This was truly such an awful experience I have had renting from a property management company. Having to deal with the disgusting and absolutely vile people that pride themselves as realtors that "do the right thing." What a sick joke. Notice how every high review is from someone WITH a property, and every ACTUAL review with a low score is from someone actually renting from these dirty scammers. I remember I used to see every single negative review get a snarky, passive aggressive response from the goblin-looking founder Danyel Brooks. I never had the displeasure of speaking to this epitome of a spray-tan Karen, but based on the conduct of the rest of her employees and her unwavering attempts to push all issues and liability off of her, I'm glad I never had to. It seems now that these snarky responses have turned into non-apologies copy pasted directly from ChatGPT directing issues to their email, which they will certainly never bother looking into. Ever. I recall once putting in a work order to simply fix the water pressure of the sink in our bathroom. There was a missing part that was not there upon move-in. A quick and easy fix that all but required a $3 aerator from a parts store. The plumber that came to fulfill the order ASSURED us this would not be at our own expense. Instead, we found an extra $129 bill tacked onto our rent at month's end. I made sure to ask that EXACT question of any expenses incurred going through the management company beforehand, because I knew the aerator was missing BEFORE we ever moved in. A few months later, they made us wait 3 WEEKS to come to fix a leaky kitchen sink. In the same visit, they then proceeded to DEMOLISH our ENTIRE kitchen flooring. They left that floor untouched for the ENTIRE WINTER. We had to walk around on the sticky underfloor for TWO ENTIRE MONTHS!! They also forced us to leave a bunch of loud construction fans running 24/7, and threatened to stop coming if they were turned off. When we called asking WHY this was done and for a speedy resolution, we were met with EXTREMELY rude and unprofessional behavior from a nasty person named Sandra Johnson. They offered us a couple months rent refund as restitution, but conveniently "forgot" to apply it until we had to specifically DEMAND it back. Towards the end of the lease, I had a question to ask the senior manager Ana Alarcon-Morris the difference between ending the lease and continuing the lease after removing and adding new tenants. We had wanted to avoid paying an extra $700 as it made no sense that we put in all the work in finding new replacements only to also have to pay an extra fee just to remove and add tenants. Not only did I not EVER get this actual question answered after an ungodly amount of attempts at making contact - the single response I got from Ana ignored that. Instead, she retroactively added even MORE expenses to our monthly rent citing a "system glitch" that failed to update. Never did it cross my mind this person would take my question of reducing our fees and turn right around to force ANOTHER thousand dollars out of our pocket. The amount that was stated on the portal was still at $3100. Overnight, it jumped to upwards of $4100. The fact that Beyond's "automated system" failed to apply a new change in terms should NOT have been our problem. It's quite simply INFURIATING, even 3 YEARS LATER the ABSOLUTE AUDACITY of those dirty money-grubbing scammers and how Beyond both ignored our issues and found every single way to scam us out of our rent money any way they could. Because of this and many other renters' terrible experiences with Beyond Property Management, I make sure to avoid any other rental management companies when looking for housing. After every attempt to contest these attempts to swindle and fleece us out of our rent money, we had no choice but to pay these slumlords. NEVER AGAIN. You have been warned.

November 2021 was my first time attempting to engage with Rancho Mesa properties where it was…read moredifficult to get a hold of anyone. I was lied to and informed that there were the home I was renting was inspected for gas leaks and contained carbon monoxide detectors, SDG&E had to come out in hazmat suits while I was rushed to medical care due to carbon monoxide poisoning. I did not have a working over for more than a month. I did not have working heat for more than a month. Rancho Mesa refuses to use a software and/or create a lease that does not engage in transphobia that uses my pronouns, instead they use pronouns that are not mine and refuse to change them. Imelda at Rancho Mesa has told my neighbor that I am a liar when I shared with my neighbor who was forced to move out because they claimed the texted me "when your lease is up in December we are tearing both homes down" and then later Imelda claimed to never have shared that information with me. A few weeks later after my neighbor moved out, new neighbors moved in. Anthony at Rancho Mesa showed up on site with his butt exposed and no shirt, only a leather harness that had circles exposing nipples. Alan Townsend refused to use my pronouns and continuously misgendered me over 6x even when my representative corrected Alan each time. Every single person that I myself and/or others who have called on my behalf (over 25 people) at Rancho Mesa has continued to misgender me and not use my pronouns. Rancho Mesa blocked my phone number without informing me and I posted on social media asking for help for someone to contact the property management as there was an active emergency occurring and each person who asked Rancho Mesa to contact me during the emergency was informed that Rancho Mesa would not contact me, I was finally able to get a hold of the properties owners family member in order to gain access to the emergency maintenance number. The home I live in has been infested with crickets, has roaches, venomous spiders, ants and Black mold that I have been bringing to Rancho Mesa Properties attention since 2021 and it is a constant battle involving the city inspectors and attorneys in order to get basic repairs that directly impact my health and livelihood. The city inspectors inspected the home for safety and found over 7+ violations and Rancho Mesa has until October 24th to address them. I have communicated with Rancho Mesa since prior to moving in that due to my disabilities that texting & typing are excruciatingly painful and have provided medical documentation yet Rancho Mesa Properties refuses to make accommodations for my disabilities by engaging in phone calls. The person who engages in the texts has continuously made false accusations, directly lied to me and engaged in gaslighting by communicating to me that things have happened that have not as I reminded them that I have 24 hour video surveillance to corroborate what has or has not happened. Rancho Mesa Properties has expected me to be available 2x a month for over 12 hours in the day for gardening services despite that I work from home as a mental health provider who needs to create a confidential space for my clients and then later blamed me for their gardening service provider for quitting and texted me that "I am too difficult to work with" when all I asked was either a phone call/text from the gardening provider when they were on their way and/or a 2 hour window when they would be present so I could plan accordingly to create a safer and confidential space for my clients. To this day, there still is no gardening services and I was threatened that if I didn't maintain the yard and/or there is plant death then I was liable yet was refused any indicator as to how to maintain their plants/yard. I have a long list of ways in which Rancho Mesa Properties have engaged unethically and illegally however, I am tired of writing. Dave, Josh, Helen, and Alexandra take care of everything so my parents never have to worry about their properties. Alexandra and Helen do a fine job with the bookkeeping and monthly reports. Dave and Joshua are great about checking our properties and making sure everything is running smoothly. Oliver Tyson is the leasing agent and rents out our units within 1-2 days, sometimes within hours!!! Lastly, they have low management fees and they personalize my parents accounts the way my they like it. Completely recommend J&D Management.

That cause late fees and unnecessary confusion. Joshua Burton, the President of this company, tried to gaslight me regarding a missing $300 from my payment. He said I was paid out for it and once I proved I wasn't he stopped responding to me. Victor Long, the property manager for my property, allowed the tenants to repeatedly pay late and didn't take any action until I became more involved with the situation. When I changed property managers we weren't given the documents requested and needed. They gave us duplicates of documents we didn't need. They gave us the incorrect document for the current rent which caused a rent shortage for April 2026. When changing management companies it was discovered an HOA payment was missed (again) and instead of taking responsibility for it Tony and Victor tried to blame it on my new manager. It turns out the check was never cashed, if it was actually sent, so they wouldn't have been able to balance their books. Now there is a late fee I have had to pay for out of pocket because Tony Tibbets won't respond to me Finally the person employed to answer their phones is unhelpful and does the bare minimum. But our property is old and of modest quality; it has several quirks. Initially, we went with Cal-Prop b/c of Melissa Kleifgen, one of their V-Ps. She knows about property management AND construction; she has helped coordinate improvements. She is friendly, direct, straightforward, and a solid communicator. She knows when to show her formal side, and when to reveal her sense of humor. Later, we discovered that they have an outstanding handyperson, Dirk. He must have a magic wand in his tool box. He is versatile, resourceful, and adaptable. He does quality work, with an eye to longevity. Example: We wanted to replace a back door at a vacant rental. At a yard sale, we found a gently-used "Hollywood" door. It's the kind that has little windows that you can slide up and down. Although it was too tall and too wide, he trimmed it to fit. It opens and shuts SMOOTHLY. He also notices things that need attention that we have overlooked. For instance, after the appliance company had replaced a gas stove with an electric one, he decided to cap off the gas line so that it could not be opened by accident. Dirk and some others did a fine job fixing up our vacant house. And Melissa and her team found us a pleasant new tenant. All within 27 days of when the former tenants had moved out! And they have been prompt about sending out a variety of people when repairs have been needed. We were nervous, but we didn't need to be. We are relieved.
