So that meant our son, who is a freshmen in college (just graduated from high school last year) had to fill out an application as well. He is living with us to save money and only have to pay tuition. My husband and I both have credit scores in the 800s. Our son, who really doesn't have any credit yet due to his age and recently graduating high school, does not have any credit right now; therefore, his score is low. They denied our rental request due to our son's credit score. FYI, we spent $55 per applicant ($165 total) as well as $60 for both of our pets' "application." Also, our realtor reached out as well, since we recently sold our house, to help us with this situation. This company refuses to call our realtor back and he has called three times. This is extremely unprofessional. I do not agree with this policy, especially since there is no way to fill out another form to explain the situation. However, even if I did understand the policy, they should be more up front with the information. When we emailed the representative about our 19 year old son still living with us, she could have easily told us that there was a high chance we wouldn't get approved due to our young adult son not having a credit score. DO NOT DO BUSINESS WITH THIS COMPANY!! They will take your application fee(s) and not have any cares about extenuating circumstances or any customer service decency.

    horrible company. unforeseen circumstances happened before the lease even started so my son had to…read moreterminate it. literally 2 weeks before it even started. paid 3500 move in cost. with in a day these circumstances arose and made 2 days worth of attempts to contact them. it'd all automated emails and phones! finally 3 days in they respond to his many emails. mind you the person who signed lease with him backed out and he did not qualify for the rental alone. They are refusing to give him any of the funds back and then trying to charge 3100 for lease break fee for a property they never had keys to. what a horrible way to operate. all the negative reviews align with wscay what were are dealing with. 1.8 rating is as real as it can be for this company. Stay away at all costs this company is horrible.

After adhering to all the requirements of my tenancy, I am distressed to see that they let the landlady, Aileen Loranger, help herself freely to my $2000 security deposit, instead of upholding the lease: I had agreed to pay for a professional cleaning which came to $350, leaving a balance of $1650 due to me. I had also paid a non-refundable $350 pet fee at the beginning of my 16 month lease: I received $774.55. When I called them, Susie in particular was hostile and argumentative, while Tim was dismissive that they go with whatever the landlords want. I reminded him that I had called him when I first arrived to occupy the residence about the extensive tile floor looking dirty like an army had been marching around. He just said it had been cleaned and I realized that this was decades of ground in grime and wear. The landlady added $555 for this. I sent him photos of the condition of the floor from his own rental listing and received $277.72 without any comment. This was half of the $555.45 but there is no justification for me paying anything for a floor that should have been refinished before I moved in and had to live with this. I was charged $220 for "landscape clean-up" with Susie asserting shrilly that landscaping was my responsibility. Well sure, to keep the plants healthy, but this was for a lovely vining plant with flowers cascading down the wall. It flourished during my care and Aileen wants to charge for whatever amount of trimming suits her. Furthermore, my lease states that the security deposit is for damage, no coverage for landscape clean-up. $110 was charged for some maintenance assessment, something about a light bulb (two had started to flicker at times, looked like an electrical issue) and removing a worn surface for discard. Again assessments, light bulbs, etc, are not damage that would qualify under their leasing contract. The $350 pet fee was plenty for adding to the worn surface before they threw it out. I would also like $500 returned for the week before my February 22 arrival. This was slipped in at the last minute, with Tim saying they start leases only on the 1st and 15th, an outrageous rip off.

After i replied to the question, Tim Stoner seemed to be satisfied with my answer and was in concideration of my response. I was also credit challenged and had no hope of being approved through traditional approval practices as well. And within just (Minutes) i was approved for my rental application. Ultimately i call this rental forgiveness and was given this second chance through Tim Stoner at Long Reality (Oasis) Property management Tucson Arizona. After moving into my beautiful rental i had only been there a few days and i locked my keys inside my guesthouse and called Tim Stoner immediately at 5:00 pm. Well Tim was so very understanding and went out of his way and dropped everything and came straight down within minutes to let me in. In today's market rental agents are never this understanding or willing to go to these lengths to help residents and won't make the time to do such things. I am (62) years old and never seen someone be so Kind, Considerate, Understanding and Caring towards a resident.     Well, thank goodness my year of renting from this company is over. It really wasn't anything…read morespecific, I just never felt valued or appreciated. As a paying renter, I expected to be treated with more respect. We had a couple of issues with paying our rent, once being told that the company never received it, and also mistakenly being told once again we didn't pay, when the money had already been withdrawn from our bank account. To remedy this issue, I thought it would be wise to hand deliver them our checks, but no one was ever in the office when they said they would be. This was extremely frustrating, and as a paying tenant, I felt a major lack of respect. When it came down to receiving our security deposit, we were charged for things that we did not break, things that were already issues when we first moved in. If you don't care how you're treated, this is the property management company for you!

When we asked questions, Sophia responded rudely. We couldn't even get a sentence in without her insulting, rude responses. Is she actually TRYING to make sure places stay empty? I would rather live in a cardboard box than be in a place that Sophia manages. She's rude, condescending, and completely uncooperative -- to people who were interested in giving her money to rent a place! Don't work with these people. No matter how good the place looks, it's not worth it dealing with even one phone call with Sophia. Run.

    Property 7323 N 82nd Ave…read more Angela who is the property manager at 7323 N 82nd Ave hasn't maintained this property properly while property was vacant for 4 months we paid prorate to move in 1/23 to not move into the property until 1/30 due to me and my friend who was only coming to look at the appliances on 1/26 from other roommates concerns to us hearing the refrigerator waterline leaking and my friend turning the water off and her saying "OH ITS YOUR FAULT was the reason Angela and Fort Lowell wouldn't give a refund. If my friend wouldn't have shut off the water it would've spread through the whole house do to refrigerator waterline leak. Washer was not hooked up it was dirty The tarps over the pool wasn't hooked up like promised we had dead roaches in the refrigerator water filter and ice maker which wasn't working due to the waterline refrigerator had boards as shelves When we was told all appliances was brand new during our walk through. When I asked her and said I thought it was all new she said she thought it was and she never tested the washer to see if it worked cause it's not her job half of the lights wasn't working we had old irrigation system cords sticking out the ground everywhere the dishwasher still not fixed and the lights over the island in the kitchen isn't working still the on going pool disaster and because we the tenants is reliable we have to get our own pool service to "MAINTAIN" the pool and two out of the three companies that actually sent pictures and told what was wrong with the pool etc and recommended fixing etc she denied anything and everything because of her pool provider who by the way don't even come to this specific property because he said "it's 45 min away and only come to do big jobs" is saying the pool don't need it Angela and Fort Lowell are refusing to repair which is making it harder for the pool services we hired to do there job and Angela blaming the last pool service of malpractice and calling him a liar and blaming his company for destroying the filter he denied us service because he didn't wanna deal with her to us having yet another pool service saying the same thing and now the pool is green didn't even know the pool had lights until the last pool service provider turned them on made a maintenance order to have them fix to her deleting it saying the Homeowner refused until the pool is in working order yes, I do agree with the first pool service we had they just wanted money they looked at nothing and gave a estimate. The previous pool company however sent pictures and noted what they did that day been receiving pictures whole time from the previous and recent company. Angela even said oh they just trying to get money due to previous company concerns but every time she sent her pool company he fixed something every time but us the tenants never received any pictures of anything he said he knocked on the door once which was the first time ever when coming onto the property since we signed the lease even asked if he can please knock instead of walking onto the property still don't knock and while Angela pool company sent one picture to my knowledge of the filter which Angela stated it was taken in April which look nothing like the previous pool company pictures from March leading up to them denying us service and me the tenant actually seeing what it looked like in March but because her pool company says otherwise we are left with a green pool. If you are the homeowner of this property please reach out to us this company is horrible she just left this property as is for four months maintenance man even said to us the first time he came to do some repairs he told her it wouldn't be ready in the time frame that was given but she didn't care.     This property management company, EMS, has many bad reviews. I am writing this to counter that. As…read moreI read the reviews, I do see the property OWNERS are happier with EMS than property RENTERS. My review is as a RENTER/TENANT. Part of the confusion is that some landlords/property owners hire EMS to only perform PART of the rental process, so EMS gets blamed when it is really the decision or responsibility of the landlord, or some other entity. I have been renting with them almost a year, and I have found EMS staff to be courteous and responsive during my many complaints living in an older property. It seemed like something broke every day! I would submit a repair request via the EMS portal, and I usually received a communication in response on the same day! I would consider them very responsive to my concerns. Delays would occur because the property owners had to approve repairs in excess of a certain amount of money. During an extensive bathroom plumbing repair, the plumbers kept finding new problems and many issues had to be approved before they could continue. It took weeks to complete, but I was kept in the loop, and it was not EMS's fault that the plumbing was old and in terrible shape. It was finally resolved and I am satisfied with the outcome. The apartment is immaculate. It could have been maintained better, but most of the issues are cosmetic. For example, they painted over drawer pulls, hinges, and window fixture hardware instead of masking, and then painting, or removing and replacing hardware, which is how it is supposed to be performed. At this price point, I am happy with the apartment and EMS, the property management company.
