Beware they have cameras in their vacation rental homes!!!!!! The house was dirty the cabinets were broken and of poor quality the stove was broken and stained dirty the blinds were missing the pool needed cleaning had zero chlorine the walls were filthy painted patches throughout the home (I did NOT include in my after stay review) and a representative showed up at my door questioning my husband and then I was sent an email asking if I had eight children (cameras) insinuating they were staying in the rental house. My sister lives in Florida and yes she did come with her three children for a visit and lunch. They charged me $98 for electricity used!!! (deducted it from my security deposit) We will NOT rent from this agency again. read more

We have rented with SWFL in the past. This was the first disappointment; the Silvana Home. The home was in major repairs. The pool was dirty with paint and tiles in the pool from chipping of railings and the wall. My son cut the bottom of his foot on the tile pieces on the bottom of the pool. It was very dirty and several times we mentioned it to the agency. We were told that they would look pool services to have them come out and never did. My husband ended using a kitchen colander to clean the pool as best as possible. The lanai had a broken fan which almost flew off when we turned on the lights. the sliding doors did not have blinds or curtains for privacy and there were three huge ones to the main part of the house. Microwave was dirty and it took 45 minutes after check in time to get into the house since the cleaning crew was still there. Beds were hard felt like sleeping on rocks with very old flat gross pillows. We used our personal beach towels for pillows. Response to calls and emails were useless. Advised to leave key in lock box and they would address it and never was. We Were told owner was out the country. and the Gentleman that came out pretty much said there was nothing he could do since it was not his responsibility. Not sure exactly what was the point of his visit. We were extremely let down. read more

We rented Villa Kayla for 6 weeks beginning Jan 2 2016. While the photos were true to the actual house, it was located in a remote area and in this case, not a very good area. This house should not be rented seasonally. In our case, we had flown over the Atlantic Sea to land in this area!! 2 weeks into our vacation, we were awoken at 3 am in the morning by loud bangs and lots of flashes and 2 cars had been set alight 'mysteriously' in the driveway in the next house to us. 5 fire engines, 4 police cars and 20 foot high flames. For 1 week we had to drive by the burnt out cars in the driveway. No one from SWFL contacted us. After 1 month, our TV subscription package was downgraded and after much hassle, SWFL restored 1 channel to us, leaving us without others we had become accustomed to. The final straw was when we were returned only part of our deposit due to 'excess electricity usage'. The 'allowance'given by SWFL did not even cover background usage of the pool heater, refridgerator and domestic water heating, items for which we had no control over. After again much hassle we were told that the owner had simply decided to refund 50% of the retained portion of the deposit. We have been coming to Florida on vacation for the last 4 years and had never been treated this way. We rent out our own property and are very good tenants. read more

Over the course of SWFL management of our property it deteriorated into a mold-infested, run-down property which has cost us over $12,000 in expenses as well as accelerated loss of value. Those expenses included mold remediation which could have been avoided and other expenses from appliances which were never attended to inspected as well a general neglect of interior and exterior. We live in San Diego so had to trust SWFL was working on our behalf. We repeatedly asked for an inspection report and picture of the walk through following our tenant who vacated in June of 2014. SWFL stone-walled us; never once responding to our request. The property sat vacant for 3 months we believe as a result of the poor condition it was in. That was not unusual over the course of time they were our property managers. We had several occasions when it sat vacant. A new tenant was finally contracted in October and was asked to pick up a key at SWFL's office and do his own walk through. He took 80 pictures of the house which we have in our possession as well as a 4 page walk thru statement which proved the house was in an unacceptable condition. We can make these pictures and 4 page report available to view. The accelerated deterioration of the house has caused us to lose more than the normal decline in property value over the past 7-8 years. As another example of their poor property management, we changed managers as of April 1 and the house was rented for more than our previous rental amount within 2 weeks. He had to do some significal deep cleaning to the linoleum which he said had not been cleaned property for years. We had our insurance carrier to go the house to inspect the mold issue. There were several places of VISIBLE mold that could have been discovered if the property had been inspected after the previous tenant vacated but because it was not, the insurance carrier said it was a case of long term neglect and would not cover any of the $9000 bill. We have pictures to show that as well. In addition, we were told mold remediation would be one day and the tenant asked for a $100 per diem. We approved up to $500. The mold remediation actually took 4 days. The rebuild took another 12 days upon which we had not approved any reimbursement. We consulted with our attorney to make sure we were more than fulfilling our obligation as a landlord. SWFL withheld the entire $1600 which has now been reimbursed to the tenant. We had our attorney write a demand letter to SWFL and it was never answered or even acknowledged. That demand letter costs us an additional $1500.00 In all of our years of owning rental property ownership we have never seen such shoddy and unprofessional management resulting in significant financial damage to us. read more

Christina, You would not find my name in your records because the house belongs to my parents. They have had a horrible experience with you and your company. I have personally witnessed the state of their home deteriorate since your property management company took over. When my father complained to you and your staff he was told that it was his responsibility to replace damages done by tenants. You call everything "wear and tear". He complained that his home wasn't being cleaned properly several times and you did nothing. Every time we would go to his house we would find multiple things broken and damaged. Appliances not maintained or cleaned with mold and mildew. Showers with mold in corners. Filthy home. You can delete all the negative reviews that you want to but Cape Coral is a small community and word of mouth with get out about SWFL rentals. Your company does not properly manage vacation rentals. You are very good and billing the owners for everything under the sun. Beware of SWFL Rentals!! They do not advocate for the property owners or their properties!! Check your statements from this company and by all means check on your properties frequently. SWFL certainly does not do a good of of that. read more

We rented Villa Christina for spring break March 29- April 7 2019. The house was great, but if I wanted to nit pick, there were corners and the master closet had sand everywhere. The front dining table had not been wiped.... and little things here and there. But... I was determined to enjoy our vacation. We have been renting vacation homes for years. Never had an issue until now. We check out and think all is ok. When it came to my deposit return, they ripped me off. There was a broken pelican from day one (which I didn't know about- because it's not like I went looking for it) they charged me for, and two smaller then pea size spots on a pillow and a sofa they charged me $130 for. I didn't allow anyone with food there, so I'm not even sure they came from me. But seriously, it would take $5 spot remover and 5 minutes to clean. All in all, this company left a really bad experience for me. I'll never rent with them again. I tried to reason with them, but no luck. I did see some spots on the outside cushions ($50), so I was like ok, but seriously...... your going to nit pick so I can't even enjoy my vacation? For goodness sake, they're outside cushions... very upset. DO NOT RENT! RENTERS BEWARE! On a side note, my niece rented villa Aleena and it wasn't cleaned at all (booze everywhere, mess everywhere), and it had cockroaches. Horibble company. I only gave 1 star because they house had a lot of things for the kids to do. read more

We rented a home managed by this company that stated in both the contract, and on their website that the property would be "in working order". Upon our arrival we found dirty rugs, blood on the pillow and a non-working "heated pool". We immediately called to have it fixed and they refused to come out, saying they could tell us how to fix it over the phone. When it still didn't work they set out another rep who still could not fix it. It wasn't until we emailed the owner, that the pool was finally repaired...13 days into our trip! The management company passed their responsibility onto the owner, who refused to give us a fair refund or credit, stating he was told we broke the heater?! read more
