Debbie is great! We rented a house in Pacific Beach in 2020 from Sunridge Properties and even after the property was sold to a new owner Sundridge property stayed and made sure all needs were met to be enjoyable in the space.. The washer broke they got someone out urgently. Sewage backing up into the bath had a plumber out in a jiffy. When we were moving out into a house we had purchased I worked with Debbie closely to make sure the unit was in good standing to allow her to rent to the next renter as soon as possible. I am surprised that you won the cases. Carpets and drapes - "useful life" rule Normal wear and tear to carpets, drapes and other furnishings cannot be charged against a tenant's security deposit.243 Normal wear and tear includes simple wearing down of carpet and drapes because of normal use or aging, and includes moderate dirt or spotting. In contrast, large rips or indelible stains justify a deduction from the tenant's security deposit for repairing the carpet or drapes, or replacing them if that is reasonably necessary. One common method of calculating the deduction for replacement prorates the total cost of replacement so that the tenant pays only for the remaining useful life of the item that the tenant has damaged or destroyed. For example, suppose a tenant has damaged beyond repair an eight-year-old carpet that had a life expectancy of ten years, and that a replacement carpet of similar quality would cost $1,000. The landlord could properly charge only $200 for the two years' worth of life (use) that would have remained if the tenant had not damaged the carpet. 3. Repainting walls One approach for determining the amount that the landlord can deduct from the tenant's security deposit for repainting, when repainting is necessary, is based on the length of the tenant's stay in the rental unit. This is a great property management company. We lived in our house for a 1 1/2 years and never had a problem. Anytime we had a maintenance issue it was always resolved promptly. Sunridge Properties manages several units for me and have for a number of years. I have found Debbie Troutman to be professional in every way. She looks out for her owners, but also looks out for her tenants. She realizes that everyone wins when tenants are happy and units remain rented without interruption. I have received a number of calls regarding my properties when an issue has arisen. Debbie resolves issues before they become problems. Even though a specific repair or replacement may not be required, she will generally advise me to invest the small amount of money needed to take care of the problem and keep the tenant happy. No compassion for their tenants. The lady who runs the place is straightforward mean. They mean only business and nothing else. Their rental place has cheap stuff written all over it. The place was painted a white flat . To clean and maintain is almost impossible. We lived there a year and was forced to moved out because of the next door neighbor who constantly complains about a music being played on a weekend. No police reports but the complain result to fines and revocation of amenities usage within the complex. Unfortunately, the neighbor is a board member. Our garbage were constantly vandalized, our vehicle got broken into including the 2nd garage. We were never late on our rent and we do not call them for minor repairs. We paid 2495 security deposit . We didn't pay 2weeks rent as we know we still have the deposit . When I emailed her if she processed what was left on our security deposit . She's giving me a long list of the itemized deduction. What was that all about? She said we owe them . If the prorated rent for 2 weeks is 1050 ( our rent is 2095), we still have 1450 left. So tell me how r u going to charge 1450 and we still owe you money. Ridiculous!!!Please look elsewhere .this place deserves negative double 0 rating. read more
