As far as the apartment goes, there was a roach issue. I also found fleas in my apartment, and when I contacted the office to let them know that the carpets needed to be cleaned, they completely I had to hire a professional carpet cleaning company. They either were from the previous tenants or From out in the grass. Constantly, the lawn service was neglected, most of the time the grasp being dry and crusty as they were not watering. I cannot count how many times the pool was shut down and we were not allowed to use it for days if not weeks on end.

I was there one year and this was consistently my experience: The pet area was hardly ever manicured, so it gets infested with flees easily (they'll blame the dogs digging). The gates malfunction basically weekly so you're either trapped in/out or they're just left open. Same with the pedestrian gates. The water feature in the lake stopped working for months (was still broken when I left) so the water just sat there rotting and started to smell. People stopped picking up after their dogs in several areas and nothing was done about it. This past summer the pool was open regardless of several health and safety violations, so the FD showed up midday to shut it down (suspiciously opened like a day later). The amount of bugs I had in my apartment on the THIRD floor was puzzling. Forget 24 hours notice for entering your apartment, several (at least 3 I know of) tenants experienced maintenance men using their key and just walking into their homes while they were home! I was completely disappointed in every aspect of this apartment complex, and they couldn't even separate gracefully. I don't love being 'that person' to leave a negative review, but after I received my bill today (10/27/25) less than one month from move out from COLLECTIONS no less (they didn't even send an original to me?? I have perfect credit?? In this economy?! Plz.) I genuinely feel the need to protect people from this place. There are WAY better less expensive places than this establishment. Absolutely disappointed and happy to be out of there!

They have a really nice pool and weight room and it seems like a great neighborhood in Palmer Ranch. There is a Lowe's and Target within walking distance and the Costco is about 1 mile away. Check their website for an updated list of apartment rentals but a 3 bedroom 2 bathroom will cost you about $1,350.00. We decided to pay a lot more and move to Siesta Key but the units we viewed were really nice. It's worth a look for sure!

There was dog pee stains on the carpet (was the first thing I ripped out). What kind of ppl wouldn't walk their god? Abhorrent. Anyway, there was no mold anywhere else. Besides, I had the unit inspected before I bought it. About the roaches, all and all, last year (2021) I saw 3 roaches (palmettos). All during the summer. First I must say I live on the 3rd floor. So I found one in my bathtub (gross) probly came from the pipes, and the others my cat was chasing lol nice live toys for him. He kills them eventually. No need for sprays. So that's that. There's awesome pool, nice gym, tennis court, landscaping is beautiful. My neighbors are all awesome. Management is on premises and very nice as well. I'm very happy I bought here when I did. Gulf didn't give a shit. oh we had other danger issues but they were aggravated to fix anything, much of it faulty electrical stuff. they never check on you to make sure you settled in ok. zNothing but sighs and grunts and rudeness. we are in a new place this year. The Realtor is so kind and reaches out to us to make sure we are fine. and if we have an issue it is solved the same day. it's called CUSTOMER SERVICE. And with Gulf to add insult to injury, they pulled a fast one on us and I thought, I will never give them business again. Non residents have entered and misused the property A new trash compactor that should been installed and operational before Christmas 2025 is still not installed as of early March 2026. Lastly is the lawn service or lack there of ... unless you appreciate 2-3 hour lunch/naps and overall breaks, cell phone talk time, and limited evidence of performing their actual lawn services. Their expertise is blowing accumulated leaves on the roadways to piles on the edges so they can recover the roadways shortly after departing the community. Area of the community are cov with 2-3 inches of leaves suffocating any new emerging grass from penetrating the surface.

This is an abstract from the norm of corporations who only seem to care about their bottom-line which tells me they are in this for the long game. The Maintenace crew is also top notch, anytime i've had an issue they've responded in a timely manner and fixed any issues or problems i've had from AC to a Faucet replacement, they even replaced a toilet after my 3-year-old decided her toys wanted to go for a swim.
