I lived at sunrise for about a year or so. I heard about this place from a close friend of mine. Unfortunately, they moved out because their AC was broken for weeks in the hottest time of the year without management fixing it. They were very upset, but the management did not fix the issue on time, nor did not do anything to compensate their loss. During that year, I also witnessed the management change and the quality of service just went down hill. Amenities are poorly maintained, and managements will find ways to charge you on various costs. The pest infestation problem with roaches is unbearable. I have pest control came five six times already, but they never solved the issue, because the whole building is infested. You can't fix the problem unless you clean the entire building. The pool is never clean-I can never access the pool. The garage gate close to birdsall was broken for 6 months. Elevators constantly broke down, etc. I broke my ankle and had to hop to the other side of the building for 2 months. It was horrible. I can keep on going. One thing I'll mention, that's not management to blame but something to note: the street racers are going very loud at night. If you live near the memorial drive, you'll be guaranteed to waken up in mid night on weekdays and weekends. I've had horrible sleep because of that for the past year. So I recently moved out due to the pest issue and street noise, and they applied a "re-letting fee" of over $1250, nearly my monthly rent, because I was not given a 60 day advance notice, even though the lease says a 30 day notice is required unless specified other wise. They sent me the email that they require 60 day notice when I put myself on a month to month lease - basically they made it that I have to pay the bullshit reletting fee. I took an L. I admit that choosing this place to live in is a horrible mistake. I will never recommend it to anyone. The amount of trouble you will have is not worth it. Pls look elsewhere if you are looking for permanent home. I'm not associated with any of these apartment complexes financially, but I can comfortably say The Parker, Elan, MAA heights all have way way better management and amenities than this place. read more

I have lived here for little over a year and it has gone down hill significantly in the past 6-8months. The management is constantly changing and I can never figure out who I need to talk to about the issues I am having. Also, they keep firing the maintenance workers so it takes a long time to get anything fixed. Additionally, the pace is infested with roaches. I have roaches all over my apartment and behind all my appliances. It took them over a month to come and exterminate, and have exterminated several times with no results. Lastly, I was off of work all summer and the pool was being fixed for the entire summer. This place is overpriced for the lack of decent amenities and competent staff. Do not move here!! read more

Be very wary of this place. I was awakened every night by noise from street racers after being assured they'd never received a street-noise complaint.. They didn't even replace drywall soaked by Hurricane Beryl; just painted over the stains. Gotta wonder what has grown in the walls since. When I moved out, they billed me hundreds of dollars for pre-existing-wear and tear. I was shocked. Let's not forget about the constantly out of service elevators, the piles up in the garage and the shady folks who come and go. If you have options to live elsewhere, explore them. read more

Renting here at Sunrise was an unpleasant experience and I am grateful to have end my lease from a neglected complex with an incompetent staff. The building is attractive, the grounds are pretty. I was living in the the 4th floor but the walls are incredibly thin here... I could hear, my neighbor's bathroom exhaust fan in my room all night, or washer and dryer, hilarious sex sounds (you no need put you ear in the wall, I remember, literally my TV was in on or I'm reading and the sounds is very clear) the people/music in the pool area. You can hear the footsteps the hallway and voices, and someone is running or they are moving heavy things you will feel the vibration being inside your apartment. The gates and elevators are often broken. The upkeep? horrible!...on any given weekend you'll find vomit and/or trash in the stairwells, in floors or hallways, very dirty elevators floors and the cherry of cake pet urine and dirt! The main elevator is very small and the big one is used by the movers terribly dirty and horrible sounds, neither of them have a/c (I complained about this and the office staff sarcastically replied that they don't have maintenance staff on weekends.) The incredible lack of empathy and respect, I've experienced with the managger cecilia gonzalez and assitent crystal gil, along with the above mentioned issues it was worth it to look elsewhere. They are priced far over market with a ton of competition out there. Believe me - you can find better options. read more

Location is convenient, but poorly maintained. E.g., the elevators were constantly breaking down, along with the gates to enter / exit the garage. Also got nickeled and dimed to death on move out, even though my unit was immaculate. Cleaning fee AND carpet cleaning fee for $260 total, then a late fee even though they never sent me my invoice until I finally started calling them a month after I moved out. Last invoice has a number to call with questions, but no one ever answers when you call. read more

Horrible overpriced apartments. I don't recommend at all to anyone even if you're on w budget. Roaches galore it's so disgusting that I'm never on my balcony. The manager is terrible at customer service and even has retaliated against me. She also did not tell me up front about all the fees and it's not written anywhere which is lovely. The maintenance men do the bare minimum and I actually liked the cleaning lady till she threw a bucket of dirty water over an apt balcony. I applied for an apartment on their website, on the 4th floor with a move in date in April. I was then contacted by the property manager, Roman Castro, and advised the apartment which I applied for was listed by mistake as it was a "corporate unit" and was not available for lease. He did offer an alternate unit, same floor plan, same price, on the 2nd floor, but the move in date was not until June! I really was hoping to be able to make that unit work, but unfortunately was unable to coordinate my schedule where a June move in date would suffice. I needed to be in a place by mid-May. I emailed Roman that this was not going to work for me due to the 2 month later move in date than I had originally requested. He replied that my $200 application/deposit fee could not be refunded. I was astounded! After all, I didn't even initially request a June move in date, nor live on the 2nd floor. I was just trying to make it work, because that's all that was available and I was impressed by the apartment complex. Therefore, I called my credit card company, explained the situation, and we disputed the charge. Fast forward three months, and I receive a letter from National Credit Systems that I owe $275 (includes a $75 returned check fee). Dealing with this collection agency and disputing this has been an ABSOLUTE NIGHTMARE! I have all documentation showing that the unit which they say I "defaulted" on is NOT the same unit for which I applied. Of course the company is worse than the mafia and they run a complete racket. I've spent hours on the phone with them, being transferred and put on hold. I have sent a certified letter, with clear proof supporting my case. Ultimately, I was forced to pay this fraudulent charge, since I refuse to allow a $275 FRAUDULENT charge destroy my stellar credit. The whole matter was handled improperly, unethically and unprofessionally by management. VERY POOR! read more

The AC has been breaking the entire time I've lived here which is fun during summer, all the door handles are rusty, the washer and dryer rips and loses clothes, the common areas are disgusting, and let's not talk about the carpet with roaches, moths, and beetles living in it!!! The staff is incompetent and have been switched out 3 diff times for a reason. The walls are thin you can hear everything going on around you and then some. From the partying to the gas station. So far so great. After the intense rain storm that hailed down this Memorial Day, there was absolutely no flooding in the garage. Though, there was slight flooding out on the street, but it never got higher than halfway up a car tire. Everything is shiny and new. The gym has a water cooler, towels, and more than enough equipment to target every body area. There's a yoga room with provided mats, and I hear they're about to get rental bikes. The pool is shallow but aesthetically pleasing. The hot tub can get too hot sometimes, though, and I have also experience an intense cough after getting in it for a few minutes. Great view of one of three outdoor TV's from the pool All of the residents are super fun and friendly. The girls that work the office are super friendly and helpful and all around awesome. The walls are incredibly thin here. Especially on the first floor, where starting at 6 AM you will hear all of the water throughout the entire complex run down your walls (you're lucky if the pipes don't also happen to run down your bedroom walls), you can hear your neighbors on all sides talking, and the people/music in the pool area. I've come into my apartment without finding any notice that someone has been there, but water stains on my wall and my furniture moved around and dirty foot prints about. The gates and elevators are often broken. I put in multiple insect service requests, but continued to find multiple spiders throughout my apartment almost daily. I have to perform a nightly "spider check" before going to sleep after finding one on my pillow one morning. If you're strapped on cash and you can get a good enough deal, this place can be ok as far as security and only the rare roach... but for the price they charge and the incredible lack of empathy I've experienced (along with the above mentioned issues), it may be worth it to look elsewhere. Oh, and it seems like they like to scam people according to other reviews, they also caught me with the "corporate unit" scam initially, except they were able to sack me with possibly the worst apartment I've ever lived in, and mind you I lived in run down college campus apartments for years. I remember spending the first week living there filled with anguish that I had trapped myself into such an awful place with no way out, unable to tune out the cacophony around me from my neighbors. I absolutely love living here. I move all the time for work - so I have had a ton of apartments. I just signed my second lease with sunrise - thanks to the new staff that recently took over. Jerry, Taylor and Jeff are the best- they are quick to respond to emails and are always glowing with positivity- which makes my stressful work days much better. There is always some negative talk when there is a change in management but let me tell you-- these guys are making tons of improvements long overdue - the little things matter. From lighting, renovations and customer experience. I love to see when companies get it right. So I had to give some kudos. Roberto in maintenance is on point!!! Also, I liked the 24 hours office on site. Cons: *I had water flow in my bathroom which damaged everything my bathroom. We lived here for a year from 2015-2016 in a 1 bedroom apartment. We left because we decided we needed more space. Pros: Location, location, location! Walking distance to both Memorial Park and Buffalo Bayou Park. Also conveniently located within walking distance of a convenience store, a bubble tea shop, a Starbucks, a UPS store, and lots of other little shops. Downtown, Uptown, Montrose, and the Heights are all a 15-minute or less drive away. The Washington corridor is a 5-minute or less drive, and is technically walking distance if you're adventurous (we did walk to Velvet Taco and a few other eateries sometimes in the nice spring weather.) Clean! This is not someplace where you will see trash in the common areas. A cleaning lady regularly cleans the hallways and common areas. If something is amiss when the cleaning lady is not around, a call to maintenance will get it resolved ASAP. Maintenance requests are resolved in a timely manner. NO BUGS. The entire year we were living here, I did not see even one spider or ant in my apartment, and definitely not any of the unseemlier pests. Most of the residents are quiet and polite. Super pet friendly and has Woof Wednesdays where residents can meet each other with their dogs. Has at least one resident event a month. The resident events are actually enjoyable and often include free food. They gym is small, but well-equipped, and the aerobics room is a nice addition. The front office staff is generally friendly. The package lockers are super convenient. Did not flood! My car was parked on the ground level during the Memorial Day floods and was perfectly fine. There was flooding less than a half mile in every direction, but Sunrise stayed high and dry! So, if it is so great, then why only 4 stars instead of 5? Well, there is one major con - the smell. I never experienced any bad smells inside of my individual apartment unit, but the hallways were another story. The hallways are outdoors and smelly, polluted air sometimes wafts in. There were some times in the morning where I would have trouble breathing while walking to the elevator due to the stinky air pollution. I realize this is not the complex's fault, but if only the complex had indoor hallways, this would be solved. It also constantly smells like sewer near the entrance to the front office due to a nearby sewer grate. Again, not the fault of the apartment building, but an unfortunate downside nonetheless. For some reason, the complex decided it would be a good idea to install fake grass around the trees. This fake grass reeks of dog urine because the dogs go to the bathroom on it. When we moved out into a bigger place, the first thing our friends said was "your new building smells so much better than the old one!" So, yeah, the smell issue was definitely noticeable. It wasn't perfect, but it was pretty good! Overall I miss it and would move back there if their 2-bedroom prices were lower. read more

I've stayed in 5 different apartment complexes in the loop over the years (The Standard, Memorial Heights Villages, 2411 Washington, SBTP), and Sunrise By the Park was by far the best complex I've lived in. Very well managed, attentive and responsive staff/maintenance, very reasonable with payment issues or complications, and perfect location. They host lots of events for residents and really create a welcoming atmosphere. Very safe too, don't remember hearing of a single break in or theft during my year there (uncanny for a Houston apt complex in the loop). I really can't say enough about my positive experience here. Definitely recommend it. Madison and Daphne (complex managers) were the key reasons for the success of the operation. Thank you! read more

There was a tampon laying on the floor of the parking garage near the elevator for weeks before someone finally cleaned up. They are priced far, far over market with a ton of competition out there. Terrible experience. Here are some of the reasons why I cannot wait to move out of this place.. The water went out in the apartment complex a couple of months ago. I called the apartments to ask them about the water problem and they told me to call the city of Houston because the water outage was not their problem. I called the city of Houston and they told me that my complex had not even reported the issue. I had to communicate with the city to get them to fix the problem. They were able to fix the outage in about an hour, but needed the apartment maintenance to turn the water back on. This was at about 8pm. The water did not come back on until mid morning the next day. There was no urgency to turn the water back on. The apartments key fab pad stopped working one night. My roommate came home at 3am and could not get into the apartments. She called the office and they would not send a courtesy officer to let her in. They told her to get a locksmith even though it was they pad not working. She called me crying to let her in, but I was out of town that night and could not help her. Before renting the apartments, they told us that they had workout classes available free to the residents. Best thing the apartments had to offer and they canceled them to save money. The classes were always full and we all signed a petition to keep them and they still canceled them. The apartments were thrown together very cheaply. Walls are thin and floors are not real wood floors. There is an orchestra of dogs barking, cars driving by, and elephants stomping above me every night. I wear earplugs to sleep. The elevator breaks randomly. Less now but sometimes at the worst possible moment when you have hands full of groceries. read more

The location is great, management/staff is extremely nice and helpful, maintenance issues are resolved quickly, and the rent is very reasonable for what you get (amenities, community events, location, etc.). I've never had an issue with my neighbors - everyone is super respectful. My only complaint is that the elevators are slow at times, but it's not really a big deal to me. The apartments are in a great location (very close to the park and the bayou) and there are lots of nice places within walking distance. They are only two years old so everything is new and modern. There's a great gym (so nice you probably won't need a gym membership) and a really nice pool area. Daphne and Teri in the leasing office are really friendly, efficient, helpful and very quick at responding to any queries. There are also lots of regular resident events. Occasionally it can get a bit noisy but overall it's a great place to live - we've been here for almost two years and hope to renew soon. read more

I think what really makes an apartment great is the management staff and Sunrise definitely has great people in the office. The girls are so friendly and welcoming. Not only that, whenever I seem to have a problem (which is not often thankfully), maintenance is right at my door in under an hour. The amenities at Sunrise are also great, I love having friends over for dinner by the grills because it is so pretty out by the pool. Parcel pending is also godsend...I love that I'm able to get my packages without depending on the office being open (my work hours coincide with the office hours). I used to love this place. Ever since they switched management it's gone down hill. Walls are paper thin, I still have damage in my apartment from Harvey. It takes them forever to respond when there's an issue or to fix something. When you do request they fix something you should be present to make sure it's done correctly. The elevator is usually broken or filthy. Even though there's a package service it's only operational during operating hours, otherwise your package gets left outside at the door (hopefully no one steals it)... I've emailed the managers manager and the guy never even responded. The one star is for the location only. Good luck sleeping at night, when the kids don't wake you up yelling down the hall the construction that's been going on for months across the street will super early every morning. The manager at this place is a complete ass! I moved in a few months ago and I love my apartment itself but the manager is another story. I needed an extra fob for my pet sitter to take care of my elderly cat who had a feeding tube and he refused to give me one until the day before I left when the access code they gave me did not work. Luckily I was smart enough to test it before I left! There was no sympathy or apology. Then they sent out a notice about fines being issued for unauthorized items on the balconies. I was told when I moved in that bikes were not permitted on the balcony but I kept mine there anyway because I was afraid it would get stolen in the garage. When the notice of fines arrived I had no choice but to move my bike. It was stolen from the garage in less than 24 hrs. When I talked to the office, they first tried to back pedal and say that bikes were ok, even though that is not what the paper said, then they said it was a police matter. Again no apology or consideration. I love my unit and the location but I think I will be moving when my lease it up! Good thing they are building new apartments right next door!!! read more

Yes, Daphne and Terri Were great, but they are long gone and replaced with an impersonal front office which is difficult to get a hold of and doesn't care. Have been dealing with a billing issue with them for months which still hasn't been resolved. The upkeep is poor, especially given this is a new building.
