kim agreed to let me move out of my lease. Brandon told me any check getting back my deposit or partial rent would be in the mail by December 2024. I stayed at my parent's house until I was able to move out of the unit which thankfully was less than 2 weeks after moving in. TO THIS DAY, APRIL 2025, I HAVE RECEIVED NONE OF MY MONEY BACK. I HAVE RECEIVED NOTHING, NOT EVEN A LOUSY MOVE OUT EMAIL FROM SUMMERBROOKE. I stayed in that unit for maybe 3 nights. I moved in and out within the same month. I received NO documentation after my move. They ignore every email I send. I'm working on escalating the matter. Save yourself the trouble!!!!!!

    DO NOT MOVE IN UNTIL YOU DO A PERSONAL WALK THROUGH OF YOUR EMPTY UNIT. This will be my fourth time I've moved into an apartment. It is by far the worst start I've ever had with an apartment. First, we never got a personal reach out from them for an update on our application. We had to call them on seven different occasions to finally know we were approved. We were also promised an answer by the afternoon of the time of the phone calls. Spoilers alert they never called us at all. We were informed with only a week before our move-in date that we were approved after WE reached out again. They never once reached out to us. Our move in date was set to be August 12th we had a U-Haul rented our internet and electricity set for the day however we were informed the day before our apartment is not ready for move in cause their painters and floorers did not touch our apartment yet. We then moved in August 16th told to come in at 10 when the apartment would be ready but again it wasn't. The cleaners hadn't even started so we had to wait an extra hour and a half to start moving. I can tell yall they did nothing with the extra time they gave themselves. Flooring was still a problem, the painting was slapped together and already cracking in my room. The smoke detectors were all either not in place or had dying batteries. As well as the place was still filthy on the floor my feet were covered in dirt and bits while walking INSIDE the apartment. Lastly there was a line of ants walking right in front of my bedroom entrance from the AC unit to behind the dryer unit. There are even more problems we have faced than the ones I've listed. My leasing agent has been apologetic and sweet. However I have not received a personal apology of any kind from any of the problems from the property manager. As well as I have talked to some fellow tenants and apparently we are not the first to go through this crappy and disrespectful experience. With all the money we spent and the issues we faced this apartment was not even close to where it should've been. I am deeply disappointed and have felt very disrespected throughout this time. I hope you reconsider living here until management can take proper care of their apartments and their residents.

    The office staff is extremely rude!! Make sure to inspect your apartment thoroughly before you pay a penny. Your apartment will look nothing like the demo. Get your AC unit inspected professionally and take pictures of everything. Good luck dealing with Kim because she could care less if you are happy/comfortable in your home. And she will right fight you about everything/anything. Find a good attorney once you sign the lease. I hate even giving them one star. The grill by the pool doesn't work. The hot tub doesn't work. The gym is never clean.

    I paid a 300 deposit and got denied! Now they saying it can take up to 30 days for me to get my money back! That's ridiculous!

My work orders were routinely marked as completed, yet nothing was ever actually fixed. When I brought this up to the assistant manager, Patsy, she always acted surprised, as if she had no idea why the requests were closed without being addressed. At one point, I had multiple leaks in my living room ceiling. It took them three weeks just to patch the holes in the roof. Meanwhile, mold began to grow in several spots on the ceiling. I'm not claiming it was black mold, but it was definitely mold. I submitted several work orders about it, and each time Patsy and whoever was handling maintenance at the time would promise to bring in a contractor--but that never happened. I ended up living with that mold for over a year. And that's not even mentioning the roach infestation and the rats. Ask the other residents. They don't speak out for fear of eviction or non-renewal. They cannot find anything else affordable. Most residents stay silent because they simply can't afford to move anywhere else. It's heartbreaking. Shame on the management company and the owners for allowing people to live in such conditions--and for being dishonest about move-out costs. Shame on the owners and management company for making people live like that.

We come from the woodlands where everything is nice so finding this gem was nothing short of a miracle! I mean NO CARPETS! Top of the line amenities it's always clean. (At least aside from when PEOPLE DONT PICK UP AFTER THEIR PETS) but that not the complex fault. The staff has been great, they remember us, they're happy to help and answer any questions. The gate ALWAYS WORKS! Unless there's an outrage but they go above and beyond to prepare all tenants for all of this! The maintenance is incredible, super quick, respectful and kind! Even change your lightbulbs if you need it! I'm alone sometimes and I've never felt disrespected or as if I'm a bother when I need something fixed. It's safe, my children love to play in their balcony it's actually roomy enough for them to get some chalk and play outside! Don't get me wrong. I've complained about noise and I mean that's also not the complex fault! It's just the Inconsiderate people that don't have any respect for others. I mean if you want to party or rearrange your entire furniture or even play video games and scream at the top of your lungs don't do it at 3 am when others are sleeping. That's not good apartment community behavior. The staff has handled everything in a timely manner and also in a profesional one. For those complaining about the pool and bringing extra people I mean cmon if you had a pool would you like random people coming Into your yard to use your things. Come take a tour, come see for yourself, nothing is ever perfect. But not everything is horrible like some make it seem!

My aartment has been infiltrated with gnats, ants, and roaches, and I moved in a few days prior to September 2025. I am now escalating this to Harris County Environmental Public Health / Neighborhood Nuisance, in addition to the Texas Department of State Health Services's Public Health Sanitation. The so-called General Manager, Stephanie Sellars, is a complete joke. I almost slipped on trash in the hallway in front of my own doorstep due to the filthy neighbors. They do nothing to adhere to their own lease agreement. Perhaps, enforcing this in court will be my the next steps. I have photographs to substantiate each statement. It's ridiculous. It's mentally draining, and it's time a court steps in because taking my time out of the day when I finally decide to address the same issues over and over takes its toll, and they should be liable. AND it only looks clean in the hallways due to my ONGOING COMPLAINTS that I should not be subjected to, which takes away from working from home. I walk into this FILTH daily.

Residents are required to sign an agreement permitting pest control to enter units without prior notice due to ongoing building-wide roach and rodent treatment. While I understand the need to address pest issues, unexpected entry into occupied apartments can feel invasive. A neighbor shared that she once exited the shower to find a pest control worker already inside her unit, which understandably caused distress as she was only wearing her towel. The pest situation itself appears to be ongoing. Although treatments are performed, the issue does not seem fully resolved. I have personally heard activity inside the walls at night, which has been unsettling. Safety and communication have also been concerns. There is a noticeable police presence on the property at times. In one instance, police vehicles were blocking my assigned parking space, and that caused confusion and led to my vehicle being towed when I parked mistakenly in the wrong parking space. This resulted in a $500 expense that could have been avoided with better coordination and understanding among residents. Additionally, there was a serious incident involving gunfire inside one of the units. Residents were not proactively notified afterward, which was disappointing and felt like they were purposely keeping that information from us to not break lease sooner for feeling extremely unsafe. Communications involving safety is essential for maintaining trust in a community. The current management and front office staff have not demonstrated the level of professionalism or responsiveness I would expect from a property that markets itself as luxury. The atmosphere overall feels inconsistent with that branding. I believe transparency and improved communication would go a long way in rebuilding confidence. Prospective tenants should visit in person, ask detailed questions, and carefully review policies before SIGNING A LEASE. There's dog feces all over Tweakwood and nothing can be done to stop it.

I complained numerous times and even pinpointed the apartments it was coming from. Staff would give them a warning but would keep happening. There were two nights when it was so bad I had to go sleep in my vehicle. I gave my notice to vacate and was told one amount to pay then when I went to pay I would get a different number. Paige in the office tried billing me over $1500 after I moved and when confronted she tried to guilt me and talk to me like I was stupid. The head manager then adjusted it down to where it needed to be and I paid it in full. I get it that the utilities are ONE MONTH behind in billing which I paid in March but in April I get a "final statement" saying I owe another $400+. Including rent and MORE utilities. If you do business with these people beware because they will nickel and dime you. I called and spoke to Judy and she gave me more bs as to why I owed them still. They are NEVER upfront or honest on anything. Get everything in writing!! Other reviews are saying that nobody cleans up after their pets and the walkways become slip n slides every time it rains these are all true as well. Avoid at all costs.

I called in inquiring about the property and Kelsey was so helpful and informative. When we showed up to the property my wife and I were blown away, everything about The Kippford is beautiful. The property manager, Ernesto, is absolutely wonderful. We toured the model and applied the same day, it was THAT perfect. The apartments are stunning, along with the front office, pool, and gym. Anytime I call with questions the office is so responsive and they work efficiently to make sure we are taken care of. We had a few minor things we needed maintenance to take a look at (nothing serious!) and Carlos was prompt and courteous, in and out in no time! Kelsey and Ernesto, along with Sabrina and Rebecca, are an amazing team to have representing The Kippford! They took their time to get to know us and I genuinely enjoy spending time with them when I come into the office. If you're in the market for a new apartment, look no further than The Kippford at Kemah Crossing! You won't regret it!

If you think you and your family will have a pleasant time around the pool on the weekends, think twice. There is trash, empty beer cans, objects in the pool, left clothing, and exchange of the F word and loud Unbearable music are among the things you will experience. As the trash pickup is not scheduled for Fridays and Saturdays, you will smell your neighbors' trash left out on Friday morning in the summer heat until it's picked up on Sunday night. The buildings/breezeway are so disgustingly dirty with spider web all over the walls, dead insects and trash all over the floors in all the 3 levels. Cigarette but everywhere in a non s.oking community. Not mentioning the smoking around the pool. Not stepping on dogs poop is a challenge all by itself.​

Since the day we moved in we have had nothing but problems being here. We've put many work orders in for everything that has been wrong here currently as I make this post our AC has been out for 2 days!!!! It hasn't worked properly since we moved in, but it's been completely out for the past 2 days. Tomorrow (08/23/2024) will make 3 days!!! Last week they told us they have a brand new unit for us and said they'll be out tomorrow to put it in, tomorrow never comes with them... we are sitting in an apartment that is 80-82. We've had corporate come out to take pictures of everything and the manager come out Brittany. Our ac has been running straight for 2 days. I've begged them to bring us an AC unit yesterday. They gave it to us right before they closed without the hose to run the water outside so I had no way to contact them to let them know about the hose until today. so currently our bedroom carpet is soaked with a little AC unit that doesn't even cool the bedroom down because it's so hot in here. Mind you we're in triple digit temperatures. They come out to try to fix things, but never fix it and they put the work order in as complete. We have 3 kids that live with us and one of my kids has health problems. we can no longer stay in the apartment due to it being extremely hot so having to go stay with my husband's mother. we keep asking them why they haven't put our new until in, but now they're telling us they don't have a unit for us... they keep sending the same maintenance guy Juan out to try and see what's going on, but he says it's fixed, but obviously it's not fixed. He doesn't know what he's doing. He also tried to come out and just wipe the mold with bleach. Which grew back the next day. We've had mold in the apartment since we moved in that they barely fixed last week. The AC is steadily leaking water out of all the vents in the apartment. Don't get me wrong. The ladies in the office are extremely nice and the people that live here on property are also very nice, but it just doesn't justify what has been going on. This is our first time living in Seabrook and definitely the worst experience I've ever had with any apartment!!!! This place is a joke. It's a nightmare. Brittany doesn't care about you or your family. She's never in the office to speak to her. About what's going on. She gets upset when you go above her head. So she'll find lease violations to start handing out. They also like to snoop on your Facebook. I got told by other residents about this. And these reviews on here are made by the office ladies and their families that don't live there. There's a video here that you will hear arching in our breaker box. It literally sounds like someone is frying chicken in there while half of our house loses electricity when this happens. You will then start smelling it burning. It will even smell like fish. The fire department has been out three times and would shut power off to our unit and tell us to leave until they fixed it. The apartments "fix" was to only change the breaker. We moved out on 9/20/2024 (Broke our lease) lasted 3 months 4 days. I've already lost one child. I'm not gonna live somewhere and have to worry about this place catching fire because they don't wanna fix things properly. That breaker box was in our children's bedroom.
