** 1 Star -- and honestly, even that is too high for this place.** I do **not** recommend staying here. My family vacations in Florida every year, and this is by far the worst condo we've ever stayed in. We were so disappointed that we actually left early just to avoid sleeping in those beds another night. The condo itself was dirty, and we found bugs inside. The hallways smelled terrible, likely due to ongoing construction, which made the entire building feel unclean. The shower was awful. The water pressure was so intense it actually made my back go numb, yet the bathtub barely drained, leaving you standing in about four inches of dirty water while trying to shower. It was disgusting. The unit was much smaller than expected. The bedrooms were cramped, and the guest room had full-size (double) beds that were incredibly uncomfortable. If you're an adult, expect your feet to hang off the end. There wasn't enough room to move around comfortably, and the patio was tiny with nowhere near enough seating for everyone to enjoy it together. The coffee maker didn't even make hot coffee. There was also no washer and dryer in the condo. Instead, you're expected to use coin-operated laundry at $2.50 per wash and $2.50 per dry. For what you're paying to stay here, that's unacceptable. Parking was another nightmare. If you return later in the evening, don't expect to find a parking space. We were told to park across the street at the Days Inn and walk back. Meanwhile, there were plenty of vehicles in the lot without parking tags, yet security apparently wasn't checking them. That makes absolutely no sense. The pool was consistently overcrowded. The posted bather load is 24 people, yet there were often 50 or more people packed into the pool every day. It also appeared that many people using the pool weren't even staying at the property. We watched people pull into the parking lot and head straight to the pool, and because there's no gate or controlled access from the beach, beachgoers could simply walk in and use the pool as well. It felt like the pool was essentially open to the public, making it even more crowded and taking away from the experience for paying guests. The beach setup was frustrating as well. The condo doesn't provide beach chairs, so you'll need to rent them. Front-row chairs were already booked, leaving us to pay around $60 per day for second- or third-row seating. You're also not allowed to bring your own beach umbrella. Tents are permitted, but only behind the multiple rows of rental umbrellas, making it difficult to enjoy the beach unless you spend even more money. When it rained, part of the parking area near the pool flooded, making that entrance unusable. The trash chutes are only located on one side of the building, which is inconvenient depending on where your room is. We brought several of these concerns to the front desk, but they seemed completely uninterested. Their response was basically, "We'll let security know," regardless of the issue. Nothing was addressed during our stay. The only positive thing I can say is that the location is good. Unfortunately, the location alone doesn't make up for the dirty conditions, uncomfortable accommodations, poor maintenance, lack of amenities, parking problems, overcrowded facilities, and unhelpful staff. Save your money and book somewhere else. There are far better places to stay in this area. I will never stay here again, and I'll continue telling friends and family to avoid this property. read more

Our property, on eighth floor, was very clean and fully stocked with everything you'll need to prepare food. Only one side of toaster worked but all the rest that we used worked great. Drip coffee pot, but you can p/u filters @Walmart, which is very close. I would rate room 4/5 stars. Keep in mind, depending on which room you get, you will hear construction late into night and starting early in morning. View was nice from porch but it is West facing so not full view of beach (as back of property rooms) This property was a drag, because it is UNDER CONSTRUCTION!! Outside pool/kids water area are closed, however you can use indoor pool, which looked dirty to me, but there was construction going on all around that one, too, so may be why it seemed that way. Handicap ramp only gets you down one flight of stairs, but you'll have two more flights if you want to go onto the beach. Gym is a complete joke, and dangerous OLD equipment makes it not worth using, so we walked and worked out in our room. There is what looks like it used to be a sauna/steam room, but you guessed it, under construction. But no worries, the elevators are also under construction so you can just ride up and down over and over and you'll get the same feel as the sauna. The beach was magnificent (clean and pristine), especially if you go out before 5AM or after 6:30PM, because that's when they start setting up/taking down the commercial umbrellas/chairs that you must purchase. $50 for all day (9-5) or $35 for half day (9-1 or 1-5) or $250 for the week. We brought our own umbrella and chairs and they will not allow you to set up ANY umbrellas (b/c it is hot as he** and they know you can't lay out there for long w/o one). Because of this and the construction being much worse than property let on, we won't stay here again. However, we found a wonderful state park appx 1 mile from property, Henderson State Park. The beaches are gorgeous and not blocked by the stupid commercial umbrellas. We brought our own and we had plenty of room!! Find a different property, at least until they finish updates, however, after reading reviews from 5 years ago stating property was under construction, they may never finish. read more

I just paid $1,600 for four nights at SunDestin Resort for what they promised was an "ocean view." This photo is exactly what I got. A giant flat roof and a sliver of ocean peeking over it. If I wanted to stare at concrete, I could have stayed home. This is false advertising, plain and simple. They charge a premium for "ocean view," but what you're really paying for is the chance to sit on a balcony and look at rooftops. Only if you lean out and crane your neck can you even see the water. I feel completely ripped off. For this price, honesty and transparency should be the bare minimum. Instead, they hide behind vague wording and hope guests won't complain. If you're considering booking here because of the view, don't waste your money--you will be as disappointed as I am. read more

Our experience was terrible from start to finish. The customer service was unhelpful and dismissive. The room was outdated and dirty -- the door lock was broken, and there was leftover food in the refrigerator, showing it hadn't been cleaned properly. The shower didn't work, and instead of fixing it promptly, staff told us to shower in the gym until maintenance returned the next morning. They refused to give us a refund, so we left and booked another place. I would not recommend this resort to anyone. The room was actually disgusting, mud on the tile floor, shag carpet so filthy I would not take my shoes off to walk on. When my wife turned down the bed, there was someone else's hair in it. So I trekked all the way back down to ask how to get in the room. Man was so rude he said the code on your paper is how you get in. I said how do you get in I don't see a keypad? Then he explained like it was the worst question I ever asked? Like wow. Why work customer service if you don't like CUSTOMER SERVICE!!!! That is a choice you MADE. Rooms were clean but definitely outdated and kinda janky. TVs did not work for us, absolute joke. Wifi was in an out the whole time. - regardless the front desk staff did not help and were complete jerks! Kitchen had very basic needs, cups plates forks. But it was dirty and gross. Fridge needs to be cleaned and changed. Couches and chairs were super uncomfortable.. not really an enjoyable living room. Bedrooms- eh. Hotels have better beds. Sheets are the thinnest paper like sheets ever. Bring your own blankets if you want to stay warm! Bathroom tub and toilet has stuff all over it and needs to be updated..... it is not nice at all. Shower head is also so low it is not over 5ft 5in friendly!!! Tv are incredibly small- also kind of a joke .. leave them out if they aren't going to be usable? Amenities were a joke.. paid over $2300 to stay here and was TOLD the pool would be open .. LIARS. Restaurant here is not worth it. Haven't seen one single person eat there. The bed in 1416 is the worst bed I've ever slept on. It's a king. The two sides are so worn out, you literally touch the box spring through it. There are permanent indentations from having been used likely since the 90s. It's a cheap 8" spring mattress which makes it worse. The middle has a huge hard hump so you can't even roll over. The furnishings in the entire room were incredibly dusty, especially the wicker headboard. We covered it with the spare sheet so we could sleep without rolling and breathing in dust. Only one ceiling fan worked and it was the dining room one. Other than that, the room is cute and decorated very beachy-Florida. The bathrooms and kitchen are clean and well-equipped. The floors are all tile and clean. We didn't see any critters or roaches which is always a plus. Just change the entire bed, mattress and headboard, and this would've been a really nice stay. Edited to say: the staff were all super friendly but I didn't bring my concerns to their attention until checkout. I'm not sure they would have been able to do anything about it anyway. read more

We've vacationed in Destin for 20+ years, but this was by far our worst experience. The listing claimed the sofa bed was in the master suite--it was actually in the living room, throwing off our sleeping plans. It also advertised an in-unit washer/dryer, but the washer had been broken for over a month (not labeled as such), and the dryer didn't work either. Even after reporting this, the listing still falsely advertises them as amenities--we would not have booked had we known. Parking was chaotic, with cars constantly blocking the drive. Beach rules were unreasonable--no personal umbrellas allowed anywhere on the property. We had to rent chairs daily, and I was even told I couldn't sit in a low chair in the water unless I rented a front-row chair (which were sold out). We won't be back. read more

I booked #105 for a trip with my grandchildren. It was on the first floor, poolside. When we arrived, I was told that it was not available, damaged I think, and they put us in Room#111. It was not poolside. The view in this room was the run down, non-working splash pad. The desk agent said she was surprised that I was not notified. She gave us a discount but it wasn't worth it. Our balcony in this room included an outdoor AC unit that is filthy with wires hanging out of it. Very unsafe for children. The bathroom looks like it has flooded and poorly repaired. Mold behind the shower curtain.This condo is in disrepair as is the rest of the property. They do not keep the outdoor areas clean. The gnats are terrible all over the property. There was a drain running along side the first floor rooms just a few inches from the balcony gate. It was full of trash and the water was standing. It attracted the gnats and flies. Had I been able to find another place to stay, we would have. They provide 1 set of towels. This room had no washer or driver. You can get another set of towels for a fee. We washed the towels in the community washer and dryers but that was a huge ordeal because neither the washer or dryer worked properly. Would never stay here again! read more

I see the three stars and cast my vote equally or less. What a rundown place. Here we are time share owners who traveled cross continent and the resort put us in a back unit. It had ancient dusty furniture and no washer/dryer. The bed was so incredibly hard, that we actually flipped it to see if it would help our back's. It didn't work! And my partner got eaten up alive by bedbugs. So, that first day I went downstairs to see if we could change out that room. Well the answer was: either we called our timeshare to have them switch us or we had to sit through one of their presentations to buy yet another timeshare Wyndham. I wouldn't want to sit through any presentation for a purchase of this broken down place. Even the halls and interior elevator area is flat out dirty. Just not like the pics one sees posted online. The only saving grace is the beach. The deck before you go down to the beach has a great view. At least they had a few chairs for free on the deck; other than that you have to rent by the day to go out to sit on a chair on the beach. Additionally, there are two swimming pools. Both are teaming with little children starting here in there. And lest I forget, I am a gym shark. This gym is so phenomenally run down and ancient; In fact, one day one of the managers was walking through the gym. He stopped and listened to the elliptical; It barely works and makes an atrocious noise as if the grinding rusty gears need replace. He looked at me and promised to send a maintenance man. But my whole two weeks there, I never saw any maintenance come and fix anything. I probably shouldn't have been riding it(especially if it threw me off!), but I didn't feel like there was any options. Oh and There's a spa off the gym on the inside with a steam room. However, the thermostat doesn't work inside the steamer, and they shut down the spa for the fact that it wouldn't heat either. So there you go .... a luxury resort. After all is said and done, I definitely won't come back. Only if you belong to Wyndham timeshares do you get the royal carpet and the great view. read more

We booked this resort online for a small vacation. All the team members were so kind and friendly. The gift shop had decent priced items for souvenir's and snacks. The gift shop also sells coffee in the mornings (like a gas station type coffee), and the beans are from a local coffee place. So good and smooth. Due to the off season there wasn't much action with the pool or too many people. The pools need a lot of cleaning up, but the hot tub was VERY well taken care of. The splash pad was not working. The resort is right on the beach front and you can hear the waves. Our room was OK, stayed in better, but it was perfect for a short stay. The kitchen was fully stocked with appliances and general kitchen tools and plates. Very clean!! The decorations were not over done and represented Florida nicely. The bedroom smelled odd, potentially thinks it's due to the old carpet. The bathroom did not have a shower liner and had to use more towels! The resort has a small grill and bar, that was awesome and delicious drinks!!!! Small mystery.. when we were sleeping we found in the middle of the night the TV was on (which we did not use it at all). We woke up and found the screen was loading. We were a bit flustered and scared that it turned on randomly and was playing. read more

We traveled to the SunDestin resort and booked through Airbnb. While the views in Destin at this resort are stunning with the white sand beaches and beautiful ocean, the cons of this trip definitely outweigh the pros. To start, we visited while the place was under construction. Although it was disclosed to us, the severity of the construction was not. The place is not undergoing small remodel but an entire face lift. This caused LOUD drilling at all hours starting so early. While in the condo, it was hard to hear each other! While outside, you can still hear it! Don't plan on coming, unless you want to vacation on a job site sharing elevators with countless workers. If you are staying on floors lower than 6, don't expect to be able to use your balcony. We will not be returning even after the construction is complete. There are SO MANY other beautiful options in Destin to look into. read more

Listen to the reviews. Outdated rooms - mold - garbage and units are not maintained. We rented from an air bnb couple unit on the 4th floor. It had run down elevators,gym equipment didn't work. Outdated furniture ,mold on the curtains. The entire unit needed a deep clean. I went to the store and purchased bleach and wipes bc I got grossed out. It's close to the beach and there's a shop downstairs that sells essentials if you need them. The lobby is the only modern thing. The bar was closed and a lot of the outdoor amenities. The pool had garbage floating. This was the only thing available in the area. Never again during spring break. There's a lot of traffic this entire area is sketchy. read more

This "resort" was far from what we expected! My husband and I booked this resort 2 months ago for our 1 year wedding anniversary trip. Upon arrival, we noticed that the building was undergoing extreme renovations with construction going on, tape, blankets on the walls, wood blocking windows, etc. which was not extremely appealing as we came in. Then, as we got our room key we were placed on the outside portion of the building where we had to go literally outside to get to our room. Inside our room it was OLD. It smelled pretty moldy/wet, the appliances were outdated, the carpet was disgusting, the sliding screen doors were broken, the chairs on the balcony were old and squeaky. Not to mention that we spent over $1,500 for this place to stay 5 nights. The room and building DID NOT exceed our expectations. The pool and hot tub were nice, but it had outdated chairs and an old wooden stairs and a ramp. Definitely could use some TLC. The indoor pool was fine, we did not go in. The best part about this resort is the immediate access to the beach. We were really disappointed with our stay here. We also called the property owner manager who we booked through multiple times to complain about the moldy smell to see if we could switch rooms. When we talked to someone they insisted a manager was "on it" and going to call us... they never did. We also asked for more towels and were given a hard time, just for them to ask us on the last day of our trip. It was absolutely ridiculous. I'm giving it two stars for the beach access and friendliness, but the actual room was disappointing. The pictures that they show are of the renovated rooms, not the one we stayed in!! The pictures were very deceiving!!!! Overall, the room was clean, but it was disappointing to see the construction, the outdated appliances, the outdoor unit, the balcony overlooking construction site, and the unwillingness from the property manager's help in making our stay better. We have stayed here for years because they allow reservations for less than a week but it seems that every visit it gets worse. This time we had room 704. The couch looks like it was pulled out of a dumpster. We told the people at the front desk and they said it probably just needs a cushion. The lighting is dim and the lights flicker. There's no ceiling fans, there was a box fan in the closet but it was broken and didn't work. The clock in the kitchen and the bedroom don't work. There's caulking hanging from the ceiling, several places around the condo it looks like it has pulled away from the wall. There's little doors under the bunk beds that kinda just hang open. There's also black mold in the ceiling of the shower. It was depressing to walk into the condo and see this was our room. We were only staying 3 days so we just stuck it out. We've been here before and liked Sundestin. We scheduled a return to the resort being under construction and we're completely unaware. This resort should not be open at present. The pool, whirlpool, outside bar, kids area are all closed due to scaffolding above and debris falling. It is filthy and dangerous. Amazing that it hasn't been closed down. The construction noise is unbearable. We actually had to talk very loud inside unit to hear each other. Outside was even worse. Our vacation group finally got us out and relocated. This was our family's third visit to the Sundestin, and my, have things changed! Our last stay was in 2009, when things were newer and in much better shape. This was a disappointing visit for the following reasons: Upon check in, we were told that 4:00 was not accurate, even though all of my paperwork made it clear that 4:00 was check in. We were told that check in would "begin" at 4:00. We weren't able to check in until after 5:00. We were also told that our luggage couldn't be held while we went to grab a bite either. We had already unloaded the car when we arrived at 4:00. Had to load it all back up. Ugh! Our unit - 305 - was in terrible shape. The screen door was completely off of the hinges and leaning on a wall on the balcony. The toilet paper holders were coming out of the walls. The bathroom ceiling was moldy. The sofa was so uncomfortable! And when we sat down it made this horrible screeching noise. We cracked up every time we took a seat. I'm giggling about it as I'm typing. It was hilarious!! The washing machine on our floor was out of service for our entire stay. My bad - I thought we had a washer and dryer in our unit, but we weren't so lucky. The gift shop was a nice plus, but if closed at 4:00 during the week. Much too early for folks vacationing. Our AC unit made this noise, kind of like a backfire, every time in came on. During the night, my husband and I woke up every time it happened. I think we must have been delirious due to lack of sleep, because we would look at each other and laugh every time it happened. Now I know this all sounds horrible, but there were pluses. The view of the beach from our unit was amazing! The water was crystal clear and the sound of the waves as we sat out on the balcony at night was so relaxing. Since the Sundestin is on the beach, we were able to throw on swimsuits and in about 3 minutes, literally be swimming in the gulf every day. The cafe on the premises was as good as we remembered. Solid beach food and drinks - sandwiches, quesadillas, and such. My daughter loved the quesadillas. The price was also reasonable. $1400 total for 4 nights. That included all taxes and cleaning fees. The complex is convenient to so many things. Restaurants, gift shops, beautiful shopping areas (Destin Commons), a small aquarium, a water park, go carts, an arcade, grocery stores, drugs stores, and most anything you might need while vacationing. We didn't spend a whole lot of time in our unit, so we didn't complain. read more

We stayed in unit 1015 and would not recommend this unit to anyone else. In all our stays here this is by far the most unclean and unsanitary room. The fridge looked like someone opened a can of Sunkist and spewed it all on the outside. The TV's had to be wiped down due to the amount of dust and grime. The chairs and couch had horrible stains on them. The carpet in the bed room was disturbing. You definitely wouldn't want to walk barefooted on it. There's no telling what's been spilled on it. Obviously the cleaning crew forgot their cleaning supplies or they just sit back and check out the view instead of cleaning. They want us to do the dishes and take the trash yet they can't clean room. I didn't pay the high price I did for a dirty room. One shouldn't feel dirty in a "cleaned" room. This place is awful. Thought I was renting someone's home via AirBnb and little did I know it was a "resort" with high traffic of people not practicing social distancing or wearing masks. The apartment is outdated and filthy. I took a gamble by renting without reviews on AirBnbb. I called Vacasa managing company prior to booking and the lady said it was one of their best properties so I went for it. The pictures are incredibly deceiving. Luckily there was an extra pair of bed sheets and I threw it over the filthy couch to sit in it. I'm here at the moment trapped in a nightmare with no way out. The only thing good about it is the beach front location. Unless your standards are subpar this is NOT the property to vacation in. It's gross can't wait to go back home! read more

Look elsewhere for your vacation destination! Do not choose this facility! Destin is a wonderful beach location, so don't misunderstand me please. The white sands and clear emerald ocean always delight us. Just avoid the Sundestin. In fairness, our room was clean and well appointed, so no fault to the individual condo owners! Sadly there is no laundry facility inside each unit, however there is one washer and dryer on each floor for community use. Our unfortunate experience began with a rude and condescending man at the check in desk. This continued with a myriad of unhappy guest reports overheard or specifically shared with us. This climaxed with beach contractors who, along with the cooperation of the hotel staff and management, attempt to coerce you into purchasing overpriced chairs and umbrellas, as they place hundreds of closely spaced units on the beach, row after row, blocking easy access to the ocean, and making a simple walk down the beach like walking a crowded maze. Just try to place your own chair and umbrella in the public access (mean high water line to the ocean) area. You will quickly be set upon by Sundestin staff who threaten you and attempt to force your retreat or surrender. We watched it happen to dozens of families before it happened to us. Thankfully we and a couple of other families stood up for our rights successfully, but most people surrendered to the overbearing Sundestin staff. We even had two of the management come all the way to the ocean to threaten us, as they claimed to own the entire beach and even "twenty feet into the ocean." This is not how to treat paying customers, especially in this current time of inflated prices. My advice is to call the Henderson hotel, as they will actually treat you as if they appreciate your business and hard earned money! read more

I will give my honest opinion while trying not to slam them too bad. When you go on vacation and pay good money to go on vacation, there's a level of expectation that you have. Well Sundestin Resort honestly did not come close to my expectation of a "beach resort." The facility itself is old and looks that way. It's in definite need of updating. We stayed the week of September 13th, 2020. During that week, Hurricane Sally decided to make an appearance. Fully knowing the storm was on its way, we still decided to go being as we could not get a refund. We were determined to make the best of what was to come. No mask policy at all. Most guests did not wear a mask in the public areas. Starting with check-in, the building had a unique smell. Musty and old. The gentleman at the front desk was nice and pleasant. He was very helpful and courteous. He told us the staff had a mask policy but not the guest. *Note: he did wear a mask all week. Checked in and went up to our floor on the the 18th floor. Unit 1812 to be exact. A corner unit with a great view. Immediately upon packing our bags, we noticed a nice sized hole in the wall that should've been noticed by the cleaning crew or whoever conducts regular inspections of the unit. The chair that was in front of the hole was positioned as if it was concealing the hole. Speaking of the chair, it also had a hole/burn on it. See pictures that I've attached! I went to the front desk and made them aware so that I would accrue any damage fee on my credit card. The lady at the front desk (who was not wearing a mask nor did she at anytime during the week) proceeds to tell me that it was ok and I will not be charged. I requested it in writing which seemed to anger her. I was not relying on her word alone. It took about an hour but eventually, I got an email from Sundestin saying I was not responsible for the damage. Our first night we also found out just how hard the bed was in the main bedroom. I wouldn't call it "firm" at all. It was more like sleeping on plywood and you could feel the springs in the mattress. The owner should definitely consider upgrading the bed in the main bedroom. The 2 twin sized mattresses in the second bedroom were nice though but what adult sleeps on a twin sized bed? Day 2 and the Hurricane moves in. Although its completely no fault of Sundestin, we lost electricity briefly. I'd say for about 30 minutes or so. When the power came back on, the A/C unit decided to quit. I called the front desk and they had someone come take a look at it immediately. Although the maintenance staff couldn't fix it, they did respond very quickly to address it. We were without A/C for a day and half before they could properly get it to work. You can imagine how hot it got in our room being on the very top floor without A/C. 81 degrees to be exact but we opened the doors which provided some relief. The storm passed after about 2 days and we were finally able to hit the beach. It was nice and relaxing. A bit over crowded due to the 2 other resorts on both sides being private so everyone from the Sundestin was squeezed into a small area. You can imagine that after being cooped up for 2-3 during the storm, everyone was ready for some sun! Here's a list of other things that I documented. Some may be minor to you but this is what I noted: -1 cooking skillet in the kitchen (multiple pots though) Have you ever cooked scrambled eggs in a pot? I did! -The main entry door sticks and was hard to open and close -damage to the front of the dishwasher -refrigerator was preset to the highest setting causing most of our food to freeze during the first night -Main bedroom could use a ceiling fan as it got hot even when the A/C was working -Dead batteries in the TV remote. I had to go to Walmart to buy my own. I was nice enough to leave them for the next person. -Ceiling fan in the main living area only had 1 speed. Low! Probably needs to be replaced -water leaked inside during the storm. This is when I discovered the moldy curtains (see pics) -"Fire Inspectors" entered our room without prior consent to check on the sprinklers while we were at the beach. All of our belongings were just sitting out. Based on my stay at Sundestin compared to staying at numerous other resorts all over the country, I would NOT recommend this place to anyone. I should've done my homework before booking this trip. Take my advice and find another place! read more

We booked this location for the beach access, price point, and because we would have a separate bedroom from the kids. Upon arrival, the lobby is nice. They were nice enough to let us check in early. One the way up to our rooms, there was a roll of toilet paper on the floor of the elevator. The hallways to the rooms are dark and frankly pretty creepy. The room was not what I imagined it'd be based on the online booking pics. It was clean, however, the furniture was threadbare and stained. The bath and kitchen were very dated. Everything was chipped and dinged. There are two chairs on the balcony. One was broken. The AC in our unit didn't work. We set it to 68, but it never got lower than 73 and actually rose from 71. When calling down to ask about it, the lady suggested we open the balcony door for air. The bedroom has a large window that looks into the hallway. We found that this kept the bedroom bright all night. Added curtains would greatly help. *Update... on day 3. Temp in room keeps rising despite the AC being set to 68. We are currently at 75. *final night update- someone finally got the AC to cool the unit down. Thank you. read more

This resort is a decent place to stay for a vacation. However, some of the rooms are too small for a normal sized family. The ceilings are fairly too low for the bunk beds (unless they are a 5 year old). It's a close walk to the beach with many amenities (hot tub, indoor/outdoor pool, etc.). The staff is super friendly and welcoming. If you want to stay at a location that's more relaxing, I would suggest elsewhere. The beach is crowded and kids are everywhere. This is one of my favorite places to spend summer break , I stayed one week at this beautiful resort full of adventures and peace . Checking in was very fast! it took us longer to unload our luggage since the luggage cars are always taken . I wish they had more elevators since the building is always full of people. The suite was clean and luxurious. My room had a sliding door direct towards the beach, at night I could open the door and lay on my bed with the lights off listening to the water and enjoying the breeze, no loud music and very peaceful . The bar in the first floor has an outstanding customer service with delicious mix drinks. At night time you can see the glowing jelly fishes floating in the shore it is an outstanding view. The mornings are definitely the most beautiful, the rise of the sun is majestic. Our days went by so fast we will definitely go back. When you see a storm coming make sure you pick up your tint from the beach because the winds will break it in pieces . Heads up bring your own tint and chairs , the Waltmart by the beaches usually don't have them in stock . read more

I was actually really freaked out by the reviews after booking but I wanted to give some peace of mind to people who are worrywarts like me. It's a pretty standard resort type condo complex but had an easy check-in and check-out, with my condo as advertised. I stayed in unit 1406 and highly recommend it as it was clean with plenty of towels, sponge, dish detergent, laundry detergent and a great view. I had read that it was a mandatory charge to rent chairs and umbrella on the beach property but I was able to just lie on my own towels and enjoyed the beach. read more

Major fly problem. When we reported it they brought us a can of fly spray. For $375 a night you would hope for better.

Friends stayed here. Concierge service, nice grill managed by Fudpucker's and gift shop. Indoor and outdoor pools. Stay in a Mainstay's condo, not Vacasa. Vacasa has many issues including unclean and unkept rooms. They sat in the third row at beach on the first day, but moved to the Emerald Towers beach next door the next day. Same price for first row there until the end of May. Make the move! read more

Not the best COVID protection policies, I guess asking for a little bit of sanitation here and there is too much to ask for. High frequency areas such as elevator and pool chairs weren't being sanitized as often as they should've. Also you won't find any good customer service here. My family's check out was at 10:00am and at 10:30 a man came and banged on our door. My children were frightened and then the man proceeded to barge in our room. Screaming loudly, "CHECK OUT IS NOW!" Rude. He stated that he needed the room for someone else. However Sundestin doesn't allow check-ins till 4:00 pm. Odd that he would need the room at 10:30. Apart from that if you run out of towels, which you will because it's a beach resort, they charge $10. You'd think for that you get to keep it. Nope. Pools are also always filthy. Stay in a gulf front room! The view is totally worth it! The restaurant downstairs is very good and never crowded, plus the staff is so nice! In the summer, there are activities for kids. There is a really nice splash pad, and indoor pool, an outdoor pool and two hot tubs. One overlooks the ocean and one in the workout area. We've always enjoyed our tomes at Sun Destin! read more

We have come to the Sundestin for the past 4 years, and every year has gotten worse. Check in is a nightmare. They tell you that check in is 4pm, but the rooms are never ready. You have to stand in line with tons of angry people waiting on rooms. Meanwhile your cold groceries are getting hot! The rooms are all run down. All of them. Pictures make them look nice, but they are not accurate. Mold, clogged up showers, musty smells, filthy carpet. Gross. Sofa beds all feel like a bed of bricks. Would not recommend even for kids to sleep on. Broken elevators often. Staff not accommodating. Unfortunately our experience each year has been worse and worse. Will not be going back to this resort if we return to Destin next year. read more
