I bought a new home and the water heater immediately failed. My home warranty hooked me up with SWAT. The initial tech visit to verify the issue was prompt and quick. The install was set for the Tuesday after Memorial Day from 1-7. The tech ended up showing up at 9:15pm and was unable to finish the install due to a missing part and he left at 11:30pm. We rescheduled a visit for the following Sunday from 8-11:10am to finish. At 2pm I called and they told me they tech wasn't coming due to a family emergency. Rescheduled for the next Sunday, same time window. At noon I called and they told me the tech wasn't coming due to a lack of a babysitter. It's been 10 more days now and despite calling them repeatedly, they aren't taking my calls or returning my messages. Unacceptable. Wish I could give them zero stars. EDIT: after three voicemails and being on hold for a total of 30 minutes today I finally got an install rescheduled (round 4) for this Thursday. They wanted me to pay the remainder of the balance today, I said no because then they would have zero incentive to finish. No discount will be given and I still owe the full balance. The manager Daniel was supposed to call me for the past 2-1/2 weeks and still hasn't done so and was unavailable. If I treated my customers like this I would be out of business in a month. Wasting my time and literally not giving a shit at all about me. I am not a valued customer with valued time like they said on their endlessly looping hold message. Consumer Beware - S.W.A.T. Plumbing's flat rate pricing. The work was completed, but the labor cost to us was $395.26 per hour. Take away, shop for multiple bids before doing plumbing work. Next time I'll go with a company that charges time and materials and get a detailed estimate in advance! Here are the facts: Main line water leak detected when water bill suddenly spikes (almost tripled from previous month). We were referred to S.W.A.T. Plumbing by American Home Shield. They responded on 4/29. They performed a "Complete Water Delivery System Rejuvenation" as listed on their invoice, cost $3,577.00. Work was completed on 5/1. S.W.A.T. Plumbing's work was disapproved by city inspector on 5/6 (delay due to rain water filling the holes where work had been accomplished). S.W.A.T. Plumbing returns to complete work required by the city inspector. We are informed that to fulfill the city requirements, they must perform a "Complete Pressure Control System Renovation", cost $1,376.00. However, in reality, 1 pressure reducing valve (PRV), 2 hose bib breakers and 1 water heater PRV was installed. What choice did we have? Work completed on 5/7. Having been present during the work, I made a list of parts needed from start to finish. I priced them at retail cost of $606.18. Also having been present, I am aware of how much time was spent on the job which estimated to be 11 hours over four days. At this point the math becomes simple.... Total cost $4,953.99 minus cost of parts $606.18 equals a labor cost of $4,347.81 divide by 11 hours equals $395.26 per hour for S.W.A.T. Plumbing's labor rate. We have asked S.W.A.T. Plumbing for a simple parts/labor breakdown of their pricing and we have been rebuked at every turn, including a conference call with Mr. D. Patterson and Mr. D. DeLeon during which we were surreptitiously recorded. We have asked for a refund based on information gathered from HomeAdvisor - 2019 Plumbing Cost Estimates: Leak, Pipe Repair Prices as to normal labor rates we should expect. Again rebuked. S.W.A.T. Plumbing's approach is "FLAT RATE" pricing. Apparently, no matter if your water leak is a drip or a torrent, on the surface or buried, if it takes 2 minutes or 2 days you get charges for "Water Delivery System Rejuvenation" cost $3,577.00. We've contacted the Better Business Bureau and have opened a complaint (#427782) against S.W.A.T. Plumbing. read more

Worst service ever. Had my house up for sale and decided to have my home warranty fix a very minor master bath leak. The technician came out and made the leak a thousand times worse and said he had to go and would be back in the morning. He left our shower gushing with water even though he said he shut off the water. They called at noon the next day and left a voicemail to schedule an appt. My husband called back an hour later and they said they didn't have the part and couldn't make the appt yet. I called the 2nd day as our water was gushing out so much that we were going to get a big water bill. I called SWAT and they said they called to make the appt and I said we called back and was told they didn't have the part and they said they had no record of our call so I screen shotted it. They said they couldn't come out for 4 days and I said that was unacceptable as my water was gushing and the lady didn't believe me. I asked to speak to a manager and she said there was no one available and it was my fault for not calling back. I told her she needed to be fired and she said ...ok I'll let my manager know. I emailed the owner Dillon and got no response. 4 days later I called SWAT and they said they were on their way (they give a 8 hr window) and 30 mins before they arrived I had to rescehdule. They came out 2 days later and once again said they needed a different part and he had spent too much time on this already and needed to go. So he left and we had know idea when he was coming back. I called the office and they said he had submitted the bid (on the 8th) to my warranty company and would be hearing back by tomorrow. 4 days passed and I followed up and they said they hadn't received an approval yet from my warranty company. I knew that wasn't true so I asked for the bid and they said they would get that to me by the end of the day (13th). I didn't receive it so I called on the 14th asking for the bid and they sent it and said it was approved all but 250 out of pocket. So this very minor drip that ended up broken by the tech and has taken over a week of their excuses to fix and no management to respond had just submitted a bid for 2100 to install basically a 45 dollar part from Amazon. I was furious. They got the manager on the phone and I asked why he didn't contact me when I asked to speak to the manager and emailed and he said he didn't get any notifications and the bid was high and he could do it for 1100 and I said no and why isn't he addressing all the service issues and he said ma'm you can get another plumber. I hung up. 30 mins later I got a call from SWAT asking how my service was and I told her horrible and I would never use them again and she said I'm sorry to hear that and hung up. My water heater leaked (on Wednesday) and I created a service call with Landmark Home Warranty. They forwarded my case to SWAT Plumbing. I was told the technician will visit my place on Friday from 8am to 7pm. The tech arrived at 6pm, spent barely 4 minutes in my house, took 2 pictures told me that he will report his findings back to Landmark on Monday because it is too late and next 2 days are weekend. He told me that warranty company will only pay $600 and total cost to replace (heater plus labor) is $2200. I asked why warranty company will not pay full price? my contract is to replace the appliance if it cannot be repaired. Half day passed on Monday without any updates. I reached out to Landmark and they said the contractor have not reported yet. It was 5 days without hot water in my house (with old parents and kid). I reached out to SWAT Plumbing and I was told that the tech is OFF today. I pleaded that I have no hot water for 5 days. I was told the manager will file the report. NOTHING happened that day. I received an email from Landmark the next morning stating that Contractor have quoted $1235 of installation charges that is not covered by warranty. I am asked to pay $1235 out of my pocket to a warranty company that is supposed to replace my appliance. The SWAT Plumbing tech merely spent 4 minutes and took 2 pictures but decided to beef up bogus installation charges that are absolutely a lie. Ball valve mod, gas valve mod, T & P mod, pan mod, vent mod, water line mod, difficult access = $1235.00. Absolutely bogus charges. The house is 11 years old, the water heater looks absolutely brand new (except it leaked) and all the gas, water, vent, lines are in pristine condition. I am told $1235 worth of mods are necessary to bring my house up to code. He sentenced my 11 years old house out of code in a merely 4 minute eyeball inspection. Absolutely bogus and criminal accusation. This company is a fraud and works with warranty company for this fraud. read more

This technician also sat in front oF our house talking to his girlfriend in the car for most of the time. Not fixing things completely and having to call them multiple times back. They missed an entire appt we had and when we rescheduled the driver drove up and saw a whole in our front yard and thought some else was working and drove away without a simple knock. If they would have simply knocked they would have been told that job was complete actually. I asked to speak with a manager and they refused. Said he would get back to me and also said he was out. So I asked when could I expect a call and Lydia said I do not know. The WORST customer service I Have experienced with plumbers. We were going to have them replace our sewage line that has to be replaced but went else where because of this horrible customer service. They tried to charge us $2300 for a water heater. We got a second opinion and hired an honest plumber who fixed it for $187. Do NOT fall for their scam. The owner thinks it is ok to scam us for $2300 but not Ok for him to refund $100 for terrible service. Owner's response:" Sorry your experience was less than amazing". Absolutely horrible....and it's not even over yet.... If I don't get this resolved soon will Unquestionably be calling better business bureaus.. all Started when the home warranty company sent SWAT out... they had to replace the toilet...no problems there... the problems were when the plumber decided to use a dolly swat plumbing called " padded" ..... the plumber dragged it up the stairs gouging each step as he went up... then when we asked the plumber about it he totally denied it !!! Only issue for him is we have it all recorded on nest cam and took photos aswell.... Reached out to speak to a swat manger and left COUNTLESS messages with ZERO returned calls... NOT A FRIGGEN SINGLE RETURNED CALL!!!! I got one email a week and half later saying " as a courtesy" they would look into getting it repaired and attached someone's name on the email... haven't heard a peep since... and that was a month ago.....what else really frustrates me is when I'm on hold "Happens a lot btw" their recording says they appreciate first responders and military.... Two men in a truck came by an hour plus after they said they were on the way. Not a problem. Looked at a very clean under the sink clean out (all P Traps and plastic pipes had been removed). Told my wife about $400 to run a snake. She checked with me by phone, I sent them on their way. Bought a 10 foot hand snake and cleaned it out in less than 15 minutes. Understanding today's climate, the timeliness was acceptable due to the holiday. The office support was kind and understanding. Our technician I believe was Hershel and he was professional, patient, respectful, and a problem solver. Our faucet had a leak, and needed to be replaced and after replacing, our water pressure was not their anymore. He diagnosed the problem and fixed it. Would give zero stars if I could. Came out 4 times in 2 weeks and still couldn't assess the problem doing unknown damage to my property in the process. Their owner/supervisor called me insisting after he reviewed the report that the damage included pipes under my house and driveway. As soon as I mentioned my insurance claim their estimate changed to make it uncoverable despite what they initially told me. They tried to push their financing down my throat, why would I self finance an issue that should be covered under my policy??? So they can make more money. I was put in touch with them through my home warranty company. Please be ware. They will try to take advantage of women especially. They also never show up during their designated time frame. 8-12 was assured to me for all 4 visits but no one showed up until after 5 and they seemed annoyed to be there. read more

Try to avoid SWAT if at all possible. They are a preferred contractor for American Home Shield. They inflate cost of repairs beyond what AHS will pay in your home warranty, and you'll have higher out of pocket cost than if you hire your own plumber. Take "cash in lieu of" reimbursement from AHS, and spend less. Further, they require up full amount up front payment before they will even put you on their schedule. And if you cancel, even before services are rendered, they will take weeks to credit you. read more

If I could rate 0 I would. The other day my water heater developed a leak, no big deal I have insurance. I inspected it to find the leak, turned off the water and electric, and contacted my insurance so we could figure something out. They sent SWAT plumbing out to my home and I'm gonna be honest they tried to scam me. So fun fact my father is a master plumber and now teachers plumbing since he's older. He's been around the business for ages and knows every trick in the book. When insurance contacts a company for their warranty work generally the company doesn't profit a lot from these calls they only do earn extra money in two instances: either they earn your trust and ur a return customer or they scam you for extra work. Now take a wild guess which route SWAT plumbing took. When arriving to my house the employee came with nothing more than an iPad to diagnose my issue. I described my problem and the steps I took and he just took a glance in it and said it would need to be replaced. This wasn't the problem I knew the unit would most likely need replacement but he never turned back on water or electric to check and he didn't even touch my water heater before jumping to the conclusion. He told me that the process of replacement would be a lot harder than just swapping in a new water heater. That my heater was so old that there where new codes that required it to be lifted from the ground meaning that we would have to redo all the plumbing to the water heater. Now if you're sitting here thing well yeah I know water heaters need to be lifted, you are thinking of gas water heaters and yes it is a fire hazard to have them in a garage not on a platform. If you read closely I have an electric heater. In fact I don't have a single gas line in my home. I double checked with my dad on this and he informed me this is a scam. I double checked local, county, and state codes on water heater installation and couldn't find anything about mandatory elevating electric water heaters. The employee eventually came back after talking to my insurance and informed me that I would have some coverage but the insurance would not cover $800 and I would have to pay for it out of pocket. I confirmed that the extra expense was because they would need to lift the water heater and he said yes. I then made sure he knew it was an electric and he said it was the same as gas. I also asked for the code (because he kept saying it was a city code) and he said he didn't know where to find it. I asked if he could just explain to me why it's important to lift the electric water heaters and he said he didn't know. If someone is plumbing for over ten years (this at least is what he said upon arrival) you should be able to explain in simple terms why something is important. Obviously doing my research I didn't agree to those terms. You would think the story ended there but oh no it gets worse. I contact my insurance and tell them about the situation and they say "electric water heater?" I confirmed yes. Apparently SWAT plumbing lied to my insurance saying we had a gas water heater so that they would approve the extra costs. I had to provide documentation that I had an electric water heater before I finally got matched with a new company through them. SWAT plumbing you tried to scam the wrong women. read more
