I been trying to call and email which she did say that they was having internet problems. Lane randomly text me today stating that she couldn't reach my landlord so couldn't approve me which is just insane because my landlord has been calling and emailing Hailey hasn't been answering. So they basically just took my application fee and denied me with no explanation. And lane said Hailey wasn't able to give him a reason why. This company has put me through 5 years of H E double hockey sticks! Never rent from them because the bottom line is all they care about. My building was sold and they kept my rent instead of forwarding it. I have been fighting this for five years with no results. Apparently $700 is more important to them than reputation. On top of that the new owner decided that my receipt of said payment to them was not enough so they decided to try and evict me as well. So I ended up paying both companies for the same month's rent. The owners (the Seerys), have ignored my attempts by phone and mail. The AZ Real Estate Board is also now involved. Attached is a monthly rent bill for Sept 2025 2175$ and Sept , 1st month, was a free 1 month move-in special. Sundial was painful to be apart of for the year and a half I rented from them. Will charge you for anything they can, but will do nothing for you in return. Screen got torn down acted like I asked them to replace a window. Need an air filter? Free if you drive all the way out to mesa. Pretty much useless and unfriendly experience I've had with them maybe aside from their maintenance crew. Good luck getting anything back from your deposit, and if you do they won't send it till you email asking... which they'll "resend". No worries I'll pick it up myself and drive to Mesa so I never have to deal with them again. Oh and their downtown properties are typically covered in mold and water damage! The most unprofessional rental company I have ever been with. They will rip you off anytime they can. We reported toxic mold and they refused to fix. We even did our own test on it. It made my daughter extremely sick and she is still dealing with it now. Left a hole in my bathroom where rat feces were falling out of into my kids bath for four months. I just moved into their brand new units and have had nothing but amazing things to say about this company!! From the start of this process Hailey has been communicative, informative and thorough. The background check was definitely the most intense I've recieved from a rental company, but I loved that! From the amazing price point, to the space and size designed for comfortable living, I am still in shock! I've moved around a lot, 11 places and 3 states in 10 years. Had to have fire department come after maintenance man said that he couldn't smell anything and I told Alex that I could still smell gas and she acted like I didn't trust her maintenance man, but fire department told me to leave the house immediately and that it was unsafe for me to be in there, and they replaced the outdated valve that they were not supposed to be using for the stove anymore. Edit I don't live here anymore. I got out as soon as my one year lease ended felt like a jail sentence. Also, I was the one who called the fire department was never advised to, and I sent Alex a message and a picture of the new valve and she never responded. read more

They are especially great at taking advantage of a situation of hardship or misfortune to make a profit. Their morals fall short and their ethics are questionable. Terrible company. I had one experience with them, as they had taken over a property that had been sold while I had a tenancy with them. (They have since been fired from that property, ha ha.) Upon move out, they tried to deny me my last month's rent (already paid when I moved in) because they (specifically Hailey Creason, who still is employed by them for god knows what reason) could not read a lease correctly. They emailed me saying that I did not pay last month's rent and would be sent to collections. She disagreed with my assessment that I had paid. Had to contact the previous management company to get THEM to confirm that I had paid last month's, and that Hailey could not read a lease properly. Such a headache. Even pettier: they stole 90% of my deposit anyway, took 3 (!) months to send me the check, which only came when I said, Hey, where is my check? And they, ever pettier, said they'd already sent it, but would re-send as a courtesy. Sometimes when I'm looking for housing in Arizona, I give Sundial another chance. I end up talking to the same agent. Once, I asked to tour a place, and they said they didn't provide tours, I just had to rent sight unseen. And then the agent tries to gaslight me into thinking it is totally normal to rent like that, and that I'm just asking too much to think I deserve anything more. I am then witness again to the special awfulness of Sundial. I want to say to the agent, "How have you only gotten worse over time? How has time only hardened you? In the years since we've dealt with each other, how many people have you threatened and stolen from, because of ineptitude, because of pettiness, because it merely passes the time? At what point have you actually helped a person instead of trying to wield power over them to extract yet another dime?" But some companies are just exploitative pits of despair, and it's best to just hang up and go the other direction. read more

Even after Mindy told me there was going to be a key in the lockbox the first time around. Come to find out the second time i went the lockbox was empty again. Receptionist (if you would call her that) was very rude and every time I called couldn't get me through to Mindy. I seriously had to hang up and try again until the call "magically" got through to Mindy's line. Explained to her for the second time that the key was still not there.. her solution?.. she would give me a call/email letting me know when it would be there. I've put in multiple requests for pest control thanks to the ongoing roach infestation the building has and she just ignores the request, and doesn't respond to emails or calls. This is not an effective way to handle problems. She also conveniently ignored my request to renew my lease simply bc the month to month rent was more. The window is falling out of the window and her solution is to tape it up. Really? She is a real cheapskate. Hailey is the most unprofessional leasing person. DO NOT RENT FROM THIS COMPANY. They have an "F" with the BBB and 17 open complaints. Hailey continuously breeched contract with my daughter and then proceeds to gaslight her. She walked into her apartment with other people while my daughter was recovering from Covid .. she was naked in her bed. No notice to enter the unit was given. At that point my daughter should have told them to screw themselves and moved out... She chose to finish her lease and then Hailey refused to allow her to be at the final walkthrough inspection. These people do not follow real estate/ leasing law AT ALL and will find themselves before a judge soon enough . It seems to me from reading reviews that she has a jealousy towards other women tenants . Currently living at the pacifica apartments. Just put my 30 day notice in. My "emergency maintenance" number goes to the property managers number. But she never answers her phone. Emergencies happen on weekends also!!! My apartment has been without water since Friday 2/1/19. I called the emergency number three times without a reply. I just called corporate but their hours are also Monday thru Friday. Im not sure how you only turned off half of one building's water but it only looked like it's effected 3 apartments (I've been asking around the apartment complex) and one of which has an eviction notice on the door. Poor management for sure. Wendy is only on property for maybe 3 hours out of a day. 210 N Alma School Rd. Update: maintenance was gotten ahold of by upstairs neighbors some how. I moved in a year ago to a unit in Scottsdale. I was breaking an old lease and needed to find a place ASAP. I came across the property, contacted sundial to view it, and I believe I put my deposit down that day not knowing if I would be out of my old lease or not by the deadline. Julie with Sundial was super helpful and patient with me considering there were many others wanting to lease the same property. She also has a quick response when communicating which is always nice. My unit was recently updated and everything looks nice. The building is older, the grounds are kept up enough, and I lucked out with nice neighbors. I really don't have anything to complain about for the price. There were some things not working upon move in but nothing major. I just noted them on the move in sheet and took pics and videos. I'm sure maintenance would fix them but I am usually not home during the day. Sometimes the water and air go out (just like any other older building) but are fixed quickly Rent is easy to pay online. No extra fees when paid with an e-check. They also give a 5 day window to get rent paid. Super helpful if your pay schedule is weird like mine is. The only con I have is that I never received renewal paperwork until about 15 days before I had to renew. For me it ended up not being a problem because my rent did not increase. Had my rent increased significantly this would have really put me in a bind because then I would've only had 15 days to find a new apartment before move out. I look forward to the next 6 months with Sundial and hopefully more. read more

This is the worst place we have ever lived. We have a list of issues two pages long. The air conditioner didn't work the first 5 days. After the ceiling leak and windows flooded, it took 16 days for someone to check. After the shower flooded the closet and made the wall entirely soggy beginning what seems like mold, we finally are getting out of this unsafe, horribly run place. No one should live under their conditions. Keep in mind we have a 3yr old toddler. The landlord (Julie) said "Things break when you rent an apartment." If I could give negative stars I would. This company took over my apartments, Contempo 19 and turned it into Venture on 19th. I have lived here for 7yrs. Merissa Qualm is the WORST manager ever! She accepted rental assistance for December. I am a single mom and with the holidays money was tight. I told her in January I was applying for rental assistance again. It took a little bit longer but I was approved for $3,700. She said she would accept it. Then I was served with court papers dated January 25. Court was on February 1. I asked her if she could dismiss it and stop court. She said not until she got the Letter of Guarantee, which is dated January 29th. She then would not respond to my calls or emails. The day of court still no response. They filed judgement against me even though they had the wrong lease with the summons. She then called my case worker and said they will not accept it and they will send it back. My lease is up the end of February, why not accept money and let me stay till the end of February? Now I have to be out by Monday with nowhere to go. Heartless people. read more

She has several police reports and has pressed on him. Sundial is aware as they have given the mother 30mins to evict. The man still comes around. She's asked the apartment manager to move to another complex they said that would be breaking the lease. Mind you, this man has broken her window several times trying to get in her apartment. To break the lease is 3k! And all she wants to do is move into a different apartment with them so he can't find her!!! They care more about money then her safety and well-being!! I feel awful for her as she is constantly feeling afraid of her life and looking over her shoulders! How could they treat a Person like this! Even when she has all the proof for them to help her out! I would not recommend renting from any Sundial real estate, they just dont seem to want to repair anything Dan was the Maintenance man he would add additional stuff on to the work orders after you would sign & Diana would tack on stuff as well so there would be 3 different hand writings after signed.
