After reviewing various websites, I decided to contact Ann Richards through her website on on 8/29/16. I did not receive a response back. I then texted her on 8/31/16 and she called me back. I explained that we were traveling to the Knoxville are the following week and would like to look at some homes in the area. I explained we need to finalize our travel plan. That evening, i explained the type of house we were interested in looking at and showed photos to give an idea. I then texted Ann to make sure she received my email. No response. I then texted Ann on 9/1/16 that if she was too busy to work with me, just let me know so we could locate another realtor. Ann texted me back and said she would have the information to me by Saturday, 9/3/16 which would allow us to put together our travel plans for the following week. I waited until 3:00 PM on Saturday without receiving any info from her. I text Ann and said I was tired of waiting for the info and because of our time constraints we need to hurry and located another realtor. She texted back OK. I then texted Ann letting her know I was contacting Keller Williams because they should know the poor service that she provides to potential customers. She then text me that she was going to call me today. That was not what we agreed earlier in the week, she was going to email me potential houses for us to look at when we are in the Knoxville area. She has placed us in a bind because we now need to located another realtor fast. Ann is very poor with follow-up, doesn't listen to our needs, and makes false promises. I had been casually working with a realtor friend who was hard to schedule showings with and generally didn't treat me as a serious buyer, and Erik's enthusiasm was a breath of fresh air. The first way Erik impressed me was by asking me to decide who I'd rather work with, because in the industry, it is unethical to poach clients from another realtor. Erik's genuine commitment to ethical business practices helped build an immediate level of trust between us. Erik has a wealth of experience not only with realty, but also with banking, construction, and renovation. Whichever way you decide to go--buying an existing house, building a house, getting into new construction, or acquiring investment properties--Erik knows a lot about it. I loved that I could ask him about the approximate cost of certain changes to homes as we walked through, and he will sit down with you and compare mortgage rates and closing costs. He is a great listener and came with me to see lots of houses to figure out what exactly I wanted. He is awesome about promptly making appointments and communicating--the Knoxville market turns over so quickly that having a realtor who can do same-day showings is necessary. Erik has always been available to talk during evenings and weekends--he is such a hard worker and willing to put in the time to take care of you. On top of all that, Erik is so chill and never pressures you to pick a certain house or make an offer. He has always given me all the options and told me to make the decision that felt right to me. As an attorney, I really appreciate that approach, which is the same as I took with clients when I was out in practice. I also had an offer accepted on a house and the inspection revealed some things I just wasn't prepared to handle, and Erik was very sweet about getting me out of that contract. I am mindful that realtors are working on commission, but Erik has never made me feel like I'm wasting his time, even though my first house is going to be relatively modest. He has been encouraging and positive during a potentially stressful process, especially during COVID. I am (finally) under contract with a new construction, and I feel really good about the decision thanks to Erik and his expertise. P.S. Honorable mention goes to Nikki, who filled in and did some showings with me when Erik was out sick one weekend--she was so nice and helpful!

We've made plenty of offers on homes…read morein the last 5 years, and when doing so you sign a sales agreement to use the realtor for the duration of your home search. Usually the time frame is 30-60 days.. however Erik Jackson's was for 9 months! We had some personality conflicts and were not impressed with his efforts of finding us a home . Especially when he claims to be the BEST realtor in Knoxville ! We asked to release us from this contract that we signed, but he refused! He said "he didn't feel comfortable doing that!" In the year and a half we've been in Knoxville house hunting I have never once seen a sign that even said SMART REALTY. Beware, and watch for time frames and dates when signing a contract!

I really didn't want to do this review, but I think it's important to know how a company works if…read moreyou're looking at a long-term business relationship like a lease. We rented a townhouse in the Franklin Meadows area of Seymour sight unseen, moving to TN from Florida for my new job. We would be arriving late on July 4, so Ms. Garland gave me the lock box code so we could get into the house when we arrived. We arrived late at night to find not only no lock box but no door knob and looking through the window it seemed like they were still working on the house. We had to find a hotel in the area (which was later taken out of the rent). If you've ever tried to call Ms. Garland, you know how hard it is to get her on the phone. It took many attempts the next morning to get a call back, but eventually she did call me back and apologized and we eventually were able to get into the house. So, where's the refrigerator? Many more attempts finally gets her on the phone again to confirm that we should have a refrigerator. Later that afternoon a new refrigerator arrives and is installed. The entire time all this is happening, she is telling me that she can't believe how nice I'm being about all of these mistakes and that she doesn't think she would be handling it this well (little did I realize that my being nice meant absolutely nothing in the long run). In the meantime, I parked the trailer I used to move on the gravel lot near the building for a couple of weeks until I returned it to Florida to only find a Notice posted on it that it will be towed in 3 days. So now I'm starting to understand that this HOA is not a very understanding bunch and I have to find a place to store the trailer. Flash forward to September and an error by my employer's payroll processor leaves me without a paycheck and several hundred dollars in the hole due to NSF fees. I communicate everything by email to Ms. Garland only to find an eviction notice posted to my door a few days later (so much for being nice). I eventually paid the rent plus late fee in cash, deposited in her bank account. I told her I would likely be late with the October rent since this situation has me behind (I live paycheck to paycheck like everyone else) and I haven't been able to recover much of the fees I was charged. Last night (the 5th day of the month) at 9:30 PM we get a knock on the door from the State Constable delivering a court summons from Garland Properties. Basically, the summons says I have to pay the rent, pay the entire amount of the lease (over $13,000) and leave the premises. It's not like I'm not going to pay the rent, I'm just late. What I don't get is that she has 3 empty units in this neighborhood, two of which have been empty since before we arrived in July, and somehow it's good business to have another empty unit rather than work with a tenant. We are a mature couple, no children, no pets, we take care of the homes we live in and have never had a situation like this in 15 years of renting. I just hope that by paying the rent before the court date we will able to stay, otherwise we are in a new town, new state, no family here and homeless with no money and owing $13,000+. In hindsight, it doesn't really matter how nice and understanding I was when we first arrived, Ms. Garland takes her job seriously and cares only about one thing: money. Buyer beware.
