Suddenly all heck breaks loose and you've now got several walls full of water. After realizing exactly what I had done (the fire alarm helped me understand), I called around all the big name companies that do this sort of water damage repair. The quotes I got were ridiculously HIGH. I decided to go local and gave Moe and his team (read: family) a call. Not only could they fit me into their schedule quickly, but they are also a one stop shop, meaning, when they leave your house, it looks just like it did before you broke your sprinkler pipe. Most of those big name companies require you to get someone else to do the drywall/painting part. All the Mold Safe guys that worked on the job were not only related to each other, they were also great workers and great people. They kept everything clean and showed up when they said they would. They kept me in the loop as to what was being done and explained anything I asked questions about. They dried the walls, cut out and replaced the wet drywall and added the matching orange peel texture when they did the final painting. Color matched, perfect finish. And when Ted was finished fixing the hole in the stucco left by the sprinkler system guy (yeah, it has to be a certified professional who fixes anything to do with your sprinkler system, not just any plumber), he went around my house with the left over spackle and fixed several other stucco dings in my house. Above and beyond. Like I said at the beginning, you really don't want to ever have to call these guys, but if you do find yourself in this sort of a situation, don't risk the mold, just call Moe. When questioned, Moe pointed to a vague fine print in the agreement saying it could take up to 15 days. I mentioned not being able to accommodate an extension due to being pregnant and prepping for a deployment. Stated advance notice would've been appreciated. Moe did not handle things professionally, had a family member text me insults, then threatened to quit knowing it was breach of contract. Moe then said he only wanted to talk to the man of the house, who wasn't remotely involved in hiring or payment. Makes sense there were two other lawsuits against this company now. Rest of his team was great, polite, and hard working. Moe and his communication was the only issue.

I call Servpro around 3:30 in the afternoon and they sent out Luis Rodriquez to access the situation and give a ballpark estimate for remediation. Luis arrived promptly with mask and booties and explained in great detail how they measure the water leaks and materials that would have to be removed, in addition to the process and equipment needed to dry out the floor and walls. He was very diligent in measuring and drawing the floor plan so that the company could give an estimate of remediation costs (which does not include repairs after dry out). That same day, early evening I received a formal bid. I accepted, and they came back Friday morning to start. Luis and Jeremy arrived ready to work with masks and booties. Very professional, extremely humble and polite. Went right to work and knew exactly what they needed to do. They worked diligently through the day at what looked like a job well done. On Sunday, Edgar came with mask and booties to check if all moisture had been dried out. The bedroom, hallway, and garage ceiling were dry, but found moisture in the laundry room under tile floor. From the first call to the final walkthrough, communication was consistent and clear, no chasing anyone down, no vague timelines, no "someone will be there between 8am and never." Before anything else, their first responder, Christian, did a quick health survey -- asthma, allergies, immune compromised household members? They came prepared. That meant a lot to our family and honestly set the tone for everything that followed. The crew arrived that afternoon, introduced themselves, walked through their scope for the day, and then proceeded to professionally protect every floor, wall, and personal item in sight before getting to work. They worked in 100-degree heat, in a garage tent with industrial drying fans blasting, and stayed until 7pm on a Friday night. On a FRIDAY. These people have my respect forever. Each evening you get a full inventory and walkthrough of the day's work plus what's coming next. PMs arrived every afternoon to check progress. I'm convinced they swept up every last speck of dust before they left, the house was cleaner than before they arrived. The only reason I even went with them was because of the impressive plumber I met with that recommended them. They came that night and helped initiate the process of drying the next day. Noah Lopez was the rep and was my contact initially. I saw 3 restoration companies that day and 3 plumbers so I had a decent idea how of much water damage, estimated time of deconstruction and reconstruction. A lot of companies get a bad reputation because they try and tear up as much as possible and I thought Express Dry was different but I was proven wrong. After a few days of drying, they all of a sudden discovered that my tiles were 30-99% saturated and they had to rip them up which would add another 2 weeks of work. I was confused on how this was NOT spotted initially by them or any other company I saw that initial day of interviewing. Everyone commented on how I should be lucky that the tiles didn't get wet. So obviously I called BS on them. They tried several scare tactics by having me sign some hand written statement that I would be liable and having multiple try and convince me to remove the tiles. Thank God I got a second opinion and had an outside company return to check for water damage and they too once again confirmed that tiles weren't wet and even if they were, there are other options that don't involve tearing up the tile. I thought I was getting a company that looked out for me but they were obviously looking to rip off the insurance company and make money for them. Noah tried to convince me not to contact my insurance company myself and he would do it all for me but I'll glad I called my insurance while he was present. I think that made him upset because after that, he went from being pleasant to being irritated, especially after the process began and I attempted to contact him.
