    We are currently seeking legal ( family lawyer) and court assistance. This Property Management is the true definition of "Slum Lord" & takes advantage of CU students. The current rental is falling apart, work orders are not handled professionally or accurately & Peter is not only rude (if he disrespects my son again, the authorities will be called & requested each time, you're an adult & landlord, act like one) but has NO customer service experience at all. Charging students for the incorrect work order leaking shower, dishwasher maintenance & NOT identifying "MOLD" that is not only illegal but unacceptable living condition of CU students. We have documentation of a "Restoration Company" findings along with videos, photos & messages with the "Mold" issue. We are NOT renewing & will be taking action. This Sunnyside Property Management company will take students hard work money, take advantage of the parents that co-sign & not adhere to the lease or have INTEGRITY. The BBB will be notified this week, more reviews are that 100% true will be placed & legal action will be starting. Lastly, we will go over the move out walk & have ensure these students do not get taken advantage of. I have been quiet long enough & advised I will start to write reviews, BBB, legal action with valid documentation, contact CU higher authorities, local news stations, Chamber of Commerce, & whatever else it takes for this company to have integrity. I have worded in Property Management over 15yrs in luxury living & understand the difference between my expectations & student housing. However, its not ethical to take advantage & bully CU students. I have over 8 past tenants that lived at different locations with Sunny Side that will support us during this process. I will not let my son or his roommates be bullied by this man Peter/company.

There's been a lot of odds and ends work that needed to be done on the property that I lived in and they were always prompt to send out a repair person within 24 hours of a request being sent. They would even follow up with us when we may have let a contractor slip through the cracks. I highly recommend them and all their staff has been nothing but courteous and kind. Claire was my specific point of contact and whatever they are paying her isn't enough for how hard that girl works. She doesn't miss a beat and always makes times for tenant questions or concerns. I've lived in this house for about a year now, and before any of the current situations were even a problem, there was a leak in my ceiling when I moved in and it took them weeks just to fix it before I could move into this place. I had to pay extra at my apartment complex because of that. there have been multiple broken items in this house that they refuse to fix like the dishwasher the fridge in the dryer because they claim they're still "technically functional". This most recent incident was a leak in the ceiling again that we noticed and put in a maintenance request for that took eight days to even be noticed and nobody did anything about to the point where we're at 11:50 PM three days ago there was an actively in my ceiling. It took the 24 hour emergency line 30 minutes to answer for them to tell me that nobody was showing up, but that they would put in a maintenance request in the morning. I had to call the plumbing company on my own to schedule someone to come in because they didn't do it. It is now taking 72 hours for a restoration company to come fix the hole in my ceiling because there has been a miscommunication between every single company that has tried to come out and fix this problem. they will not answer the phone. They will not relay any information and they are genuinely one of the most lazy awful companies I have ever dealt with. on top of all of this without any prior communication they waited until the very last last minute that they could to tell us about our termination of tenancy. You're supposed to give at least a 60 day notice and they waited until that last day of the 60 days with five minutes to spare on their business day and the cherry on top is that they literally taped it on our front door. There was no phone call. There was no email. There was no other way to reach out. They literally taped it on our door. I would rather live in my car than deal with this property management company again and I will be getting my lawyer involved.

As a resident of 2 years at my Four Star rental property, I have experienced mediocre service throughout my time but nothing TOO atrocious (so for that I award 2 stars)...but nothing has been as bad as the experience my roommates and I have endured this last week and a half. ***Here is a list of major complaints that I urge you all to check out before even considering renting a home with Four Star (beginning July 7th, 2020 through the current date): - No notification of workers being on our property for extended periods of time (unidentified individuals with unmarked vehicles). As a house full of women, this is an extreme safety concern - Resident's car was asked to be moved, then blocked in and covered with sawdust from the trees that were removed. This was destruction of personal property - Portion of the fence that is facing the street was down for an entire weekend, exposing all of the residents' personal items in the backyard while residents were out of town, and now the entire fence is down leaving the entire yard exposed. - Emergency line was called multiple times regarding these issues with no solution - All of the sheds were destroyed on 7/14, but residents were not notified and still had personal items in the sheds (Pots, tools, benches, a small grill, and pool toys). - Personal items (tables are covered with tools, tarp is under a pile of wood, and tables/chairs have been used and dirtied) have been used by the workers without the residents' consent - Zero communication from Four Star via text, call, or email to prepare residents that workers will be on the property. This is a major safety concern. - Multiple emails with zero follow up - Multiple calls/messages with zero follow up - Residents were able to contact a Four Star rep on 7/13 regarding the emergency complaint (fence + AC), but no follow up has been given from Four Star in over 48 hours. - Resident was able to contact a Four Star Leasing Agent (Cody, he was lovely) on 7/13 regarding the fence, and he said it would be fixed on Monday or Tuesday. No follow up has been given since. As reliable, respectful, and responsible tenants, we expected and deserved better than this treatment! Cheers.

Helping renters find housing seems to be her very charitable priority, by asking for lower rents than other property managers in the area and giving renter applicants every benefit-of-the-doubt and leases to people with questionable credit and criminal backgrounds and shaky references. Great for struggling homeless tenants! But a nightmare for landlords / homeowners! I highly recommend that people read Yelp's "not recommended review" that can only be seen by scrolling down and clicking on the link for it. I totally agree with it! - especially about the difficulty communicating with this agency and their frequent practice of lying (when backed against the wall when they don't honor their agreements). I tried to work with this agency for 3 years, but have learned from my mistake and will never be back! I had a WAY worse "nightmarish tenant" than the one described in Greg B.'s 3/24/2022 review, but instead of thanking BCR for helping me through it, I blame them for causing it - with their very lax tenant screening process!     BPM managed my two duplexes in Boulder. Initially, they seemed to do a good job. However, after…read morereceiving feedback from tenants, I found much deferred maintenance and some concerning issues. I no longer use BPM. Tenants alerted me this January they were billed $7193 for water; the bill had been accumulating since October. After determining there was no water leak, BPM informed me their approach was to take no action and wait for next month's bill. After four months, with still no resolution, the bill had reached $7193. The situation only changed when a water cut-off notice was served. Cut-off averted, BPM partially resolved the outstanding bill with Boulder, but left me to cover $966 that wasn't credited back due to their inaction, stating the bill was mine, not theirs. I remodeled two kitchens, using BPM as the contractor. E from BPM approved the final inspection. Afterwards I noticed: cabinets were misaligned, a cabinet door was hitting the microwave, a sink faucet was loose, a dishwasher wasn't secured to the new counter, and an electrical issue causing a dining room light to short out. I was contacted about the light and suggested the contractor return to repair it. After I took over management, I found E hadn't done anything! It had been improperly wired during the remodel and I was left to fix it at my expense. Sump pumps are installed in two exterior door wells to compensate for French drains that had long since quit working. I explained this to BPM and the need to keep them clear of debris. They did not do so, and when the door wells flooded, BPM called plumbers. I was charged $650 to jet the non-functioning drain, while they were literally standing on the clogged grills for the pumps. I protested the bill but to no avail. BPM never did clean the pumps. The plumber claimed the pumps were bad, however I've had them un-clogged and they work fine. BPM repaired a gate latch by using an excessively large lag bolt, which split the wood on the gate. The latch was missing on a second gate. BPM hired a drain service four times over five months to clear out the same shower drain. The tenants reported to me it was still clogged. I hired a plumber who fixed it on their first visit, while I was charged for the four ineffective cleanings. I could go on, but this gives a good idea of the quality of their work. Four of my tenants personally expressed their gratitude for changing managers.

If you renew your lease, he requires a 2nd damage deposit, 6 months before the end of the lease. Then 2 months into the new lease, you get your first damage deposit back minus a whole slew of bogus charges. Painting that was never done was one of those that I recall. It took much arguing back and forth via email to get him to pay us back, for him charging for work that was never done. At the end of the 2nd year, once that students had moved out, it took many weeks to even get a hold of him to, again, get our deposit back. Since he was outside of the 2 month window, he had no right to make any deductions according to CO Law. When we finally got a hold of him, he told my daughter that it was her responsibility to contact him to tell him where to send the deposit, and to "never call him again because he would not answer". Then he told her that it would be paid back electronically to the account that paid it, over a year and a half ago. An account number that he had all along. When we finally received it , it was short paid by about 1/3. Bottom line- this guy is a jerk, and a bully. Find another landlord on the Hill to rent from.

The bad ones will often overestimate how much your place will get in rent, attract underqualified renters, provide low quality maintenance, and as a result, you have a lot of turnover and unexpected damage to your property. I've been there with other management companies in Denver, including many with allegedly good reviews. The good ones will keep it boring in the best way--consistent, high quality renters, fair market prices, and actual property management that leads to less damage, less turnover, and better care for your property. That's what Pioneer does. They do a great job of attracting qualified tenants who PAY ON TIME. They plan ahead and make your rental property as easy as you had hoped it'd be the day you decided to turn a place into a rental. They're responsive on email and by phone, and they want to do the right thing for you. It has been a night and day difference working with PPM compared to other management companies in the area. If you're a property owner looking to rent out your place in the Denver Metro area, choose them. Your future self and your rental property will thank you for it.
